The project is ready to move in and I am planning to buy an apartment here. Which all banks and legal body have approved the project. How much is the rate per sqft going on currently?
As far as I know the project has got approval from BBMP and you can avail home loan from banks like SBI, CBI, HDFC, ICICI, AXIS, LIC. Currently the rate per sqft going on is Rs 5150.

I believe they have all the approvals in place now. In August I got all their documents verified by a lawyer and he gave me a green signal for going ahead with this property.
As far as I know the project has got approval from BBMP and you can avail home loan from banks like SBI, CBI, HDFC, ICICI, AXIS, LIC.

Currently the rate per sqft going on in Sarjapur Road is Rs 4900 approximately. Some of the pre launch projects in this locality are as follows: Chowriappa Camp David, S2 Golden Tulip, BM Silver Dale, Vedant Vriksh, Thanushree Breeze, Fortune Strato etc.

Hello Rameshwari, I read several articles yesterday and found that one of the major consumer protection measures proposed by the 21-member committee, headed by BJP MP Anil Madhav Dave, is the mandatory condition that developers have to deposit 50% or more of the home buyers' money in a bank which shall be released according to the progress of the construction work. According to me it's a good proposal. How many of us are agree with this proposal?

Right Karthik, Even i am experiencing the same.....it is also learnt that most of the members are in favour of doing away with provision of treating "bulk buyer" as developers since this may put a brake on the investment flow to the real estate sector.

True!!! Even The new law says that the sales be made on carpet area rather than on super built up area where the home buyer have to pay for a part of the construction of common areas. Again according to CRISIL, projects will be launched only after the developer secures all statutory clearances from respective authorities.

Q: Hi All, I am blocking an apartment in E-City Town by GM Infinite builder; up front it looks like a steal. Nothing is much said about them but there has been a buzz here and there about the builder. They could be intentionally posted by their direct/indirect competitors as well. Nothing very substantial on the net. Their project Springfields is running on delay of 3 years but it is the same dismal situation for all high rise apartment in Bangalore. Request you to do some recce as well and do not forget to post your comments. Please advise and suggest on the quality of construction and credibility of builder. Please Help !!! I am really not sure but I hope it is good. With Neo in the back drop it will definitely be a cheese cake provided they deliver in time and to what they had promised. What is the per sqft rate? Even I heard that there is a delay in possession. Is that true?
The rate per sqft they are quoting is Rs 3250. As far as I know the project was launched long back and they are telling that they will give the possession by August 2015.

Q: The project is delayed for almost an year. The marketing persons of the project whom we were contacting to get the information, a few have left the job, others are not able to provide the information. On contacting them, they respond saying that they need to talk to their seniors and they will come back but it does not happen. Even the site does not give latest update. The project status is 6 month old. I don't have any contact of the buyer of Shander Spring Dale. I would be glad if somebody can provide the information.

According to sources, even though some of the work on Reach 4 line will be completed by March, the entire Reach 4, which will have two underground lines, will only be completed by the end of 2014, which also includes the ongoing work at the Majestic station. Builders and KHB have eaten lot of peoples money and have Constructed a Apartment with flats which can withstand for another 5 to 8 years and beyond this, people are 100% sure that, Total building will collapse and all hard earned money will be gone. No Electricity, Water, Security and etc. But, KHB will take money on time with penalties. Do not buy the KHB property. If you people are planning to buy KHB property plan for alternate rent house or better to buy in slum KHB properties are worst than slum.

Home buyers who are planning to settle in their dream home this year, have to wait longer. because according to real estate expert, developers will be able to deliver only one third or even less of the units they had committed for this year. So it is better to go for resale flats for now at least.
As far as I know documents required for buying resale flat are: 1. Construction agreement, where the Saleable area and common areas are mentioned. 2. UDS registration document 3. Sale Deed 4. Parent document for the Land on which the apartment is constructed, usually, it will be photocopy of all the documents bound as a book. 5. Floor plan of the apartment with structural drawings ( some banks as for this and some doesn't) 6. Property tax receipts 7. NOC from the lender bank in case the previous owner bought it on loan. 8. Recent Encumbrance Certificate applied on Your name.

But if this was to happen then Bannerghatta National Park would have been in danger as the place will cover up that also and raising wildlife concerns forced the authority to drop the plan. There was no other alternative land.

The most active ORR stretch is the Sarjapur Road – Marthahalli stretch which is extended till KR Puram, as Marthahalli – KR Puram stretch is expected to witness high IT space activity in coming years.. It is not a rumor but the truth that some of the portions of Sobha Garnet were razed down by civic authorities supposedly standing on four guntas of encroached land of Iblur lake. Some other projects which are also in encroached land are Sun City five guntas and Sunshine seven guntas.
A portion of a six-storey apartment complex, a parking lot, a warehouse, a sump, a garden, two shopping complexes and 14 sheds of a crematorium were demolished. Later, they are going to dig two roads in the encroached portion.

Soon allottees of 3BHK homes will get notices to pay up Rs 15 lakh more.Yeah you are right Nakul. Yeah BDA has increased the flat rates by 20 percent because of price rise in guidance value for land, cross subsidies given for the flats allotted to economically weaker sections and the increase in construction costs.
The BDA is constructing 6,680 apartments in Nandini Layout, Alur, Malgala, Thippasandra, Halge Vaderhalli, Kothnur, Doddabanahalli, Gunjur and Valgerahalli. It has so far allotted around 2,500 apartments.

As far as I know builders can not sell stilt parking areas. I agree that car parking should not be charges because it is a part of common area within the society, where in the developer is only entitled to sell the flat and not the parking space. Q: I have a residential land in RR Nagar Bangalore, which is under litigation. Have checked with legal council and there is no stuff in the case and I am also convinced. But, it is matter of time before this case is settled. Khatha is in my name and I am not able get Khatha extract which is prerequisite for plan approval. Hence, BBMP is not giving approval for my building plan. Due to which I am not able to approach any bank for housing loan. Is there any bank (nationalized or private bank) which is ready to provide loan in the absence of approved plan from BBMP?

Hello Jisha, Bangalore is anyway have water crisis and people have to depend on tankers and other sources. Yelahanka is well rounded and multi-faceted locality.

Cons: The arterial lanes in this locality have many potholes, and never seem to have sufficient public lighting. Some drains are choked, and waste disposal system is not effective. Water shortage and electricity fluctuations plague the residents too. As far as I know the project has got approval from BMRDA, Anekal Planning Authority and all the leading banks. Property prices are still affordable, once the area is fully developed it will be impossible to buy a property there as the prices will be almost double than what it is now.

Stay away from such builder. There are lots of bad reviews against the builder and its project.
