Proview team manipulating calculation to get extra money from apartment buyrs. Hi Nidhi, Parsvnath Exotica project offers 3,4 and 5bhk apartments. Builder is good, project seems good.. But the project was delayed for long time.. I don't know why was the delay.. I hope it is ready at least now. Parsvnath has plans to develop another project somewhere near to Connaught Place it seems.. Check it out if you are interested. Hi Bhupendra, govt will not provide house. It will provide financial help to homeless people living in hilly and difficult regions to buy land and build house. It was first fixed to give 50% of the expenditure for house, that is Rs 50,00 per house. But now it has been changed to 75 %, so govt. will give Rs 75,000 per such house unit. So they had written a letter to the Chief Justice on May 4, 2012 alleging that from past six years, their family had been undergoing physical and mental torture because of the minister. If you are planning on long term investment then Sohna Road is the right place. If you buy a property for Rs 30 lakh now, the rate would be around 50 lakh in the next 4 years.. Roughly it can be said that, in the next 4 or 5 years there will be around 40 percent appreciation. Buying residential properties is better than buying commercial properties in Sohna Road because commercial development has a long way to go. Considering development in the next five years, buying plots is a great idea than buying flats or commercial properties in Sohna Road. Sagar, even though you are not doing registration, signing of an agreement between you and developer is must. And the agreement should clearly include all the key points like how much land will be developed, prevailing market rate, total number of floors and apartments that will be developed, number of flats/floors to be given to the owner, cash to be given to the owner, the date of completion of construction, the date of possession, and other points.Sagar, even though you are not doing registration, signing of an agreement between you and developer is must. I too appreciate Mr. Dahiya's working style.. I heard that he had cleared all pending files within one single day.. The previous Commissioner was not interested in taking the responsibility of water supply from the PHE dept. But Mr. Dahiya had agreed to take over this service from PHE dept. He had also proposed to lay a cycle track in the city and it was a good idea. I too appreciate Mr. Dahiya's working style.. I heard that he had cleared all pending files within one single day.. As per the new Master Plan of Delhi, if a part of any property comes in the way of a development project which is carried by Delhi Development Authority, then the DDA will have complete right to acquire the land but in return, as a part of compensation, the Authority has to give additional Floor Area Ratio (FAR). The landowner will be allowed to build additional floors on the property of which some portion is given for public use. As per the new Master Plan of Delhi, if a part of any property comes in the way of a development project which is carried by Delhi Development Authority, then the DDA will have complete right to acquire the land but in return, as a part of compensation, the Authority has to give additional Floor Area Ratio (FAR). Recently I heard that the government has ensured that while acquiring land, the rights of the farmers are protected. The draft rules to implement the land acquisition bill has been released in public domain so that they can get valuable comments from the stakeholders and the comments should be submitted within 45 days to the Rural Development Ministry. Even all consent proceedings and social impact assessment documents are openly available and requests for information will be fulfilled within seven days.
It is made mandatory by the Right to Fair Compensation and Transparency in Land Acquisition, Rehabilitation and Resettlement Act, 2013 that at least 80 per cent for acquiring land for private companies and 70 per cent for acquiring land for Public Private Partnership (PPP) projects. The draft rules also says that for bigger projects where land acquisition is spread across multiple locations, permission must be sought in all the affected areas at the same time. It is also said that for PPP projects and projects by a private company in Schedule V areas, Gram Sabha permission must be taken before the land owners permission

Yes, you are right preeti.. the same day i had went there on some urgent work. But the road was blocked, and i was struck in the traffic for long. The protesters had put up rubber breakers during their protest on the road to break the traffic speed. They had even closed the entrance to the Qutab Plaza market complex. Hi, James, dude, circle rates are something that, go on increasing, i have never heard that went down. Although wanna inform you that, yes real estate prices in the west and southwest parts of NCR are expected to rise, as the authorities of Noida-Greater Noida, Yamuna Expressway and Ghaziabad have hiked the circle rates by up to 40 percent.

Hi, Noida extension is a area, where the prices went down, just due to the land litigation problems...When the projects were launched they started with Rs 1200 per sq ft.. the same projects are now RS 3400 per sq ft. Hence the whole area's price trend is on the higher side. The price per sq ft for this project is Rs 3100 per ft+ EDC.

The new bill is expected to cut down the project's cost and delay the overall process. With an increase in project cost, prices will hit the roof. In power projects the land costs is subjected to 3-4% of the total expense, however, for housing it is substantial. Increase in land cost, consequently, makes affordable housing completely out of the question.
With the new LARR( Land Acquisition, Rehabilitation and Resettlement) bill, developing a city on a bigger scale will turn out to be a back breaker. Getting a green signal from 80% of the project affected individuals, lining up for the rehabilitation and resettlement of such people and paying a high premium for increase in land cost will definitely take a toll on the development process.

