Q: We have around 4 acre of ancestral Property at Noida expressway. Is it the best time to sell the property or should we wait for another couple of years. I work at the Faridabad industrial area and particularly at the Badarpur border near Faridabad, the traffic scene was extremely congested bottleneck, with traffic jams almost every day. With this skyway, planned to cross four main bottlenecks traffic lights at Jaitpur, Sarai Bypass, Mehrauli Badarpur road and Sector 37 of Faridabad I now happily drive through this road. I have experienced this. New Gurgaon is referred to as a high investor market but Greater Noida is known as a market for low-ticket investors.

See according to my perspective, developers will lose the battle. They have to pay more than what they are paying now. Not only for the land price but also the additional price. For social infra, i would rate it as a good place, i can give 4 out of 5. As there are many schools and Hospitals, which are ready and always available. You have Amity School nearby also.Shopprix Mall and Ansal Plaza are two popular malls in Vaishali. Ansal Plaza, in particular, is popular for factory outlet showrooms. The area has many local shopping complexes to cater to daily needs of residents. The area is quite safe and very clean, so you can go and reside with your family !The price is in a bit higher side.. because of the connectivity and good projects.

Four of the seven floors of the parking lot have started working now. It would require a couple of months more for the entire project to be read

Guys there is also an elevated road is proposed to be developed near the Dadri-Surajpur-Chalera (DSC) road till a flyover near Bhangel. The proposed six-lane road will be 5.5 km-long. The Noida Authority has given its nod to the project. So a quite planned, but need to see how much takes pace and within what time.
According to sources, it has been estimated that around 20 highway projects involving an investment of about Rs 27,000 crore have currently been stalled, mostly on the basis of pending approvals.

I guess if you invest in this area now, you money will double within 5 years. Indian real estate market is a play of long term not short term. Money will never become double if, you do not give time. Time plays it all. the more the time in realty market, the value of the money will rise equally. Looking at this place, it has very good location to live which will help the investors to get great value of appreciation in future.

Actually this is the specialities of builders in Noida Sector 121.. they offer a lot of amenities including gym, pool, power back-up, parking as part and parcel of the package at very affordable rates. A lot of builders offer these separately as luxury. The area is likely to have a great infrastructure as it is undergoing a well-planned development. The roads are under construction and in some pockets, it is still in planning stage. As of now, the area is not good for living; one has to wait for at least five more years to see proper infrastructure and facilities. Reputed educational institutes are coming up in Knowledge hub and Techzone-4.
Greater Noida West is good for long-term investments, as it would take 3-4 years to be developed fully. It is good for investors and also end-users who prefer to live there after a longer time-horizon. Once it is ready, there will be definite returns for the investments.

Hey i dis agree about this fact, you have great connectivity and also good projects are coming up... yes true the area is not so hyped like other areas of Noida... but this will be a golden duck after the internal roads and social infra developed in this sector.

Yes, in news paper i was told that the Authority wil auction for more commercial plots at the end of December or the beginning of January. It seems they still have nearly 100 plots for auctioning in various sectors.

FAR is the total square feet of a building divided by the total square feet of the plot the building is located on. For instance, FAR of two means the total floor area of a building is two times the gross area of the plot on which it is located.

Hello Anwar, the project is approved almost all the leading banks is what the sales executive said. But the did not mention any name... So not yet confirmed about the banks and the percentage of loan..

See Sir, the project is in pre launch, hence discussing about the appreciation is too early. Although we can guess looking at the location that the price might go up to double .. if it is Rs 6350 per sq ft now.. it might get to Rs 8000 per sq ft during the time of possession.

Oh My good this are quite good points to keep in mind, how about the area??? Like many people say the area is developing... then in that case what should we opt for? Developing or developed areas?
Yes you should always go for places which are developed! Also keep in mind the density of the project,this means number of people living in the piece of land. Ideally, one acre of project should not house more than 60 families. Anything more than 60 families will not be a luxury project. More number of people will only crowd the amenities in all terms and the charm of luxury comes to an end.

Actually guys everyone is speaking about this, that instead of high demand and blockbuster sales characteristic of the period, developers had to resort to freebies and discount schemes to lure customers. And yet, the season, which normally accounts for as much as 25 per cent of the total annual sales of houses, remained sluggish.
I think the main reason behind this is there is a wide gap between affordability and pricing, which is why sales are not happening. There is no oversupply. It is just that supply has out-priced consumers.

good... hopefully now they willbe able to locate existing encroachments and prevent new encroachments. Apparently out of the 79,000 acres of land under DDA s jurisdiction, about 1,500 acres have been encroached upon.
apparently, DDA don't even know exactly how much of land is encroached upon. And real time mapping will help track new encroachments before they go out of hand........

