The project is still under construction and it is expected to get completed by the year 2014. It provides modern amenities like Club house,Meditation area,Amphitheatre,Jogging tracks,Wi Fi systems,Water cascade,Home automation system etc.
The expected possession date is by end of 2014. The project is known to be approved by BBMP

Q: All the RENT agreements I have seen mention that the LEASE agreement is for 11 months. Why is it that eventhough the title of the agreement says "RENT AGREEMENT" the wordings in the agreement are"LEASE AGREEMENT".

Q: Hi, What is exactly BWSSB and KPTCL? How much the cost will come altogether in Yelahanka Newtown area. My builder took 1,75,000 as BWSSB & KPTCl charges. I'm staying in my apat for the past 6 months and the water is getting from bore well connection. Now the builder is saying that there is No Cauvery connection in Yelehanka. so i'm confused. It all depends on what the association members form as a rule.. And such rules are usually formed as time goes on.. because you never know what kind of issues children will be creating.. for example, in some apartments, there will be rules saying that kids should not be allowed to terrace or kids should not play cricket or other sports in terrace.. There may be 2 reasons generally behind this- one is that this is unsafe for children and the other is that higher floor residents will be annoyed of the noise. Sobha Indraprastha will have a total of 356 units and it has got approval from BDA and all the leading banks. They have revised the price again, now the price of the apartment starts from Rs 2.75 crores.

First, check which approbation authority's jurisdiction does the land fall into. For example GHMC, HMDA or DTPC. The panchayat has no authority to convert the land nor to sanction any layout. If the area falls in panchayat's jurisdiction then you need to approach DTPC. If you are planning to construct house, then you have an option for applying directly for house permission and paying the conversion charges included in the permission charges. firstly check out the jurisdiction and then apply for the land use. If it's not in reserve category then conversion of land is not a problem though it will involve some and lots of leg work. best is you can hand over to consultants who are experts in these matters, who not only save you time and energy, but lots emotions too. As per market reports, capital appreciation for high-end units in the west of Bangalore stands between 25-30% and the rental returns around 30%. According to key developers, all the different housing categories in the west are growing at an exponential rate.

Nationalized banks are not providing any home loans against B-Katha property.You can go to the sub-registrar office to get the site converted according to govt. If you want a home loan it is better to convert your B-Khata property to A -Khata. Some of the private banks provide home loans for B-Katha sites but at a much higher rate and shall have too many terms and conditions. Q: There is no shield to almost half of the parking area which results in to water ingress in to the area, splashing of cleaning water from the first floor to 8th floor, pigeon droppings, and heavy spillage of muddy water used by residents who keeps umpteen flower pots and ask the house maids to water them which they do so carelessly. They are offering three different size of plots like: 30x40, 30x50 and 40x60. The price per sqft is Rs 3500 and Rs 3800 and the price is a pre launch offer. The project is in pre launch stage.
The project is located close to Garden City College in Batrahalli Village, K.R. Puram, sprawling Confident Lilian is spread over 15 acres of prime land. Process is underway to get approval from BDA (Bangalore Development Authority) for the land.

The current price per sqft going on is Rs 4200. K R Puram, have been listed in the top ten Indian realty destinations in a Knight Frank's report. The area is included into BBMP and huge developmental activities are going on. Hence, K R Puram has the higher appreciation for lower investment today. The average price realization at KR Puram is estimated to touch Rs 6,200 per sqft.

KR Puram is located on the National Highway 75. The Baiyappanahalli metro station is just 3km away. The proposed Peripheral Ring Road, metro connectivity and widening of the Old Madras Road will also improve connectivity which is increase the demand. To shower the economically weaker sections of the society with a gamut of economical houses, the Karnataka State Government will give a green signal to the policy of affordable housing. As a support to the move, the state-run Housing and Urban Development Corporation-HUDCO had sought incentive to promote private sectors to play an active role in the scheme for affordable houses for the poor.
In view of credit risk, high capital cost and increasing inventories, the government has ensured to provide the private developers and community borrowers with every financing option to meet with the objective of affordable housing. Furthermore, the private sector will be allowed with the leverage of external commercial borrowings to fulfill the concept of affordable houses, since the stakeholders face a number of financing challenges because of unavailability of long term finance at a cheaper rate.

Q: Hi friends, Any buddy visited SJR's new project Hamilton Homes and Parkview Homes near Hosa road? I visited yesterday, as per the plan it looks to be good projects but I felt rates are little higher side considering projects are little interior and there is nothing else right now. Though they have some plans but I am not sure when will they do it. If any has booked any apartment there let me know the rate they have offered you. We are planning to book couple of apartments. Just because there is nothing else nearby and we are not sure how long it will take to develop that area, we are holding our decision. Any information related to SJR hamilton or parkview will be helpful for us to take decision.

Hey Jignesh, Did you book any apartment there? Are you aware of any one booked any apartment there? I doubt is since they have other projects running, which yet to filled will they be able complete it by 2016. Considering currect state, I felt it is bit interior and per sqft carge is more. Also they are asking for 20% down payment wich makes me rethink because what f they will not complete it by 2016 and my money get blocked. Would love to know more from other experts and frinds who has alorady bought flats from SJR builder, their experience with SJR.

