Hmm, During recent years slow economic growth and delays in receiving approvals delayed many real estate projects around country, leaving buyers waiting for their homes and developers holding high debt. This regulatory bill will be a game-changer for the realty sector. It will cause to more transparency and mature industry, and investor confidence will increase. At the same time it will help Modi Govt. to achieve his election promise of providing homes for all Indian families by 2022.

If you're actually planning to settle somewhere near the Outer Ring road, I would recommend Mahindra Lifespace's project Ashvita. Its merely 15 minutes away from the Outer Ring road, the better part is that this has Mahindra's trusted name, state of the art amenities and is centrally located between malls, schools, and hospitals. It has its possession date in December 2015 as well. It has a huge clubhouse, with a swimming pool, gym, yoga room and an open terrace. It comes in 2, 3, and 4 BHK options.

Hello Friends I live very close to SAFEWAY symphony and have been watching the progress for last few months. What is shown in on website and on the ground is very different. The builder is a grade 1 greedy man and trying to sell and suck the money out of the buyers and not doing anything.The quality of work is very poor and even without buying from SAFEWAY, we are suffering. Now, you can imagine your plight, if you buy.

Hi Kashif and James, At last Parliamentary Committee on 31st of August 2015, recommended a slew of measures favoring property buyers and submitted its report in the House, which consist a 3-yrs jail term or a fine for a defaulting builder under a new law which will now cover projects of 500 sq-mt or 8-flats.
Hey Ram, It means that the committee did not agree with earlier proposal that a person holding more than 2 apartments or plots in the same project should be treated as a promoter. Am i right? Now, it has become a burning topic for the country. Every next day you will get some news on it. Even i heard that the panel recommended that promoters should get their accounts audited within 6 months after the close of every financial year by a practicing chartered accountant.

Hi, The houses in old residential areas in Mysore are not properly constructed on straight lanes as ancestors never had the idea of a planned-city in earlier days. Open drainage system was common and people can remind this even today. These drain over flow when it rains, or when the drains get stop.
Hi Praneeth, Road and open drainage system is not the major issues of this locality. Other issues like drinking water, power supply, development of parks and taking up other progress works still a big challenge for civic bodies in old residential areas.

Hi all, I am not taking the the side of local municipal but to attract your attention through this statement that the The officials will always face an difficult job in the execution of road widening, A majority of villagers overruled the sane voice of a few to stop asphalting the surface in old residential areas. The residents in such case have tie down their domestic animals in front of the houses on crowded roads.
@Ramesh, You are absolutely right. Majority of the people involved in construction of building, contract works, employed in various factories and other menial jobs and don't know what is good and bad for their health. The residents of low lying areas of the ward had to live in constant fear during rainy season due to poor underground water drainage system. So, the MCC and elected representatives successfully implemented asphaltation works on important streets.

Well Tinku And Nistala, My suggestion to both of you that opening a play school depending on the rules laid by the specific state. Like i know its only in Chennai that you need permission from the local Municipality and in Delhi it it should be mandatory in the ground floor. Apart from that in any other state you can open in a flat keeping in mind the security as the first option. Hi Bharath...... Well It totally depends on budget and how well the builder is known for. I prefer Miyapur as there is no water problem and metro is about to raise the bar. I myself was looking into DSG group project near Miyapur with quality construction but the possession dates vary too much. And the builder is really over confident about the prices quoting at 3500/sq-ft.

Well Parneeth, If you are looking to buy a flat, you must also budget for service tax and Value Added Tax (VAT) in addition to the purchase price and stamp duty. In the case of ready-to-occupy flats, service tax is not payable as the construction is carried out by the builder/developer on his own account and later sold to independent buyer. As sale of ready-to-occupy flat amounts to sale of immovable property, VAT is also not applicable on such transactions. However, the sale agreement should not have been entered or payment made before the completion certificate is issued.

No piped gas connection so far. he promised a piped gas connection. and its mandatory to have piped gas connection for high rise towers. when he brought those above points to them, they are trying to threaten us. as we don't have any power to face them, we are reaching to you through this platform. Discuss with him about above said matters. Otherwise check in your brochure & sale deed paper about the amenities & of constructing 1 more tower. If nothing like this has mentioned then you can take legal action as per law.
HI Sir/Ma'am, As per my knowledge, better you consult with local advocate about this matter. Builder has no rights to threaten any of flat owners. As Pravallika said you form an owners group , discuss among each other. Send legal notice to builder not as individual but as an association. Then see what happens .

