Earlier, the High Court had directed Hiranandani on a PIL alleging violation of the conditions in February 2012 to construct smaller houses on remain vacant land. The developer's argument is that unless the land is fully developed, conveyance cannot be executed.

But the collection of maintenance charges is on flat rate i.e. 1600/- per any type of flat, but contingency fund being collected is on per square feet basis. Q: Hi, Looking at the skyhigh rates of properties in Bangalore today which of these would be the best option to buy a property in Bangalore from investment perspective: 1. Go for a life time loan and invest on a residential plot in a developed area where the cost is ~Rs 6000+ per sqft today. or 2. Invest on a residential plot in the new remote areas at close proximity of the city where the prices are already hyped to Rs 3000+ per sqft. or 3. Invest on the plot at the outskirts like Devanahalli, Doddaballapur, Chikmangalore, Sarjapur Extension, Nelamangala extension areas where the cost is around Rs 1000+ per sqft. Please advise. First option: I think the already developed areas in the city have the potential to become even costlier at faster rates. Second option: The areas around Bangalore are catching up with many many residential plots/sites, do all of these areas really be fit for dwelling soon in the next 3-4 years? like the Vishweshwaraiah layout and other private properties around in the West Bangalore. But then the prices suddenly started rising and rising.. so research well abut the areas which you have on your mind and then choose the best among them.. Yes Project is good. Group buying will not work in getting you discounts. The current rate is Rs 4200 + Rs 75 for floor rise. Also amenities facing flats are Rs 200 extra. Location is good. Right now they have opened the booking for A and B block. Looks like construction is at pace and i am expecting this project to be finished by Dec 2014(even though they are saying Aug 2014). 3 series in A block is very good for 2 BHK.
BBMP has approved the project and the expected completion date is by 2014 mid
18th July 2013

Hi Pravakar, it hasn't been announced yet. Earlier, it was decided that there would be a hike of 8% in Pune property tax for the financial year 2013-14. The proposal was kept forward in a recent meeting of the standing committee PMC. As per plan, civic body finalises the rates of tax every year as per section 99 of the Bombay Provincial Municipal Corporation (BPMC) Act, 1949, and keeps it before standing committee for approval. If approved, it becomes a part of the municipal commissioner’s annual civic budget. The General Body (GB) has to approve the new tax rates before February 20 of every year.Hi Pravakar, it hasn't been announced yet. Currently, Real Estate Bill has been referred by Rajya Sabha to a select committee on May 6 for its examination with instruction to submit its report by the last day of the first week of the current monsoon session. And it is expected that the 21-member committee headed by BJP member Anil Madhav Dave is likely to submit the report this week.

Hi Unni..personally i think Tambaram is a good locality. What i found i that from past six months the prices are depreciating. It is currently Rs 3474 per sq. ft. Q: Any other project in Hyderabad is charging around 20%. New towers in this project are charged with 31% common area. Other strange thing is that in Lanco Hills for LH6 they charged 26% but for LH10 they are charging 31%. LH6 and LH10 has apartments of same size. For Eg. LH6 unit 2 is 1942 SFT where as in LH10 Unit 2 is rated 2075 SFT. Floor plan of both units is almost same.

The builder is telling that the road will be constructed very soon. The main concern is that the brick making factory is just next to the project. I think there will be much delay in getting the approval.Though plan wise its a good project. pre launch price was 2800 / sft but looking at the location its not worth going for the project. Kaiser Bagh is located in central Lucknow and is one of the better regions to stay in Lucknow city. The area is well connected to the Central Business District (CBD) as well as offers good connectivity to Trans Gomti regions. The downside of investing in Kaiser Bagh is that like most other locations in central Lucknow, not much new construction activity is happening in the area. Most of the sellers are offering resale property which escalates the overall pricing. Eldeco, SAS and Halwasiya are some of the prime builders with existing residential projects in Kaiser Bagh. You may however have to search for a good 2 BHK deal in the area.

The Delhi government has sent proposal for around 30 flats and income tax department wants allotment of approximately 27 apartments. Besides, a host of banks and PSU s have lined up for these residential units.
So it is only government officials and DDA people to get the allotment, is it not sold for outsiders?

Q: Hi, I am about to book an apartment in Bangalore. The deal is yet to be finalized. I had some questions in mind before going for the property: 1. The list of documents that I should ask from the builder before getting into an agreement. 2. The builder openly said that "he would not provide the occupancy certificate since there are deviations". One of the deviations which he stated was, the balcony. Ideally there should a 8ft set back around the building, but there is a set back of only 4ft including the balcony. The approx deviation would be around 30 percent. The building has G+3, and few pent houses and a multipurpose hall on the terrace. I am interested in the first floor. 3. The builder also said that due to akarma sakarma scheme, I need to pay a sum of around 40K towards the reqularization of the deviation for my flat since the deviation of my balcony would be around 150 sqft. Please advise.

