The size of the apartment ranges from 1418 sqft to 5896 sqft. The price of the apartment in this project starts from Rs 1. 35 crores.

Looking for a resale property in this project but before that I want to know who all has approved the project and what all amenities are provided.
The project has got all the necessary approvals like it has got approval from BBMP and banks like HDFC, Axis, LIC, SBI, IDBI and ICICI. The project offers luxurious amenities like a 14,000 Sq. Ft. Clubhouse, Indoor Games, Outdoor Games, Swimming Pool, Landscaped Gardens, Children's Play Area, Health Spa, Amphitheater and much more.

Hi all, I am planning to book a flat in Amadeus. I've read a kind of mixed reviews on this forum about the property. A select few were even contemplating cancelling their bookings owing to certain differences that got developed of late (Total No. of flats getting increased, no BWSSB NOCs ,mediocre fittings, etc). They have increased the rates most recently and this makes me think twice for I haven't heard very encouraging reviews.
Hello Nagesh!!!!! I checked out through my known sources they also said the same but do not have any document -need to check with them while booking , generally builders say their land has very clear title and do not forsea any problem but while in the construction they will have some isses from land lords which will delay their construction to greater extent and possession of apartments become big headache so it is advisible that before proceeding for any further ...check the documents , court cases on the properties ete

Whitefield is one the most preferred locality in the city mainly because of the IT hub, The Export Promotion Industrial Park (EPIP) at Whitefield, one of the country's first information technology park - International Tech Park, Bangalore (ITPB). Recently opened a branch of Capgemini has also contributed to the rising demand for housing in this locality. The traffic snarls, a major issue and deterrent for investors, may get resolved soon.

I have booked a flat in Sanvi Phase II and Ive had a good experience with them so far. Booked 2 months back and I would recommend this to anyone for they are the lowest priced project in the area with such amenities.

The construction quality is decent and they usually deliver on time. A delay of a couple of months is usually anticipated from every builder (5-6 months grace time is the norm in the industry) as there could be a lot of issues when it comes to big constructions.

Right now the rate per sqft going on is Rs 3700 and the project is still under construction and it is expected to get completed by 2015 end. Project seems to be good with good floor plans and amenities, excellent connectivity and the price quoted seems to be okay. Construction quality is average.

Q: Amenities may sound world class and fascinating. But the apartment floor plan or layout was disappointing during the site visit yesterday. The 1740 sqft model flat just does not look that big. Probably bad planning or lesser carpet area - not sure. And the light and ventilation is not all that great. Overall I felt the plan is not justified to give a feel of a 1740 sqft big house, which probably is not the case with earlier Mantri properties. We decided not to go ahead with Webcity property as our current property looks more spacious than this though its only 1685 sqft.

Initially there were some complaints about their quality of work and delays but most of their recent projects have received positive reviews. Reputation can be made or broken in one project and if any real estate company worth its weight wants to survive the stiff competition, they would have to offer good value for money deal for customers. Sai Githanjali located in the Jayalakshmipuram area of Mysore is a good project but I think it’s already booked. You may get some resale deals.

The travel time from Silk Board Junction to Electronic City used to take more than one and half hours during peak hours. But the elevated expressway has reduced the commuting to around half an hour. With all due respect do not believe one real estate consultant before finalizing a property especially if it is for investment purpose. Central Silk Board Junction to Jayamahal Road is part of the five signal free corridors of Bangalore City. The project is definitely bound to act as a catalyst to increase real estate prices but the project may take a long time to get completed. As of now only the feasibility report has been conducted. The plan has been given a go ahead to extend the corridor from Central Silk Board junction via Forum, Adugodi, and Langford Road junctions to Vellara junction but BBMP officials are likely to announce new bids as older bids did not attract expected revenue returns. The project is definitely going to be delayed. There is no timeline when it would be completed.
According to a recent report in newspapers and confirmed by documents from BBMP, The civic agency invited tenders for the five signal-free corridors with a project cost of Rs 394 crore, but contractors have submitted bids amounting to Rs 732 crore. There is a negative feeling in the real estate circles about the possibility of such signal free corridors ever seeing the light of the day. I suggest you a wait and watch approach before buying any property along the Central Silk Board Junction to Jayamahal Road stretch.

@ Adnan. If you are interested you can buy a property in Silk Board. The property price is rising in Silk Board because of the close proximity to educational institutions and IT areas. According to the data provided by a realty company, the sale price has gone up by 26 percent in October-December 2012 quarter because of the huge demand from genuine buyers. If you are looking for a short term invest I would advice you invest in EC Phase I as the area is already developed and all big and branded builder like Ajmera, Concorde etc already have their presence in Phase I. But if you are looking for a long term investment you can consider EC Phase 2 as this area will take time for development and till now no reputed builders have come up with their project. EC Phase II is getting developed slowly and the real estate is also booming. Once the proposed PRR gets functional you can expect a good return from Phase II. :) :)

Whitefield is one the most preferred locality in the city mainly because of the IT hub, The Export Promotion Industrial Park (EPIP) at Whitefield, one of the country's first information technology park - International Tech Park, Bangalore (ITPB). Recently opened a branch of Capgemini has also contributed to the rising demand for housing in this locality. The traffic snarls, a major issue and deterrent for investors, may get resolved soon.

The price per sq ft is around Rs 7,000. The area for 3 bhk will be around 4000 sq ft and for 4 bhk it is around 5676 sq ft. Currently 3bhk and 4bhk villas are available.

I think it is quite a good project for end users...so if you have plans I would suggest you to move on..:) and also take care of the documents and other proof needed while you do booking.

