Q: What is Aasthi tax in Mysore, and how can I calculate it?
My replies to this discussion
Yeah, you can pay the Aasthi tax or the property tax from the mysorecity website. You will have to enter a lot of details, so be prepared with all the necessary information, like ward number of the property, address of property and name of the owner. Other than this, there is a section, which requires further property details. You have to enter the property type, the property dimensions and if it’s a building, then further information about the building itself, like number of floors in the building, date of construction, whether self-occupied or rented out and so on.Yeah, you can pay the Aasthi tax or the property tax from the mysorecity website. Q: What is the per square foot price for villas in Yesh Mega City?
My replies to this discussion
I think the villa prices in Yesh Mega City are between Rs 2000 to Rs 2500 per square foot. The villas are available in varying sizes – 2, 3, 4 and 5BHK. The 5BHK’s are the largest and cover a whopping 4530 square foot of area. These villas come pre approved from banks like Axis Bank, Indiabulls Housing Finance Ltd, First Blue Home Ltd etc., so you won’t have a problem trying to get home loans. The villas are being sold out pretty fast, so if you want to buy a property in Yesh Mega City then you better hurry up and take a decision.I think the villa prices in Yesh Mega City are between Rs 2000 to Rs 2500 per square foot. Q: With the construction of the Outer Ring Road, how will the return on investment near Narasimharaja Boulevard be affected?
My replies to this discussion
Hey currently the Narasimharaja Boulevard has to face all the brunt of the traffic travelling from Bannur and Nanjagud. I don’t know when the Outer Ring Road is going to be completed, there is some problem with the construction process. But if it is completed then Narasimharaj Boulevard will be most benefitted. The construction might take another couple of years. And it will take another 3-4 years for the real estate market to pick up its pace around this area. So you have plenty of time to reconsider it.Hey currently the Narasimharaja Boulevard has to face all the brunt of the traffic travelling from Bannur and Nanjagud. Q: How can I pay property tax in Mysore?
My replies to this discussion
The payment system at the zonal offices is a very confusing procedure. It is better to pay the tax at the bank. Mysore City Corporation has started a new system of property tax payment at different branches of certain banks, like State Bank of Mysore, Vijaya Bank, ING Vysya, and Syndicate Bank. You can go to any branch of any of these four banks and deposit money in the MCC account for that bank. The MCC has been working on starting up a system of online property tax payment from 2010. But they haven’t been able to put up the facility on the website as of now.The payment system at the zonal offices is a very confusing procedure. It is better to pay the tax at the bank. Q: Can anyone tell me what are the key residential localities near Infosys?
My replies to this discussion
If you want a place to stay near Infosys, I would suggest taking an apartment in Hebbal itself. Though this area is mostly industrial, there are a good number of residential buildings here as well. Houses are not that common here, but there are plenty of apartment buildings. Taking a house in this area would be like living right next door to Infosys. Hebbal is the hub of the city and this place enjoys the most benefits in Mysore. Q: How much will buying a plot in Zed Rainseed cost me?
My replies to this discussion
I think there are two units of different areas for sale in Zed Rainseed. One of these units is 1163 square feet and the other is of 1200 square feet. So at the selling rate of Rs 1350/sq. ft. you will have to pay a total of around Rs 16,00,000. This area is about 6km outside Mysore and a one-hour drive away from Bangalore. It might be better to check out other residential projects within Mysore so that you have some more options.I think there are two units of different areas for sale in Zed Rainseed. Q: I’m joining L&T from next month. Which of these two areas, Hunsur Road and Elavala, is better suited for renting a 2BHK apartment?
My replies to this discussion
Hunsur Road and Elavala both are close to the L&T office. So you can take an apartment on either of the two. There are good residential localities on Hunsur Road, like Saraswathipuram and Gokula. The average square foot rent is also pretty low here. So Hunsur Road will be cheaper on your pocket. Elavala is a bit more expensive locality and there aren’t that many residential projects there yet. You can still check out the rent rates in some of the properties in these places by consulting any online real estate website.Hunsur Road and Elavala both are close to the L&T office. Q: When will the Blue Valley Nice Vistas project be completed? What is the square foot price of the plots there?
