Q: Hi Gents, i booked 3BHK in Nirala Estates 2yrs before and gave 10per booking amount that time .Now builder sent me a demand letter of 30per payment + interest @18%/annum for the complete period of 1yr 6months when noida extension was not bankable .Even though as i came to know that builders are increasing the floors in planned buildings and there are some other issues as well which wont allow the builder to ramp up the project .This demand letter also have a clause that in condition of non payment builder will cancel the booking so i am totally in dark what should i do in this condition ,please advice experts !!!!

Because in big gated communities, it is not easy to screen visitors, regular workers like servants, vendors, etc and vehicles at entry gate alone. Projects like Sun city, Gaur City and Jaypee wishtown provide free entry for all which is not at all safe. In this case, builder floor is better, I guess. Q: It is contradictory to the Unibera's MD statement that every thing from their side is completed. Unibera reputation is going down day by day. Hi, I was wondering, technically the Yamuna Expressway does not fall under the Delhi NCR region, considering it is much further to Noida and Greater Noida. How are people even expecting that there will be an appreciation of land on a later stage, without any middle income jobs or IT and services in the region? I would say this is ambitious.
I also read somewhere that all major projects in this area are behind schedule. With construction costs rising and seeing the scenario of liquidity in the market, I am not surprised that the prices are increasing.

My comments to replies
I agree that the bill is a good initiate and will curb many bad practices and help to regulate costs. But the policy should focus on getting fast approvals also. otherwise it is not easy for developers to get approvals and then start selling and building. All authorities giving approvals like- the water board, power board, civic bodies and the Ministry of Environment and Forests, etc. do take very long time (minimum 1 yr in most cases) to give clearances to real estate projects. And during this time, all interests and costs have to be borne by the developer which further adds risk.
Mr. Mathur, there is another way to look at the bill. The real estate bill demands selling the property as per carpet area and not by super built up area. But developers usually demand for some 20-30% in cash (black money) which they dont show in records most probably.. If they are losing some amount because of this carpet area based calculation, then they may ask for more unaccounted money. So this bill instead of curbing negative practices in the system, will indirectly encourage black money.

Hi, frnds, this is an interesting project! :) as it is offering luxury units with a affordable price. They have quoted Rs 3025 per sq ft and for 3 BHKs. Also they have a price difference in regards to floors, the more you go up, the less you have to pay and vice a versa!!!

See, the project is approved by ICICI, Axis and all nationalized banks , as your are buying in re sale, hence there should not be any problem regarding the bank approvals..:)

There are two new districts that came up i.e., Bhiwani and Mahendergarh in Haryana and Bharatpur in Rajasthan that have been included in the NCR club. Also according to the news, there are two more districts Karnal and Jind which are waiting for approval of including in NCR

Him Vipul, yes there is a delay of 5- 6 months in this project.I had a word with the sales executive they said that, they are trying best to complete the work. You can do one thing, check out of there is a any clause of compensation for delay. If there is you can ask for compensation from the builder.

This project is in soft launch hence, till now what the updates speaks that the project shows positive signs. According to my statistics, within past 12 to 18 months the price of this sector took a steep high slope...In 2010 the price was near about Rs 2100 to Rs 2500 per sq ft . Whereas in mid 2012 , the price went upto Rs 2800 to Rs 3500 per sq ft… And now is its more than Rs 4500 to 5500 per sq ft.

Yes, within 3-4 years there is a huge variation of price in this area. In Jan March 2012, the price was around Rs 3900 per sq ft. Whereas Jul Sep 2013, the price went upto Rs 4900… In between there wa sa drop and Hike..Now the price is bit on the higher side… it is Rs 5000 per s qft

I think, all project in Noida are facing some delays or other, I will suggest you to go for unihomes only. Its least dense among all NOIDA projects. Only blot was delay for phase 1. Once you get the possession, it will be win win situation for you.

See, if we speak about Nodia Expressway price would be stagnant for at least a year and a half post which it could rise at 5-7%. Hence, 5.5K+ by 2016 assuming NE opens this year.
I think both the areas are good enough for investment... because both enjoy the same infra and social development . Moreover this stretch combines of many sectors hence i do not think it will be problem to choose between the duo.

