There is a new rule formed that Environment clearance is compulsory for all projects.. So they are opposing this rule and demanding for changing the rule.. That's why brick production has been stopped. The supply is very less and the prices have been increased highly now. All constructions have been left pending as there is so no supply of bricks. Yes Daljeet, the govt is planning to regularise around 200 colonies it seems.. Chief Minister Sheila Dikshit has given approval for regularising of colonies. Probably in this year they will be regularised I think. But since the land of many colonies belong to forest dept and ASI they are presently waiting for clearances from ASI and forest dept. Good question Akshay.. I hope there will be great improvement in Manesar real estate. Several more residential projects would be coming up. Many developmental works, and IT parks and SEZs are being proposed in Manesar. Workforce of the companies will further increase the demand for residential sector. The property values will appreciate well. So to sum up, there are good positive signs showing up for Manesar realty growth. Good question Akshay.. But as of now, the main issue is improving connectivity and traffic decongestion. The Ghaziabad Development Authority is looking to execute the proposed traffic decongestion plan of NH-58 and other roads in Ghaziabad in association with Raj Nagar Extension Developers Association. You are right Aneek, there are many infra projects going on and coming up as well in Faridabad and Gurgaon. Gurgaon had witnesses more than 100 percent appreciation in property rates. Earlier there was not much growth in Faridabad realty, but from last year there is huge growth and development has kicked of.
As far as I know Gurgaon airport line is being developed. It will provide easy connectivity through metro to West Delhi, Ghaziabad, Noida and other NCR parts.
Gurgaon-Faridabad Reliance Infra Toll road which connects Golf course to nearby NH2 has also started. It has extra wide roads and it will cut travel time by 30% and Neharpar to Cyber city in 40 min time.
A Master road is also being built and it faced many issues and was delayed for few years. Work has started for providing better sewage network in 15 sectors. Hi i want to say that factors like new Metro line becoming operational and availability of cheaper options compared to Noida and Gurgaon’s real estate market have come into play.
Even i guess, the entire city is being laid with a network of flyovers and underpasses, which will ease pressure on existing traffic and added to the efficient civic bodies.

Hi, there is a huge demand for this place and there are n number of projects thats coming up in Noida. Two project that are good for investment are Paras Tierea and Logix Group. They both have residential apartments and have great future return value. Paras offers 3 BHK apartments and the total built up area of the project is between 1410 to 1580 sq ft and is quoted at Rs 70.50 lakh onwards. Whereas offers 2, 3 and 4 apartments and penthouses with a price range starts from Rs 42.25 lakh to Rs 111.50 lakh for apartments.Hi, there is a huge demand for this place and there are n number of projects thats coming up in Noida. The Uttar Pradesh state irrigation department has written to the Gautam Budh Nagar SP (traffic) and the authorities in Delhi had to divert the traffic traveling every day from Delhi to Noida and vice-verse to DND as the repair work was on progress.

Hi, Guys i Agree with Akash, that plot investment in Noida extension is much easy.. because Noida extension always have a fight with the land approval... hence if you invest in apartments the project might get paused or stopped or even stopped, hence taking out money and then selling the unit will be hard... for a plot the more you wait the more benefit you get.

Like if you invest now around Rs 40 lac.. after two years or so, it will become Rs 95 lac.
True the land is a disputed land, but slowly all the issues are getting cleared. Developers are investing in the area. May it be new commercial estate or residential.

The LARR bill brings in good news for farmers and tribals by safeguarding their interest and keeping them at bay from the threat of land sharks. The bill is quite sound in principle and has been so structured that the farmers will not be forced to sell land at cheap rates. Interest of the sellers is protected under the guidelines of the new bill.

Guys i think the government must identify tracts of land to build new urban projects. Once identified, the change of land use from farm or fallow land to commercial or residential must be automatic, involving no bureaucratic meddling. With conversion becoming automatic, middlemen and touts will disappear.
True to make this situation and normal one and to balance the economic unstable structure , the price of the farmland should be equalized and l then reflect the real value of residential or commercial property.

Hi, basically, they work in a different process. firstly to go for this project, you have to be their member. The membership fee is different for each unit, for example for 1 bhk you have to pay a membership price of Rs 2 lac. After that a certificate will be issued to you from DDA. Then you have to buy the land with your own money , in that bank will not finance you and then construction and the development price will be given to the society.