Further, it also commitment to certain dimensions the problems faced by the main city. Q: I am dealing with a builder for a plot which is just beside Janachaitanya phase 3 layout in Upperpally. Named "Peace homes" The land that this builder has is a small gated community which is beside Janachaitanya phase 3 layout which is HUDA approved. Hey guys, What i think is that the proposed Bill would not impact the real estate sector as well as the developer in the country if handled in the right approach and right manner. Buyers had a difficult time dealing with the builder. Please be aware that builders charge 18-24% interest if there is delay in payment from our side and if there is delay from their side, they charge only 9% interest or no interest. It fully depends the nature of the developers. So, we need an efficient real estate regulator.
Right Ananth............. It is very difficult to deal with these kind of developers in the current real estate market. But as per the new real estate bill 2015, if wrong declaration of information about the project is found from the builders side then payment of 5% of project cost will be imposed. The Bill provides power to the regulatory authority to cancel their project registration in case of continue violations and decide on further course of action regarding completion of such projects.

I totally agree with Ananth....... And it is only possible if the govt. has applied that the Builders or Developers should sell only ready to occupy house/apartments. Govt. should ban selling of pre-launch / under construction projects. It will be a benefit for both buyers and the developers.
That is why to protect small property buyers, a parliamentary panel is recommended to cover housing projects on land below 1000 sq-ft in the proposed Real Estate Regulatory Bill. Earlier it was provision in the bill that builders could register with the regulator only if the project was on the land exceeding 1000 sq-mt.

Hi guys, I think our wait has come to an end as Parliamentary Committee on 31st of August 2015, recommended a slew of measures favoring property buyers and submitted its report in the House, which consist a 3-yrs jail term or a fine for a defaulting builder under a new law which will now cover projects of 500 sq-mt or 8-flats.
Hi Aveek...... Parliamentary process take a lot of time. You must have heard that last 10 days there is no parliament discussion is going on. Till date they have expend Rs. 200 core without any result. I am following this discussion last 3 months and found some useful information on Real Estate Regulatory Bill 2013. Believe me......this is really a good way for made discussion on current topics and let the people aware of the current events. What you have mentioned above it clearly indicates that the committee did not agree with earlier proposal that a person holding more than 2 apartments or plots in the same project should be treated as a promoter. Am i right?

Too many problems to list. No STP, No common amenities, Builder has raised the white flag and gone, Landowner just wants to sell his remaining flats so will lie to any extent to sell. In short avoid this like you would avoid the plague. Having said this, I am surprised that people still buy believing the seller and then start crying.

The consultants for this are NJS Consultants Co Ltd. They seem to be doing a pretty good job as they have studuied the whole project and have come up with several short and long term plans mong wich one was to include an alternative alignment through Kalasigude nala. This is true, the Greater Hyderabad Municipal Corp has failed to complete some of the projects thats it was scheduled to complete in the budget years of 2014 to 2015. During the 2014-15 budget, the civic body presented the highest outlay of Rs 4,599 crore, but many are saying that that the GHMC failed to ground various schemes and projects as specified in the budget.

Hi, Suraj, yes. The Government has recently sanctioned a huge amount of rupees Rs.10,664 crore for road works in the city, and the basic plan of this project is to renew the old roads and to improve the quality of the present ones.

Hi, Rampally is one of the best options for investment. Most of the Plot is approved by HMDA and are available on sale. The area endures close to Outer Ring Road and also falls on the missing link between Ghatkesar and Shamirpet. The road is expected to pass through Rampally which would push the prices up here because of smooth connectivity.

Q: Hi, I am looking to buy a property in medchal athvelly village. It is an individual house and the plan is approved by medchal panchayat but not having HMDA Approval. When asked about the same builder is telling HMDA approval is not neccesary for that as the project is on 6 acres land. and the same is required if only land is more than 10 acres. I need the suggestion for buying the property and also whether to buy or not. With all other things, I am preity much satisfied.

