Q: Has anyone booked a 2 or 3 BHK apartment in Ozone? I visited last week and the quotation is 2990/Sqft, with a premi payment option by the builder to the bank till possession- For a 2 BHK - I need to pay the builder approx 7 lacs today. Till the possession which is Dec 2014 as of now, the builder will be paying the interest to the bank. Me paying nothing. The banker explained me that I would save approx 6 lacs of rupees for 2 years by not paying EMI. And I can invest it somewhere else and get returns. Looks lucrative. Do you all see anything fishy over here? Also I have been 2 times to the site. I do not find any labours or any work going on. Did anyone else see any development? Did anyone book a flat at ozone recently? AT what price?

Q: Investors should keep off from ILD Grand as the promotor has a bad reputation. I booked flat in Tower 6 of ILD Spire Greens 3 years back and till date there is no land digging for Tower 6 and no buyer-seller agreement signed as well as ther is no commitment from promoter as when construction of Tower 6 will start. I had to dispose off my booking at cost with a great difficulty. Promoters are most unreliable.

Hi Mr. Janardhana, as far as i know, the builder SSR Group has only few projects. So there is not much info available presently.. Earlier ready reckoner rates were based on carpet area but from 2008 the ready reckoner rates are based on built up area. The ready reckoner is used as a basis to calculate the market value of properties for paying stamp duty and registration charges to the state government at the time of registering the transaction.

I have booked a flat in TCG Crown Greens. I fount it correctly priced and location wise better than other projects in that area. Also, it will be complete after 2 years. By that time there will be many people living in other projects near by. The builders of this project are cheaters. They initially got approval from Greater Hyderabad Municipal Corporation (GHMC) to construct the building with ground plus two apartments in a given area of land. He purchased a plot through a person he knew. That person said that all documents are ready and the seller is looking for immediate sale. He showed few documents also.. My friend trusted him and gave the entire amount to him without taking the rest of the documents and without verifying those which were given then. Q: VAT and service tax on extra room in redeveloped property I am V Srivastava from Mumbai n have flat in malad west.. my building went under redevelopment in 2007. registration of the flat was done in november 2008. pl tell me if even on redevelopment of building(I have taken one room extra and i had to pay for that about Rs 1500000/), I have to pay VAT @5% of the total agreement cost along with penalty and interest for delay in VAT and Service tax. the delay of payment was done even by the builder. they infomed me just about 15 days back about this. pl inform and clarify my doubt on VAT. There was same rate for the new buyers too.

I heard that retirement homes or retirement resort what they call it now are coming up in Bangalore and Mysore. with green surroundings and special amenities developed keeping in mind geriatric care.
Amenities provided such as medical care, round the clock security, hobby clubs, reading rooms, activity rooms, swimming pool, walk areas and geriatric health clubs with exercise professionals. The price of retirement homes ranges from Rs 50 lakh to around Rs 1 crore. The retirement homes in Karnataka and Tamil Nadu have a lower price range varying from Rs 23 lakh for a 2BHK to about Rs 70 lakh for a 3BHK.

getting Stuck till the power is restored , * Pregnant Ladies having lift doors closing suddenly with full speed, * Sensors going off, * ALarms sounding only inside and not audible outside....etc are just a few serious concerns among a huge list. The Service is the next best in any service field I have ever seen. The best thing about them (and the only one unfortunately is ) they do pick and answer your calls. As for the issues raised, They visit the site and leave.Issues still remain as it is.Once in the meeting they just openly admitted that the lift installed doesnt have this feature. Now since the builder has paid the complete money, they are least bothered. This review is not the last solution we are trying, however thought of starting afresh with true reviews and experiences . On behalf of an entire association !!!

Q: Property bubble to soon blast in ULWE. The Navi Mumbai airport has become financially unviable option and plans are almost confirmed to cancel the airport and return the land which was acquired initially. The news which was published in times of india saying that airport work to commence next year was only to ensure that prices do not fall any further. Most of the newspapers were asked not to publish the latest news but Mid-day went ahead and published the fact. @Ketal, What about the Pushpak Nagar land? I heard that there is an issue with the land and was restricted for construction by the civil aviation for any kind of construction.

