Srimitra is a genuine builder. Couple of my friends booked in the earlier projects and are very much happy with the quality they provided. I have visited my friends properties and very impressed with the quality and vasthu they followed. I dint book one 2 yrs back . I have now booked a 3bhk in there new project Srimitra Lifestyle. This is located just adjacent to main road. People who book early are really lucky and i missed this opportunity too. Real value for money. Especially Mr.JKReddy is very cool person to deal with, friendly and most important he is very honest on what they give irrespective of we book the flat. I have verified the documents and all are clean. This is approved by SBI,LIC,HDFC. If anyone are looking for investment then this is worth taking a look into.

If you go for any flat till 8 floors either landowners/builder shares I dont see any issues in getting a bank loan. It is one of the ongoing projects of Mahaveer Group. The project offers luxurious apartments with ample number of amenities.
You can expect the price to touch at 4000 by end of this year and the price may further increase by 2014 as the location is excellent with a lot of things coming up in future like metro etc

I think it is a good option to invest in Chandapura Anekal belt and after few months you can expect appreciation as Phase II of Bangalore Metro has already got Chandapura circle included in the rail network proposed and is expected that Anekal will be included in Phase III.
@ Varun, HRS Layout as developed very fast as the area is close to ORR, IT companies in ORR, Marathahalli and Bannerghatta. So my question is Will CA Belt develop as fast as HSR Layout?

Provident Sunworth is one of the biggest apartment projects with nearly 5952 apartments on a 59 acre plot with unmatched features and amenities in the segment. I liked the project because it has 75 percent of open space and it is close to esteemed educational institutions, hospitals, industrial hubs, entertainment zones and tech parks.

I feel the price they are quoting is fine. Old Madras is one of the preferred residential destinations for IT professionals. Old Madras Road has huge potential for residential units since a demand-supply mismatch exists in the region. Old Madras Road, the much talked about area of east Bangalore has gained significant prominence among the homebuyers due to enhanced connectivity and improved retailing scenario. Investing in this area can be fruitful.

Finally the state cabinet granted in-principle approval for the 65-km long road project which was lying in the cold storage for over two decades.
I read somewhere that the state government is modifying its earlier plan of building 100 metres of eight-lane PRR road has decided to lay just 75 metres of eight lane road. The rest 25 metres will be developed and used for commercial purposes post commissioning of the PRR.

I do not completely agree with the above statements. Sarjapur road is one of the fast developing localities in Bangalore with good connectivity to IT hubs. Today Sarjapur road stands equal posh residential localities of the city such as Indiranagar or Sadashivnagar. The majority of the area is residential but side by side, it is also developing its commercial space.Sarjapur is slowly and steadily blooming into a commercial sector. Almost all the popular developers and builders are investing in real estate of this area. The investment in the area is liable to be fruitful and turn out as smart money.
Hi Guys!!! If you are investing in any area you should check for things like whether the area is having good educational institutions, hospital and other facilities. I agree that Sarjapur road is having many international schools but I have not seen any hospitals in Sarjapur road whereas in Electronic Narayana Hrudayalaya is there and for the time being Vibgyor school is there in E City and many other schools coming up in this area.

I am confused between Electronic City Phase I and Electronic City Phase II. Which can be a better option for investment purpose?
Plus point of Phase I is that proper street lights, shopes are there and the roads are also better when compared to EC Phase 2. • After two to three years you can expect good appreciation in Ananthnagar as the area is developing but in electronic city appreciation is dwelling high on every quarter. • One can expect good rent in EC Phase I as 75 percent of IT guys stays at Phase 1.

I am with Mr Roshan.... I also feel the real estate market in Whitefield has come to a saturation point but Hebbal has a great potential and the properties have started seeing the appreciation. The Outer Ring Road, The Manyata Tech Park and Kirloskar Business Park are easily approachable from Hebbal attracting many IT professionals to seek residency in the area.
As per my knowledge, Whitefield has a more cosmopolitan and established crowd. Even the amenities offered in the Whitefield projects are much better than those in Hebbal for which the average rental values in Whitefield are more than those in Hebbal. :) :) So Mr Arunabha you have absolutely taken the correct decision. I am staying in Kaggadaspura and the area is not at all well developed. Everyday I have to stand in a vehicle queue on the level crossing. During office hours commuters have to wait not less then 20 mins to reach the other side of the level crossing which is really a big headache.
I second you Mr Girish, earlier the area was under the City Municipal Council, recently the area has been added to the BBMP limit. But still the area suffers from water crisis and sewage problem. People staying in this area have to depend on water tankers. God only knows when BBMP is going to solve the water problem in this area

According to the telephonic conversation, 15% of Agreement Value. Rs. 2 Lakhs on the day of booking and the balance within 7 days. Maintenance charges is Rs 2 per sqft per month to be paid for 12 months. Taxes, Stamp duty and registration charges extra as may be applicable.

They would tell you all this story and nothing would happen later. i am already suffering because of this builder and invested my hard income and waiting for site and loan. Yeah the BDA (Bangalore Development Authority) has identified more the 146 unauthorized structures, within the 1 km radius of the banks of Kumudavathi and Arkavathi rivers. Categorized under Zone-3, the areas fall under the Tippagondanahalli (T.G. Halli) catchment region. But no idea when the local authority and government are going to take action against them.
I heard that the BDA after three days of survey had submitted a report stated that 482 non-residential structures and 3,506 residential units have come up in 23 villages falling in Zone-3, which comes under the jurisdiction of the BDA. Lets see what is their next step.

