Investing for long term is fine but the main issue with this locality is that the traffic situation is worst now when compared to what it was in 2008. Now the traffic congestion is every where in Marathahalli-Kundanhalli-ITPL & Marathahalli-Kundanhalli-Whitefield zones. These areas have become the worst traffic congestion areas in Bangalore. I used to stay in Brookefield but shifted from that place because of traffic problem.

A builder floor apartment would cost you in between Rs 3,761-6,286 per sq ft approx. According to sources, there has been a 9% increase in the rentals for both multi-storey and builder floor apartments.

Q: I purchased house in brick field Bangalore. Land registration was done in Feb 2012. House just reached 2nd floor roofing with just the structure. I am not getting any updates and estimate by when it will be completed. Very poor progress and disappointing. Can any one share your experience and what I can do to? I feel cheated. Today I called the sales representatives of Century Infinity and they are telling that they are going to launch the project by end of June this year.

It is a " A Khata" property and for the time being Cauvery Water connect is not there but 7 bore wells have been implemented for water supply. There will be 388 units, 7 blocks and it is G+14 floors structure. The project is ready for registrations.

Hello Guys!!! As per my knowledge, The BBMP had proposed a revision on tax to the state government in November 2011 itself. The revised of tax did not take place because of the strong protest from elected representative and the general public who demanded the government to extend the time period from three years to five years.

Such a scheme works in well for developers or builders having a mounting debt. In this regard, developers offer freebies (such as club memberships, free parking lots etc.)to lure in more buyers and ward off the growing inventory. Adopting such a procedure for sales offers the parties to hop on profit bandwagon. Since personal stake is included in every part of such transactions, going in for such sales method will surely prove beneficial for the parties.
This schemes are fine but before opting such kind of discount on homes there are some crucial points that should be taken into consideration like infrastructure development, excellent connectivity and souped up construction.

Investing for long term is fine @Mr Priyaranjan but the main issue with this locality is that the traffic situation is worst now when compared to what it was in 2008. Now the traffic congestion is every where in Marathahalli-Kundanhalli-ITPL & Marathahalli-Kundanhalli-Whitefield zones. These areas have become the worst traffic congestion areas in Bangalore. I used to stay in Brookefield but shifted from that place because of traffic problem. Hi Mangal, It is always better to buy a property which is approved by BBMP and it has A Khata. Khata is very much necessary while applying for any loan form bank and license. Khata includes all the critical details related to property which includes the name of the owners, location of the property, dimension of site etc.But is it not advisable to buy a B Khata property.
The project is already launched and the construction work started last month. The expected possession date is by December 2014. The current rate per sqft is Rs 3500.

No OC and CC, No Jogging Track , the whole building is NOT SAME as shown in the Brochure, there are MANY DEVIATIONS. Builder has not fulfilled many promises he has made to the residents. Beware of investing in any further constructions from this builder, or atleast please check with the residents of Bhavya pristine.

Yes the project has been approved by BIAPPA. As off now only 2 BHK's are available. The rate for 2 BHK apartment ranges from 38 lac onwards and has total area measuring 1040 sq ft. Only bore connection available as off now but new projects will be taken off shortly. It is just approx 3 kms from the BIAL. Close to several schools, Devanahalli Bus Stand and Railway station.

Q: Guys, I was interested in SAMRUDDHI Lake Drive project and had got a initial quote from their manager. The quote was close to my budget and I was on 2 week vacation after that discussion (which was intimated to their persons). But I had a surprise when i came back, their General Manager spoke to me over Phone and gave a exorbitant quote as the hiked price (this was 40% above the quoted price). After discussions (back n forth) with other managers, they gave me a revised quote which is 10% above the first quote. I am confused whether to really proceed with the revised quote and go away from the project as this was break of trust without notice. They couldn’t keep the committed price, how will they be committed to other promises with their project. Appreciate if you could share your experiences with SAMRUDDHI.