What i feel the Indian realty sector will feel a significant impact if the banks decide to increase lending rates. The sector is already dealing with slow sales due to dampened customer sentiments. The increased interest rates are expected to further dampen customer sentiments. Realty players were earlier hopeful about improved property sales during the festival season. However, they are now worried about sales going further down due to possible hike in home loan rates. The Indian realty sector has already slowed down in the last year due to several factors such as slow economy, falling rupee and high property prices. Now, India Inc is fearing that RBIs latest move for hiking repo rates may further slow down the real estate sector.
The Reserve Bank of India raised its policy interest rates for the second time on Tuesday by 25 base points to 7.75% and reverse repo rates by 6.75%. This essentially means an increase in interest rates for companies as well as customers. Due to the policy, domestic loans will become more expensive for companies. This will also indirectly increase equated monthly installments (EMIs) for customers on home loans and auto loans if banks decide to pass the rate hike

Currently plots like 1500 sq ft, 2400 sq ft, 4000 sq ft is available. The price for 2400 sq ft will be around Rs 44 lakhs, for 1500 sq ft it is around 22 lakhs and for 4000 sq ft it is around Rs 80 to 85 lakhs.

Hey do you know the board have also approved the land pooling scheme initiated by the authority.The CM also agreed for the Intelligent Transportation System (ITS) master plan for HMR. Also another major project i.e Science City, being taken up at a cost of Rs 160 crore, and Eco Park at Kotwalguda and Education Hub at Jawaharangar were also cleared by the HMDA board.
I think the board also cleared preparation of master plan for the Secunderabad Cantonment area. The HMDA covers 7,257 square kilometres, the Secunderabad Cantonment is spread over 42 sq kms.

Yes they are ready to negotiate at the time of booking. The project is known to be approved by BRMDA. Banks like HDFC, Axis and LIC is offering home loan for this project and 75% home loan they are going to give.

I have invested in North Bangalore and I am happy so I will say that it is better to go with North Bangalore. The key benefits for residential catchments because of such infrastructure projects is improved connectivity. To add to it, investors can ensured of better price appreciation in a short span of time. At present, the price per sq ft for a multistorey apartment in North Bangalore ranges between Rs 4500 to Rs 5300. According to property consultants, capital appreciation in the region ranges between 15-18 percent annually. Rental returns will boost up when economic activity grows in terms of industries and office spaces.

AECS Layout, one of the preferred residential localities in Bangalore, has been perceived as having potential for investment in residential plots. And this project consist of amenities like Club House, Sports Facility,Kids Play Area,Swimming Pool,Gym, car parking etc. And prices are 56 lac to 83 lac, and area is near by 1000 to 1200 sq.ft. Yes i know for that the BMC has written to the chief electoral officer seeking permission to appoint a contractor to demolish 35 floors across seven buildings in Worli’s Campa Cola society.
I think it was a legal issue. They will not have taken approvals while the construction was going on.

Well Anas, in Sant Nagar the property price are around and more than Rs 3200 per sq ft. Another major plus of this area is Metro connectivity as there is the metro station of GTB nagar which is in a radius of 5-6 kms

The rate per sqft going on is Rs 3600 and the total price of a 2bhk will cost you in between Rs 40 lakhs to Rs 45 lakhs. The project has been approved by BBMP and banks like ICICI, Andhra and Corporation bank.

According to sources, majority real estate developers in Delhi NCR are offering PLPs (Possession Linked Plans) as part of a festive offer. Multiple schemes like 10:90, 25:75, 30:70, 30:30:30 are available. Several developers have also let go of EMIs till possession to attract the consumers. Some developers are giving offers to book a property at as low as Rs 1-2 lakh.

Hi everybody, What i think is that the proposed Land Acquisition Bill would not impact the real estate sector as well as the developer in the country if handled in the right approach and right manner. Buyers had a difficult time dealing with the builder. Please be aware that builders charge 18-24% interest if there is delay in payment from our side and if there is delay from their side, they charge only 9% interest or no interest. It fully depends the nature of the developers. Righ Arpit, The number of fights have seen between home buyers and realty developers due to delay in project completion and it can come down if the bill is making it mandatory for the builder to maintain 50% of customer advances in an escrow account within 15 days of receiving the money from buyers.

Hi Mr Amit Raj, DDA will only act as a facilitator and create layout and sector plans. LPP is for stakeholders, authorities and common people and not just for big developers. The land will be used in the following manner: 45-55 per cent for residential purposes, 4-5 per cent for commercial, 4-5 per cent for industrial, 15-20 per cent for green/recreational areas, 8-10 per cent for public and semi-public facilities and 10-12 per cent for circulation.

Generally, the maintenance charges in an old property are comparatively low because of fewer amenities they come along with. But you must check how much you have to pay for common spaces. In some cases, certain amenities are offered free of cost in older buildings.

However, some urban planners fear that the Metro will affect toll connection on the coastal route. The existing coastal road plan has incorporated the bus rapid transit system to facilitate easier commute.