Right Lekshmi, The permission for Navi Mumbai International Airport was cleared by the Central government in 2007 but the plan has been stuck midway after facing problems in land acquisition and environmental clearance. However, during a meeting about 10 days ago between PM Narendra Modi and Maharashtra's chief secretary, they have been able to get clearances for most of the issues in the international airport project.

You should have spoken to the builder about every aspect of the flat including car parking before booking the flat. Ask the builder specifically why the alloted car parking is not been alloted in your name inspite of paying such huge amount towards car parking. Not sure about other cities but as far as I know Bangalore topped the list with an HSI of 140, witnessing 15% jump in HSI from the previous quarter following Mumbai with a housing sentiment index of 106, turning positive for the first time. :) :)

The tricky part is that it is not possible to know exactly when property prices will reach the lowest and start picking up again. One good indicator of this trend can be the job scenario. When industries, driving the economy, start increasing hiring the economy starts improving. Going by news reports, industries in India plan to start massive hiring for sectors such as banking and Information Technology. This will mark the beginning of the revival of country's economy.
In the current scenario it looks difficult to expect a reduction in property prices. Market stagnancy is what one can expect at the most. However, hopes of improvement in employment opportunities and the country's economy can give a boost to the demand for properties this year, leading to a hike in property prices.

Hi Raj Roy, As indicated by the operational rules for the Smart Cities mission that were released by the Honorable Prime Minister Narendra Modi a week ago, states need to select the allotted number of cities as well as towns from every state taking into account four broad criterias as well as a sum of 13 sub criteria.
@ Raj, As per sources, each state government needs to assess all cities/towns in that state taking into account these criteria and designate the top performers as per the number allocated to every state. For example, Uttar Pradesh is qualified to select 13 cities/towns for consideration in the mission.

hello meenakshi, this project is quite good and the main thing is its location.. it s on the road that is the road connecting dharuhera and biwadi and is around 1.5kms away from the NH8. The KMP expressway is around 8 kms ahead of this project and you have a project from dwarkadish and raheja and vatika as neighbours..so quite nice in terms of locality....
Yes...my bet is that you can use this even for end use in 5 years time... the rentals that you will get here is quite good...i was told that a 2bhk od 950sqft is fetching a rent of 8-10 000 now only in this area...

yes Samar, the project has got the relevant approvals from HUDA and the escavations have started already... the bank approvals too are in place ans you have all private banks like ICICI, axis and HDFC among others and DHFL,PNB,SBI etc that are providing loans. There are 2 sizes in 2bhks of 1150sqft and 1300sqft and 3bhks in 1700sqft..so the apartments are big and spacious ones. the builder is offering a rate of Rs 3050/sqft but with some brokers you can get it for as less as Rs 2860/sqft also..

Well Srikumar, This will definitely help speed up the clearance process for these key strategic infrastructure projects, and allow the expert panel to make the required interventions to address any possible ecological fallout. Hi, One of the fastest growing residential areas in India, Pallikaranai is a hot favourite destination for investors.Located in South Chennai, the locality is in close proximity to the OMR (Old Mahabalipuram Road), which is one of Chennais biggest IT/ITeS corridors. On the other side, there is the GST Road (Grand Southern Trunk Road), which is yet another major IT/ITeS Corridor in South Chennai. Simply put, the area has a lot going for it in terms of demand for residential space. And to top it all, it is also close to the Chennai International Airport, located only 12 km away.
Location is good for investment but before investing in any project please check all document for safe side as in this area some of the land is not approved by local authorities.

Hi Mr Ravindra, As per the rules, builders or developers launching a group housing scheme on 5,000 square metre area have to reserve 15% of the constructed units or 5% construction area for economically weaker sections and lower income group.
@ Ravindra, An official said in the year 2013 a amendment was made in the policy that the developer can reserve land for these categories in any of the schemes. After which, the developers started an eyewash. For instance, the owner of luxury apartment Palacia, whose plot size is 19,125 sq metre, did not adhere to the policy.

Hi folks!!!! We all know that the government has recently identified 98 cities for the Smart City Project. But funding for these projects and its execution will be a major challenge for companies. There is no doubt that this mission is expected to improve the quality of life for citizens of these cities. For government, the focus is on sustainable and inclusive development and the idea is to look at intensive areas and create a exemplary model.
To get the reasonable result, govt. should support those cities or state first. "Jyada Khakar Bimar Hone se Achcha Hai ki Kum Khakar Healthy Rahe"......... Government grants will be leveraged to attract funding from internal and external sources but unless there is a possible business model or guarantee from the centre, this would not be easy. Also, the track record of Public Private Partnership (PPP) projects is at best mixed and when there would be multiple parties involved like the center, states, local bodies and private entities, the task would be even more challenging.