I can suggest you projects like Gaur City who are offering 2 bhk at Rs 38 lacs -42 lac. Whereas they are asking rent at Rs 19k. Now you need to decide, which is costing you more. I can tell, Vaishali is good for buying units rather than renting ..!

Actually the reason is all the luxury residential projects now target towards high-income group of buyers, who can afford the high-priced units. Hence the real estate in India is running slow in the recent times, it offers a lucrative investment opportunity for NRIs and HNIs (high net worth individuals).
True even the news focused on the matter that the number of high income salary people are growing and they are investing more, than the business oriented people. So in India around 40 percent of their investment can be spotted in real estate sector.

See the sector is full of plot projects.. So I can speak about the plot prices. In Jan March 2012, the price for sq yard was Rs 1,46,168, which was in the upper change. But now it came down to Rs 98648 per sq yard. There are chances for more stabilizing of the price. But for investors, I would like to say there is a huge potential for the money to get good returns!
Sector 105 is rated as the best Sector on the Expressway with easy access from Delhi and all parts of Noida. It has wide roads, functioning parks as well as a reputed school. So the plot projects are good for investment.

Q: Builder got approval for 4 flats only from corporation. Ground floor for parking, 1st floor 2 flats, 2nd floor 2 flats. However, he constructed one more flat at ground floor, which is not in the approval. But I am buying the flat 2nd floor, but in future, if the corporation comes and find the ground floor, will they ask the builder / owner to demolish the full building or only the ground floor which is not in approval? Is this a legal problem or 2nd floor is not under risk? Is this project advisable to take or better to drop off? Need some legal or expert advice. Thanks

Since the builder has taken the approval for constructing flats only on first and second floor. It is illegal from the builder's side to go ahead with such construction. The builder have to take necessary approvals from the corporation and go ahead with the construction activities. I can see one problem coming up that is the there are many projects where the Cabinet has to take a decision. Works on some of the projects have already begun, but in the absence of a proper Government sanctioning of funds for smaller components of the projects will be a problem and bureaucrats, most likely, prefer to shift the responsibility

yes investing in plots is a good way to earn high returns, there is no chance of depreciating value and greater price appreciations also happen. It is also quite affordable especially if there are no structures on the plot.
Hi Yogesh, what you said is true but some more things needs to be looked before investing. it will be good to opt for gated plots else it is prone to encroachments. Also, unlike an apartments which can be rented out or home loan benefits availed, the plots does not give returns unless a building has been constructed.

You can also look at greater noida also , if it is investments and are ready for a long time gap of say 4 +years.. The area is developing, many infrastructures are planned, road widening, metro is scheduled till Pari chowk. The area is planned and right now the prices are very low and expected to increse significantly in future. in shorter durations though noida sectors or noida extension will be better.
I will suggest only noida or greater noida as many litigation, delay by builders and other problems in noida extension and so will prefer to wait long with peace of mind rather than getting stuck with delayed projects

Well, im not sure about the possession as some people say Dec 2015 and other 2016.. i think even if we take dec 2015 and give the builder the 6 months buffer it will be mid of 2016..so that is the time frame... the project is under constructions and work is ongoing....

It's good move bt the center. earlier it was unscientific dumping and because of that there is an increase in pollution in tier-1 cities. These are not actually waste but resources. The basis of this new rules is to recover, recycle and reuse. We can now use those waste to make tiles, pipes from it.

Hi Vijay!! Yes, you can register the apartment in multiple people's name. It can only create a problem when you go for home loan bcz banks issue loan for individual or for blood relation jointly but as per your query you are purchasing in cash so you can do the registration in multiple people's name.Hi Vijay!! Q: Hi I booked 3 bhk 1775sqft revanta kings court in 2014 and paid land amount after promising to provide possession in 2018 end. But after many follow up found no construction start yet. Asking refunding my money giving many excuse. Request to kindly suggest further.

Hi, If you are suspicious about the project or the company itself, you may refer to the cancellation clause in the sale agreement and initiate to cancel the agreement quoting inordinate delay to start the project and you may also include that due to this inordinate delay, you have to go through the EMI burden. If you are getting a good deal and stay away from this project. There are lots of court cases pending against the developer and their projects in Noida. In June 2017, a homebuyer of Amrapali Leisure Park, Greater Noida, invoking sections 420 (cheating) and 406 (criminal breach of trust) of IPC for the delay in possession. The flat was supposed to handover by 2014 but still, homebuyers are struggling to get their flat possession.
Hello Richa, The Amrapali Leisure Park project was launched in 2011. The project fell in the 578-hectare Patwari Land whose acquisition was challenged by farmers. In May 2011, the project had to be stalled. All litigation related to the land was closed in May 2015 when the farmers settled for higher compensation. There are 2200 flats at Amrapali Leisure Park. But still, it is far away from our hands. I don't know when will I get my flat possession.

Over this, Noida Authority has slammed a huge interest on us. We can start work on this if the Authority waives the interest. If we are given interest waiver, we will deliver five towers every three months.