My replies to this discussion
You can already buy plots from the Blue Valley Nice Vistas. The construction work of the villas is scheduled to start pretty soon. It’s better to buy a plot from beforehand so that you don’t have to face the rush later on. The plot prices have been fixed at Rs. 800 per square foot. The apartments are available within the range of Rs 7.5 to 30 Lakhs, depending on their size and other construction details. The villas will probably be a bit heavier on the pocket, with the maximum villa price going up to Rs 40 Lakhs. You can already buy plots from the Blue Valley Nice Vistas. Q: Does anyone have details about the Zuari Garden City project in Krishnarajasagara road?
My replies to this discussion
There are some world-class amenities provided in this project. There is a health club, gymnasium, squash and tennis courts, swimming pool, sauna room, and a simulated golf range. The project also has a shopping centre, multiplex, and a food court. You will also be provided with good healthcare facilities, ATM, lake, treated water, and generator backup. The only disadvantage with this project is that it is far from the main part of Mysore. But, if you are someone who does not like living in the hustle and bustle of the city, this is a perfect place to live. You can take possession of your villa by February 2016.There are some world-class amenities provided in this project. Q: I want to buy a villa in Mysore. My range is within 75 lac rs. I heard about the G9 Rathna project and was thinking of investing in it. Is that a good idea? I need some more information regarding that project.
My replies to this discussion
If you want affordable villas in a prime location of the city, then the G9 Rathna is quite good. The villas are north, south and east facing, and they are available in two sizes. The location is too good, since it is close to all the amenities of daily life, like supermarkets and general stores. If you’re a family man, and you want to live there with your family, then these things are of vital importance. Hospitals are also close by. There are good clinics within 1km of the project and the Apollo Hospital is just 4km away.If you want affordable villas in a prime location of the city, then the G9 Rathna is quite good. Q: I want to buy a holiday home in Mysore; a big part of my extended family lives there and we keep going over for family holidays. I hear that the Friendly Leisure Homes are a good project. What is the date of possession for these homes? I want to buy a 2BHK, because I have a nuclear family, it’s just me and my wife and our young son. Please advice.
My replies to this discussion
Hey, I think it is quite a good idea to invest in a holiday home in Mysore. Many people throughout India come to spend their holidays in Mysore, as it is still a big tourist spot. So even if you are not using the house, you can rent it out to someone to use. The Friendly Leisure Home is not exactly in Mysore, but on the outskirts, in Srirangapatnam. It is near the Srirangapatnam circle and is close to the Mahavir Bhagwan Eye Hospital and the Country Club.Hey, I think it is quite a good idea to invest in a holiday home in Mysore. Q: I’m a government employee and I’ll be retiring in two years. I’m planning to move to Mysore with my wife after that. I was looking to buy a 2BHK apartment for us. Will the Sankalp Central Park be a good option? What is the locality like? Can someone give me some extra information on this?
My replies to this discussion
The Phase I of the Sankalp Central Park project was hugely successful. So the Phase II of the project has been launched and will be completed by the end of 2016. So the timing is perfect, because that is the time when you will be retiring. You won’t have wait around after your retirement but can immediately take possession of your house at the Sankalp Central. This project is a proper integrated township and the residents can meet pretty much all their regular and entertainment needs within the property complex itself. The Phase I of the Sankalp Central Park project was hugely successful. Q: Will property prices appreciate with the construction of Bangalore-Mysore Infrastructure Corridor?
My replies to this discussion
The Bangalore-Mysore Infrastructure Corridor project will definitely improve the real estate market in and around Mysore. This project will include the construction of a 4-lane expressway for better connectivity between Bangalore and Mysore. So I think people will want to invest in property in Mysore more once it is better connected with a major city like Bangalore. Real estate prices in Bangalore are high now. Q: How will I know if I’m eligible to buy a house under the “Own Your House” scheme?
My replies to this discussion
Hey for the OYHS, you need a site that has been approved by the Mysore Urban Development Authority. But this scheme is intended for the economically weaker section of the society. So you can avail of this scheme only if you belong to a scheduled caste or a scheduled tribe or other backward classes. Your annual income will be checked to make sure that you fall under the income bracket eligible for availing this scheme. The house will be constructed by MUDA, for which they will charge you a very low price. The initial amount you need to pay is 25% of the total cost. The remaining can be paid in different installments depending on the progress of construction. Hey for the OYHS, you need a site that has been approved by the Mysore Urban Development Authority. Q: Do you think investing in a property in Kuvempu Nagar makes sense?