Hi, the project was launched in 2010 and BSP-Rs3125/sqft after discount Rs2975/sqf... when they laucnhed and now the price is Rs 5461 per sq ft... you can see a good jump in price.. :P

Dussehra is believed to be an auspicious time to invest in property and an investment that reaps long term benefits. So, interest rates in general should have a marginal impact on buyers. Good and positive sentiments with respect to the economy, should have a bigger impact compared to interest rates. Properties with a locational advantage could see good demand.
The market sentiment is very weak but during the festive season, there would be some increase in the uptake, specially if the pricing of the property is realistic.

Sir firstly I would like to tell you that, sector 102 is not a residential sector. You have only schools and commercial offices present there.Sector 105 is a good sector to live in. It is well connected to Expressway and just 5 KM from Mahamaya flyover.

The user has to mark the period for which he has to make the payment and choose the pay online button. The user has to choose the amount from the payment option and select his preferred payment mode and submit it. Once the payment is done, he will receive a confirmation message along with the print option. Therefore the online tax payment is done. The website also has a tax calculator through which the user can calculate and make the payment.

Hi Mr James, As per my knowledge, Carpet Area is the area enclosed within the walls, actual area to lay the carpet. This area does not include the thickness of the inner walls. It is the actual used area of an apartment/office unit/showroom etc. Built up Area is the carpet area plus the thickness of outer walls and the balcony.
@ James, This break up is extremely essential as builders can place anywhere from 65% to 85% per cent of the super built area as carpet area. That means, if the price is quoted as 1,000 sq ft super built up area, the carpet area could be anywhere from just 650 sq ft to 850 sq ft. If this break up is not mentioned in the agreement, demand that the vendor/ builder mention it in the sale deed.

Hi Tushar, As per my knowledge, recently, CREDAI recommend strongly to developers in the NCR to complete their existing projects before starting new ones. Definitely it is a good step taken by CREDAI. Perhaps, the developer fellowship needs to take the indication. Till that happens, buyers need to be aware of their rights.
Hi Tushar, In case of undue delay, the buyer can also file a complaint before the Competition Commission of India if the builder is a dominant entity in the market and using his dominant position to the detriment of the buyer. If the buyer is over-burdened by the excessive hidden charges in the buyer builder agreement, the buyer can file a civil suit in a civil court.

Hi Tushar, According to me, if the property is under construction, ask for approval of drawings and the plan of the project. You would know that the property is to be built on undisputed land. Also, make sure the carpet area with area left for balconies are marked separately. Price of the property including the proportionate price of common areas and facilities should also be indicated separately and the intervals at which installment may be paid.

Hi Mr Kanojia, As per ULB director, that property tax details would be studied carefully before any changes are made. He said that records of how corporations spent the revenue generated in the past 10 years have also been sought. As per urban local bodies department (ULB) , property tax could be raised to give municipal corporations extra funds to carry out development work.
@ Akash, ULB authority have not taken any decision yet but have asked all corporations to submit data to analyze revenue inflow after change in policies. It was too early to decide on any revision of rates. A detailed study of data for property tax collected according to the policy prior to 2009-10 and revenue generated after the policy of 2010-11 is essential before any change is considered.

Hi Mr Akash, As per Urban Development Minister, we took this matter to Cabinet after holding rounds of meetings with DDA, Lt Governor, Delhi government, MPs from Delhi and three municipal corporations. I also held meeting with law secretary and UD secretary prior to firming up this proposal. First, we gave three years' protection to all such colonies from demolition and sealing. Then we got Cabinet approval to regularize them. It will take some time for regularization, but we will do it.
@ Akash, As per source, Delhi government had sent a proposal last week to revise the guidelines and sought extension of the cut-off date for regularization. As per sources, there will no dispute over the land as it is being developed as per land pooling policy. That means plot owners will surrender their land to central pool so they will become a stake holder to whatever development will happen on their plot. After land pooling, owners could get around 40-60% of land. So they can use it for construction .
Indeed Arpit. And the rest of land will be taken by Delhi Development Authority to use for infrastructure development . So here are two types of pooling policy. Suppose you have surrendered 2 to 20 hectors of plot , land owner will get 48% of it . And if 20 hectors or more land you surrendered ,then land owner will get 60% of it.

