Its not within the area restricted for high rise development.OxyHomez is seems a good choice as the posession date they are saying is De13.The road in fron of the Oxy Homez project is proposed to be 6 lane. Hi Jerome , yes there are lot of disputues thats going on sector 76. The disputes are not yet properly over. Although the work is going in a good pace. The projects have started the constructions also. If you want to invest, you can wait for 6 months or so, to have a clear idea about the disputes and also by that time more rules and regualtion will also come in. Q: Right now there is no project in NOida where in you could get rate of Approx 3500 Rs per square feet Basic and we all invested here in the same rate bracket.........Now they are seeing this as gold mine because everywhere rates are approx Rs 4200 per sq ft basic rate .....They are demanding that all investors in Ajnara Ambrosia should withdraw their amount given to the builder and now after 5-6 months they will sell the same inventory at the rate of RS 4500-5000 per sq ft.............I might be wrong but something is fishy with Ajnara Ambrosia now........I have come to known that Ajnara is scrapping this project due to land problems.......But how can such reputed builder do this ??? Either this is game played by the builder or some consortium........Any inside story Please or comment ?? In about 500 units, the builder constructed extra rooms, floors and balcony which are in gross violation of the building plan, and sold the same to innocent buyers. The court has asked the DTP to remove only minor portions so that the building structure is not affected. Hi Shashank .. I'm an NRI and i stay in Australia. I m basically from Amritsar and was looking to invest in Zirakhpur. But though, Zirakpur is definitely one of hot property destinations in Chandigarh offering a number of options and having the main advantage of investing in Zirakpur is the close proximity to Chandigarh, Mohali and Panchkula with ready to move in flats available. There is however one downside of investing in Zirakpur that the infrastructure, roads and sewerage network is not as planned as compared to Chandigarh.

It has well planned basement parking, good functional club, party lawn. I personally liked the floor plan as all the apartments are well light and have good ventilation. The circulation areas like corridors and lift are also quite spacious and well planned.

I agree with the views of the above member. Three years is not sufficient to get decent returns on any investment in the Badarpur Faridabad Metro Corridor. Realistically I would advise you to wait at least five years to get good returns. The deadline of 2016 can get extended owing to the fact that the line is going to be extended to greater Faridabad. In my opinion the Badarpur Faridabad Metro Corridor is going to share its USP with greater Faridabad resulting in division of real estate activity in both the regions. If you want to use the apartment as your own residence greater Faridabad is a better option owing to good development all round. Hi, this is one of the superior project, i have come across in Gurgaon. I wanted to invested in Gurgaon, hence i came to know about this project. Heart Song project is offering 2-3-4 bhks and qutoing Rs 7500 per sq ft rate. The price is high due to the location of the area.

Q: Project was launched in 2008; means its taken 5 years, yet the flat is not deliverable. It takes no more than 1.5 years to construct one's own house on a piece of land having 4 floors (all with good interiors and the best of construction material). Ramprastha launched several projects since then, like, Atrium, View, Rise, Primera (@ Rs 6500/- BSP) and more. But possession has not been given for the Edge Towers even after 5 years since the project was launched. Is it not fraud on part of the builder that it launches projects; raises money from investors (obviously who lose interest as even banks give 9% per annum ROI on FD's), and then instead of putting all resources and manpower in delivering that project, the builder diverts the funds and labour to the new projects launched; and then once it acquires 50% project money from investors, a new project is launched and so on.

Firstly i would like to clear the fact that, Sector 1 to 4 is Noida Extension, which is very much part of Greater Noida. This area took a new place in real estate market due to the connectivity of the area. There are N number of projects coming up and yes, this a new micro market thats emerging in NCR. But the only thing is the area needs to get developed, the roads and hospitals and all.... then slowly the area will be liveable and good for end users.
True i agree, I feel 99% are investor only.. and 1% end-user in Noida Extension. The place is good enough for investors.. and you have to take risk...without risk there is no gain. Let me one thing which are the projects that good and worthwhile to invest ?

Q: Hello sir, i have a 8 gutha land which is suitated in nallasopara ,dist thane maharastra.which comes under vasai virar municipal coroporation region. i have sanctioned a redisential plan from my plot and was sanscitioned by cidco on 2007 .after 3 year i havd revised my plan to commerical when vasai virar municipal corporation came under exitence under town planning in 2012. my plan was sanctioned and i had started construction on that plot when i got commencement certificate .the plot comes under commerical belt on development plan by town planning vasai.after sometime i got letter from talisher asking for Change of use in land form residential to commerical...i was unaware of that i have to change the land use by collecter .does town planing has a right to give permision to construct buildig without obtaing permission for collecter ,or can you please advise me what should i do .i havnt converted my non agriculture land form residential to commerical ? i am ready to pay conversion or

Also, there are few pointers that you need to keep in mind before transferring the land : * Is there sufficient parking * NOC from neighbours properties * Road Traffic should not be affected. For a better help, you can also appoint a local town planner..to assist you with the application.Hi frankly speaking that , the to convert a standard residential property into a commercial property is going to depend upon zones. Hi, the fact is you are liable to service the home loan in a independent. If in between the possession of the property is delayed or the property falls under some dispute then its is builders fault. But in such cases you have to keep on paying the EMI.
So be it EMI or Pre EMI... for any of it i have to pay??

Even worst, new capital sources for real estate developers are severely constrained at the moment. There is only a small amount of bank debt available, absolutely no public market equity anywhere in sight, and a limited appetite from real estate funds, non-banking finance companies and high net worth individuals, all three of which are looking for high yields and adequate collateral for their money.

Guys authority will also conduct a survey, a team would inspect at least two buildings or premises at random every month and submit its report in the monthly review meeting. !!!
And the most important thing is, if you fail in any norms or you do not submit the report, you will be penalized severely! Hope now the builder and owners will take the matter seriously.

New Gurgaon is one of the most tremendously developing cities in the National Capital Region, for the last two decades. Several factors have lead to the growth of this area, among which the proximity to the Dwarka Expressway and the proposal made by civic authorities like HUDA to allow private firms and developers to construct sector roads, play a major role. This is one of the reason why the demand is rising for New Gurgaon.
Hmmm that is good to know that the place has good demand , this shows that there are good chances for appreciation of the money. How about the sector?? Which are the sectors that have witnessed the rapid growth.
