Thanks Ares!!!! At present, Mumbai has only a 40 mins distance, single line of metro from Ghatkopar to Versova. But the Development Authority has also accepted 2 new detailed projects, one for the 16.5 km Andheri East to Dahisar East Metro Corridor and the other for 18.6 km Dahisar to D.N. Hey Anuj, The long waited Metro work-2 has come to an end. MMRDA sanctions Rs 35400 cr for Mumbai Metro mega expansion. They have also Sanctioned this fund for the new areas. The new areas for which money has been sanctioned are Dahisar - Charkop - Bandra-Mankhurd Metro - 2 corridor, Wadala - Ghatkopar -T hane - Kasarvadavali Metro - 4 via Wadala GPO and R.A.Kidwai Marg, Dahisar East - Andheri East - Bandra East Metro - 5 corridor and Jogeshwari - Vikhroli Link Road Metro - 6 corridor.

Ansal Buildwell is a group unprofessional people. They don't adhere to their own words. Already have postponed the handover twice and now they have stopped giving any reply on handover date. Construction is going with a tortoise's speed not sure whether they are planning to handover in next year. I really doubt on their capability. So be careful if someone is planning to invest in this project.
Hi Shail, As per my knowledge, this 16 acres of group housing project will have possession in January /February of 2016. Construction work of all 8towers are in full swing. Pain work is completed in two towers. Rest towers are running in the race, plastering work is nearly completed . Well this project was scheduled to be completed in 2014 December, it was running late for a time being.

MJ Infrastructure is one of the top and reputed developers in Bangalore. They have successfully completed three projects, 4 projects are under construction and one is in pre launch stage. I do not think there is any issue and never heard any complaints about the same,

Q: I have a flat booked in Earth Towne. I have paid 30% + Service Tax in CLP. I understand there was some complications in the past, due to which there is delay is construction/possesion and bank/financial cos. were not ready to fund until recently where only couple of them are coming up to fund this project. Now even after paying 30% + ST and working to get the remaining amount disbursed by funding company, I am being charged interest rate which I have no clue and was never communicated until I called them. Moreover I came to know from media about the 'zero peiod' where old customers should not be charged with interest. Please help me to sort this matter as I am not in a position to pay such high interest which makes no sense.

Hey Prince, You can take help from legal advisor regarding this matter. Yeah you can form a group discuss with each other ,take this matter in front of builder. If you are finding any solution then so far so good. Otherwise take advice from legal experts or lawyers.

Currently this project construction work started & up-to 2nd floor construction has completed till now. This is multi story G+17 floor apartment project. This project offers 2BHK & 3BHK apartment, area ranging from 1060 sq-ft to 1880 sq-ft . Builder quoted price is around 3250/sq-ft. Expected possession is around December 2017.

Hey guys, I think if metro comes in Navi Mumbai than appreciation value of the property is going to be high in Panvel and Ulwe. The land to be returned to farmers will be given once this procedure is finished in the following 3 to 6 months. Here flexi payment plan is like :- You have to pay -60% of total amount + 50% of other charges within 30days, 20% within 18months from date of booking, 15% within 30months of booking, 5% + 50% other charges at the time of possession.

Hi Sishir, According to sources, NGT took this step because hotels were not bothered to take steps to use proper rain water harvesting system. Regarding this matter , NGT reminded those hotels several times to make this system operational. NGT charges 5lakh fine to Hotel Excelsior . 2lakh each fine to Eros Resorts Hotels Pvt Ltd -Double tree by Hilton & Crown plaza -Mayur Vihar.

Runwal has done significant changes to the project plan. Has the intent to sell 2500+ flats on a land parcel of less than 16 acres, this is a complete paradigm shift from the 1300+ flats which he could only build with the existing DP. Compared to original plan till Jun 2015.....the new plan has MORE THAN DOUBLE the number of flats in a slightly lesser area than original area due to the introduction of the BMC tower at the entrance. The Area where Tower 11 and 12 were supposed to come up is under litigation with the employees of the company M/s Wheelabrator Castings Alloys Ltd. Runwals have acquired this company to construct the Runwal forest project. Over 100+ group of buyers got together and began communicating their dissatisfaction of the changes that Runwal was making. Buyers aggrieved by the builder’s plans to construct double nos. of flats in the same parcel of lands (2500+ flats, as against 1322 as per the existing approved plans) have requested for cancellations (around 30+)
Well Glen, I am looking at it from an investment perspective and to me it seems like a good proposition even with the increased apartments. Considering, it is the largest project in that stretch and offers decent amenities. By the way, I was told yesterday when I visited the site that the clubhouse will be of over 30000 sq.ft. and they have added an extra pool too. I just taking a indication from your comment. Also saw a lot of construction activity happening at the site so at least the work is underway. The 1.5BHK looks like a good option. Anyway, still need to take a final call.

Q: Hello friends. I am having a flat in RPS SAVANA n it's posession was supposed to b offered in 2009 but till I have not got posession . Their compensation clause is really great. They charge 24% if payment goes late but provide 5 rs/Sq feet compensation . I request all the people who are having their flat In that to please share their contact detail so that we can get posession along with compensation . But now in this month , USIBC ( US Indian Business Council) & Rajasthan Government officials are going to have their 1st round table meeting on the issue in Pushkar city. Vasundhara Raje, state chief minister will also take part in this meeting. At this meeting, preliminary plan will be made by officials to make Ajmer a smart city.