Hi everybody, i am new to this forum and don't know much about it. But i am sure that this upgradation will help these regions to fulfil the basic needs for real estate to perform and succeed in the long run. For all the projects approved, the government will contribute 50% of the funds with an equivalent amount to be organized by the states themselves. This makeover of infrastructure in 272 cities and towns will duly fuel and introduce a fresh wave of realty demand in near future.

Our current govt. know it very well. Hi, I think this can be a wake-up call of sorts. The writing on the wall is clear for them deliver on their promises and also deal their customers with care. In fact, many developers agree that they need to change the way they deal with home buyers. And the buyers should come forward and file complaint against such developers. In recent months, many cases have been filed against builders across the country.
Earlier, it was saying that builders have the money and the muscle power. Now that mindset has changed and the buyers are more aware about forums which they can approach to get justice. Recently, the district administration in Gurgaon has formed the Gurgaon Arbitration Council to sort out pending real estate disputes in a fast track manner.

Since builder is charging you 18% interest if you delay making payment similarly he should also pay interest at 18% for delay in delivery of possession by one year. Hi Debanjan!! The builder is quoting 5200/sq-ft AI for all sizes as his first quote. 4K - 4.5K/sq-ft. for a real buyer AI for transfer cases, bigger ones more than 2000/sq-ft could be even less due to dearth of buyers.

I would advice to you visit the project site or the builder office and ask for the legal approvals, see the approach road, connectivity to NCR, daily basic necessities from the project site, see the construction material are using in the project and ask in the neighborhood about the civic issues. I am very sure that you will love the locality. You can also verify the papers via Noida Authority which is in sector-6, walking distance from sector-16. If you are getting all the approvals in place then go for it.

If you have sale deed in your name and have already paid 95% of the flat value and still waiting for the possession then file a case in the consumer court. Hi Nitin, Did you get money from the builder for shutting your mouth? There are many bad reviews against Mehak Infrastructure Pvt. Ltd. for their projects like Mehak Residency, GT Road, Ghaziabad. It means all those who have given their negative views against the builder are liers. Most of the buyers of their project are calling them fraud and now after 4 days they became reliable builder for you. Do not think about yourself only. There are many buyers who have invested their money thinking for a dream home for their families and these fraud builders are cheating them.
Right Sharath.......Mehak Infrastructure is one of the worst builder in NCR. I have booked my flat in 2014 in Mehak Residency. They have first asked have to pay Rs 11000 as a booking amount and later due to some reason we could not arrange the balance amount, so we approach them to cancel it and refund our money after deduction to which they replied it is non-refundable. I was shocked to hear this and we met the developer. He also told me that no one take refund from them. We got scared and told them that we will try to arrange money from other source. There was another shock next day when i asked for the copy of my booking form. They told me that booking has already been cancelled. They did not take any written application from me to cancel my booking. Is it what their practice to make the innocent buyer fool by dominating over them?

Q: Let us assume, I have a Land of 14000 Square in city. It was an agricultural land and I got it converted to construable land under Section 143 of Uttar Pradesh. I have already started construction of school in 11000 Square yards of land(Got the school map also approved by the local authority ). Now, I am willing to do plotting in remaining 3000 Square yard of land. I was planning to create plots 100 square yard each and will also construct a road for access for each plot. What is my concern Do I need to consider the size of road, It their any law regarding this. Because I will construct road as per the practical requirement. Road as wide as 20 feet is enough as per my experience. But the architect who was building the layout is troubling me, he is saying whenever someone do plotting in colony they need 30 feet wide road. My argument is I am not constructing a colony or not even starting a great real estate project. I am trying to sell my land in form of plot, which is already converted to construable land. My age is only 25 Years and I am doing this project in small town where most people dont have exact knowledge of law. It is my social initiative to build a school and money I will get after selling with be utilized for the development of school. We have very very less fees in our CBSE Pattern English medium school. It is only 250 INR per month. We are building another branch in 11000 square yard land(Mentioned above). I am just trying to fulfill my father dream of educating less privileged people around me.

Q: I have booked flat in Himalaya Tanishq, Flat no Z-4 and was promised that the possession will be given in Jan 2016. In aug 2016 they asked to come and take possession but the completion certificate was not available. After that everytime they said that will be done in a month or 2.