Hi, The increase in FSI has certain benefits. This would relieve space constraints in Mumbai and remove price distortion the citys property market. Mumbais property is currently one of the most expensive real estate markets in the world. One of the primary contributors for this high values is the limited FSI in the city. The current FSI is 1.33 in the island city and 1 in the suburbs. Increasing this FSI in certain areas will allow the property prices to come down.
Right Govinda, The increased FSI will be implemented for a limited area, which qualify for obtaining this FSI. The plot size required to obtain this FSI will be higher. These plots will also have necessary requirements of energy conservation, solid waste management system, and grey water recycling and rain water harvesting.

But at the same time, it has also attracted criticism by environmentalists and town planners. The move of increased FSI will not necessarily mean better housing for all residents of the city, going by past experience. While it may help a few residents in some areas, it will also add burden on environment, transport facilities and infrastructure.

Mr Modi hurled the charges of opposition party about government being anti-poor & anti-farmer. But however he admitted that BJP party was responsible for the land acquisition law guided quickly through Parliament by the UPA government in 2013.

I appreciate your thoughts Dhiraj, It is a good thing that the government has asked to redraw the suggested Development Plan that was not connected to ground realities. This may slow a small part of real estate developments for some time, but it makes sense to wait for a better development plan that addresses all needs of the city.

Hi Samrat, Yes, the real estate sector is the most flourishing industry in Mumbai. At present, some 40 pre-condition and at least 10 NOCs needed to be individually before commencement certificate is issued to approved project. these are Water, sewerage, tree authority, storm water drain, civil aviation ministry, environment ministry, roads and traffic, fire control board, fire brigade dept, Archaeological Society of India and development plan among others.
Right Abhinand, And the current system puts the burden on the applicant to get no objection certificates from various civic, states and central agencies, and same would now be shifted on the Brihanmumbai Municipal Corporation's building proposal department.

They have already decided for it. BMC had fixed a deadline within which each department would have to decide on the issuance of NOC, failing which it would be consider that the department has no-objection. It has also decided to coordinate with the civil aviation ministry to streamline NOCs for height clearance for high-rise projects.

The building department began the demolition and sealing process on June 24. Hi Sooraj, As per current news, the National Green Tribunal (NGT) on Wednesday issued notification to the Union and state governments as well as five others in regards to a wetland of 48 acres of land in Vasundhara, declared as Hindon Bird Sanctuary, which was probably sold to private builders by the civic agencies.
@ Sooraj, The notification was issued to the Ghaziabad's district magistrate,forests and climate change,Union ministry of environment,the state forest department, Ghaziabad Development Authority, the UP Housing Board, Ghaziabad Municipal Corporation (GMC) as well as state Environment Impact Assessing Authority. Good afternoon Dwarkesh, Very true. There are too many horror stories of abandoned projects, much delayed homes and builders not honouring their commitments. Property brokers are also having a tough time explaining such schemes to the buyers. Because of awareness in the buyers, they know the end results of those schemes and Once they realize the risks, many back out.
Right Ravindra, We are taking a financial risk based on a builder's guarantee. But who guarantees the guarantor? Have you ever asked a homebuyer who is currently fighting a legal battle with a builder for delaying his apartment by more than 3-5 years.

@Kunal, It is very-2 important for the buyer to know the price at the beginning and get documents like the sale agreement executed between the seller and the builder. This document will also need to be submitted for loan application.

Well Kunal, In that case, a statement of accounts from the builder showing the payments made with date and instrument numbers will be required for the lending too. Any unaccounted payment cannot be considered without proper receipt from the builder.

Plots are ranging from 450 sq-ft to 2142 sq-ft. 100 sq-yd plot is same as 900 sq-ft plot.

Well Veena, Yes, i live in Mira Road and because of that i am able to give you the details about the locality. Mira Road has good social and civic infrastructure. This includes a new sewage treatment plant, 2 new fire stations and planned storm water drain systems. It has several malls and markets nearby. Most units available in the area for rent are multi-storeyed apartments. The area is dominated by 2BHK units, followed by 1 and 3BHK units.

Yes it is true......when a buyer or an investor meet a builder or look at the project brochure, they will encounter different terminologies that describe the size of the apartment. Carpet area:- it means the net usable floor area within a building excluding the area that is covered by the walls or any other areas specifically exempted from floor space index computation. This covers all the rooms in your house including kitchen, living room, bed rooms, bathroom and utility. Some builders tend to add the balcony as part of the carpet area while others do not. Hence, you should confirm with the builder about this.

