Tenants are charged excessive amounts for water and electricity. Ask any question and you will be served evacuation notice. Property dealer or owner will not tell tenants about the Tripartite agreement that enables society management to do so. Tri-partite agreement is a fraudulent tool in the hands of management. Beware prospective tenants. It is an expensive discriminatory place to stay. Choose only if you are gutless.

There are above 750 ready to move in flats already up in this region. For now, the major concern for the residents of RNE is poor connectivity and traffic issues. Hi Harshini, according to me if the documents are not proper or are not delivered within stipulated time, then the token amount should be given back.. However, in today's world everything is inclined towards corruption.. As far as I have seen, the rates in Sector 37 have been around Rs 3500-4500 for over 2 years. There is not much hike in rates. I would not suggest you to invest there. Vibhor when we check the graph of last year, the residential property market in south Delhi has shown only marginal appreciation in capital values and rentals. And i feel that due to revision in circle rates in various zone, this is could have increased more. So the demand and the supply table is more or less constant .hmmm i do not think there will be me a much change on real estate market of south delhi.

Q: Builder got approval for 4 flats only from corporation. Ground floor for parking, 1st floor 2 flats, 2nd floor 2 flats. However, he constructed one more flat at ground floor, which is not in the approval. But I am buying the flat 2nd floor, but in future, if the corporation comes and find the ground floor, will they ask the builder / owner to demolish the full building or only the ground floor which is not in approval? According to me, it is not safe to buy a property in this project as he has illegally constructed a flat in ground floor which was kept for parking. Hey @ Shree they are quoting Rs 18000 per sq ft as their BSP. You have to pay additional price for parking and maintenance . They have two payment plans as per my idea. Down payment and Flexi. About banks HDFC and ICICI have approved the project and you might get 75% home loan.
@Pavan even I have faced the same issue then I confirmed it from the sales executive. They said it is in 2016 end . They need 3 years for completion.So let see what is the update after 3 months !! :P

Hi Mr Jeet Bhaskar, As per sources, the real estate sector, that was very unhappy after the government gave a miss to the project in the Union Budget, appears to be positive about this new development. The Government's preference to develop 100 smart cities by 2022 will assume a major part in molding the development of urban India. With spotlight on making better and more supportable infrastructure, this is unquestionably a move in the right direction.
@ Mr Jeet Bhaskar, In my opinion ,infrastructures need to be more supportive & upgraded.So that amenities depending on the infrastructures will also be modified by this. Because even today amenities like clean water, power & waste collection are thought to be luxuries in many parts of the country. Moreover, the real estate industry and its unified sectors will get the required boost. Having said that, we accept the unity between the Government and different partners from the private sector needs clarity at this stage.

hello, This project is actually partially completed. The 2 BHks are completed and ready to move in while thetwo towers of 3 &4 bhks are under constructions.
yeah and looking at the floor plan you will understand that the project is quite nicely planned also.. the houses are big and spacious as the 2bhks have a size of 1200 sqft and 3 bhks are 16650 sqft.

Those who are waiting for DDA to announce its biggest housing scheme this month end, the authority wants to introduce that for the first time the Authority has proposed to withhold ownership rights to successful allottees for five years.
The applicant will be given allotment and possession letters which will allow the allottee to stay in the flat. After five years the allottee will be able to execute conveyance deed of his apartment and get full freehold rights of their apartment, after which the allottee will have the rights to put the flat up for sale in the market.

Well Nikhil, this is in ayanambakkam which is in Mogappair west extension. This is a 10 acres township with about 200 well planned apartments. I think that the apartments are in close proximity to the Anna Nagar which is a posh area in chennai and is well connected area.

Hello Everybody!!! We all know that the government has recently identified 98 cities for the Smart City Project. But funding for these projects and its execution will be a major challenge for companies. There is no doubt that this mission is expected to improve the quality of life for citizens of these cities. For government, the focus is on sustainable and inclusive development and the idea is to look at intensive areas and create a exemplary model.
But Abhijit, i think that it would be better if the govt's focus on smaller number of cities first and then developing them as model for others going forward. Under the mission, it will be operated as a centrally sponsored scheme and the centre will give financial support to the limit of Rs 48000 crore over 5 yrs, which is on an average Rs 1000 crore per city per year. And an equal amount, on a matching basis, will have to be contributed by the state and urban local bodies.

Hi Akash, I heard in news that, YEIDA CEO PC Gupta said due to ongoing farmers agitation for the last two years, development works had come to halt. Keeping that in mind, the state government had formed a committee under the chairmanship of cabinet minister Rajender Chowdhary.
@ Mr Akash, Due to farmers unrest, development projects and housing projects of several developers have delayed. With speed up in settling land dispute issues, the real estate players have also heaved a sigh of relief. Yamuna Expressway region in terms of real estate and home aspirants has a good option. If compared to other parts of NCR, this is the only region, which is offering cheap homes with world class infrastructure.

