I think even the panel is waiting for this bill as they have not changed the penalty provisions of the Bill and retained the original proposal such as imprisonment of developers for any violation of the proposed law. Greenfield is a good project and Hadapsar is a good location as well. Magarpatta city and Fursungi IT park has given Hadapsar a new direction. You will get lot of 2 BHK flats in Shivajinagar but it depends how much you can afford. Good evening everyone, As per the current news, the Parliamentary Select Committee for the Real Estate (Regulation and Development) Bill 2013 is likely to push for more strict clauses that may lead to imprisonment of builders if they do not fulfill their obligations to home-buyers. That indicates that we are at the last stage to get the amended real estate regulatory bill.
If it is true then it will certainly help a lot to the home buyers because financial penalties alone won't work since private developers will simply factor in the cost of these penalties in their projects and pass it on to home-buyers.

Q: Hi All, In my property, for odd number floors flats have straight dry balcony is attached to kitchen door (Entry door to dry balcony from kitchen) and for even number floor flats have "L" shaped dry balcony. I am leaving on 5th floor so there is vacant space on top side in my dry balcony from upper flat (i.e. 6th floor). Issue is the upper flat owner has put the slab on that vacant space which blocks the light and air to come in my flat. This portion should remain vacant as per building plan which I have received from builder. Also the project is new and still do not form society and run by builder. Now I got to know that Builder is charging me around 6 thousand extra as service tax saying MSEB (Amount 35000) and Legal Charges (Amount 10000) are service covered under service tax. In december the Builder presented us with a bill for 3.75 lacs for water consumed during December 2011 to Dec 2012,when there was no existing PMC water connection till 26th of Dec.2012. Just a thought but with so many constructions coming up in wagholi and lots and and lots of money to be earned, i don't think the politicians will let wagholi stay out of PMC for long. Interestingly PSF rates in Wagholi are still high irrespective of poor water situation. Q: I am V Srivastava from Mumbai n have flat in malad west.. my building went under redevelopment in 2007. registration of the flat was done in november 2008. pl tell me if even on redevelopment of building(I have taken one room extra and i had to pay for that about Rs 1500000/), I have to pay VAT @5% of the total agreement cost along with penalty and interest for delay in VAT and Service tax. the delay of payment was done even by the builder. they infomed me just about 15 days back about this. pl inform and clarify my doubt on VAT. Q: I am planning to buy a 6 year old resale 2BHK flat in Kharadi, area around 850-900 sq feet, Gulmohar City. Basic cost will be 42 lakhs which includes open reserved parking and total package may be around 46 lakh including agent commission. Well there is a very good locality close to pune airport and has many schools, colleges, malls, IT parks in the vicinity. the airport is around 2 and half kms away from loreto while schools such as the Eon gyanakur school, fr Agnels vidyankur school, nirmala convent, eurokids, panda kids etc are nearby and so is the EON knowledge park.

Yes you are right, this is an under construction property and is slated to be completed by 2017. The designing is by the renowned metaphors and it boasts of various amenities and the builder has quite a repute with many succesful projects and years of experience.

Yes MSRDC is planning to under infrastructure improvement work on the Mumbai-Pune highway on high priority basis. @Priyanka, No, it doesn't sound good because everybody know that number of bookings was never an issue at Neo City Wagholi in 1st & 2nd phases received huge response in fact for a long time. even they didn't have anything to sell. So, they opened the 3rd phase, the last phase in which they don't have much to sell only 3 buildings A/B/C are available for booking.

Hi Piyush, Currently, construction work has been started and foundation work is going to complete. It offers 1BHK from 750-783 sq-ft and 2BHK from 1000-1016 sq-ft. The current price is Rs. 4500/sq-ft. They are charging 1 lac for booking. Yes, they are providing covered car parking for Which they are charging Rs. 1.25 lacs per annum.

Okey......Piyush, Katraj is within the jurisdiction of Pune Municipal Corporation. Pune-Satara highway, NH4, passes through Katraj Ghat. NH4 is the national highway from Mumbai to Bangalore via Pune. Well connected to Mumbai-Pune expressway bypass, Bangalore Road, Saswad Road, Hadapsar and Pune City. Few minutes walking distance from bus depot, hospital and markets are located nearby. All major electricity and water supply connections are already installed. As i mentioned above the project comes under the jurisdiction of Pune Municipal Corporation from where this project got all the required approvals.

