Hi Rajiv, in 40 lakhs range u may not get ready to move in property in a good location. You can better look for properties in Raj Nagar Extension. But do some good research on these localities and choose one. Noida flats are more costlier, so better to check in Indiarapuram or Vaishali only. It was supposed to be completed by the end of 2015, but it has not even started yet. For buying, it is excellent time because u can get properties at a less rate.. but if you are buying with investment perspective then it is not a good idea. Builder Buyer Agreement is yet t be obtained. They have told that BBA will be issued to buyers by the last week this month, bank loan and other approvals related to the project will come after the execution of the agreement. I have a different opinion, my frnd has invested in this project and interesting is that builder has gone ahead and given possession. Sector 17A in Yamuna Expressway is clearly becoming the first and leading Sector of YEA as both Noida International University and Galgotia are already operational.

Q: I booked a flat in this project , now after one month the builder is asking me to sign a paper where it is written that i dont have any issue if the builder changes the FAR ratio. I feel cheated as the builder can change anything if we all give consent to that. When i asked their marketing people he said that it is normal in Gaur project and if they want they can change anything. I just want to know if any person who have taken flats in Gaur project also signed these type of papers ?

Hi, frnds, this is an interesting project! :) as it is offering luxury units with a affordable price. They have quoted Rs 3025 per sq ft and for 3 BHKs. Also they have a price difference in regards to floors, the more you go up, the less you have to pay and vice a versa!!!
This project was launched in 2009 first, then due to land issues all the project in Noida extensions were closed down and then it again was launched in 2011 Aug. They first launched with Rs 1600 per sq ft and second launch was with Rs 2300.

Actually there is a news came up, that an area has been added to to NCR. There are two new districts that came up i.e., Bhiwani and Mahendergarh in Haryana and Bharatpur in Rajasthan that have been included in the NCR club. Also according to the news, there are two more districts Karnal and Jind which are waiting for approval of including in NCR
Hi, actually few facilities like transport, power, communication, drinking water, sewerage and drainage are not properly provided to NCR region, when compared with Delhi. NCR become lucrative in terms of housing but the few facilities like this are yet to be developed.

Hi there, yes it’s absolutely true. With the expansions in the city in the recent years, industrial clusters such as Okhla Industrial Estate, Mayapuri, Naraina and Mohan Cooperative, which were in the outskirts when they were set up in the 1950s, '60s and '70s, are now surrounded by prime residential areas. DDA is now considering allowing group housing on about 20% of the land set aside for such clusters.
Mr Anup, these areas are no longer just industrial rite. Several of these old industrial estates now have business showrooms and offices, besides huge halls that are rented out for banquets and other social events. Like for example the Okhla Industrial Estate, one of the city’s oldest and spread over 109.52 acres in the south, houses offices of several multinational companies and law firms along with commercial halls.

Thanks for your advice. With recent activities which many builders like Panchsheel, DASNAC , JM launching there construction in Sector 75 . They are saying the Noida Authority approvals for land use is now well clear and all are saying to give possession in next 3 years. Is there something still wrong?

This is a nice question.... see gaur City will surely pick up after 2-3 years . if your paying Rs 3500 per sq ft now, you can expect Rs 5000 per sq ft after few years. You can take example of Gaur City 1.. they are resealing units at Rs 5000 per sqft!!

Hi, compared to any other sectors of Noida Extension, sector 4 has a very good connectivity. Noida Extension homebuyers now have another reason to cheer as the Metro line is going to be extended till Eco Village-III housing project giving them the much-needed connectivity. This route will come as an extension of the Sector 71 line.

Hi, Sector 4 Noida extension, was a big question for every one. The issues that this sector has faced are like land litigation, Bank approvals, environment approvals. But at last there are many projects that's coming out successfully in this area. You can also go this area and check out how many new projects are coming up.Secondly i would like to suggest that book flat in Noida extension, but avoid some project which comes under some disputed villages..where SC is still to give the Judgements.
Hi firstly i would like to comment that, for now Noida extension is not goof for investment, every day there a news of land dispute. Save your money for now and invest after a 7 months or so. The projects are gonna face delay and that time it will be beneficial for us to invest in there. Then also, i would like say sectors like 93,94,95 are not safe place to invest.

Hi, the project was launched in 2011 end and due to land disputes the project was stalled. Till now the project is moving in a very slow pace. So i will advice you to check twice before you take.

Hi, firstly i would like to say that, Greater Noida is divided into two zones, 1 zone: there are 4 sectors which are known as Noida extension and 2nd zone is Omega, Zeta and others sectors.Among sector 1-4, sector 1 has the best potential to draw end users and investors, just because of the fact is, it is a well developed planned area.

Hi, right now, the existing metro station close to Greater Noida West is will get two extensions, one to Sector 62 near National Highway 24 and the other till the Knowledge Park IV in Greater Noida.
Guys this is almost like a village, roads are bad and not yet properly developed.So, as in locality it is not ready for end use. The place needs to get cleaned up. So with family immediately moving is not a great Idea.

