Q: What is Aasthi tax in Mysore, and how can I calculate it?
My replies to this discussion
Hey, Aasthi tax is basically the property tax that you have to pay if you own property in Mysore. You can calculate it directly from the MCC website by registering yourself on it. There is a tax calculator on the website. You will have to enter information like the address of your property, your name, and other property details like property type, property dimension, and so on. Enter all these details and click on submit and you will get to know your property tax. You can also calculate it on your own by adding the total amount of property tax paid the previous year to the solid waste management (SWM) cess of previous year.Hey, Aasthi tax is basically the property tax that you have to pay if you own property in Mysore. Q: Is Vijayanagar Extension a good place to buy a family home?
My replies to this discussion
No other locality in Mysore is probably as good as Vijayanagar for a residential family home. This place is well connected with the rest of the city via Hunsur Main Road and Ring Road. Best thing is that this place is close to industrial areas like the Bharat IT hub, Metagalli Industrial area, and so on. This locality has good hospitals like Indira Nursing Home, Benaka Polyclinic, Vijayanagar Nursing Home and Apollo Family Clinic. There are good colleges here, like Marimallappas College, DMS College of Arts, SVEI Engineering College, and so on.No other locality in Mysore is probably as good as Vijayanagar for a residential family home. Q: What are the property registration charges in Mysore?
My replies to this discussion
The property registration charge is 1% of the property value. You have to pay this registration charge every time you buy property under the Registration Act of Karnataka. This registration can be done either in the sub registrar’s office under whose jurisdiction the property falls. If you face any problem at the sub-registrar’s office, then you can try the district registrar. If you have a real estate agent then all these things can be handled by the agent himself. But you have to present at the sub-registrar’s office as the executants to sign on the registration papers. The property registration charge is 1% of the property value. Q: How can I pay property tax in Mysore?
My replies to this discussion
The property tax is usually paid at the zonal offices. There are seven zonal offices of the Mysore City Corporation all over Mysore. Different ward numbers have been allotted to each office. You need to go to the zonal office that offers civic service to your ward and make the payment. You have to collect the SAS forms in the office itself and fill them up correctly. You can also get this done by the officials by paying a charge of Rs 25. Once you make the payment against the filled form, you will receive a challan. This challan needs to be stamped by any official for the payment to be accepted. The property tax is usually paid at the zonal offices. Q: How is the water supply in Gundu Rao Nagar?
My replies to this discussion
Hey, I think the water supply condition in Gundu Rao Nagar is slightly better than other parts of the city. If you’re going to be living there, you will receive continuous water supply throughout the day, all days of the week. This area in Mysore receives continuous supply of water under the Jawaharlal Nehru National Urban Renewal Mission. Q: I want to buy a holiday home in Mysore; a big part of my extended family lives there and we keep going over for family holidays. I hear that the Friendly Leisure Homes are a good project. What is the date of possession for these homes? I want to buy a 2BHK, because I have a nuclear family, it’s just me and my wife and our young son. Please advice.
My replies to this discussion
Hey, to invest in a holiday home, you need to keep in mind that this is not going to be your permanent family home. So, you need to plan your budget accordingly since you shouldn’t spend as much money as you would on a permanent family home. The Friendly Leisure Holiday Homes start selling at Rs 65 lacs, and the price might go up even higher depending on your requirement. The best thing will be to let it out to other holiday-goers, when you’re not using it.Hey, to invest in a holiday home, you need to keep in mind that this is not going to be your permanent family home. Q: How is the power situation V.V. Mohalla?
My replies to this discussion
Mysore has been suffering from serious power shortages lately. There are almost daily power cuts, which last for a minimum average of 2 hours. Sometimes the power cuts last for almost the entire day. This is due to the sudden influx of population in the city. If you are new to the city, you will have some problems at first with all the frequent and long power cuts. Don’t worry, you’ll soon get used to them. Mysore has been suffering from serious power shortages lately. There are almost daily power cuts, which last for a minimum average of 2 hours. Q: Will property prices appreciate with the construction of Bangalore-Mysore Infrastructure Corridor?
My replies to this discussion
Hey, not just Bangalore, the BMIC will help the real estate scene in Mysore as well. Mysore is not as big a city as Bangalore, and the real estate in Mysore is most likely to develop around the city. The townships under the BMIC project will lead to a growth of interest in real estate on the outskirts of the city. So people looking to buy a peaceful retirement home would want to invest in the townships springing up on this corridor as well as on the National Highways connecting Mysore with other major cities of South India.Hey, not just Bangalore, the BMIC will help the real estate scene in Mysore as well. St Joseph Central School, Sadvidya Pre-university, Pushkarni School, and SJCE are few of the educational institutions in and around the project. The Chandrakala Hospital and BMH Hospital are also nearby. The area has got excellent connectivity, and you can take the local buses to travel in the city. Q: What is the latest on the water situation in Mysore? Has it been resolved?
My replies to this discussion
Not only Mysore city, but several regions of Mysore District are facing a water crisis. The groundwater level in the villages in the district has reduced and the residents have to buy water. Some villages in the district still do not get water from Kabini or Cauvery rivers, and the only source of water for them is borewells. The authorities have proposed to add water lines to 30 of these villages in a few months. Devegowda has also criticized the authorities of not supplying the public with adequate water supply. Many residents also complain of getting new water connections and damaged pipes. Not only Mysore city, but several regions of Mysore District are facing a water crisis. Q: I know that there’s been a lot of unnecessary digging on roads, sewage and streetlight problems in Mysore. Can anyone tell me the current status of these issues?
