Hi, I am not well aware of the total price of the apartments. But, they said that you need to pay initially the 20% of the sale price. Bank loans are also available in this apartments. Q: Hi, I was looking around a couple of housing options in the Kakkanad area of Kochi. I’ll be moving to Kochi for work beginning of next year, 2015. I particularly like the idea of getting myself a 3BHK apartment in the DLF New Town Heights apartments building. I know the pricing, it is 70 to 78 lacs. Another prob you might face here are the autos. The fdrivers are complete goons, asking for extra double fares or even outright refuse to go where you want. Ok so first of all there is a huge pothole-ridden stretch in front of the Kadavanthra junction. There even was a protest about the condition of these roads a few days ago. Also the sewage treatment plant is causing problems. So some foreign experts are being brought in to fix the sewage treatment plant here in Kadavanthra. I love the fact that Prestige Neptunes has a view of the backwaters. And the best part is, on each level, you get a different view of the backwaters. it is very beautiful to see, especially from one's home. Moreover towards the residential areas, the people primarily depend upon farming. Actually they are constructing the 70% of the roads required for the entire project, not just the first phase. They want to get done with all the basic infrastructure of all the phases of the project within the first phase itself. Yes the Kochi smart city project will be done soon, by mid next year. Actually the prob was that it was stuck in a lot of environmental clearance issues, which got approved only very recently. But now the work has started and the road constructions are back on track again.
They have actually even set a date for completion, they are targetting for July of 2015. By that time they are hoping to have finished the construction work of at least 70% of the roads required for the first phase.

The fair value of land rates have been revised lately, on 17th nov, and they have risen since the last time, when it was around 50 lacs rupees. I think now they have increased to be around 75 lacs rupees. What about its connectivity guys, I think the fact that Ernakulum is so well connected with other localities and places in Kerala has definitely worked in its favor and will continue to do so. I mean the whole North-South Corridor National Highway System is so easily contacted via the 4-laned NH-47. Hey, i saw in the news that the court had ordered Kochi Municipal Corporation the demolition of some parts of the project. Also the court ordered the cancellation of the building permit issued by KMC to DLF in 2007. Another factor which has led to these increased demand is the proposal to constitute the Metropolitan Authority for the Kochi agglomeration area. Santhi Cyber Nest is a residential project undertaken by Santhi Homes in the prime location of Kakkanad in Kochi. This project will have 10 floors and it is said to be housing close to about 100 houses or so as per the builders.

The good thing is that the square foot price of these villas is the same. Although its very high I feel. Its Rs 5800 which is way higher than the average square foot price rate of this place. Right on. THe built up areas of these apartments will go from will go from 595 square feet to 1005 square feet. Hey, i am really satisfied with the connectivity of this region to the other parts of Kochi. You can see that the Ponekkara road passes through the center of the locality. The Edapally Signal Junction which is the intersection point of Edapally-Panvel Highway, Salem-Kochi-Kanyakumari Highway, and Palarivattom Edappally road is located adjacent to this locality.
I totally agree with you that the connectivity is quite good here. You see, there are many pocket roads other than these main roads that provides good connectivity to the main roads. More than that, I like to add that the Edapally Railway Station is located just adjacent to the locality.

oh..guys,,i dont believe that this problem will be over soon. waste water management is a serious issue now. Due to the lack of sewer system, the wastewater treated is dependent on the septic tanks. I think the infopark is one of the main reasons for the property price in this region. This was not a really attractive place in the beginning. But now, after the coming of the Infopark, the demand for the region started. The infopark is at 3.4 km only from this area. yeah..the latest news was that the State Government will allot Rs 65 crore, and the remaining Rs 10 crore will be taken as loan. A detailed project report on the seafood park would be submitted in 18 months. Hi, even though there is many hustle and bustle about the Sagarmala Project, I think that this project is very ambitious in its nature. I don't doubt the capacity of the development prospects, but there should be amendment to these project details.
Actually what is the project about. I am unaware of this. Can you give me more insight to this?

How is Kakkanda as a locality from investment prospect as I heard that the locality is very crowded?
Kakkanad located in eastern Kochi is a good investment proposition. The area has witnessed a lot of real estate activity without as much user interest as expected. The main reason in my opinion was the indifferent attitude of the government and associated agencies on the future of Smart city. The project is well on its way and it has strong fundamentals attracting user interest especially from the non resident Indians.