My replies to this discussion
I think it is surprising that the price in this area hasn't increased drastically like other areas in Mysore. But, it's good that the prices are less because the locality is a very good locality in Mysore. There are not only residential houses, but even several schools, hospitals and colleges in the locality. Ravi Diagnostic Center and Apollo BGS Hospital are two hospitals in the area, Sri Raghavendra Gurukula Vidyapeeta and Pramati School are schools in the locality. Slowly a few IT companies have set up their offices also in this area.I think it is surprising that the price in this area hasn't increased drastically like other areas in Mysore. Q: Are there any new infrastructure projects in the pipeline in Mysore?
My replies to this discussion
Yes, there are actually quite a few infrastructure projects which will come up in the future. One much needed project that will be taken up soon is the widening of the Bangalore-Mysore highway. The highway is known for crazy traffic during weekends and holidays because the road is not only for travelling between the two cities, but also for travelling to tourist places like Ooty and Bandipur. The road will be expanded to six lanes from the current four lanes.Yes, there are actually quite a few infrastructure projects which will come up in the future. Q: How is the Tapovan Glades project and what amenities are available in this project?
My replies to this discussion
I've also researched a little about this project, and it looks like a good project to invest in. The apartments have so many good amenities. The bedrooms are all air-conditioned, and the apartment in general is very spacious. The apartments are fully furnished, and can be a perfect retirement home as there are amenities especially made for old people, like soft furnitures, wooden flooring, grab rails and emergency buttons which will all be useful for old people. The materials used in the bathroom are all of top quality from brands like Jaguar and Hindware, and the floors have vitrified tiles.I've also researched a little about this project, and it looks like a good project to invest in. Q: What is the status on the expansion of Mysore's airport?
My replies to this discussion
As of now there is very little movement in the expansion process of the airport. There are very few airline providers flying to the Mysore airport, with only Spice Jet having flights between Mysore, Bangalore and Chennai. Q: Any idea when the Bangalore-Mysore track doubling will be completed and do you think it will really help in anyway?
My replies to this discussion
Yeah, this track doubling will surely be beneficial for Mysore and also for Bangalore. This project will not only reduce the travel time between Bangalore and Mysore, but also the government has said that it will also add new trains to Mysore. The government has said that 2-3 new trains will be introduced after the track doubling. I don't think it will be done by 2014, but in 2015 I think it will be completed. Q: Guys, I’m thinking of applying for a job in Mysore, but I’ve heard a lot of complaints regarding the amount of pollution there. Is it so bad that I should reconsider moving there?
My replies to this discussion
Hi, yes, unfortunately, there is a major problem of pollution in Mysore. With so many companies and industries cropping up everywhere, the output of smoke and other polluting agents is heavy. Besides, there has also been a huge rise in the number of people relocating to Mysore that the traffic is getting too much to handle and these emissions from all the automobiles are also causing serious pollution in this area. But I think that unless you have some sort of allergy to dust and smoke, you can manage it. Q: I know that there’s been a lot of unnecessary digging on roads, sewage and streetlight problems in Mysore. Can anyone tell me the current status of these issues?
My replies to this discussion
I am not sure about the digging and the sewage problems, because I am living in an area that does not face any of those issues. But the streetlights are definitely a problem here. Though it may not be as big a problem as the other issues, it has surely made life more difficult during the nights. Only a handful of places face this problem in Mysore, but I’m hoping that the local administration will get around to fixing this quickly. It’s not something that affects your daily life in a big way, but still you have to be really careful because there have been some serious accidents due to this.I am not sure about the digging and the sewage problems, because I am living in an area that does not face any of those issues. Q: Hello all, I am residing in Bangalore, but I want to buy an apartment in Mysore as an investment and rent it out. Which area should I look for, that will give me maximum returns?