I can share my idea about Sector 44 that , the area has many authority plots.which are given to the builders to build rise flats and also there are few parks and commercial estates which are also coming up. So i feel the areas is under developing segment, so it might take a year to two to become properly livable. And you also have good connection with schools and colleges... Amity School which is just 1.5 km away. So for end users the area is good.
As per my knowledge, there is one new projects thats ongoing i.e Celeste Towers, Noida and many completed projects like IFI Green Avenue,Saba Apartments,kartik Apartments,Express Green. So i feel more than investment, this sector is good for home buyers!!! Because there are hardly any project coming up, which will ensure returns for the investors.

looking at the huge developments and various projects that are scheduled to come up in greater noida, its anybodys bet that the area will be fully developed in a few years time and will be one of the most planned areas near delhi. There are predictions of very high returns for investments made now and so is an excellent choice.

Hi, if you are looking for investment and with less amount of money..builder floors are a good option. as maintenance fee and other nick nacks of a co operative society /society will not be there..but then you might miss out on the feel good factor and the security n parking areas... many builder floor residents face such problems..

Well Anas, the work has just started on the phase II and the possession is scheduled after 3 years... the building plan and layout looks good..builder is also ok . the main USP of this apartments is the storage space that is being provided.. they claim to give more storage space.

Hi, i think that the min size of a 2 bhk is 850sqft and that will cost an all inclusive Rs 35 lakhs + registration charges.. Banks like Axis, ICICI, HDFC and India bulls are known to finance the project and i am not sure if any nationalized banks are financing...

Hi Supratim, Actually, the operator was fined for not keeping the street of the city clean after officials began extensive survey. All the project engineers heading the 10 work circles in Noida have been asked to conduct inspections of their respective areas.
These developers were violating the construction norms and spreading pollution and dust all over the city. Saumya Srivastava, deputy CEO, Noida Authority has told that no one will be forgiven and strict action will be taken against any real estate developer found to be disobeying NGT norms.

Q: In May 2011, I bought a 3-BHK flat in Sector 120 Noida. The rate has changed from 2700 to 4700 psf. Property size 1670 sqft. The handover is scheduled in next month. I am paying an EMI of Rs. 18000 pm. The registration is yet to happen which will require another 3-4 lakhs. Kindly advice if I should keep this property and get the registration done to give it on rent (approx 17k) as i live in a different city. Or should i sell it before registration and invest somewhere else.

Hi Karunesh, If you are getting a good return then you should sell it as you r getting a handsome return in your investment. Secondly, you live in another city, if you rent it out, then who will look after the property, you have to face a lot of difficulty once you rent it out.
No, i think you should wait for 2-3 years more. Talk with the local brokers and the neighbors. Ask them what is the current property rate in the locality and what will be the rate after 2-3 yrs. See, if there is any infrastructure development is happening, then you will sure get a good appreciation after 2-3 yrs or may be the double from it current rate.

Yes, all hospitals, commercial, industrial hotels, restaurants and auto workshop will have to make arrangements for primary effluent treatment within the plot. As per the draft regulation, development agencies have to also make arrangements for recycling of treated waste water with separate lines for potable water and recycled water and recharge ground water through rain water harvesting.

Hi Kushwaha!! Property registration charges has been increased by 2% in Uttar Pradesh. Now you have to 7% as Stamp Duty and 1% as registration charges.
You are right Sekhar........... The UP cabinet has approved additional two percent hike in stamp duty. In other UP districts, the stamp duty is 7% and only Rs 10000 rebate is given if the property is transferred to a woman owner.