The project delivery date is Oct 2014 and is not delayed. You can always expect some 3-6 months from Oct 2014 as that is quite common with any builder. Please visit the site and have your opinion rather than just surfing on the net.

As per BMRDA officials, in a bid to offer a helping hand to the buyers with valid transactions, the civic body has taken a step ahead to put up a list of illegal layouts on the city outskirts, in its website. Given the statement of the BMRDA officials, nearly 430 layouts have been identified as illegal, lacking sanction from the concerned authorities. Nelamangala is one such region, which has acquired the top slot with over 200 illegal layouts, followed by BIAAPA and Anekal.
I second you... Most of buyers are not aware that only the local planning authorities are permitted to grant any kind of layout approval, instead of the BMRDA directly. Planning authorities in Kanakapura, Magadi, Anekal, Hoskote,, Nelamangala and Ramanagara-Channapatna are the selected ones who have a saying in approving layouts.

Q: Hi Guys Any feedback about Garuda greenfield projects in mahadevpura which is going to start near to Nester RAGA project. Still builder does not have BBMP approval and they are committing to complete feb 2016 and providing CC & OC. Is someone booked there or planning to book? UTC Culture City is a 100 acres project in Chikkaballapur. It has been approved by banks like SBI, LIC Housing Finance, Axis and DHFC. DTCP approval is under process. Economically Weaker Section may be notified by the State government from time to time and who shall be provided with EWS housing site within a minimum carpet area of 25 sq m to 30 sq m. Koramangalas close proximity to the areas such as the Central Business District (CBD), Electronic City, et al, has been a major contributor to real estate and infrastructural growth. Its advantageous location and close accessibility to fundamental social infrastructure makes Koramangala a thriving residential and commercial locality. If your pocket permits than you can buy an apartment in Koramangala itself.
I agree with Harsha but the price of apartments in Koramangala is on the higher side. If you are looking for affordable housing you can go for localities like Madiwala, JP Nagar, Adugodi etc.

Not much familiar about the locality.. Looking for review about how is the locality for end user purpose.
Singasandra is located off Hosur Road and located strategically between Koramangala and Electronic City. It has good connectivity to Sarjapur Road via Haralur and Hosa Road. Singasandra is well developing locality and this is a BDA layout now under the BBMP limits.It is a developing layout with a lot of growth potential hence a good option for investing in for commercial as well as residential land.

You are right Sridhar, There is a news for accusing real estate giant Aliens Group of cheating the innocent home buyers. And it is said that this is the Hyderabad's biggest real estate scams, total worth of the scam is more than Rs. 300 crore that the company has swindled from over 390 buyers.

As far as I know it is an under construction property and the possession is expected to be completed by 2018. BMRDA and banks like PNB, ICICI and LIC Housing Finance have approved the project. As far as I know the project has got approval from BBMP and Axis, HDFC, DHFL, LIC Housing Finance. The project will have all the basic amenities such as children's play area, car parking, gymnasium, swimming pool, community hall etc.

Yes, the Apartment maintenance charge which is to be collected from residents is calculated as the amount which is required for ongoing overall maintenance of the Society plus an amount which is set aside for major repairs which might occur in future. At the rate fixed by the general body from time to time, subject to the minimum of 0.75 percent per annum of the construction cost of each flat for meeting expenses of normal recurring repairs. Q: Hi, Buying a property is a very difficult task these days and so is the builder. I have selected a project called Fortune Butterfly City, Srisailam Highway, Hyderabad. I want some details about the project and its builder?

Hi Sachin, Yes, it is true that this project has legal approvals from HUDA and DTCP.

Prestige Misty Waters Vista Towers, Hebbal has registered under KARERA and its registration mumber is PRM-KA-RERA-1251-309-PR-181010-002053. As far as banks and financial institutions are concerned, almost all the leading banks and financial institutions are offering loan for this project.