The project is known to be approved by BMRDA and bank like India bulls. the marketing guy told me that they are going to increase the price to Rs 2000 per sqft after the launch. There are only seven plots available for sale in this project. The total cost of a plot will be around Rs 23 lakhs excluding registrations.

When did they launch the project? Are they going to provide A Khata to the owners and which all banks are providing home loan for the same?
As far as the project was launched 2 months back and yes they are going to provide A Khata as the project has been approved by BBMP. The project is know to be approved by banks like LIC Housing Finance, HDFC, Axis and Dhanalakshmi Bank.

I have not booked an apartment in this project but I reside in Bannerghatta Road. The expected possession date of the project is by end of 2015. The project is known to be approved by BBMP and all the leading banks. The price of the apartment starts from Rs 32 lakhs.

Bank approvals is under process so right cannot say which banks will give approval. They are planning to launch the project in next one or two months time. The current rate per sqft they are quoting is Rs 6499.

The rate per sqft going on in this locality ( KR Puram) is Rs 3398 so the price they are quoting is fine. But I do not think it will be a good idea to buy a property which is a Panchayath Katha land and asking extra amount for basic amenities. Hi everybody, Do you know that the Cabinet gave its approval for establishing solid waste management units by Sateram Enterprises and Maltose Agri Products Private Limited near Bengaluru. Even the cabinet has fixed a rate i.e. processing fee of Rs 253/tonne has been fixed for both the units.
It is also came to know that the Cabinet gave its approval to the Fire and Emergency Services department to purchase 90-meter high modern aerial ladder platform. A decision was also taken to reconsider the pay scale of the staff of BBMP hospitals, including doctors and nurses.

Q: I have a residential land in RR Nagar Bangalore, which is under litigation. Have checked with legal council and there is no stuff in the case and I am also convinced. But, it is matter of time before this case is settled. Khatha is in my name and I am not able get Khatha extract which is prerequisite for plan approval. Hence, BBMP is not giving approval for my building plan. Due to which I am not able to approach any bank for housing loan. Is there any bank (nationalized or private bank) which is ready to provide loan in the absence of approved plan from BBMP?

I agree with above reply. Yes, it is possible to transfer Khata to your name. In order to get this done, one has to go to the BBMP office and apply for Khata transfer with the required set of documents. For transfer from "B" to "A" Khata and change of name in Khata, the owner of the property has to give a letter of requisition along with the title deed and the latest tax receipts to the Assistant Officer of the sub-division or range.I agree with above reply. Q: The commute is pathetic on harlur road specifically during office hours and this is the only reason i am unable to make a decision. Please suggest if Rs 4600 psft is good price

Thank you all for your generous replies. I kindly request you to let me know the following: - Whether DSR is a good builder and if anyone knows of the construction quality in DSR Ultima. - Land owner is selling the share of left over apartments at UDS and Construction cost per sqft is 4600 whereas all inclusive cost with Service tax and VAT turns out to 5300 psft - land owner is offering to reduce couple of lakhs if ipay some amount in cash i.e. black which goes un-accounted. I heard even big builders like Presitige, Gopalan do so . What are the cons of such approach? - The traffic congestion is big constraint in this area. Any idea if the roads would be widened in future. Overall recommendation to go for DSR Ultima
As per my knowledge, the builder has completed around 27 projects but I have also read few negative comments over the internet. I would suggest you to physically go and check few of the projects completed by the builder to get an idea about the quality of construction.

Hi Dhiraj, While Southern Peripheral Road in NCR's Gurgaon also saw a decline of 10% in average base selling price of new launch projects compared to 2013. In contrast, most of the submarkets in Bengaluru witnessed fixed launch prices except in Far South and Western submarkets where average new launch prices in 2015 declined by 2-7% compared to 2013. South East micro market of Bangalore was an exception to the rule where both the Average Weighted Basic Sale Price (19%) and the Average Ticket Size (18%) of apartment saw an increase.

I agree that Godrej Air Hoodi is going to be a good project as it is by one of the reputed builder's in the industry but will the locality fetch good returns.
Hoodi is centrally positioned area and well linked to Bangalore CBD and well surrounded with the International schools, Major IT tech parks and biggest shopping mall like Phoenix Market city Mall and VR Mall are close by. It will definitely fetch you good returns in the future.

Havent booked any property but have plans... The project is in pre launch stage and is spread over more than five acres of land. There will be around 480 units with a combination of 1,2,2.5 and 3 bhk units. The project will have two blocks and eight towers with G+16 floors each.

Hello Vinodh, I personally will not suggest any thing under society. Prices are around 1000 plus per sq.ft in that area. It is offering 1,2, and 3 BHK residential apartments ranging from 618 - 1469 sq.ft. A 1 BHK flat is coming in the range of 397 sq.ft (carpet area), 673 sq.ft (carpet area) in 2 BHK, and 908 - 1013 sq.ft (carpet area) in 3 BHK. Its current asking rate is Rs 8312 per sq.ft. A 1 BHK flat will cost you Rs 33 L onward, while for a 2 BHK, you will have to pay Rs 55L onward, and for 3 BHK flat, you have to pay Rs 72 L - 81 L onward. Stamp duty and registration charges extra. As per RERA website, its possession date will be March 2025.

A 1200 sq.ft plot will cost you Rs 40 L onward while for a 1500 sq.ft plot will cost you Rs 50L onward. As far as project possession date is concerned, December 2023 is its possession date.
