Q: I’ve heard a lot about this locality of Secunderabad. How good is it to consider it as a choice for renting a 2 BHK apartment? I want to stay at a place which has that homely feel to it, and not very commercial. Please help. Thanks!

The best part about the living in Secunderabad would be the two metro stations at your disposal. Both Line 1 and Line 3 pass through this region, so you have the Secunderabad metro station on the former line and the Secunderabad RO metro station on the latter.
Of these the Line 3 will pass through the ISKCON area. Intially there were some doubts regarding the damage that might be caused to the temple, but then it was all sorted out between the temple authorities and the metro rail officials.

The apartments are of the configuration of four bedrooms. One of the things about the villas are that there are ground + 1 upper floor. It is located in the neighbourhood of kismatpur off the ORR connecting the Gachibowli to the airport. The GHMC has a number of pending projects here that they need to get done with. The nala works at Punjagutta have been going on for at least 6 years. There is also the problem of land encroachment in Himayatnagar. This is basically a major reason for the delayed work of the GHMC. Many people have built properties on lands that don't belong to them. And now they are refusing to leave. So this is another delay to complete the infrastructure works. Yes but I think the GHMC is digging up more borewells to improve the water condition. in empty government lands and connect the water supply to these areas through pipelines. All of these localities that are located close to Gachibowli and Hitech city seem to be doing really well real estate wise. Lingampally for example has really cheap property rates costing 2,200-3,000 per square feet. Like said above though, in Ghatkesar you should only go for long term investments, say 5 to 6 years minimum. Development is still happening and it will take time before you are fully satisfied with your investment returns. Currently the rates being quited in Vijaywada and Guntur are insanely high and unrealistic. It is just a speculative market. Even Hyderabad faced same situation in 2007 to 2008. There's another very bizarre rule that the previous government had implemented regarding plots and villas. The requirement for roads for villa layouts need to be 30 feet long and for plot developments, roads have to be 40 feet long. This doesn't make sense because villa layouts will have more traffic that will also start much earlier on. Yes you are right. a 2 bhk apartment in green space signature is between 1150 - 1230 Sq Ft. and a 3 bhk is 1345 - 1850 Sq Ft. Hey, Yes, the ISKON authorities have give their aproval for the metro over head bridge to pass across their property provided that it does not damage any of the main structures of the temple. So yeah, the bridge will pass through the ISKON temple, but it wont be damaging anything.
Yeah, I also heard that the permission has been given to construct an 18 metre wide corridor here. Apparently the temple authorities and the Metro officials have reached a broad agreement which is profitable for both sides. I have heard that the temple authorithis have taken a compensation of around 6 crore rupees from the metro rail officials for a land of 6,000 sq yards.

Hey but I dont think that the Safehome Symphony Park Homes is constructed as yet. It is still under going work. Q: I am dealing with a builder for a plot which is just beside Janachaitanya phase 3 layout in Upperpally. Named "Peace homes" The land that this builder has is a small gated community which is beside Janachaitanya phase 3 layout which is HUDA approved. However, the land which this builder has is grampanchayat approval, he says he can get LRS and GPS but I have to pay for it. Is this option good? what will be the cost for it? Will I get home loan for construction on the land after getting LRS? Please advice.

Considering that the land is worh Rs.1,000 per sq.feet. and dimension is 3000 sq.ft, it will cost you about 5 lakhs or so. Once you pay all the fines, you will get the approvals. After completing this procedure, you will get loans from almost any bank upon providing relevant documents. Hope it helps. Happy Buying. I got some information about the specifications of rooms and all. sharing with you: the main doors are made of teak wood, windows have very aesthetically designed with grills and mosquito mesh also including. Actually, the project is built overlooking the 18 Hole Golf Course developed by EMMAR Properties and State Government jointly. I heard that the project is giving facilities with international standards.

They provide 2 bhk apartments as well as 3 bhks. The area for the 2 bhk, when i enquired was around, 980 to 1070 square feet. For the 3 bhk, it was around 1250 square feet to 1416 square feet. I think they are giving the apartments for sale at the rate of 2350 rupees per square feet.

But see this place does not have a very good drainage system. During the monsoons, some of the low lying area in this area get flooded and the water comes off into the houses! It is very irritating. The average rent for a 1 BHK apartment in Uppal comes between Rs 4000 and Rs 8000. For 2 BHK and 3 BHK, the rate card is between Rs 8,000 to Rs 13,000 and Rs 12,000 to Rs 20,000 respectively which is quite affordable. Plotted developments are available nesr Outer Ring Road for investment purpose.

The price in Padma Rao nagar at the moment is 3,800 rupees/sq ft for apartments. That is a little more compared to the other parts of the city. But as this area is very close to the center of the city, the Secunderabad Junction...this is expected. I think, this can be a good choice, especially if you are getting such facilities. But, you should check the condition of the building before buying because, even some bad construction can be painted and made to look like a good one. As it is for 35 lakhs, I think it is a pretty decent bargain.
If you have a budget of 35 Lakhs, then you can easily get a good apartment no, in that area>?

See as many people are moving towards the city for different reasons, most of the residential areas here have become very populated. Calm residential areas like A S Rao Nagar, ECIL and Sainikpuri also face a huge water shortage. I agree that the prices in here were a little low back in 2014, but that was due to the state bifurcation, but now I think Sitaphalmandi will see much more development, there are new ROBs and flyovers that are being planned in this area. I think sainikpuri is strategically located. One can reach to any part of the city from Sainikpuri easily. I am planning to purchase a property in Manikkonda, However, the Project which I am interested to buy is in G+4th floor. However, as per my knowledge Manikonda comes under gram panchayat and the permission is for G+2 only. However, Building plan is approved by builder for G+4.