The proposed project is located on Pune -Saswad road at a distance of 18 kms from Pune airport, 14kms from Pune railway station and 12kms from Hinjewadi area (IT hub). Hi, Once you pay the total amount, this is where the actual problem starts. Your flat work will not be completed – brick work, painting, fittings, wood work etc. Since the builder has mentioned 36months, he will take his own sweet time to finish it. After Sale Deed registration, the builder will ask you to move into flat without Occupancy Certificate. Once you complete interiors and move into your flat, you will start noticing problems like temporary electricity connection, leaking taps, patches in painting, Lift will not be working continuously, Incomplete parking lot, Drainage problems etc.

Hi, They can even increase rate by 50% not by just 5%. But at the end you need to check even if current rate is worth buying there. Hi, one should check all the legal documents before booking.. However, I'm little bit optimistic, they built Rohan Mithila just adjacent to the Airport, and so far none of their projects have any legal issues. I believe it should also not have any such issues..
Hi Aarti, I don't think that area is even good for investors or for end users. for both, it will take many many years to actually get some money back. You don't get buyer for your flat also don't get tenants in this area. Also because of water problem you have high monthly maintenance.

Hi Suraj, As far as reputation of the builder is concerned, Rohan builders has a very solid reputation, though even I have heard about certain issues with their recent projects. That being said, if you really like to get a flat, then there are quite a few projects in wagholi area that are probably near posession. You might have to pay a bit , more, but it is less risky. Also, the market is kind of in a slump right now, so you might actually get a really good deal.
Well Nitesh, At present Rohan Abhilasha, dont have a concrete plan only the location of A-wing is decided. I tried to negotiate on rates but did not work out. I also asked to show the legal documentation, but they told that the property has all the legal approvals and they will provide documents during registration.

Well Saurav, As per me the location of these salt pans makes them lucrative for real estate development. As they lie on both sides of the Mulund-Airoli bridge, a critical link to Navi Mumbai. The road link's significance will only grow in the future, after the Navi Mumbai airport is built.
Right Ashish, Brihanmumbai Municipal Corporation chief Sitaram Kunte had recently told in a meeting that the civic body had scrapped the category of NDZs since it was a misnomer that it can not be developed. On the other hand activists and experts are worried such zoning of the land that may result in them being opened up for development soon.

Hi Puran, Pentagon Fortune East, Kharadi, Pune is one of the best projects for the residential purposes, but this project is ready to move since 2007 and if you are looking at resale unit price is a bit high compared to another ongoing project in the same localities. I think you have to search more project before taking any step further.

Hi Samrat, Mira Road is a fast growing real estate locality in the Mumbai Metropolitan Region in recent times. The suburb is situated just beyond Dahisar in the far northern part of Mumbai and is part of Mira Bhayandar. It is governed by the Mira Bhayandar Municipal Corporation. The area emerged as a destination for affordable housing in Mumbai a few years ago.
Yes Jackie, The area grew rapidly due to its great connectivity to prime suburbs of MMR and its affordable property prices, and came out as a fully developed area. The area continues to witness growth even today, attracting several home buyers and tenants.

Hi Guys, How is the locality's connectivity with the other parts of the city such as Thane and Mumbai? How is the transport system in the locality?
@Chandrakant, Mira Road provide excellent connectivity to Mira Bhayandar as well as various other parts of MMR. The areas has Western Express Highway, which is part of NH-8 passing through it. It is also connected to Ghodbunder Road in the east, providing connectivity to the western suburbs with the eastern suburbs, Thane and Navi Mumbai. Regular BEST buses are available in the area. Several Mira Bhayandar Municipal Transport and Thane Municipal Transport buses too run between the area and Thane. Apart from buses, one may find autos and taxis to commute in the area.

Ur WC friend, Mira road has a good civic and social infrastructure. Reliance Energy, Tata and Bombay Suburban Electric Supply (BSES) provide24x7 electricity to the area. The civic authorities are improving the drainage system here and have several civic infrastructure upgrades in pipeline. MMRDA has developed a skywalk near the Mira Road railway station, providing relief for the residents. The development authority has also widened existing roads.