Whatever i have heard , the project will be designed in a way to tighten security and enhance the aesthetics complete with hi-tech surveillance cameras, police posts and observation towers. Hence the plan for infra structure is good enough . Now we have to see how far it happens :P

I can share my idea about Sector 44 that , the area has many authority plots.which are given to the builders to build rise flats and also there are few parks and commercial estates which are also coming up. So i feel the areas is under developing segment, so it might take a year to two to become properly livable. And you also have good connection with schools and colleges... Amity School which is just 1.5 km away. So for end users the area is good.

Sure Anup. the price they are quoting is Rs 8400 to Rs 10000 per sq ft. This is the BSP of the project, you have to pay the parking charges and maintenance charges differently.

There are many plot projects in gated communities by well known developers as well as not so known developers here.. the rates are quite reasonable especially along the Yamuna expressway . there are plots ranging from Rs 3lakhs to Rs 3 Cr here.. so you can check and arrive at a decision.

There are talks to increase the penalty from the currently 14 % to 18%. the authority says that its seeing a large number of defaulters and that which is not because of financial crisis but due to lethargy and it wants to penalize it.
This penalty will directly effect industrial units, residents and real estate developers and so the authority should first hold talk with them before implementing any such hike

Q: I have a concern regarding managing distribution of plots. Does the builder show layout plan to show to purchaser to ensure that same plot is not saled to more than one individual. How about registration? Are they regestering the plot in the name of purchaser?

The only things which is coming in my mind is that how long will apartments continue to run solely on power back up and ground water? It is not the best option to be running the apartments only on ground water. Completion certificates are equally important, and should be urgently obtained by the builders from the buyers.

Yes, but residents of Greater Noida are coming continue in large numbers for registry. The office did 350 registries on Tuesday and 480 on Wednesday. From the earlier 70-80 registries per day, the number increased to 200 daily in early March. They are working till 1-2 A.M in the night to clear the backlog.

Q: Unnati world project was launched in 2014 and still any construction work not started there since 2 years. They only say that some approvals are awaited and work will commence after getting that.

I think this builder has no intention to complete the project. Unnati World was launched long time back but no such development on ground. Construction work is in very slow pace or you can say almost stopped. Why Authority gives land at such prime location to such builders? Payment plan:- Registration amount will be 10% of the total plot value, within one week of draw 15%, at the time of allotment (within 60 days after draw) 25% and at registry (within 6 months of draw). Basic price will be Rs. 9900/sq-yrd as per Flexi Payment plan.
And in Timed Link Plan:- Registration amount will be-10%, within one week of Draw-15%, at the time of allotment (within 60 days after draw)-15, within two weeks of allotment-15%, Within four weeks of allotment-15%, at the time of registry (within 12 Months after draw) - 30% + Registry price. Basic price Rs 10900/sq-yrd of plot is according to above mentioned plan.

Q: What to talk about other development. Green Areas are not developed. as a result I believe none of the plot owners have started construction. Promoter like Hero Group has cheated the customers by handing over the possession without proper development.

Hi Akhilesh!! Did you check your agreement? Is there any clause which say that builder will hand over the possession after developing the plot? If your agreement has any such clause then show the builder and ask for the development of your plot. Otherwise, you can move to the court and can take the legal steps.Hi Akhilesh!! Hi, Even i am planning to book a 3BHK flat in it. I just wanted to know about the approvals as lot's of project are getting delay in absence of project approval? Which statutory body and banks have approved it and when is the project possession date?
Sethi Venice by Sethi Group is a Noida Development approved project and almost all the leading banks and financial institutions such as HDFC, ICICI and PNB Housing Finance have approved. As per the developer, it's possession date will be May'2020.

Hi Harsh, You have invested with one of the worst builder of Delhi-NCR. All of their projects are delayed by 5-7 yrs. Lots of fraud cases have been filed in consumer court. Those who have booked their flats 7 yrs back, still waiting for their flat possession. Better, cancel the booking and ask for the refund.
Yes, i am agree with Piyush. Those who have booked their flat in 2012 and cancelled the booking are still waiting for their refund. Just search in Google with project or builder name, you will get several negative comments on them.

I think you should contact a local lawyer. He would draft a gift deed. You have to pay stamp duty on it but its a state matter and varies from state to state. When you join any members of your family, they become the joint owner of the property by default. You can specify the portion of the property either 50% or any other percentage of portion of your choice to be the co-owner.
According to me Gift Deed would be the best option. You can gift the property to some one who is either related to you or any other person by executing a gift deed duly registered with the sub- registrar of the jurisdiction on a duly stamped deed. When you gift a property to your relative, under the purview of gift tax it is non-taxable. In case you gift it to other than relative the value of the property is treated as income and is taxed as per the income tax rule.

Hello mahendra Yes, Urbtech Xaviers is a UPRERA approved project and its RERA Registration number is UPRERAPRJ8242. As far as local body is concerned, they have all the required approval from Noida Authority and banks such as HDFC and Axis banks are funding this project.