Q: I am working in an IT firm at Noida sector 126. In 2011 I booked a flat at gaur city from gaursons but due to land dispute over the project land the possession got delayed. Gaursons promised the possession by end of 2013 but I did get my possession in October 2015. That is very tough phase for a buyers if he has paid all amount on time he expects timely possession of property. But if someone gets delay in the possession, that’s very unfortunate situation for the buyers. I was going through same phase. I visited gaursons office several times talked to gaursons CRM team they said delay is due to land dispute situation and I will get my possession in 1 year. So I calmed myself and realized that somewhere builder is also struggling to get work done due to some dispute and other issues. But I encouraging thing was gaursons team’s support they were very polite and supportive throughout the process. I asked them for the possession delay penalty initially they try to avoid that but after some meetings with senior members at CRM team of gaursons they agreed to pay my penalty at rate of 5 rupees per square feet. I thought that this is very low amount as if buyers failed to pay installment on time builder charge high interest rate and penalty from the buyers. So I discussed with some other agents and some of my friends who have invested in other projects. Then I came to know that this is the standard rate of penalty decided by authorities. And there is 6 months of relaxation as well for the penalty payment. Finally I got possession of my flat at gaur city by end of 2015 and I also got the draft for delay penalty at agreed rate. Initially I felt I am cheated by builder they did not pay m full penalty but after looking at the market scenario and issues faced by builders and buyers i realized that it was fair amount paid by builders. I talked to some of my friend who invested in other projects and they were struggling to get possession even after 2 years of promised date of possession and they said builder even not agreed on paying any penalty. That made me realized that gaursons did not cheated me or even they were quite supportive. Even today I see number of buyers struggling to get there possession and builders refuse to pay even penalty for the delay of possession but on this I had a good experience with gaursons builders. I am living here from more than 1 year and did not even face any big problem regarding maintenance or other threat instead of some small issues but that is part of almost all residencies. Overall my experience with gaursons is good.

In August, 2016, a buyer has complained about the electricity issue in both of their apartments which he had booked in the beginning. They have electricity problem in their flat - 1817, Block-B and flat -83 , Block- GC-6. After taking possession 19/07/2016 and submitting the maintenance money through check which was cleared on 28/07/2016 but still he is facing electricity problem in both the flats. He has visited maintenance department several times but they just gave me useless excuses and fake hopes. They say electricity meter have problem we are not able to reset it and some maintenance people say coding problem. Hi, Ask for all the legal approvals and verify it. Ask in the neighborhood, if there is any civic issue in the locality. Visit your local municipal with all approval copies and ask if there is any legal issue with the land or not. If you are satisfy with all your queries then proceed further. A project without legal approval can stuck anytime and people have to wait for long years to take possession.

Hi Kshitij!! A project get delay due to legal approvals and fund crisis. If there is any legal issue with the land, then it is very difficult to get any approvals. Hi, Issue notice to refund the booking within the given time, if builder didn't turn up then file a suit for recovery of money. You will have to pay the court fee on the claimed amount. Hi, I heard a lot about this project and developer itself is a renowned name in the Real Estate Business with the name of Tata Housing. This project has named "Tata Destination 150" by Tata Value Homes, located at Sector-150, Noida. This development is spread over an area of 20 acres and includes 2BHK in 1100 sq-ft. and 3BHK in 1285-1575 sq-ft. 4600/sq-ft. Bridges to connect with Faridabad will also be developed in this sector All projects along the Expressway were reviewed recently by Noida Authority, which is also taking up a project to develop the 45-meter road which will connect Kalindi Kunj to Greater Noida. This road will cut the travel time from Kalindi Kunj to Greater Noida to 10 min. All the daily basic facilities within the close proximity. It has close proximity to NCR. Transport facility is also good as metro rail is passing through the locality.

Q: I have a unit booked in paramount fuschia tower. However i have not been given the possession and builder says that completion certicate has not been granted by the authority while the builder has taken the money for registry and then kept quite. Any body having similar experiences

Hi, I am looking for a 3 BHK ready to move flat around 75 Lacs budget., visited the society last week. The rate I am getting is around 4500 per sq-ft on 18th floor. Also the external plaster and paints in not in a very good shape but as I have been told that builder is repairing it and have already done in few of the towers. I can see people working on it. Balconies are very small and less usable. Can anyone please confirm if the above mentioned rate is fine also if all the certificates or clearances have been obtained by builder?
Hi Sarith, I would prefer Gaur Sports Wood Sector-79 as better planned project and better builder reputation. Paramount Floraville seems too shabby and would look 20 years old in 3-5 years. It is available Rs.4000 per sq-ft. as resale and Rs.4200 per sq-ft. from builder.