My replies to this discussion
Hi, it has been a major concern in certain parts of Mysore, yes. For example, if you take the issue of unnecessary digging up of roads, it has been a big problem in areas like Vijayanagar, Rajarajeshwari Nagar and Gayathripuram. It is almost like the different departments like the electricity board, the water supply board and the roadways department are taking turns digging up big chunks of roads just to fix a minor issue, or sometimes for no valid reason at all. But in the other major areas, this problem is almost negligible.Hi, it has been a major concern in certain parts of Mysore, yes. Q: I've read in a lot of news articles that Mysore is fast developing and real estate value is going up. Is there potential in investing here?
My replies to this discussion
Actually it was only recently that Mysore really started doing well in real estate. Thing was that apartment prices and property prices were increasing in all of the Tier 1 cities like Bombay, Delhi, Chennai and Hyderabad that people having moderate income and other investors had to invest in Tier 2 cities like Mysore. Mysore has good affordable rates and infrastructure development has improved a lot in the past few years which attracts buyers. So property prices went up! Q: I heard that there's going to an entertainment zone in Gokulam itself. How will it affect the real estate in the locality?
My replies to this discussion
Hey yeah that's right! :) The residents of Gokulam now have this amphitheatre to boast off. This recreational facility closer to home will do wonders for the real estate in the area. Gokulam is a really good place to invest in Mysore because it is well developed, has good connectivity, presence of MNC's, good colleges and there haven't been too many civic complains in the locality. Q: It seems that the local body is investing to develop the Valmiki Road into a 2 laner? Is this a boon or bane?

I think the main reason the road is being diverted is because of the traffic diversion because of road work of widening the railway underbridge. So all the traffic had to be sent to Valmiki road as KRS Dassappa road had to be shut. And that became a big crisis situation. Traffic congestion was beyond horrible. So within 2, 3 months after that episode it was decided that roads would be widened as a result. But only thing is there shouldn't be much delays with the work. Fast pace good is always well done work! :)I think the main reason the road is being diverted is because of the traffic diversion because of road work of widening the railway underbridge. Q: I'm quite apprehensive of relocating to Sreerampura, Mysore because I've heard that it's an unsafe area. Do you think it will be a good idea for me to move there with my family? Any suggestions on apartments?
My replies to this discussion
I used to live in an independent house in Srirampura about 2 years ago. The entire murder case basically ended up getting a lot of unwanted media attention. There are some limitations such that you shouldn't walk alone on the streets at night but that's true with any place. All localities have their advantages and disadvantages but Srirampura is great location for property investment. It's growing fast and becoming quite well developed. There are many houses available here and even plots if you're interested. I used to live in an independent house in Srirampura about 2 years ago. Q: How beneficial is owning property in JP Nagar Mysore based on facilities and road connectivity of the locality?
My replies to this discussion
There are actually some great real estate options in JP Nagar. The locality was primarily developed in order to serve the purpose of being a residential area. It is also an area which has many recreational facilities like artifical lakes and lots of trees and greenery. It's located in such a place that it is 5 kms from the city's center Mysore Palace and quite close to the airport as well. If you're thinking about investing then I suggest you do it now before prices sky rocket because this locality has that much potential. Q: Hey how profitable is the real estate in Yadavagiri in Mysore? Any suggestions for 2 bhk residential apartments in the locality?
My replies to this discussion
Mysore in general is a city that is fast developing. It has many new layouts and extensions where real estate seems to be booming. Yaddavgiri isn't the only good option. There are many. Also think about Billikere, Kuvempu nagar and Hunsur road where it may also be cheaper to buy property but will probably have the same market value and growth trends. MV Ecosphere is an upcoming project on bannur road that looks promising. A gated community having all the facilities will surely be the perfect place to invest in 2bhk apartments. I think the price per sq feet is 750 bucks but I'm not sure whether this MV Ecosphere currently has only plots or apartments as well. If anyone has any information on that then please keep me posted! Q: Do the authorities know why dirty water came from the taps of residential houses in Bogadi? Has the problem been rectified or are there bigger civic issues like waste disposal that Mysore has to deal with?
My replies to this discussion
It was a very shocking Monday morning when the residents at Bogadi opened their taps to find a murky brown disaster excuse for water that stank up their entire house! Yes that's right. Well done Civic authorities of Mysore! Apparently the cause was sewage leakage into the water distribution pipeline that passed the main sewage pipeline at the main Mysore - Bogadi road. Still, I mean there should be no excuse. the residents were super angry. Their sumps were also polluted and they had to call someone to get it cleaned up. This entire episode affected a lot of people in the neighbourhood and will definitely by no means be taken lighty. Q: What is the status of the Mysore-Bangalore railway track doubling project?
My replies to this discussion
I came to know of some interesting news about this project actually. I heard that the railway minister is actually considering expediting the work so that the construction is completed as soon as possible. Q: Hello there, wasn't the NICE project's work started long ago? What is the status of the work now? How is this project affecting the real estate of the area?

My replies to this discussion
the land acquisition plan of the government for this project is very supportive i think. The govt will provide the govt. lands for just rupees 10 per acre of land for 40 years to the NICE. But, you can also call it a questionable trade off. because the total cost of land acquisition is 450 crore rupees. But the gain for the govt is just rs 18 lakhs, that too in exchange for over 4600 acres of land.the land acquisition plan of the government for this project is very supportive i think. Since you're looking to buy a property for your parents let me tell you that you wont find much except for residential plots here for sale.