Hi Ankita, As per the 346 Flash Report of August 2014 released by the Ministry of Statistics, out of 720 central sector infrastructure sector projects costing Rs 150 crore and above, 295 projects were delayed. The original cost of the 295 delayed projects is Rs 5,48,838 crore and anticipated cost is Rs 6,50,274 crore, thus leading to a total cost overrun of Rs 1,01,436 crore.

The HC has already made it clear that the court would not spare anyone, however prominent or mighty that person may be, if found faulty in the case.

Hi Mr Vibhor, According to me, even in not so prime areas such as Chittaranjan Park, brokers say apartments that were quoting at Rs 2.4 crore are now available for Rs 1.8 crore. While piling up of inventory is a major culprit, the recent decision by the government to increase circle rates in the capital has also impacted sales. Buyers clearly have the upper hand, and are negotiating favorable payment terms of up to six months from the standard three months so far. Many buyers and investors are waiting for further correction.
@ Vibhor, Also, people do not have the kind of confidence on getting returns from real estate that they did earlier. That confidence is back in the securities market but not here. As a result, a lot of residential apartments in areas such as Vasant Vihar, Defence Colony, Greater Kailash, New Friends Colony, Panchsheel Park and Gulmohar Park are lying vacant, increasing the stress. Some brokers say the situation is showing signs of improvement.

Hi Bhaskar, Using its powers under the RTI Act, Information Commissioner Sridhar Acharyulu directed the Chief Secretary to have "serious look" at the policy of circle rates and put them on the website. Expressing concerns over impact of poor land valuation on the RTI Act .The Commission finds in many cases before it that several public authorities are escaping accountability under RTI by showing value of the land given to them by the government as 'commercial value' which is an open lie as every one knows the real value would be thousand times more than what it was shown to be.
As per my knowledge, several hospitals, sports clubs, cricket associations are claiming that the land was given to them at commercial rate, simply because the state does not have any document to say that they have properly assessed the value of the land in a particular area.

Hey Raj roy, As per news, high cost of Rs 7 crore looks to be holding back the demand of Delhi Development Authority's 152 premium flats in Commonwealth Games Village. As per sources ,DDA may need to bring down the cost as it has gotten sincere cash for under 15% of the flats that will be sold on July 13 & 14. But,it will resolve after the 1st round of auctioning.
@ Raj, According to the DDA , they were seeking after a decent reaction yet the unfortunately real estate market is down. The bad response could likewise because of the high unit cost. In my perspective, both time & cost are might be the key reason behind this issue. Timing is bad as well as unit cost is high .

This project offers 2BHK, 3BHK & 4BHK apartment, area ranging from 1050 sq-ft to 2500 sq-ft. Builder quoted price is around 3300/sq-ft. Expected possession of this project is around 2020 March.
Hi Ravinder, As per sources, this project has spread over 5.5acres of land. This project is coming under Colors Housing Society project, which has spread over 50acres of land. Colors Krisha Heights will have around 600 units in 10 towers, having G+15 floors. Currently the land is under DDA land pooling policy. It is expected that construction work will start around 2017. Once the construction will start, builder has to give possession with 36-48 months.

On the other hand, we may see pickup of sales in the affordable housing segment in 2016 due to reduce of interest rates. The high end segments will take time to recover. Some cities may also see major growth due to increase in urbanisation and industrialisation coupled with the government's smart cities initiative. So one has to be city specific to take a well-informed call.

Hi, Resale units are available in Rs.5500-5700 (Ready to move in) and Rs.5100/sq-ft. (for possession not delivered unit).
@Hritwik, Someone quoted me rates of Rs. 4600 to 5000 on 30th Jan and now the rates are Rs. 5500 to Rs. 5700 now, difficult to believe rates gone up by 500 to 700/sf in just 2 month.

But remember that this incentive is proposed to be extended to a house property of a value less than Rs 50 lakh in respect of which a loan of an amount not exceeding Rs 35 lakh has been sanctioned during the period from the April 1, 2016 to March 31, 2017.
It seems to me that this tax incentive will encourage first-time home buyers and increase the demand significantly. After passing of the finance bill by Parliament, the amendments in this regard in the Income Tax Act will take effect from April 1, 2017 and will, accordingly, apply in relation to the assessment year 2017-18 and subsequent assessment yrs.

Hi Praveen!!! It really sounds good. The revised plans of these 23 cities, including 15 capitals, would be estimated by May 15 this year and those meeting the benchmark set by the winning cities in the first round of Smart City Challenge Competition will be announced for extending central help.
Cheers for those 23 cities. Since only 12 States and UTs were represented in the first list in which Bhubaneswar was ranked number one and Bhopal stood last in the first list of 20 mission cities announced earlier on January 28, 2016. The Ministry offered another opportunity to the unrepresented 23 States and UTs to participate in Fast Track Competition in pursuance of the principle of urban transformation across the country.

