I think Maninagar is the good option for the migrant population who want to stay close their work areas and now not journey so much decide upon to purchase property here. In prelaunch stage offer may seem profitable but this involve lots of risk. In this case all approval are in transit and project may or may not start. Be careful while investing in pre launch stage, check price , payment plan and creditability of builder.. I ot would be advised to invest in the project with all approvals even if it is bit expensive but for long term it would turn out to be a safe investment.

My grand father during his life time gifted this properties to various persons, some of whom were living and some were yet to be born. He died immediately after making the Will. What right do the persons who were not born at that time and were born subsequently, have in the property of the grand father.

Q: I made a mistake of buying a villa at Media village, Greater Noida from Jamil Khan of Samiah Builders in 2008. I was foolish enough to pay all the money upfront. I was promised that the colony will be completed in 2009. It is now 2013 and the place still looks like a ghost town. Construction work stopped 2 years ago and Mr Khan is not owning up to his responsibility. None of the promised parks, swimming pools, common room, children play area sauna etc have been completed. I am still waiting for the interior work like fitted kitchen, bathroom, floors and decorations etc to be completed in my villa. As it is unlikely that Mr Khan would own upto his responsibility, my advice to everyone out there is to deal with another reputable builder and believe me Mr Khan is not one of them.. YOU HAVE BEEN WARNED

Hi Yogesh, Here are the list of steps one should follow while go for deduction of TDS:- 1) TAN- Before deduction of TDS under section 195, buyer should obtain TAN under section 203A of the Income Tax Act, 1961. 2) TDS under section 195 should be deducted at the time of making payment to NRI seller. It should be clearly mentioned in sale deed between NRI seller and buyer that TDS is deducted at specific TDS rate under section 195 and buyer will product TDS certificate to NRI Seller. 3) 3. TDS deducted by buyer should be deposited through Form No / Challan for TDS Payment on or before 7th day of next month in which the TDS is deducted. 4) TDS under section 195 can be deposited by the buyer only through banks authorized by Govt of India / Income Tax Department to collect Direct Taxes. 5) After depositing TDS, the next step for buyer is to electronically file TDS return by submitting form 27Q. The TDS returns are filed quarterly i.e. for TDS deducted during the quarter.

Q: Hey, my son has planned to invest in a 3 BHK in Banjara hills. I know that Banjara hills is one of the best areas to live in when it comes to locality. But, when I was doing my research of similar properties in other areas, I found better properties at a much cheaper rate. Now, we are confused if we should go ahead and invest here in Banjara hills or move towards the IT hubs like Hitec city, Madhapur etc.

Q: I want to buy a property at Kolkata ( a residential flat) jointly with my son almost with 50 % contribution from each of us. My initial payment will be by breaking my bank fixed deposits and the balance payment from the sale proceeds of my property (flat) for which seller-buyer agreement has been done. My question is if my payment for the new property is more that what I receive from selling my present property (more than seven years old), then whether I can avail the Capital Gain Tax exemption u/s 54, even if the new property will be purchased jointly by me and my son. If I buy a property first at Kolkata investing from my own savings (Bank Fixed Deposits) and later on within a year I sell my Gurgaon flat and invest the sale proceeds investing in Bank Fixed Deposits, am I eligible for capital gain exemption, obviously if the buying price is more than the selling price.

Maybe it the appropriate time for investment in the L Zone under the DDA Masterplan 2021but the buyer should not forget that extra time on the real use of the schedule on the land require by the authority. Therefore drafting that you are Investing in these times you will have to sit small for for a few years for the investment to grow. Compare the housing property before buying.

Only listed society can to sell their property in l zone since they have been collecting only land cost to buy land. You can also compare the property and Delhi smart city projects.

Q: Hi, I am getting new Flat possession with in 2-3 months which is already delayed one year by Builder. In Final payment they are asking following: Maintenance charges (for 2 years) , Sinking fund (payable at the time of possession & finally handover to society) and Club membership (Payable on completion) My township has 10 towers and only 5 towers is launched and under construction. GYM, Swimming pool, sport complex like amenities are not started and as per them it will be grounded after complete township I believe 10 years later from now. HI! Yes DRAs Pritine Pavilion is one of the best homes in this area. The amenities are top notch. I have recently booked a flat there. I also enquired with ppl from that area and they say water supply is not a problem. Security is good in the apartments as there are many provisions for it.

Yes, you can convert the agricultural land into residential one. The procedure though is very lenghty. First, you will have to identify the reasons for doing the same. Secondly you will have to apply before the appropriate body in charge of the land records of rights and title or before the local appropriate jurisdictions collector/tehsildara's office where the said properties are located. You have to give the necessary details regarding the transactions along with the objective and by paying the necessary charges as stipulated by law. After systematic verifications regarding the zone and other property details as per the property records and after checking the needed compliances by the officials, the agricultural property could be converted into non-agricultural property. if needed you can consult legal expert for complying with the said proposed processes.
I think by default all lands are agricultural lands. Except for agriculture purpose, permission is required for non-agricultural purposes like Residential, Commercial etc. which is known as Land Conversion i.e. alter the status of land from agriculture to Non-agriculture.

