Hi , As per my knowledge, Pune Railway Station lies 15 km from here and provides inter-city travel to regions such as Chennai, Bangalore, and Ahmedabad, among others. From connectivity point of view Mumbai-Pune Highway is having a big impact of this location. There has been a lot of development in the last couple of years with new roads and public facilities such as parks and gardens completed.

Q: Why wonder futura has not got completion certificate even after so many yrs.one has to get a noc from builder to buy/sell a flat. The title is not clear. As per the officials, the decision had been earlier sent to the state government for their approval but it has not been approved till now. I agree with Rohit! The flat cost does not include the cost of electrical sockets in the units. The builder will give the possession without such a small thing. It is such cheap nature by them. There was no mention of provision for solar heater also in the contract.. For piped gas supply also, you have to pay extra as they count it as amenity.. I agree with Rohit! Q: a) Was it not the builder’s duty to communicate in writing to us time to time for any of his demands for payment or registration of the deal after getting the booking ammount? b) Whether the builder can unilaterally decide to charge exorbitant interest for delay in registration after booking and then forgo the same at his whims and fancy and pressurize us for immediate payment when we are sincerely communicating with him our situation and conditions. c) If we don’t want to ahead with the deal what is the way to get refund of our booking amount ? and last but not the least important thing , d) Can the builder really have the right to forfeit our booking amount?

There is no such provision in the Maharashtra Ownership of Flats Act.. After the building is constructed, formation of co-operative housing society and conveyance deed (transferring the land on which the building stands) to the housing society, is delayed. Q: I was staying at Kumar primavera B2,I had left the flat in april- 13. - Just near the main gate is a big dumpyard where there are lot of pigs, It can be seen any time of the day. - In all the kitchen sinks there is only one water connection(drinking water) where water is available only for 3 hrs morning 7-10. rest of the day you have to manually fill water from the bathroom and use it for kitchen. - There is no corporation water in the society, it is filled through tankers. This water is contaminated and most of the times oil has been seen floating on it. - Mosquitoes is a big problem due to river aside and there is no step taken to clean the surroundings. I've not seen any corporation vehicle which spreads the chemicals for killing mosquitoes. The cases of dengue and malaria are very common here. - If you want to go for public transport you have to walk long way, even auto stand is at a distance of one and half KM's.

Hello Ashok, as far as i know, for 2bhk it would be around 95 lakhs with attached bathrooms in all 3 rooms. Price for per sq ft would be around Rs. 9,845.
Koregaon park is one of the best locations for commercial office space and residential space in Pune. Airport, railway station, and MNC offices are near by, also good connectivity to other areas of the city. I think it would be very good option if you are planning to buy in Koregaon Park.

Punes older city like Rastapeth, Shanivarpeth, Ravivar and Mangal are still lacking the basic infrastructure facilities and necessities. These places are already crampped with narrow roads and by lanes chocked with piling of vehicles leading to high pollution levels. Once upon a time these localities used to rule the real estate market in Pune, but things have changed completely in last 6 to 7 years.
Yeah Nitesh. Today, Pune is a thriving city which offers its citizens every benefit of modern life. The information technology revolution has not benefited the city's economy - it has also brought awareness about healthy, wholesome lifestyles as compared to a crowded inner city existence. Yes you are right Sunil. Initially the city attracted only the foreigners who used to visit the ashram of Osho located in this city. But things have changed a lot in last 15 years. Being close to Mumbai has always been an advantage but some planned developments, have added new dimensions to this city.

Hello Sunil, Vishu Vihar by Horizon developers offers 2BHK in 1110-1125 sqft, 3BHK in 1505-1665-1705 sqft and and 5 BHK Duplex in 2870 sqft. The current price quoted by the developer is 10000/sqft. It is a G+10 storeys apartments. It has ten Towers from A1-A10. Construction work upto A9 has been completed and the the possession has been given only A10 is still open for booking. There is a 11 units in 2BHK, 16 units in 3BHK and 4 units in 5BHK Duplex. Booking amount will be the 20% of the agreement.

I use to stay in Wagholi and I feel it is one of the good places in Pune City. Mostly IT Professionals reside in this area. Wagholi has more than 100 residential projects under construction. Wagholi is yet under Gram Panchayat. But in the next 3 years it would be under PMC Limits.
@Rohit, there is no good school available in Wagholi and students have to travel to the near by places which also create traffic congestion during peak hour Some of the near by hospitals are: Sushrusha Hospital, Dhanwantari Multispeciality Hospital,Imax Multispeciality Hospital and Lifeline Hospital.