Well Dwarkesh, Built-up area is also known as plinth area. It is the total size of your apartment unit including walls, sit-out, balcony, terrace and utility. You can also take it as a area covered by a building on all floors including any cantilevered portion. It is usually consider 10% higher than the carpet area. This term may not be used as often as super built-area, yet, may be often confused with the latter.

Hi Suresh, Before buying a property you must check for the proper conveyance of title in favor of the builder, check the license/development right/ approvals of builder, check for clear and marketable title of the project, ensure execution of proper allotment letter or sale agreements on your payments, ensure that reputed financial institutions approve the project. Ask for the Intimation of Disapproval and Commencement Certificates are in place for execution of the work. You should also check the tentative layout plan and verify the plinth area.

It is because, MHADA and some other govt. agencies have a limit on construction of houses as it becomes financially not useful for them who are beyond a certain limit. Thereby, the govt. wants the participation of private builders to ensure affordable homes to a large number of people.
I also heard that the Floor Space Index that will transfered to Maharashtra Housing and Area Development Authority through housing stock which will not be counted or subtracted from the total FSI sanctioned to the developer for his project.

It's true Ketal, Short of cash and struggling to find buyers, developers are clearing apartments in bulk. We all know that Real estate firms are sitting on large inventories and it is found that they have very little choice but to offer huge discounts anywhere between 20% and 40%. At present they desperately need cash to complete projects.
It is nothing but the time game. Private Equity (PE) funds and even high net-worth individuals (HNIs) are driving a hard bargain are taking advantage of the situation. But remember buyers they are offering huge discounts for bulk deals only. It helps them to bring cash flows that help him finish the projects.

Bulk sale gives huge money coming in up-front and it helps developer is not loading debt or interest. But now Maharashtra Govt. has decided to reduce the number of approvals from 200 to 70. It had earlier decided to reduce the number of clearances for an industrial unit to 37, from 76. This is on similar lines.
@Bikram, And the civic bodies have also been asked to consider a reduction in the number of days for providing all clearances to no more than a month. This will ultimately save time and cost.

Yes, a major problem was solved last week after the forest advisory committee gave its signal for the coastal road. As the project will require 168.08 hectares to be improved for its construction, a indication was given with a rider that that 91 hectares of green space will be created and that there is no real estate development along the coast.

Actually, the PMC town planning department was supposed to reduced the premium charges for institutions ten months ago but unable to do so. But this time NMC will reduce the premium charges with immediate effect.
Hi Akhilesh, I think this should be levied before. But it's ok. There are provisions in the Maharashtra Regional and Town Planning (MRTP) Act to reduce development and premium charges for institutions while sanctioning or revising the building plans.

Hello friends!!!! We were shocked to see the proposal and asked reason behind non-implementation of earlier resolution which was tabled in June, 2015. Town planning has rights to reduced premium charges. Town planning Dept. had no reply. Now a proposal has been tabled before the standing committee seeking reduction in premium charges.
Actually, the standing committee was upset with the town planning department's negligence so directed action. So, the officials of the town planning department requested the standing committee to withdraw the proposal fearing action.

Over the last quarter, localities such as Kelambakkam, Navalur, Sholinganallur and Padur have seen around two to five percent increase in prices.

Q: Puravankara along with another renowned real estate developer, are coming up with a property at Marine Drive Kochi, named Marina One. It’s because of its scenic location, I am thrilled to make this one my vacation home. It is not just the location though that I am excited for, but also the infrastructure plan that I saw blew my mind.

Wow great yaar... How much is the total land area and what will be the total number of units coming up?
The interesting part about this project is that the project is surrounded by backwater and Mangalavanam bird sanctuary. the project will have world class amenities spread over 5 acres.

Q: Good place to invest. There are lots of projects in GB road but my first preference will always be Acme. Pricing, construction quality & possession matters the most.

Q: Finally in a quick time period, we successfully filed the joint law suit against the Jaypee for not giving possession in time. We prayed to court to direct jaypee to returned back our heard earned money with delayed penalty and interest in the amount paid. Thx Chakit singhal 9818613613

Yes, and on 22nd May'2016, around 150 homebuyers of Jaypee Greens Sports City "The Kove" protested against the builder at the site of the project in Sector 128. The buyers got agitated when the staff of Jaypee Group allegedly pushed them when they tried to enter the realtor’s office to enquire the status of the project. Q: Hello Case: I wish to invest in commercial property(shop/office) by forming my own company(investment holding co). Income will be purely rental income. This is purely for tax reasons as I am an NRI. My question is: 1. Will banks give property loans to such company? 2. Out of various classes of companies, which class will I need to form? As clarification, my capital will be sufficient only for 1 shop ~400sqft in Pune.