Hi Arthi, I think you should take the permission of the municipal body for their non-agricultural plans. If the land was confirmed by occupancy right in the Land Tribunals As per Maharashtra act, Deputy Commissioner is the authority to issue conversion order. For other lands i.e. Patta lands, Tahsildar is the authority to issue conversion order.

Yes, Ghodbunder road ranks high on various parameters. Some of the key areas along this stretch include Kasarvadavli, Ovala, Bhayanderpada and Mira Bhayander. The stretch made a significant appearance on the Mumbai real estate map about 4-5 years ago due to its affordability and excellent connectivity it provides between Mumbai, Thane and Navi Mumbai. Since then, the stretch has become a hotspot for real estate activity in the MMR.

Ye to hona hi tha...........In spite of the directions, PACL has not taken any steps to refund money to the investors. So, the defaulters are likely to conceal of the whole of or any part of movable assets, namely money in banks, securities in demat accounts, mutual fund investments, etc., which are liable to be attached in the activities.
@Mritunjoy, But the company was arguing that it was selling land to customers and not investment schemes, and thus it was not subject to SEBI' regulations.

The Metro-2 corridor had faced opposition from those living on Linking Road between Santacruz and Bandra who wanted it underground. But as the project cost was estimated at Rs 25000 crore three times costlier than an elevated corridor. So, MMRDA decided to build an elevated Metro-2.
Because of this issue, The DMRC has been tied up by the MMRDA to prepared a detailed project report for Metro-I2 corridor and a meeting between the officials of the two agencies to discuss the same is scheduled on December 30. Let's hope for the best.

The complainants, however, said the company still owed them Rs 6286220. Unitech then gave an undertaking that it will pay Rs 10 lakh every month starting August 2015. In September, the complainants filed another application, saying the company has not obeyed to the commission's earlier order.

Yes, As per the society residents, the builder had not drawn a conveyance deed in its favor. Because of that there was no water, and the society had to obtain a connection at a higher rate in the absence of an occupancy certificate. Hi Sandesh, As of now, the entire Panvel, Nhava Sheva, Uran belt, up to Alibaug has already started recording a 15-20% increase in property prices, and some areas such as Ulwe and Dronagiri near the JNPT, have seen a 100% jump in prices over the past year. While some of this activity could be put down to the need for affordable plot/housing near Mumbai city. As per the real estate developers news of the proposed sea link will be a major factor in spurring investment in the area.
Hi Daya, But things can only get better for the locals, as the clearance of the Rs 4000 crore Sewri-Nhava Sheva project, a 22-km sea link connecting its neighbouring area to the mainland, has finally come through. Actually the reason is, International rating uses a global standard to measure the city. While some parts of it might be applicable to people of Hyderabad, it has more to do with MNCs and their employees. In comparison to other metros, Hyderabad offers a more cosmopolitan environment and a higher standard of living at affordable rates. Hi, It is clearly mentioned b y Rajasthan Lokayukta that more than 1,000 illegal multi-storied buildings whose building maps have not been approved by any local authority which is a serious matter and affecting the growth of the city.
It will be a appreciable step if the government is sincere in its efforts to control the illegal and risk-prone constructions in the city, then it will have to seriously examine the status of all such multi-storied buildings within the jurisdiction of both JMC and the JDA, for this purpose a comprehensive survey needs to be undertaken.

I know this matter and it came into highlight after Sachivalaya conducted a preliminary inquiry. In this inquiry it was revealed that there are 78 four-storied buildings which developers have constructed penthouses without getting the maps approved.
It is true. And after receiving complaints from the residents a physical survey of 200 four-storied buildings was conducted. It was found that 78 buildings have constructed penthouses without approval of layout plan and sold it to residents and they are earning extra money by selling these illegal constructions.

That is not the only issue that a developer has to face, once the passing of the bill in the upper house, restriction on sales without registration of a project and restriction on acceptance of deposits without registering the agreement for sale may also create funding troubles for the builders.
Hi Jitu, I think in current real estate market, having a standard rate of 70% for all projects may prove to be difficult for developers in projects with high land cost factor.

The real estate bill will also made registration mandatory where land proposed to be developed increases 500 sq-mt or number of apartments proposed to be developed increases 8. As per ICRA, there needs to be increased co-ordination among multiple authorities for quick regulatory approvals. Now, the real estate bill only has provision for penalising developers in case of delays beyond indicated timelines, but no magnitude is made in projects that face delays because of delays in getting approvals.

Q: I am planning to purchase a flat in Gina Shalom. Marketing person claims that kaveri water provision already provided and flats are getting water also. Can any one knows about that? HI Pitamber, I don't think that they will handover the possession within 2 months. As the initial possession date was in September'2016 but they are unable to handover by that time. Now, they are saying that they will give you possession by January'2017. I think this project will take one more year to finish. Check it out with your developers.
Yes, i am agree with Pranita........most of the property website has mentioned the possession date as on December'2017 and April'2018. I mean they must contact with the builder and update it on their website. They are the top most property portals of India so they will not give you the incorrect information. Try to contact your builder first.

Hi, As per MP Government, you have to pay 8 percent as a stamp duty and 1 percent as registration charges. Inside Bhopal Municipal Corporation Limits - For Open land i.e. Plot or Agricultural Land - 9.5 percent of the cost of the land plus 1 percent Registration Fee both as mentioned above plus 5 percent of 7.5 percent stamp duty as surcharge.