I liked the area and planning for investment purpose. Will it be a good idea and what is the scope of appreciation? What is the rate per sqft going on in Wagholi?
As per my opinion, Wagholi is a good destination for new commers. Wagholi gained its popularity because of Kharadi Eon IT Park in the vicinity. But If you are for investment better go for some other areas as Wagholi will take some more time to get developed. Wagholi is good for long term investment ( say for a time period of 3-5 yrs). In January to March 2012 quarter the property price was Rs 3100 and now the rate per sqft going on in Wagholi is Rs 4000 to Rs 4300. The area has seen almost 30% rise in property value.

The current price trend going on in Wakad is Rs 5700. Wakad is a residential hub because of its proximity to the Infotech and Biotechnology Park at Hinjewad which is at walk able distance. Wakad is also close to areas like Pashan, Aundh, Baner. The area is popular among IT Professionals.

Gachibowli is for sure the market to watch out for. With Madhapur coming to a state of immersion, this is the following best area for private projects. Hi, Accessibility wise you shouldn’t face any issues with the area. It can easily be accessed from all the major areas of the city. investing here will not require a lot of capital. In around 30 - 40 lacs you can own a nice luxurious 3 BHK apartment. Everything that you need on a daily basis is present in the locality.You will find hospitals in 5Km radius, the airport is also approximately only 13 kms from the area. Since, it is close to the airport, the chances of it becoming a developed hub of Indore are high.
@Deepti, Yea, the price per sq. ft in Niranjanpur is somewhere around Rs.1091 per sq. ft to Rs. 2,500 per sq. ft, which is pretty reasonable. However, I'm not really sure if there are any water or electricity problems in this area. Maybe some residents of the area can help?

Hi, With the Diamond Park in Rangwasa, Indore, failing to attract investors during the global investors meet, the state government is mulling over using a portion of the land for other purposes. A portion of the proposed park could be used for building a convention centre. This park will be only used for diamond cutting and polishing.
Well Nitesh, But the Diamond Park project has been delayed due to opposition by a section of farmers who refused to sell their land and instead they moved court. In 1995, the then state government conceived the project for setting up a cluster comprising diamond cutting and polishing units at a suitable location near Indore.

HEllo Raminder, Before buying a property check whether the seller has a right over the property. The first step is to see the title deed of the land which you are going to buy. Confirm whether the land is in the name of the seller and that the full right to sell the land lies with only him and no other person. Hi Piyush, At the same time it is also necessary before buying plot of land, it is important to confirm that the land does not have any legal dues. It is available as a certificate called encumbrance certificate from the sub registrar office where the deed has been registered, stating that the said land does not have any legal dues and complaints.Verify whether the layout has been approved by the City Development Corporation and the local body. Be sure to research any contingencies, which may hinder the development of the property.
Hi Aarti, Determine if the plot of land has the necessary infrastructure to build your home. There should also be a deeded right-of-way, allowing the right to build a public road or accessibility to the land. Ensure that planning permission and building approval has been obtained from City Development Corporation from the local body concerned. Verify the land-use zone as per master plan.

All the documents that are applicable for a primary residential property sale would be required for a clear resale flat transaction, as well. The seller should be able to produce all original documents. The original sales deed and the Society share certificate are most important, since the transaction cannot proceed without them. Also, the buyer should bear in mind that in the case of a resale property, proper transfer and re-registration is necessary. Hi All , In my point of view, the fact that the authorities are taking such action against unauthorised construction is a good thing for the market in general and has added to Pune's credibility quotient. There will be a bit of a shake-up on the market in 2015 as it aligns itself to various new regulations, but this is a necessary process which will be seen in most cities of Maharashtra. The benefits given to both developers and buyers in the last Union Budget will kick in during the upcoming fiscal, and this will add to the already positive sentiment.
@ Mr Rohit, In my point of view, the actual single-most influential factor that will drive Pune's real estate market in 2015 is job creation. A lot of large domestic and multi-national companies will either be entering or expanding their operations in Pune during 2015. This will result in a lot of commercial space absorption from ITITeS and manufacturing companies, which will directly influence residential sales as well. Areas that were still emerging in 2014 will see further establishment in 2015, thanks to accelerated infrastructure development.

Do we need to pay property tax if the completion certificate is not issued?
No, it is your builders responsibility to pay property tax if the building is under construction and they didn't get the Completion Certificate. Remember the case of Campa Cola, Mumbai, where builder didn't get completion certificate or Occupancy Certificate. In absence of Completion or Occupancy Certificate, building is consider as illegal and local body can deviate the building anytime.