Hi friends, I have some information about this builder as i have inquired about this project. Morpheus developers have completed one project in Noida, Sec-78 which is Morpheus Greens. Their second project was Morpheus Bluebell which was initiated in 2010 but its construction is still going on. It had one more project as Morpheus Violet which stopped after few months of its launch. So, before taking any decision check all the due diligence for a safe riding.
According to me, you all should create a WhatsApp Group and take the advice of a legal expert or should file a case in the consumer redressal forum for deficiency in service and ask for the compensation. Builder is responsible for the delay and should pay the entire amount along with interest.

Yes, i heard about this organisation and the main focus of the federation is to speed up the process of Land Pooling Policy which is currently stuck with Delhi government. Federation extensively runs several activities and take initiatives to connect the housing societies and developers to the government and DDA, as the development of Delhi totally depends on how these three powerful entities work hand in hand. The federation is striving to bring all respective LPP stakeholders under single umbrella, as there is a pressing need to notify this policy.
Main objectives of FEDHSDD is to 1) promote housing societies & developers under land pooling policy in Delhi and facilitates the operation, 2) to organize conference conventions, seminars etc. relating to housing and allied matters, 3) To raise funds through bank loans and from other means, 4) to increase the social and economic benefits of the members of the Federation, 5) to provide legal aid and advice to the members of the Federation, 6) To take up the matters relating under LAND POOLING POLICY of the housing societies/ Developers with the Central and State Governments, local authorities and other public bodies etc.

Hi Maneesh!! Tax deducted(TDS) from payments made to seller shall be deposited to the government treasury within 7 days from the end of the month of deduction. Q: I bought a re-sale(First re-sale) Flat in Dwarka Sec 23 in May 2017. The Flat was alloted to the original seller in Dec 2016. There was no property tax payment till date. My question is 1.should there be no property tax prior to dec 2016(FY 16-17) as the allotment took place in dec 2016? 2.If at all there is property tax for FY 16 -17 then is should be pro rated from Dec 2016 to March 2017? Hi Santosh, You should all those documents before buying the flat. Did you make the full payment to the seller. If yes, then it now depends on the seller, if he is ready to pay you the due property tax then its good for you. Otherwise you have to pay the due property tax before registration of the flat.
I think you should take the advice of a legal expert in this matter. If will guide you in a proper way. Otherwise, you have to conveyance the original seller for paying the due property tax.

Q: None of the bank is providing new home loan for this project as the builder has not cleared dues of 12.54Cr of Greater Noida Industrial Development Authority(GNIDA) and list of defaultor builders posted dated 12-feb-2018 on GNIDA website. Attached copy of the same. See page no. 7 Sr. No. 88. Only NBFCs like Indiabulls, DHFL, IIFL are funding to this project as they donot have boundations to follow RBI rules. This was found by one of the bank during due diligence check of this project. If you want to verify this info then you can get it check from any of the bank. Since they have taken this land on lease from GNIDA with construction linked plan so if pay Rs 1.88 Cr then their payment schedule will get revised. Then only any of the bank will consider new home loan application. The major effect of this issue is on getting the completion certificate of this project from GNIDA which they will not issue untill dues are cleared as per payment schedule. If the builder provides possession without clearing dues then also GNIDA will not do registry of this property. This is the current status and update as on 07-Oct-2018. IF ANYONE HAS ALREADY BOOKED THE FLAT OR GOT ALLOTMENT THEN PLEASE SHARE THIS INFO TO ALL TO CREATE ALERTNESS NOT TO RELEASE THE REMAINING PAYMENT TO BUILDER UNTILL ALL DUES ARE CLEARED FROM HIS SIDE. ALSO WE SHOULD CREATE A WHATSAPP GROUP OF ALL ALLOTEES & THOSE WHO HAVE ALREADY BOOKED THE UNIT IN THIS PROPERTY SO THAT WE COULD GET LATEST UPDATES ON THIS PROPERTY BY SHARING INFO TO EACH OTHER. Hello Piyush, In India investing in real estate has always been a great steps for Investors. residential property consist more preferable than others. You can give a residential property on rents to a family. This will generate income for you. In future you can resell it and earn profit. You ca also live in that residential property if it is up to your mark.
I am agree with Tushar. If you are planning to invest in property in Gurgaon, you can choose residential or commercial. if you choose it wisely, you can get good returns on your investment, higher capital appreciation, fixed income benefits and many more. But if you choose without concern or any due diligence, it can be risky. There is a huge chance to loose your hard earned money.
