Hey, despite construction of all the overhead tanks, there is a severe scarcity of water even in Bengali Colony. These tanks are empty or only half-full most of the times. Despite drastically increasing the monthly water tax from Rs 30 to Rs 220, the IMC has failed to live up to their claims of 24 hours water supply, for all 7 days of the week.
Constructions are going on now to improve the water condition in areas like Bengali Colony. Yeah, it depends on the square foot area of the built-up area. The average square foot rate of the 2BHKs in AB Road is Rs 2300. So for an average 2BHK apartment of 1000 square feet built area, you will have to pay a total of Rs 23 Lakhs.
Another thing you must keep in mind is that the ratio of the carpet are to the built-up area of the apartment must be low. I’d suggest that you invest in this project for your own family home, as I can see only families living in any of these villas. There are plots available also, so you could also consider buying one and then building your own home. The property has been approved by the Indore Development authority so I think its good to go. I have a feeling that the Metro rail will be functional earlier than 2019 as the government have said that it would only take three years for the Metro to start functioning. If you were to buy an apartment, you can take possession by june 2014. It obviously has all the necessary facilities, and I think you will find it to suit your needs. The only probable discomfort would be that older people would find it difficult to commute up and down if you are on a higher floor, even though there is an elevator. Hello there! Yes, Amitesh nagar has immense problems in terms of garbage disposal and drainage. Choked drains is posing as hazardous to health and this is worse when the water supply is getting mixed with the drain filth. Complaints have been registered to the corporation countless times but there has been no action or even response whatsoever. This is especially frustrating because the sweepers in this area collect garbage from all the areas and throw it right outside the main gate. Finally they took the opinion of the public before the clearances for this project was given! Because of the mishap of the BRTS service in Indore, people are very agitated. That's why the state government felt it necessary to see what the public thinks they should do about the situation. Many think that flyovers in the corridor is the best way to avoid traffic. The brts corridor is supposedly going to be situated in the middle of the road so it will be easier if other traffic can take the flyover route. Now the plan is to actually increase the forest cover on the banks of the Narmada because otherwise the supply of water from Narmada is getting very expensive. Reforestation will help build the ecosystem thereby increasing water levels of Narmada and 6 to 8 crores doesn't need to be spent at the main pumping station in Jalool. Plants will absorb pollutants like nitrogen and phosphorous and convert them to nitrogen and nitrogen dioxide gases. Climate change will alter the river's hydrology! Which is totally unrealistic! I Get that there's a lot of excitement when it comes to these sort of developmental projects but I'd like to know why the focus isn't even in the main city. It is only in the outskirts in all the 'prime' locality areas suited for real estate. Aren't the buses supposed to serve the purpose of transporting people from one place to the next? Apart from this they also have plans of constructing a flyover in Bengali square and cleaning up of ponds like Hatod and Asravad Khurd. Some old buildings that were in a bad condition actually collapsed for god's sake! And the 'very prestigious' BTRS corridor has inundations now. All 11 km of it. Many angry residents called the IMC office to do something about all this. But nothing has been done yet and it so difficult to commute to any part of the city. Other than these there are also new tractor manufacturing units coming up in Dewas and Bhopal, both close to Indore. So there is a major possibility that these plants will get their component supplies from these auto part manufacturing units in Indore only. We are hoping to look at a 25 – 30% growth rate in the next few years. They don’t have much of a freshness bracket, and once you cross that time frame, they are just spoilt goods. You might as well look into other gated communities if you're thinking about moving soon because this is a relatively new project and will probably be completed only by Jan 2016. there are only 2 and 3 bhk apartments that they've come out with till now. Hey that’s correct Shanti Dham is a gated community and these people are offering good amenities also. I was going through their brochure they have private garden/terrace, swimming pool, clubhouse, gym, shopping center, maintenance staff, and so on. So, if you see amenities wise it is not a small gated community, but not too many units so that satisfies your criteria of small gated community. Now the police in Palasia are combining with Khajrana and Kanadia to really do a good job of making the locality safe and free from violence. The square connects many places like Sanchar Nagar, Manawta Nagar, Gulmohar Colony, Kanadia, Bengali Colony etc to Ring Road. That's why so many people come here and make a nuisance for the residents.
