Hi Kiran, Inno geo city changes its plans often, commitments are not met, too slow developments,located at a interior location. No proper road access.Food court is only a Japanese restaurant for few Japanese residing inside. ATM has not yet come. Only very few houses were handed over since start of the project in 2010.
Hi all, regarding inno geo city, project is good but the management is not providing more details in clear form. so the difficulties arise . my request from builder to provide clear picture to her customer who really interested in this project.

Q: While availing housing loan----If there is a delay in loan payment release from the financing company like LIC or SBI etc.. can the builders charge a penalty or interest to the customer for the delay caused by the company? In my case the amount is released by LIC directly to the builders. But there is a delay.. now the builder is pressurising me to pay the interest for the delay..builder is Puravankara for the Windermere project Chennai..

Q: I am a resident here in Mantri Synergy. The lift is not having a very basic safety mechanism that when power goes off, it doesn't go on to the nearest floor to open it up. If power goes off people will be stuck and if there is no electrician to do the switch over to the DG power.. that is stay there in the dark and if you are lucky to survive then some one will come and open the door for you... Staying in 8th floor there is no option other than using the lift... Very basic security feature is not there in the lift of this so called "HI-TECH" apartment. Frustrated living here. Will there be a solution for this?

Such a problem is very dangerous.. At times, if nobody is there to check the persons struck may even die out of suffocation.. Have you or other residents spoke of this problem with the builder or whoever concerned? It is better to replace it with a well-advanced lift or else add some technology so that it works better.. I personally think that it is a good project to invest . It offers villa plots of size 600 sq ft to 3448 sq ft with all amenities and features. The location of the project is very good . Q: Is Janani Homes a trustworthy builder? Or is it better to go Can anyone elaborate why there are no takers for this project? with Pacifica Aurum or Unitech Palm villas? The rate was Rs 6200 per sft to start with with all amenities etc included. Now they have reduced the cost to Rs 5500 per sft excluding amenities etc. The overall cost has infact increased. Hi, they have reduced the cost due to the possession time of the project is delayed.Its more than a year that the project was launched and till now only 50 % of the project is done.

Then gradually this price started to grow, location got better infrastructure many improvements happened. Then now in year 2015 April-June this average residential price has touched around 3950/sq-ft. So there is a 4% to 5% hike observed in this price trend.

I am one of the happy customers of Pristine Pavilion Phase-I. The construction is progressing quickly and it is going as per the schedule. DRA is an experienced Bangalore based builder so you can rely on them. This project is located right inside Mahindra World City and the best part is it is a freehold property. As an investor, you can expect good rental income and capital appreciation. I have booked 2 bhk for Rs.2850 one year back and now the builder is quoting around Rs.3550. I think very few flats are available in Phase-I. Their customer service also good.

Getting villas at a reasonable price is very difficult in Chennai. Now-a-days under-construction villas are priced within Rs 15-20 crore. No doubt there are villas in lesser price range but not that much.
I heard that in OMR there are around 30 new projects Porur, Sholinganallur and East Coast Road (ECR) have about 10 each. There are about 20 project in the price category of Rs 3-6 crore. You can check those projects :) :)

Hi, Even as the core city gets submerged after every deluge during the monsoon, the Chennai Corporation is going ahead with integrated storm water drain plans for the extended areas, for the Adyar and Cooum basins. Corporation Officials said that the core city will continue to experience flooding, not just because of the flat terrain, but a slew of other issues.
@ Devendra, In my point of view, this plan will benefit industrial areas such as Ambattur SIDCO and perennially-deluged areas such as Korattur. This project work has not started yet. Chennai Corporation is waiting to get clearance . After getting clearance the work will start soon.

Hi, As per my knowledge, the highway road projects, worth around Rs 320 crore, are waiting approval from the government. High way authority are close to completing DPRs (detailed project reports) for these projects and expect to complete them in a month. This project will give a different look to Chennai infrastructure.
Hi, In my point of view, in Nolambur, however, there is no doubt about the infrastructure that residents require. The bridge over the Cooum is a lifeline for the locality but it has fallen into disrepair. The bridge that now connects Nolambur and Poonamallee High Road is in very bad condition. People cannot use it. A new bridge will make commuting much easier.

However there are a few advantages with fully gated that, there is a club houe, swiming pool, reputed builder and all that. Hey Neel Sharma, As per latest news, a few residents are planning to protest at the CM window. Those homes lie near to the water body and it is in the lower range. The normal stream of the water is towards the range. If the encroachment by authority proceeds with, it will be difficult to abstain from flooding in those homes.
@ Neel Sharma, According to the people living near to pond, gated societies in this region are likewise not insusceptible from water logging in spite of a higher elevation due to the fact that the pond is going away. A Gift Deed is a legal document that states how much you received, from whom and when. Any person who is competent to contract can gift his property. Point to know:--- 1. The person transferring the property is called the donor and the person accepting the gift is the Donee. 2. A minor cannot be a donor but can be a Donee. 3. If the property is gifted to a minor, on behalf of a minor, a natural guardian can accept a gift containing a condition that the person nominated in the gift deed will act as a manager of the gifted property. 4. The person making the gift and the one receiving must both sign the gift deed.

The future of Perumbakkam is bright. Several IT companies have also expressed their interest in setting up offices in Perumbakkam. Why buy when you can rent it out for just Rs50000 a month at the most. I stay in a house that is priced at Rs 40L, but I pay only Rs.8000 a month as rent when home loan interest rate is 11.5%. As per a recent survey, it is found that In the NCR, property prices are lower, but a Rs 1.20 crore apartment is still out of reach of the average buyer. Even if someone earns Rs 8 lakh a year (more than Rs 66000 a month) and saves 25% of his income, he will have to wait for more than 10 yrs to accumulate the 20% down payment for a flat in Delhi, Noida and Gurgaon.

Hello Ram, Stepsstone Prasanas, Sholinganallur is a ready-to-move-in project. But still few flats are available for sale in new as well as in resale basis. This project is offering 2 and 3 BHK apartments. 2 BHK flats are available from 836 - 1002 sq.ft, and 3 BHK in 1201 sq.ft. Its current asking rate is Rs.3872 per sq.ft. A 2 BHK will cost you Rs.32.37L to Rs.38.22L while for a 3 BHK apartment, it will cost you around Rs.45.57L onward. Stamp Duty and Registration Charges extra.
As far as locality is concerned, the location of this project is good as it is very close to IT Hubs and SEZ. Another factor in Sholinganallur is the connectivity. The locality is well-connected to the other parts of the city such as Medavakkam, Velachery, and Sholinganallur via Metropolitan Transport Corporation Services.

My comments to replies
You will have to get the beyond 500 meter Certificate from Sholinganaluur Taluk Office. This is where you can check if it is indeed beyond 500 meters from High Tide Line or not. Surveyor can also help when you have the Field Measurement Book (FMB) Sketch and the survey number.It is hard otherwise to know exact distance based on other souces. Dont go by brokers word on this.
Well Sundar, What is FMB Sketch? What is the importance of such document?