My replies to this discussion
Well if you ask me, Chamarajapuram and Nazarbad are really good localities to invest in, and you will get rewarding returns guaranteed. If you can shell out more money, then I would recommend that you look for an apartment in areas like Kuvempunagar and Mysore City. The selling prices are a bit more at an average of 3300 rupees per sq. ft., but you will also get great deals on rent returns. In case you want to take a look at buying and renting out individual houses, then you might want to search in areas like Gokulam.Well if you ask me, Chamarajapuram and Nazarbad are really good localities to invest in, and you will get rewarding returns guaranteed. Q: I've read in a lot of news articles that Mysore is fast developing and real estate value is going up. Is there potential in investing here?
My replies to this discussion
See the thing is that if investing in Mysore is a good thing then where are the results? That's precisely what's going through the minds of Hyatt and Sheraton developers who seemed interested to acquire commercial properties in Mysore not too long ago. But why have these plans been only long term and nothing has been done to act on them yet? Because they are still unsure of the market here and they will stand to lose a lot if the real estate market in Mysore takes a dip. It is for the same reason that IT sectors aren't willing to invest here. Because they want to actually see the growth and not just the potential. Also, these various infrastructure projects sprucing up all over the country has taken a toll on the resources such that they are either getting used up or exploited. Bottom line : There's never enough to go around! If Mysore really wants to attract the industrial to add to the already existing educational sector and infrastructure then planned development should take place!See the thing is that if investing in Mysore is a good thing then where are the results? It is for the same reason that IT sectors aren't willing to invest here. Because they want to actually see the growth and not just the potential. Also, these various infrastructure projects sprucing up all over the country has taken a toll on the resources such that they are either getting used up or exploited. Bottom line : There's never enough to go around! If Mysore really wants to attract the industrial to add to the already existing educational sector and infrastructure then planned development should take place!
Q: I heard that there's going to an entertainment zone in Gokulam itself. How will it affect the real estate in the locality?
My replies to this discussion
Apparently MUDA has stated that underground drainage, electricity supply and construction of roads are also part of the project. This is a very good thing for Mysore because projects like this is what will ultimately attract buyers to start investing in Mysore. And since Mysore still doesn't have a very well established industrial base, this commercial project might just help boost that up! This will also help fetch employment for many workers and if solving civic issues is complimentary then I'm not complaining :DApparently MUDA has stated that underground drainage, electricity supply and construction of roads are also part of the project. Q: Has Bogadi been facing some civic issues lately? How well developed is the locality?
My replies to this discussion
Hey the situation is not as bad now as before. But I remember lot of problems were there even last year. There were a lot of street dogs in Bogadi and they used to be very ferocious and attack passers by. The civic body used to round up strays all over the city and dump them in front of the People for Animals located nearby to Bogadi. But this is making the situation worse. The dogs aren't helped and neither are the people. It is not the fault of the dog and the solution should not be to kill all of them but it is very sad that we were in that situation in the first place. Hey the situation is not as bad now as before. Q: My work requires me to shift to a 1 bhk apartment on Bannur road in Mysore but will the incomplete ORR project cause any traffic and electricity problems in the locality?
My replies to this discussion
This project started in 2009 in order for Mysore to face less traffic as the highway allows people to travel to Tamil Nadu, Kerela and Madikeri without having to enter the city at all. The authorities decided to finally get a move on the project (about time) only by November last year. Initially the project was going to construct 6 lanes but because there wasn't enough funding, only 2 lanes were set which created a big headache for those who use that road regularly. The project seems to be almost completed though. This project started in 2009 in order for Mysore to face less traffic as the highway allows people to travel to Tamil Nadu, Kerela and Madikeri without having to enter the city at all. Q: Hi I recently bought a home in Vijaynagar extension but I still don't know much about the area. Can someone tell me what sort of factors brought about high demand for property inthis locality? Do you think it is a wise choice to invest here?
My replies to this discussion
The reason why there is such a big demand for property here is mainly because Vijaynagar is known as a residential hub of Mysore having a number of residential projects and many apartment options to choose from. Villas, 2 and 3 bhk apartments, plots, independent houses all are here. Whether it has good infra facilities and real estate value? What are the negative points about living here?

Q: Hai friends. I am shortly moving to Mysore and I heard that MUDA has some new developmental plans for Mysore city? Can someone tell me what these are and how it will affect Mysore's real estate value? Thank u very much.