What are the new charges charged by the Apartment Association I would like to tell you that there is no maintenance fee difference between the higher SFT and lower SFT apartment owners. This is done to reduce finance complications for the Apartment Association.
Hi Rishi and Gauri, I am clarifying it why there is a difference between lower SFT and Smaller SFT. Due to the lack of space in metropolitan cities, this system is not followed and apartment complexes are constructed with a cluster of variations as 12/3/4 BHK flats. This makes the process of maintenance fee collection much complicated and LIG/MIG/HIG kind of system does not work for the modern apartment complexes and modern life style, especially in metropolitan cities.

Wagholi was predominantly an industrial area. Owing to the new Eon IT Park in Kharadi, Wagholi has rapidly transformed into a budding residential area with affordable housing options and good connectivity to all areas due to the Nagar highway. Wagholi offers easy accessibility to the industrial stretch of Ranjangaon, Mundhwa and Hadapsar through Kharadi and is situated at a driving distance of only 20 kilometres from Pune Airport. Some of the reputed educational institutions in Wagholi include Jyotirmay International School, Sharad Pawar International School and Netaji Subhash Chandra Boys Military School. Hospitals in and around this area include Nathshree Hospital, Kolte Hospital at Nagar Road and Noble Hospital.
As per my opinion, Wagholi is a good destination for new commers. Wagholi gained its popularity because of Kharadi Eon IT Park in the vicinity. But If you are for investment better go for some other areas as Wagholi will take some more time to get developed. Wagholi is good for long term investment ( say for a time period of 3-5 yrs). In January to March 2012 quarter the property price was Rs 3100 and now the rate per sqft going on in Wagholi is Rs 4000 to Rs 4300. The area has seen almost 30% rise in property value.

Apart from that, some other point that may also help you decide your BHK configuration is the budget. For example, let's say your budget for your dream home is Rs 60 lakhs. Then several questions can come into your mind "should I buy a large-size 3 BHK home in this budget towards the outskirts of the city or should I pick for a small-size 2 BHK within the city where prices are higher? Should I go for a Grade "A" builder and buy 2 BHK or should I buy a 3BHK by a Grade "B" builder whose property would be costing less.
Right Rajat..... These are just some of the points that need to be considered while selecting your preferred BHK configuration. It is advisable that you understand your requirements, budget and then try to stick to it.

On the other side, as on government level many policies are yet to be implemented. I do see that once the executions of these policies will get started, the prices will start to rise.

The stretch made a significant appearance on the Mumbai real estate map about 4-5 years ago due to its affordability and excellent connectivity it provides between Mumbai, Thane and Navi Mumbai. Since then, the stretch has become a hotspot for real estate activity in the MMR.

Q: Overpriced flat prices for flats residing 10kms away from pune city. 2bhk with 60+ lacs is really not a joke. Even bank will not approve a loan amount more that 20-25 lacs. So many questions (like a nightmare)

But the PMC is planning to give force on involving private investors. As Minister for urban development M Venkaiah Naidu has asked Pune and 19 other cities, selected in the first round of the Smart Cities contest, to launch their projects by June 25.

Good afternoon Sandip, it is very difficult to say that which builder is good or which not and whether they will deliver the project on time or not. It only depends on the stautory approval and the construction norms fulfilled by the builder. If they complete the construction work on time and as per the construction norms, they will must get the Completion Certificate, that allow you the enter into your flats and if they didn't then project can get delayed by years. Hi Nish, I think you should visit the project site to see the construction status. If you will talk with the builder or their sales executive, they will simply tell you that project is almost complete or this and this amenities are ready to use. Hi Nilesh, I had booked 1bhk in River Residency Ph-3 around Oct-2014. As per discussion with sales person not compulsory to buy parking for 1bhk and it was compulsory for 1.5 and 2bhk flats .I had questioned as there are 4 to 5 building with 1bhk where we all be able to do parking and I was informed by sales person that common parking will be available inside premises of building where we can park our vehicles. Now my flat is ready for possession and they now are telling that I have to park my vehicle outside building premises on footpath. Secondly, I requested them to meet sales person who sold me flat but they are telling he has left the job so cannot contact him now and telling to contact higher management and telling I will get same response as there was no plan of common parking. They are telling to buy covered parking now for which I informed them that I cannot get top up loan from bank till 1 year after possession and I might have bought if I was informed about this issues while buying flat for which they are telling they can't do anything now. I want to know the members that whether common parking is not compulsory for such big society?

@Ujwal, I am agree with you. In the last 5 yrs, Pune real estate market has gone from an average performing one to one of the best performing city. The Mumbai-Pune Expressway has made Pune a much sought-after location for ousider investors. Proximity to Mumbai and a thriving education, engineering, automobile and IT scene have paced real estate activity in this city.