My dad wants to invest in KR Puram but I do not feel it is a good choice to invest in KR Puram because KR Puram does not have any IT Park. Need expert advice.
People work in Whitefield and Hebbal ( Manyata Tech Park) prefer to stay in K R Puram as the area is easily accessible and there are properties still available at an affordable price. I think your Dad has taken the right decision and it will fetch him good returns.

@Neha, The price per sqft they are quoting as of 20th September was Rs 3200 and the possession date is by 2015 December. The project has also got approval from BBMP till 9th floor and they will soon get get the approval for the rest 5 floors.

Towers 1 and 3 are circular with G + 20 floors each while the central tower 2 is rectangular, each G + 21 floors. There are 4 homes on each floor in the circular towers and 2 on each in the rectangular. The number of simplex apartments in the circular towers is 84 each and in the rectangular tower 40.

As far as I know for cooks, there is nothing specific and you may need to sign up with an agency providing domestic cooks.

Apart from the gymnasium there is basketball court and Badminton court for the sport enthusiasts. Hey dude, Firstly congratulations of short listing Suncity Gloria as a potential home in Bangalore. I have been living in Suncity for the last four months and it has been a great living experience.
Clubhouse is an important extracurricular activity hub and considering that not many families have moved in, the amount of buzz that keeps happening in the clubhouse is worthy of praise. Last week there was an art and craft workshop on weekends.

Hi Bhargav, I have been living in IDEB Springfields for the past one year and using BSNL broadband. I see no problem with the speeds or network connectivity. Most service providers cover Sarjapur now because it has a good corporate presence. Hey It is best that you check with your immediate neighbors to get the best deal. I am not too sure about how internet dongles use the network but broadband connectivity of Airtel, Reliance and BSNL is all up to the mark. Feel free to choose according to your plan and schemes.
Yes totally agree with the above member. No such issue in IDEB Springfields as far as internet connectivity is concerned. Multiple service providers are active in the Township and most of them have good network and connectivity.

@Bhargav: You can choose according to your convenience. Signal strength is good here because of two main reasons. One is that there is large number of open spaces which allows far more signal strength and secondly most of these companies have good networks in Sarjapur as they offer the same to various corporations in Sarjapur and the IT city.

@Srinivas, you can check out markets at Sompura gate and near Sarjapur police station. Citilights Seasons is still work in progress and by the time the township gets ready for possession, there is a likelihood of good markets coming up near the complex.
Hey the area near Sardar Patel School and Sarjapur Attibele road also offer new up market eateries and coffee shops and modern day retail stores.

Hey Sarjapur may be getting developed as far as real estate projects are concerned but the area boasts of good roads and easy transport facilities. A lot of working professionals working in various IT parks and other corporations are choosing Sarjapur as their preferred destination for residence due to this very reason.

@Bhargav: Yes of course common pets are allowed in Springfield Apartments. Although there are not many byelaws for keeping a pet in the Township, a certain minimum guarantee of having treated the pet with adequate medication is expected. Police round up along the Sarjapur area is pretty decent and the area has been largely free from crime. The nearest big road from Fortune Surya includes the B. Hello Srinivas, Fortune Surya is pretty safe and as a resident I can vouch for the safety mechanisms in place. The Township has an outer boundary wall and an entrance gate with 24/7 security guards. No unwanted person is allowed to enter the Township unless invited by the resident.
These buildings also have a well devised security layer covering Fortune Surya as well. Overall security is quite good and you will not have any problems

The area has no evident history of any theft or vandalism although this hasn’t deterred the various Townships to employ state of the art security mechanism in their projects in the area. Located between Hosur and Whitefield, Sarjapur has good police patrolling all through the day. You can drop your security concerns as the region is quite crime free and offers a good living experience.
@Soundarya: Sarjapur was initially more of a corporate space with offices and commercial buildings. With the influx of working professionals the area has witnessed a realty boom as it offers good location close to the various tech parks while being safe and crime free at the same time.

Each Township has its security mechanism but the area is largely free from theft. With increasing population, small crimes can increase but being a sensitive area close to various corporate offices and government commercial centers, there is adequate police cover.
I think overall Sarjapur offers a good living experience free from crime and theft as compared to other regions of Bangalore.

The project has been approved by BMRDA and banks like Axis, Canara, HDFC, ICICI, LIC Housing Finance. The plots are ready for registrations and villas will take 12-14 months to get completed. There will be four types of villas Yellow Lotus, Pink Lotus, Purple Lotus and White Lotus. 164 units will be there in this project.

The project has got approval from BDA and banks approvals are under process. They are planning to launch the project after BBMP election this month.

Nandi hills is far away from Bangalore. It will take a long time for projects to pick up there. According to me the locality is good for long term investment purpose as the locality is slowly and gradually developing but definitely it is going to take some time. Home buyers who are into business or have good money are buying or investing in this locality.