My replies to this discussion
MUDA has thought about these expansion plans since 2000 and at that time, satellite township developments in Yelawal was still debated between the ministers because they thought this could lead to be an unstable, runaway growth of Mysore. My replies to this discussion
The city is already well connected to Bangalore, what with the four lane road and regular trains. Mysore has granted 100 licenses to new developers because the focus now is to improve upon housing conditions in terms of both facilities and quantity. Q: What is the status of the Mysore-Bangalore railway track doubling project?
My replies to this discussion
I think one of the main reasons behind the delay of this project was because this huge 18th century monument was in the way blocking the path of construction. Yeah, it was a magazine that was used to store guns and all back then, and they had to shift the whole things. Also funds were a big problem. But I think all that has been cleared out now, and it should be smooth sailing from now on.I think one of the main reasons behind the delay of this project was because this huge 18th century monument was in the way blocking the path of construction. Q: Hey guys, I’ve been hearing a lot about the UPOR project. What exactly is it?
My replies to this discussion
Once you submit the necessary documents to digitise your property ownership, you will be given a property Register Card, which I find somewhat similar to the RTC for rural properties. Once you have the register card that is pretty much all you will need to exert your ownership over your property. The state has also declared that UPOR registration is compulsory for any kind of property related transactions, from May 1st. But I heard that that date actually got postponed till July 15. I ‘m not sure about this though. Q: Hi. I am currently working in Bangalore and my job requires me to travel to Mysuru on a regular basis. It is very costly to travel in a cab and inconvenient to travel in a bus. I recently heard that the government was planning to construct a hi-speed rail link between the two cities. Does anyone have any information regarding this development?
My replies to this discussion
I read that you don’t like travelling by buses. I can relate to that as buses are uncomfortable and there aren’t many facilities. But today, there are a few luxury options to choose from. Like the Raja Hamsa, the KSRTC is finishing work on its new service called Flybus. The buses will operate twice a day and will have many features like personal tv screens, pantry and chemical toilets and wi-fi.I read that you don’t like travelling by buses. You just need to be careful when doing these things. Get the stamp paper from licensed vendors. And the market value will be published for the locality in Mysore your property is in. Hey, I think Brigade Mountain View is one of the good luxury apartments that you can see in the Ooty road area. The project price is little high. but, that's according to the luxury they provide. The price ranges between Rs. 63 lakhs and Rs. 1.5 crores for 2,3 and 4 bhk apartments.
Exactly, i too know something that the area of the project is around 1220 square feet to 3130 square feet. So, the price is very appealing to me too for this spacious apartment. But, i think that this project is under construction only. They have plans to sell the apartments by December of 2017.

Q: Can you give me some first hand advice on investing in different properties in Mysore? Like the kind of projects and the returns I can expect?

My replies to this discussion
Karnataka govt. is shelling out 100 crores to improve tourism in Mysore. This could help in improving tourism infrastructure in the district and this proves to be a really profitable investment plan. Especially if you choose to concentrate on commercial investments. Karnataka govt. is shelling out 100 crores to improve tourism in Mysore. Q: I am considering to buy some property in Mysore. What are the legal things that I should keep in mind before buying a property?

My comments to replies
Hello. Yeah. These days there have been a lot of incidents where a single property has been sold multiple times to different people. And in the end nobody gets hold of the property. While the sellers make money and abscond, the people that buy are left in the rut having lost their hard earned money.
So what are the documents that one must have?

The locality is also quite nice in terms of average property prices. From what i know, currently the average property rates in the city are around Rs 3200- Rs 3400 per sq ft. Taking in the fact that the area is quite close to the central region of the city, these prices seem reasonable. The locality is also quite nice in terms of average property prices. How much is the total land area and which bank is providing home loan for this project? What are the types of facilities offered in this project?
JP Nagar is quite awesome because it's one of the new layouts in Mysore along with Vijayanagar. These layouts were developed by MUDA or the private developers of Mysore. Mysore went through an entire city planning phase because of the immense traffic congestion that was there in the city at some point. But now there are new highways opened up and the city is at a much better place. Right now, these residential areas like JP nagar that are booming and fast expanding.