Hey Nagesh, . grocery stores and chemists are all located within 05. to 1 Km radius. If you are interested in good take out places you can check out the country club and Total Mall which is also a good retail therapy destination.
SJR Palazza City is located off Sarjapur Road and which is a good area with state of art civic and private development. The area is close vicinity to electronics city which is home to some of the biggest multinational corporations and IT majors.

Hello people...I heard they have got bore-wells, and it is approved BMRDA. They are ot giving any discounts , the price is fixed. Very few units are available currently.
Confident group is a good developer. So far I didn't heard any bad review about this project. The expected possession will be by june 2014. When I spoke to sales guy, he told it will take 8 months more for completion.

Q: Were paying rent of 14000 and Agreement is over by Feb'14 and Landlord updated us in Jan'14 that he is increasing the rent , so we told we will not renew the rent agreement, will vacate the property within one month., But now he is saying I will deduct one month rent from Deposit as we have not Given him Notice of 3 months. First Our he didnt updated us till 15Jan increase of rent. Then Our rent agreement is over by this month so we thought we have to vacate the house, He also uploaded the advertisement on CommonFloor that His flat is ready for immediate possession. Agreement say in One line that We have to inform him Before 3 months. Thats it. My question is that Our agreement is over and WE are not suppose to give notice of 3 month and we gave him 1 month notice. 2. Agreement doesnt say that he can deduct the amount if we didnt serve the notice. 3. his mistake he is increasing the rent by Approx15% not by 10%. 3. What Can I do now

Hi Tamana, Yes ,you are right. Those places where BBMP planning to plant waste processing units will affect health & nature both. BBMP started establishing waste processing units in villages as per Revenue Department issued a notification identifying the village for setting up of a waste processing unit in June, the land acquisition process has just begun. So one such place is Arudi in Doddaballapur taluk where residents are gearing up to stage protest against the proposal to establish one such unit in their village.
Hi All, Yet another place from where BBMP is facing a problem is at Lingadeeranahalli in Banashankari 6th Stage as the site proposed for the waste processing unit is near B.M. Kaval reserve forest, the only urban forest in Bangalore. So BBMP facing a lot of problems & issues while proposing to set waste processing units. In some places people are protesting & some places are unique , BBMP has to think twice before choosing any land.

Hi Dipten, As per my knowledge, Karnataka High Court had directed the BBMP to install processing plants in all the 28 Assembly constituencies in the city to reduce the burden on landfills. BBMP is yet to take action, and it does not seem to be in a hurry to implement it either.
Hi Guys, According to me, people are blaming BBMP for choosing location next to their residence. When BBMP saying that people are not awared of waste disposal issues. Selling milk packets & plastic bottles to kabadiwalas are now a problem for BBMP. Planning to strengthen these plants along with the processing units in its eight divisions, the BBMP has given up the idea of developing new plants in each constituency.

Amplus Capital Advisors Pvt. Ltd has invested around 35 crore in a project owned by the Bengaluru based builder Jain Heights. The capital investment made by Amplus Capital is for Jain Heights’ residential project in Yeshwantpur, Bengaluru and will be focusing on acquiring the land required for initiating the project.
Work on the upcoming residential project is yet to be started and is in its design phase at the moment. A sale able area of 6.5 lakh square feet has been estimated based on the design proposal of the residential project.

The layout is only DC converted and has panchayat khata but due to proximity to upcoming prr, builder says this will come under bbmp limits in few months and will need to pay betterment charges. Whitefield: Around 150 new projects are coming up in this locality in next two years and also there are properties available in the secondary market in various price range. The rental market is also good in this locality. Electronic City: E City is seeing development from some big developers which is attracting buyers to invest. The area has over 100 residential projects coming up in the next couple of years. Hebbal: It is one of the gems of Bengaluru realty which gained buyer interest because of zero water woes. The real estate market is growing in this locality because of good connectivity, self-contained infrastructure and proximity to tech parks are other factors. Q: I hae bought a flat in a small aprtment of 35 flats (G+4 Floors). When all owners approached the builder for OC, he says, he never promised to get OC and he clearly says that he has deviated on the approved plan... What is the way out for us?

Q: I am looking for a ready to occupy, vaastu compliant, 3BHK Apartment/Row House/Villaments from premium builders only. I am flexible on the budget and area , ofcourse it has to be in the proximity of schools. My key requirement is vaastu and premium builders. Wondering why premium builders like Vaswani, Sobha, Prestige and Mantri never built vaastu apartments. Is it technically not feasible? The size of 2 bhk apartments ranges from 1252 sqft to 1369 sqft The size of 3 bhk apartments ranges from 1613 sqft to 1947 sqft The size of 4 bhk apartments are 2119 sqft Studio apartments ranges from 311 sqft to 354 sqft
Location wise the project seems to be good but I feel the price quoted is bit expensive. But the types of amenities they are offering I am ready to pay that much :) :)

Hi Navin, To clarify things I got in touch with an owner of the project after getting contacts from my friends circle. It looks like things that are written in the blog are mostly true. The main issue is the less land area during registration. they almost lost half acre ! against promised land in the agreement. Also the maintenance by Rohan is really bad as per him and Rohan started the maintenance even before many of them got possession and is in a hurry to hand over the maintenance. I will verify this once more... I am currently going through this blog where I found many details.. thanks Raghu

You have a very good budget range and good news is that you needn't have to go too far. In this budget you can go for localities like Whitefield, Bannerghatta Road, KR Puram, Electronic City, Sarjapur Road, JP Nagar and Bellandur.
I feel Whitefield is a better option. Whitefield is one the most preferred locality in the city mainly because of the IT hub, The Export Promotion Industrial Park (EPIP) at Whitefield, one of the country's first information technology park - International Tech Park, Bangalore (ITPB). Recently opened a branch of Capgemini has also contributed to the rising demand for housing in this locality. The traffic snarls, a major issue and deterrent for investors, may get resolved soon.