Hi Kaushik, It is very difficult to get hold of numbers when it worries the real estate sector in India. The one genuine set of numbers that are extend every month is related to the total amount of lending carried out by scheduled commercial banks to the real estate sector in India.
Right Abhishek, The latest set of numbers were released by the RBI on July 31, 2015. As on June 26, 2015, the total amount of borrowing carried out banks to the commercial real estate sector stood at Rs. 166900 crore. Just 3 months ago, as on March 20, 2015, the number had stood at Rs. 168000 crore. It shows that the total amount of borrowing by banks to real estate companies has actually decrease by around 0.7%.

Hi folks!!!! We all know that the government has recently identified 98 cities for the Smart City Project. But funding for these projects and its execution will be a major challenge for companies. There is no doubt that this mission is expected to improve the quality of life for citizens of these cities. For government, the focus is on sustainable and inclusive development and the idea is to look at intensive areas and create a exemplary model.
Nice thought Shrikant..... .. "Jyada Khakar Bimar Hone se Achcha Hai ki Kum Khakar Healthy Rahe"......... Government grants will be leveraged to attract funding from internal and external sources but unless there is a possible business model or guarantee from the centre, this would not be easy. Also, the track record of Public Private Partnership (PPP) projects is at best mixed and when there would be multiple parties involved like the center, states, local bodies and private entities, the task would be even more challenging.

Hey Kishore, Amenities, lifts and common areas, features and fittings, doors and windows, wall paints, look for cracks, drainage outlets, check for leakages, check switches and plug-points, obtain all sets of keys are the few things to watch within the project before taking the possession.

Well Joydeep, Joint Development Agreement:-It requires if there are two or more parties jointly involved in the project’s development. Tri partite agreement:- In case the builder has taken a loan to develop the property ask for land-use Certificate / Conversion Order, details of electricity, water and power backup, agreement by maintenance agency, car parking allotment and details.

In today's market, residential demand has increased by means of 25% from earlier years. Now the area is well developed in terms of physical and social infrastructure. It has the presence of schools, hospitals, vegetable markets, banks and other convenience stores close. Many developers and builder are coming up with their new launches in this area, so in terms of growth I think this location has great advantages.

At the time of booking they told the innocent buyers that it will be a G+10 storeys apartments but later it came to know that it will be a G+12 storeys. It means 2 floors are constructed totally illegal.Yes, it is true Surekha. Hi Aarti, Blue Nile Infra is a prominent developers in the Pune real estate industry. a trusted source of property advisory and solutions for an international clientele that includes business houses, HNI investors and individual buyers. This is their first project in Pune and under constrruction and expected to complete by December, 2017. Being a new player in Pune real estate market, they will try to make their reputation by providing flat possession on time and at the same time, they will not play with construction quality and amenities. As far as project approval is concerned, i think they have got the collectorate approval and banks don't approve loan for plots.

Hi Upendra!!! Pashan is a popular suburb of Pune. It is surrounded by University in east, Sus village on west, Baner in north and Bavdhan in south. This locality is mostly a residential suburb with large parts occupied by various government and educational institutions. @Keshav... It helps us in case of natural disaster like an earthquake, building collapse or if govt. wants to acquire the property for a public project and even if the apartment society wants to redevelop the property after decades, the building will be demolished and only the undivided share of land matters. So, it is crucial to understand your undivided share in a multi-storey residential project. The sum of all the undivided shares must be equal to the size of the land in which the apartments are constructed.

Hi Awar!!! The UDS is based on the % of the super built up area of the apartment to the total super built-up area of all the flats. For example, if 4 equally sized apartments of 1000 sq-ft were built on one ground of land which measures 2400 sq-ft, the UDS will be calculated as below: UDS = Super built-up area of individual flat / Sum of all flats’ built-up area X Total land area UDS = 1000 X 2400 / 4000 UDS of individual flat = 800 sq-ft.