Project layout is approved by different authorities like Hyderabad Metropolitan Development Authority (HMDA), Directorate of Town and Country Planning and Gram Panchayat. Projects that fall outside the limit of HMDA are approved by Gram Panchayat. A project approved by HMDA must have 50 percent of the plotted area, 20 percent road area and 30 per cent space for amenities and park. Internal roads must be 40 to 60 feet wide. Gram Panchayat does not have any such mandates.

Hi, You may consider Eco Valley in Chandanagar, which is a pretty decently priced community with excellent location (within 10 KM of Hitech City, Gachibowli, Pharma, Patancheru hub). There are a lot of housing societies in these areas that are known for their well-planned structure and easy accessibility to areas in the vicinity.
Yes, you could search near Kondapur, in the surrounding areas of botanical garden, Manikonda-Alkapur Along ORR. Anyways, I doubt if you get a decent one for 30L. If you have long term plan to be in Hyd, buying a flat makes sense, but not for investment purpose.

Hi, I think Nagole will be the right option for you. As Nagole is one of the fastest developing suburbs in Hyderabad. Strategically located between the two commercial hubs of Uppal and MP Nagar, the locality has developed into a prominent residential destination after the 2005 real estate boom.
Yes, it is the starting point for Metro which is planned in 3-phases. The 1st phase, which is functional since 2014, connects Nagole to Miyapur. The 2-phase would connect the locality to Hi-tech City and the 3-phase to Mehdipatnam. It takes more than 1-hour to reach Miyapur, Hi-tech City or Mehdipatnam by road. With the metro coming the travelling time to these locations would be reduced to 10-20 mins.

It comes to know only at the day of property registration that his flat was landowners share. It is because, builder want to keep you in the dark. You have no other choice but to go ahead with the registration. Hi Guru, If you are buying a flat from landowner then do take care of following points:- 1) sign only tri-party agreement, 2) payments terms & cost heads should be clearly mentioned, as a buyer, you should take over balance payment from landowner to builder, never pay upfront money to landowner e.g. 80% paid at the time of signing agreement and 20% will be paid at the time of registration.
The biggest disadvantages of of under construction property is that it is very difficult rather impossible to find out whether property is mortgaged or not. Builders are still transparent in this matter but if you are buying landowners share then it very difficult to find out.

Q: I bought a flat in Hyderabad telangana for which all payments have been completed before June 30th 2017. However i waited for registration to be done in July post GST thinking that VAT which is to be paid pre-GST will get subsumed in post GST period. However my builder is still insisting on paying up VAT? Can anyone please confirm if there is a need to pay VAT now ?

Hi Gaurav, It is builder responsibility to pay VAT and service charges for an under construction property. For that builder will get the tax credit for GST. But these tax credits will not be applicable to projects that are under construction, nearing completion or ones that are ready. Hello Narasimham, It mans the plot has registered before 31.08.2015, in the name of the person who applied. The date is not yet declared. He has to wait for the local body release of go. Q: I have purchased a plot where previous owner had already applied for building plan approval, prior to date of sale. That building plan for approved months after the sale. Can I use this building plan to construct my house? Or do I need to re-apply one with me as the new owner?

Hi Sid, By law, any planning permission granted expires after a certain period. Generally, unless your permission says otherwise, you have 3 yrs from the date it is granted to begin the development. Q: I saw in news that the MD of this venture, yadava reddy is arrested in some ACB case, will there be any effect for the existing plot owners.

Hello Suraj, Flat or Apartment registration charges in Hyderabad, Telangana are interlinked to the registration charges. It means that the rates of both registration and stamp duty charges are dependent on the price of the property registered, or the ready reckoner rate like for flats or apartments that are under construction. According to the GST, the initial two service tax and VAT will be included and the new rate will be 12% from the 5.75 percent. As the registration charges is a state subject, stays the same taking the total sum of the tax to 18.1 percent. The explanation of taxes for building materials will be included in the cost. Salary received in India or salary for service provided in India, income from a house property situated in India, capital gains on transfer of asset situated in India, income from fixed deposits or interest on savings bank account are all examples of income earned or accrued in India.