Hi Jamuna, Hi, I didn't get inside as I dnt have permission so just have a look from the barrier in front of skyz. for tower a/b/c/d, brick work was almost reaching upto the floors till structure is complete, railing, internal fittings for split ac's was done in lower floors, so overall not much progress from outside but internally the work is going on at nominal pace. It is expected that the construction work will be run till Octobet-Noveber and the possession will be in December'2014.

Hi Himangi Deshmukh, As per my knowledge, Delays in construction, delivery and false promises by developers are a few problems that real estate buyers are facing today. Most of them don’t know how to deal with the situation. In India delay in project possession is common now a days. Developers are including grace period which is generally 6 months ,in their agreement with buyers. Still there are some projects which are taking more that 1-2 year to give possession.
Hi Himangi, In my point of view, to fight with this kind of situation, there are laws such as the Maharashtra Ownership Flats Act or the Development Control Rules, under which the case can be filed before a Civil Court for damages for refund of amount and interest on the said amount.

Hi James, Now a days many investors & home buyers are confused where to invest? Investment purpose only to gain handsome return. So what to do? Where to invest ? These are some common questions in their mind. As always, location plays an important role. This means that the rental market for such a property diminish gradually.
@ James, According tome, if a project falls outside the city's corporation limits, there is no guarantee that the location will receive proper infrastructure such as roads and regular water and electricity supply. Without such infrastructure, a location does not appreciate – thereby rendering it unsuitable for smart property investment.

Hi, Comparing the prices in Narela property market to any other market of Delhi, and you would know that in terms of entry costs, an investor is set to gain. But the fact that several DDA flats were left unoccupied in itself reflects that the basic fabric is lacking. Right Manilal........"Thoda Khaye But Achcha Khaye" .....Govt. should think over this policy first.... If we look at the list of cities which have been selected as smart city, many of them would already have annual municipal budgets running into multiple times of this figure. On the other hand, there are few states which have shown doubt for implementing the scheme and if there is not enough support from them in terms of funding and administrative help, it would be difficult to take this scheme to its reasonable result.

HI, The DPCC had already issued notices to all 13 construction sites on December 17, 2015, and January 4, 2016, due to default in taking dust pollution control measure in construction works. In some cases, developers of these projects did not respond to the DPCC. Now, they have to pay penalty.
Good work by DPCC. The notices have also been issued to stop work following the directions of National Green Tribunal orders pertaining to air pollution of dust from construction and demolition activities.

That is the main reason why environmentalists have welcomed this move. But real estate developers are saying that following the new rules should not pose any technical challenge but will increase the cost of construction. Who will make them understand they only think about the different sources to earn money.
Nobody can make them understand. Construction cost depends on the project size. I personally believe that the cost would go up by up to 0.5%. It does not mean that i pass on the cost to the customer. Large scale projects follow these rules but it is only small and mid-range builders who may try to skirt the norms.

Hi Ashutosh!!! Noida Authority has given Completion Certificate for few towers in KOSMOS. JP is claiming as Completion Certificate but the language and conditions indicates that it is partial not final Completion Certificate. In list of completed projects at Authority website clearly shows it as part completion.
Yes and only 2427 units has received CC. I got a copy of Completion Certificate on Kosmos FB page and sharing it for all cosmos buyers benefit. Yes, it is a old news but if they didn't hand over the flat possession to their old customers then how can they give possession to the new customers. Their construction work is still incomplete. I have a flat in KM 17. I visited the site and didnt see much progress there.

Hi, I recently visited Tata La Vida, Sector-113, Gurgaon site and saw their sample flat which was a 3BHK in 1579 sq-ft. large. I was shocked to see the flat as it was too small in size, i cant imagine the % of loading charged by these people. The loading which i could guess is anywhere between 35 to 40% or even more. The area looked smaller than a 2BHK flat. I am worried if the same is offered to us. An Apartment Owners Association in any state may be registered under the Societies Registration Act. Every society has its own set of bye-laws, formulated within the frame work of the Society Act, for the state concerned. All members of the association are bound by the bye-laws.