Hi Shweta, Carpet area of a 1BHK flat will be 410 sq-ft. and it's current rate per square foot will be Rs.6205-6242/sq-ft. Mahindra Lifespaces Antheia, Pimpri is a PCMC approved project and they have required approval for it. Almost aall the leading banks have funding this project. But the only issue is that they earlier 467 sq-ft. carpet area of a 1BHK flat but now they have shrunk it to 410 sq-ft.

Q: If you love your money don’t go with ARV group My subject line itself state that your investment with ARV group will spoil your life, having an own home is a dream of many people but with this group your night will be sleepless. The employee are so unprofessional, they just want your money, once it is paid they don’t even bother about your problems, your issues, your requests etc., they even disrespect laws and order written in property agreement. Their employee even don’t know how to talk to a customer who has owned a flat in their project and other side they are very good, welcoming to customers who come to see the site and who come for an enquiry to buy a flat LoL. I will rate zero to their customer satisfaction. ARV group employees are trained in such a way to get money from your pocket as soon as possible and force you to do registration process ASAP so you get into their trap. Even you will face issues to get basic documents information that you may need before buying property like NOC, title certificate, sell deed, environmental clearance certificate, building/layout approval, master plan of the area, builder buyer agreement copy etc. They know how to fool people by making false commitments. Another surprising thing you will never get a chance to meet directors Mr. Rahul Goyal and Mr. Akash Goyal with whom you are making agreement, this is a big funny thing. Even at the time of possession you will not get a chance to meet them. Other thing ARV group flat size has a big % difference in its carpet area and sellable i.e. super built up area. They sell property on basis of super built up area like if they say, you have to pay 4200/- per sq. ft. on 1200 sq. ft. i.e. super built up area your flat livable area will be only 820 sq ft. including terrace i.e. carpet area of your flat., its approx. 32% margin between what you get and on which you pay to the builder. The rest amount they take for amenities and common area, this margin seems more as compare to other good, reputed builders available in market. If they walk with customer and help with their open hand, good customer service then definitely they can become a top builder among others. For this they should remove unprofessional, cheat people from their group.

It has been almost a year people got their flat possession of Tower-A & B and tried to reach the builder many times with their issues but always false commitment from builder. They issues are regarding club house which is not yet completed, poor quality construction and leakage in their flats, electricity issues, lessen height of society boundary wall, no provision for dustbins in common society area, semi covered parking not yet provided and improper tiles fitting inside flats.Hi friends!!! Rajiv Gandhi Info Tech Park, consisting more than 30 multinational IT companies, is located in Hinjewadi. The need for residential projects is rising primarily because the large, ever increasing pool of employed people are everlastingly in search of houses closer to office, just to avoid the peak-hour traffic. Western market has reached the point of Saturation where developing infrastructure and lifestyle has already takes place. Yet, there are some Investment Options in Pune’s developing IT hub Hinjewadi. So, investing in this locality with a time horizon of 5 years will surely get maximum appreciation.
HI Nitesh, Investment in a developing locality like Hinjewadi is bit difficult and not a good idea. As it has reached at highest point of saturation in terms of property price in that area. Its too hard to find a budget home in developing locality. So, better invest in other localities which are going through the developing phase.

Hi Anuja, As far as I know, Castella is not yet launched. I remember when I enquired a year back. Nothing on ground, no idea. Their Cascada is still under construction for years. All their projects were in middle of nowhere and by God grace. Those who are not bothered about total price, possession dates, going legal ways to recover the money or wait for years to complete, can buy at Marvel.
Right Nitesh, I am facing the same issue with Marvel Castella. I had paid a booking amount of more than a year back but good sense prevailed after reading so many negative reviews and cancelled my booking. However, my booking amount is still stuck and I have not received the full refund. They have only refunded 85% of the amount. They are not in a good financial state - please avoid. Their own CRM team have confessed to not having being paid any salary for months now.

Hi Shubham, As per, PLC (Preferential Location Charges), prime locations are front park, pool facing, rear park facing, road facing and corner facing. The rate for a house may vary according to these and are billed under preferential location charges (PLC). In Maharashtra, a buyer of upper floor has to pay more than the lower floor. And stamp duty and registrations are charged on total property cost. So higher the flat cost higher the stamp duty.
Yes, i am agree with Sunil. In Maharashtra, people pay higher PLCs to stay on the top floor while in Delhi pay higher PLCs for apartments in the ground floor. A PLC is an additional cost that a buyer pays, for choosing a better location in an apartment complex. PLC is charged on a per sq ft basis, on the super built-up area of the apartment. Typically, each floor has a different PLC.

