Yeah I heard that illegal constructions are going on in this locality for which the real estate market has also gone down but not by huge margin. The locality is quite good and affordable too. The connectivity to other parts of the city is also great. Do not buy any flat in Vertex Constructions. Their recent Project Vertex Prime is a biggest utter flap in the construction Industry itself. And their management and maintanance teams are the worst ones. They have already collected the maintanance fee for 2 years. And now they are again charging saperately for using the aminities like 500 for swimming ( per person); 100 for gym. Even the flats have so many issues like seabage issues and many other. It is a sincere suggestion that not to buy a flat in vertex.

I think the locality of Kondapur is an excellent locality. It’s like a bridge between Madhapur and Gachibowli. The residential area here as flourished well with good infrastructure and other necessary facilities. The roads are wide and traffic is not congested. Thanks for taking time out to write and share wealth of information. I have a query relating to Registration. The property happens to be underconstruction. I have paid the 20% downpayment and the remaining 80% bring funded by bank loan. I have got property registered as required by bank before discussing loan. Now in such a case if I ask bank to disburse say only 60% amount instead of 80% what builder is asking and keep the rest 40% pending until possession what action can builder take? Does builder legally have the ownership of the apartment? Can builder cancel my apartment? What are the repercussions of such a action on the buyer?

Hi Akshat, As far as I know the builder will not cancel the booking but again it difference from builder to builder. For the loan think, you have to talk with the concern bank from where you are planning to take the loan. No, you do not have to pay VAT for your flat. You have to Pay only Stamp Duty - 4.5%, Registration Charges - 1.50% and transfer Fee - 0.50%.

Did you get your registration done for the plot? Is there any issue with the project? I have seen a lots of negative reviews against the builder. They are dealing badly with their customers. Inefficient and useless Builders. Can not complete the project in life time. Started in 2007 and 1ill now 10% progress. Looks like the most of the reviews are created by the builders own people for their rating alive. I pity them for giving such false ratings. Surely their inner sense never say so after seeing the fate of this project.
One can watch the status of the project from 2008 to 2016 in Google Earth in order to feel the visible progress of the project.
Taken almost 70% money from the purchasers. And could neither sale further nor settle the issues of Purchasers.

I visited Alien Space without knowing that it is a completely failed project. The prices were exaggerated so that they can reduce significantly and you feel wow and get into the trap. After talking to them I searched and found that buying a flat from them is like losing your hard earned money. I politely told them that the reputation of the builder is not good hence I am not interested to buy. People have been waiting got possession for more than 10 years.Hi all,

I am planning to buy a property, which is part of land owner share. Property is ready to move and OC has been received. Please let me know if I can go ahead and buy or there will be any issue i will face in future.

At the time of property purchase, many people are not aware that flat they are buying is from landowners share. Majority of the under-construction property disputes are between the builder and the landowners. Buyer should be aware whether he is buying a flat from builders share or landowners Share. In my personal opinion, it is advisable to buy flat from builders share to be on safer side. I am not discouraging to buy Landowners Share but you have to be extra cautious.Hello Deepak,