Hi All, This is Tushar again. Recently I got call from Mohan Groups. They have resolved all my quires regarding delayed OC. Now OC is on the way . Just a matter a 3 months from now I guess. Although I am getting late possession but must that Mohan Group Construction quality is excellent. They have provided amenities like swimming pool, library, club house ,gym and party area, tennis court. small play area for kids. All are very. I satisfied with quality. Although late but it's worth. Also as far as the legal documentation is concern,it's all clear and good from Mohan Greenwoods.

Hi All, This is Tushar again. Recently I got a call from Mohan Groups. They have resolved all my quires regarding delayed OC. Now OC is on the way . Just a matter a 3 months from now I guess. Although I am getting late possession but must say that Mohan Group Construction quality is excellent. They have provided amenities like swimming pool, library, club house ,gym and party area, tennis court. small play area for kids, which are very good. All are very good. I am fully satisfied with the quality of work. Although late but it's worth. Also as far as the legal documentation is concern,it's all clear and good from Mohan Greenwoods.

Booking has been close. Approx 5000 applicants have applied for around 500 apartment. Hi, As per my knowledge, Uttar Pradesh government has approved the increase FAR from 1.5 to 2 for the proposed Sports city in Sector 150. FAR has been raised from 2 to 2.50 for government , semi-government as well as corporate office . But this is applicable to plots that are 24 meter wide or more. What if there was no Nepal incident? Then simply people don't need this safety certificate & even they might not care about it while purchasing their dream homes.
Hi Mritunjoy, As per my knowledge, this basically certificates that building structural plans & details matches with structural safety requirements for every situations including cyclone & earthquake. So in my point of view, it will be wise to have a through check of all approvals & certificates before buying any property. Earthquake resistance building is only solution to have a safe home. So to clear this doubt, government should positively identify the Natural Conservation Zone . Even the process of mapping all NCZ areas was done by the town & country planning only to figure out the areas . Hi Mr Ravindra, Yes , as per news, Jaipur Development Authority has eliminated 12 housing schemes of those builders who didn't follow the township policy. As per the township policy , builder has to reserve 15% construction units or for EWS ( Economically Weaker Section ) & LIG ( Lower Income Group ) 5% of construction area. Yet builders failed to do so within a promised time.
@ Ravindra, As per soureces, in a building planning committee meeting, Jaipur Development Authority had assured to cancel maps of these projects. This proposal has been forwarded to the state government for its advice. But when no reply came after being reminded on April 22, then JDA decided to eliminate the maps .

This team will acknowledge their report & suggest steps or determine ideas to make the Gold Course Road motor-able.

DLF was unable to perform this work , although many reminders were send to DLF. HUDA will recover amount from DLF. As per sources, till March reminders were send to DLF , reminding for doing that patch work & repairing road , making the road motorable.

Hi Neel Sharma, As per sources, HUDA authority claimed that they planned 10 times more number of trees around the sewage treatment plant. But because of this acquisition , authority declared that they will plant even more number of trees on both road side , once this road expansion project completed. So that Golf Course road will become greenery again.
@ Neel, According to Mr Vivek Kamboj, Hariyali Welfare Society founder, filed a case in year 2013 in NGT , claiming that HUDA had to take compensatory plantation . But HUDA had not done proper compensatory plantation work. Many trees were uprooted by this road expansion work but compensatory plantation has not done yet.

There is already an on line system , launched in around June or July in last year. Yes, the RBI maintained a status-quo by not lowering the policy rate, but it has sent a strong message to banks to lower rates. The RBI has told that the policy stance is 'accommodative' which means that there is more room for rate cut in coming months.
It is true and we have seen that Banks have reduced the deposits rates and as the effect of this rate cut is seen on the bank's balance sheet, banks will pass on further benefit to borrowers in terms of rate cut.

Hi Rajiv, It is not just the builders in Mumbai who have stocks of flats lying vacant with them. Over 120 flats with the Bombay Parsi Punchayet (BPP) have been lying vacant for almost a year now. These houses are given to the needy in the community on priority basis, but fighting among the trustees has led to the flats unused.

Right Shaina, The Dahisar East-Charkop-DN Nagar Metro line will be constructed by the Delhi Metro Rail Corporation (DMRC), while the Dahisar East-Andheri East corridor would be implemented by the Mumbai Metropolitan Region Development Authority (MMRDA).
And administrative approval was granted for appointment of the DMRC to implement the 18.5km-long Dahisar to DN Nagar Metro II corridor as well as roping it in as interim consultant for the 16.5km-long Dahisar (East) to Andheri (East) corridor.

HI Rishi, The land acquisition law of 2013 has become applicable for National Highways projects from January 2015 and there has been a large number of disputes by affected owners, who were demanding higher compensation. Okey Jackie, I also heard that they are planning a 8.5km loop line from Seawoods that would fork out in the direction of the proposed airport. However, the City Industrial Development Corporation (CIDCO) had planned a 25km-long Metro corridor along the Palm Beach road between Vashi-Panvel, as recommended by Delhi Metro Rail Corporation (DMRC).

Q: This project is one of the luxurious project in Andheri. Price is better compared to other projects in the same vicinity. A 10 year old property has the same price as this one. Specification mentioned by Acme in the brochure are excellent. I'm planning to purchase one by March eod.

Hi Harpreet, The stamp duty for a gift deed is usually much lower than that for a sale deed because of the lack of a taxable price being paid for the property to be transferred. The applicable stamp duty in Punjab varies between 0.5% to 6% as the state is in the process of amending its Stamp Act for gift deeds. Visit your nearby Collectorate Office or Land and Revenue department, they will provide you the latest info on it.