Q: I sold my house on 31st July(registered on the same date),and received the cheque on the same day which was cleared on 3rd August. Before the sale deed was done it was agreed verbally that i will vacate the house within 25 days after the cheque is realised. However, the purchaser now wants me to vacate ASAP. Is there any legal way to stop this from happening?

Hi Shubham, If you are only asking for a week or two after the closing, this is quite common, but you will normally leave money in escrow to insure that you move out on time and also that you pay a use & occupancy charge to cover the new owners expenses.
Hi, I really think this depends on who buys your house. If you're lucky enough that nice people are buying from you and they don't mind that you need a bit more time, then you don't have to worry to much about home removals.

Hi Shekhar, Your local authority will be able to advise you about this. Generally, you will not need planning permission for. Building an extension to the rear of the house which does not increase the original floor area of the house by more than 40 square metres and is not higher than the house.
I am agree with Nitesh. The extension should not reduce the open space at the back of the house to less than 25 square metres which must be reserved exclusively for the use of the occupants of your house. If your house has been extended before, the floor area of the extension you are now proposing and the floor area of any previous extension (including those for which you previously got planning permission) must not exceed 40 square metres. (There are also other height restrictions.)

Yes, I am agreed with Priyanka. It is not mandatory for you to take insurance on your home loan, although it makes a lot of sense to opt for one. Your bank cannot force you to take an insurance. Hi Rahul, It is very important to share the expenses incurred by the societies on monthly basis. At least, other members should know that whether they are paying their maintenance charges for their flat is going to the right person or not. Yes, OVO Lushlife by Lushlife Developers is a PCMC approved project and almost all the leading banks and financial institutions such as LIC Housing Fin, SBI, BOM, Indian Bank, Indiabulls etc are offering loan for it.

Q: I have purchased a flat with Shah Bafna Associates with project name Costa Blanca, baner, Pune The personal secretary(Ganesh) of the builder(Rohit Shah) turn out to be big liar. Before buying there were lot small things were pending like below: Cleaning on the window trail: This is pending from July 2017 Door change or fixing as it is swollen from one side now: Pending from Oct 2017 My name plate is still not fixed at the ground floor., pending from August 2017 Glass rack in kitchen is missing and have been informed from couple of months but still not fixed yet. Net is missing from one of the drain present in the balcony. Monetary issues After they received all the money then they started showing their real colors. They have stopped accepting calls dont care about their commitments. I am feeling cheated now so I would request you be beware of hypocrite in Shah Bafna asociates and advise you not to buy anything from them if you are planning so.

I always advise property buyers that do your all due diligence before investing your hard earned money into real estate. Better, if you spend a little amount on property lawyer for hassle-free buying. Secondly, you should read all the clauses mentioned in the sale deed before signing it. Money once goes will never come back.
Always buy ready-to-move-in properties. In ready-to-move-in projects, you will get what you see. A ready-to-move-in property cost you a little bit higher than prelaunch, under-construction properties but there is a surety that you will get your flat possession on time.

Hello Anup, Pimpri Chinchwad is a suburb situated in the north-western parts of Pune. It consists of the twins town of Pimpri and Chinchwad which are governed by a common municipal body. Pimpri-Chinchwad Municipal Corporation. NH-48 & NH 60 are the two major highway passes through the centre of the locality of Pimpri Chinchwad. The twin cities are connected via the Old Pune-Mumbai Highway as well as the Pune-Talegaon-Lonavala line of the Pune Suburban Railway. Some of the best residential projects in Pimpri-Chinchwad are Pride Purple Park Ivory Ph-2, Ashwamedh Brilliance, Siddhiteck Mauli Angan Residency among others.
As far as project connectivity is concerned, Pimpri Chinchwad is well connected by road, rail and air. Pune - Lonavala suburban local trains run through PCMC area.
