Q: Hi, I entered into an agreement for purchasing an under-construction flat (PAN Oasis, sector 70) with the seller. I paid almost half the money and in the meantime kept builder in loop. He assured me that third party transfer is taking place, only transfer fees have to be decided. He has accepted the form, affidavit and request. Now he called me and told that it can't be done. What should I do? Please help.

Q: Hi Gents, i booked 3BHK in Nirala Estates 2yrs before and gave 10per booking amount that time .Now builder sent me a demand letter of 30per payment + interest @18%/annum for the complete period of 1yr 6months when noida extension was not bankable .Even though as i came to know that builders are increasing the floors in planned buildings and there are some other issues as well which wont allow the builder to ramp up the project .This demand letter also have a clause that in condition of non payment builder will cancel the booking so i am totally in dark what should i do in this condition ,please advice experts !!!!

Hi guys, I heard that the work has been stopped for now. A joint inspection was carried out by stakeholders They have listed 35 traffic-related works on the expressway and many of these works including the overlaying work are yet to be started. Even they have not taken any step in order to popularize smart cards.

Parker Residency 2, TDI City, Express City, Gaur City, Ansal Green Escape, Tulip Grand, Omaxe Heigt, TDI Kingsbury, are some of the projects in Sonipat. I feel Kundli is good for inevsting.. Hi, Bhiwadi, Dharuhera and Neemrana are all investment destinations and have special economic zones so they are all investment destinations..so if you want good returns you can choose any of them. But if you are looking at end use..you will have to wait say another 5+years or have a job at the japanese or korean zone here.

Ireo The Corridors in Sector 60A Gurgaon is available in prelaunch stage. It is an upcoming township having around 2000 apartments. 2 and 3 bedroom units are available now. Currently the rates are Rs 9500 per sq ft.

I have a different opinion, my frnd has invested in this project and interesting is that builder has gone ahead and given possession. Sector 17A in Yamuna Expressway is clearly becoming the first and leading Sector of YEA as both Noida International University and Galgotia are already operational.
Hi according to recent price list,they are quoting Rs 3750 per sq ft, for beach view they are offering 5 % add on to the basic and for park facing or corner, it is Rs 25 per sq ft more .

Actually there is a news came up, that an area has been added to to NCR. There are two new districts that came up i.e., Bhiwani and Mahendergarh in Haryana and Bharatpur in Rajasthan that have been included in the NCR club. Also according to the news, there are two more districts Karnal and Jind which are waiting for approval of including in NCR

Even i want to add one more thing is , Crossings Republik contributed in constructing two underpasses on NH-24, near Sector 62 and Kala Patthar, which has helped improve the traffic flow on this national highway.

Sure , they are quoting Rs 17000 per sq yard. This is a good project, more over if you do not use it , you can always sell in higher price.

Look, each and every place has to have an employment generation sector, or else, what will drive the demand.Similarly, you two knowledge park 4 and 5 nearby. You also have, Greater Noida Industrial area within 10km or so…. and sector 10 is also close by, where commercial shops are there… so there are good employment generation chances… i would say better than sector 2…

Yes, even I have heard the news that developers of highways may have to wait longer for a bailout programme where the government had proposed to revive stalled projects. So untill they get the approvals the construction of the projects will not be stopped!
True Mr Anil, I have read a report that the ministry and the Planning Commission have objected to a key suggestion on delayed payment of premium, or the money that highway developers have committed to pay the government at the time of bidding for the projects.

Yes..you are very right Mr Ahmed.. but this is in soft launch phase as in just proposed and the paper works are in process.. they are looking at banks for loans but guess that will take time. But anyways you just have to pay 20% of the amount and the builder takes care of arranging the loan for you... so be assured that u will receive help regarding loans...

Hi vikram, this is a new project in the government approved noida sports city planned in sector 79. The builder is good and has delivered a couple of projects in indirapuram and has another 2 projects in noida and noida extension that are nearing possession possibly in another 3-4 months time. In this soft launch phase, this new project by exotica builders is priced at Rs 4300-4400 per sq ft.

The committees will maintain the records of how groundwater is being utilized at builder construction sites in NCR.

Hi Mr Goyal, According to me, new airport here is likely to be a shot in the arm for real estate development in the region and could bring home sales back to life, which have been withering over the past couple of years. Noida lost out over the years purely because it was far away from an airport. A new airport will surely bring in corporate demand with more companies considering it as a secondary location which is cheaper as well. With that will come in more demand for homes as well.
Hi Mr Anup, In my point of view, if we keep the last two years out, housing demand in Noida has been healthy but corporate demand has not been commensurate. There are lakhs of apartments that are either under construction or have been completed in Noida in the past few years. A new airport transforms an area. Noida and its surroundings could get transformed from a poorer suburb of Delhi to an affluent one.

I have ofcourse made several attempts to contact the builder however they are very slimy from the top to the smallest of employees and if confronted say as Umang Joshi but he too doesnt turn up even when asked for meetings. If you delay a single payment the builder slams 21% interest. Now this Umang Joshi is sitting with all the peoples money and not giving any answers. Gave fake slab completion letters and collect entire payment. His staff specially one Indrani's sister Archana by name has been telling people to pool money and complete the project themselves... So this post is 1 for awareness of the general public and 2 for proper advise from experienced people. Can I take the builder to consumer court ? Arup Rajan appreciate your comments on Ready to Move etc however it is equivalent of telling a sick person that they had the choice of not being born.
A consumer is entitled to claim a refund along with interest and compensation when the builder is unable to complete the housing project in time. Consumer can get redressal via a three-tier redressal machinery. If the compensation claimed by a consumer is below Rs. 20 lacs, then the complaint has to be filed in the district forum. If the compensation claimed is between Rs. 20 lacs and Rs 1 crore, then the matter is filed in the State Commission and when the compensation claimed is over Rs. 1 crore then the case has to be filed in the National Commission at New Delhi. Provision for appeal is also provided under the Consumer Protection Act.

H, In Gaur Yamuna City, 375 residential plots are on offer for all segment of the society. The size of plots available are 65, 84, 100, 135, 220 square meter. The registration amount for these plots are Rs. 51000. But the cost is more than 30000/sq-yrd which is almost double the amount of Authority Plots recently offered by Yamuna Expressway Authority(YEIDA). It will take another 10 yrs for appreciation of these plots and therefore we recommend you to stay out of these plots.
You are right Mahinder, Almost all the Tier-1 city is facing the same issue. Builders are not following any rules and regulation and project getting delayed from 1-5 yrs. Most of the project get stuck due to the project approval as developers don't have sufficient proof. Most of the property are facing litigation issue and in return poor buyers have to face trouble.