The current rate per sqft going on is Rs 3950 and the project is expected to get completed by another 3.5 years. Yes Cauvery Water connection is there as well as bore wells are also there. The project is spread over 16 acres of land with 1090 units with a combination of 1,2,2.5 and 3 bhk apartments. The project will have 10 block, two towers and B+G+14 floors.

Nationalized banks are not providing any home loans against B-Katha property.You can go to the sub-registrar office to get the site converted according to govt. If you want a home loan it is better to convert your B-Khata property to A -Khata. @Srinivas, Yes I feel so... Jayanagar is one of the best well known locality in Bangalore. I know that the price trends in Jayanagar have fluctuated in the past few years, but the locality has seen a constant appreciation. The main reason for investing in this locality is the close proximity to the various facilities & localities and the center of Bangalore in particular.

CA sites means Civic Amenity sites which are usually used to build parks, playgrounds or any other public utility service areas. But here BBMP is planning to covert a CA site into dump site :( :(

According to sources, in the past two years, the residential plots have witnessed nearly 100 per cent appreciation in capital values :) :) The property price has seen an upward trend in this locality due to increased demand and limited supply.

Bengaluru is also making efforts to become one. The concept of smart cities is to build smart townships to which few developers of Bengaluru are coming up with projects. Such townships are targeted at meeting all the required features and facilities as of a smart township.
I came to know that the Karnataka government in 2014 proposed three new smart cities around Bengaluru that will not only develop the cities, but will also decongest the IT city. These cities are Tumakuru (Tumkur), Devanahalli and Ramanagaram. A few other cities have also been proposed by the state government for smart city tags in Karnataka.

Nationalized banks are not providing any home loans against B-Katha property.You can go to the sub-registrar office to get the site converted according to govt. If you want a home loan it is better to convert your B-Khata property to A -Khata. Water is an issue everywhere in most areas in Bangalore! It isnt specific to Sanvi alone. The very fact that there are 2 bore wells here is pretty good given that most flats dont have water at all. Cauvery connection will be there I suppose. Anyway BWSSB is laying pipes for that in Whitefield experienced a lot of traffic due to that! With Cauvery and tankers (for the worst case scenario), there shouldnt be any problem. I found the flats pretty good and expect the price to appreciate once the project is completed.
Two bore wells is not at all sufficient for 2015 apartment. Moreover it is a ready to move in project, so do you really think they are going to give OC for this project?

Hello Brijesh , For water supply, currently 2 bore wells are there. For 215 houses its not sufficient. Whitefield as a whole is dependant on Tankers. Sanvi does have a cauvery water connection , but the cauvery pipeline has still not reached Whitefield. Hope this helps you out. Water charges will be included in the maintenance charges.

Q: Tata Housing is planning to develop 20 million sq-ft. land in 8-cities including Bengaluru, Delhi-NCR and Mumbai over the next few yrs.

If i am not wrong, a total of 250 units will be made available for sale through Facebook by the company from October 26-28, and will be priced between Rs 29 lakh and Rs 50 lakh. The additional land measuring 20 million sq-ft. will be developed by the company in 8-cities including Bangalore, New Delhi, NCR and Mumbai over next few years.
The online sales of property has not picked up as of now but still company is hopeful and going to launch 4 more residential projects during Oct-Dec, 2015. Till date they have been able to sell only 2000 units through online platform which includes even less than 10% of the company's total sales.

I do not think you can avail loan from SBI for this project because only PNB has approved the project. There will be a total of 257 units and G+1 floor. BMRDA has approved the project.

Another much awaited demand is of an increase in deduction against housing loan interest. Right now, the interest paid on a home loan of up to Rs 2 lakhs is deductible. It is hoped that the limit is further enhanced to at least Rs 3 lakhs. .This is clubbed along with other deductions under Section 80C. It is believed that a separate deduction will be provided against repayment of the principal amount on a home loan.
How can you forget about the long-pending demand is a reduction in stamp duty on the purchase of property. Buyers will be more than willing to declare the entire purchase consideration and pay stamp duty on it, with a reduction in stamp duty This will increase in the revenue collection of the government.

The price of 2 bhk in this project starts from Rs 31 lakhs and the cost of 3 bhk starts from Rs 40.61 lakhs approximately. As far as i know the project has got approval from Bangalore Development Authority.

The project offers only 3 bhk villas and the price ranges from Rs 67 lakhs to Rs 1.16 crores approx. The estimated possession date is by 2018 end and it is a BMRDA approved project. You can avail home loan from banks like HDFC, LIC Housing Finance and SBI.

I would suggest you not to go for an apartment where you already know that one floor is illegally built. Q: Need to do khata transfer from deceased to legal heirs for property in below condition. Property was allotted to person from Muda and that person is died now and the immediate successor his wife is also no more. Now they need property to be transferred to their daughters who are actual legal heirs and then they will sell the property.

Hello Siva, You need to file a mutation application before Tehsildar or SDM revenue area to delete the name of the deceased giving date of death along with his or her death certificate and stating that as daughter and son you are his or her legal heirs so your name be recorded in his or her place as his or her heirs. Death Certificate, documents if any show that she is the daughter of the deceased person such as extracts of family register etc.(if none then affidavit).