The average property value in this area was about Rs 4500/sq-ft during the last quarter of 2014, while it was about Rs 4000/sq-ft. during the last quarter of 2013. This means that the area has witnessed an appreciation of about 12.5% within a year.
Right Ravindra, Nalasopara is a suburb situated close to the Vasai-Virar region of the Mumbai Metropolitan Region. The area is governed by the Vasai-Virar Municipal Corporation. Hi everybody, My relatives are living in the Nalasopara and i heard from them that there have been a few incidents of crimes in the locality due to the presence of migrated lower and middle class population. But this is a common problem now a days. And everybody has to face those issues.
You are right Anirudha, The area has become overcrowded with recently migrated lower and middle class population. The area still faces issues such as availability of water and electricity. There are also limited entertainment options.

Hi, As Mumbai battles with troubles in acquiring thousands of acres of land implied for public amenities because of absence of funds, Maharashtra Chief Minister said owners who surrender land reserved for amenities will get double the incentive as transferable improvement rights (TDR).
Right Suresh, The CM also announced a ‘land-swapping’ scheme to kick off rehousing of mill land workers stuck for over a decade. For example, a plot owner whose land is reserved for a hospital, will get a 100% increase in the TDR for giving up the space. This will be twice the plot potential.

Hey Vibhor, As per me, may be what Raj said is scary, yet the question is what should be possibly done about this. Since 7-8 years a decision was made to retrofit some major buildings in Delhi so in situations like earth quake these buildings can be utilized for housing government work places and other major operations.
@ Vibhor, KK Sharma, Chief Secretary of Delhi government, said that, just 2-3 building can be retrofitted. It is complicated to retrofit an existing building, yet structural engineers realize that it should even now be possible. According to National Institute of Disaster Management, huge numbers of the building that have come up in government area are risky .

It is true that the MMRDA had come up with compensation plan after Shiv Sena's protest ? On the other hand, residents of three of the four affected buildings in Dadar (West) did not act on the showcase notices they received on 4th June as they could not understand their implication.

HI, A developer cannot sell the car park to a person who purchases a flat from him, he can allot the same on a first come first served basis without charging any money from him. The housing society is allowed to frame its own parking rules. If any slots remain vacant for want of applicants, which is sometimes the case for open parking, a second parking space may be allotted to interested members. Allotment of Parking space is a "Administrative function" and the MC as well as General Body are empowered to allot the parking space to its own Registered members.
Hi Abhi. As per me, parking charges may be determined amongst the GB members, directing the MC to implement the GB directions. It is not equivalent to parking penalty for violation of Parking spaces and usage. Parking charges may be from Rs. 10 to 10000 or anything per vehicle, per month, But as decided by the GB, but this is again applicable only to registered members including his family members and associate members.

Several factors which have contributed to the area's growth as a posh area. The area serves more to the rich class population of the country. As per the report, the development plan approved in the year 2000, had intended the reservation of the primary school at Tkala and Ramanmala area. In spite of that due to lack of civic officials and lack of funds, the lands plots were not acquired for the last 15 years.
At last owners had issued purchase notices to the Kolhapur Municipal Corporation appealing it to acquire the land otherwise the reservation would be lapsed. The plots would be transferred to them as per rule 127 of Maharashtra Regional Town Planning Act, 1966.

But i heard by some reliable sources that the purchase notice issued for acquiring land plot from Ramanmala is confusing as the person serving the notice has not provided the sufficient documents of the ownership and power of attorney. Also, the document of the plot measurement done in 2002 have not verified its size before finalising the amount to be paid before presenting.

Yes you can cancel your booking before processing of the sale agreement but it is subject to your communication with the builder. So what is the reason behind cancelling your unit?
As per my knowledge, most of the builders may not return full amount. You should verify the terms and conditions from the builder. Is there any issue in this project? Because I am planning to invest on this project.

Don't forget that the Sunteck Realty itself with a net debt at 9.6 billion rupees as of March 31 and plans to build condominiums and offices after purchasing the assets, and may lend its brand to help complete projects that are stuck. They are also ready to develop property jointly with the existing builder.

Very clever sign of business. The company's funds are chasing commercial properties more for better returns, and Sunteck may look to double the share of its office and retail assets to about 40% and cut residential assets from 80% if there is increased demand.
As per Sunteck Realty, they feel that there are lot of distressed assets in the market so they can grow the company to a different level, but for that they will require capital. They will try to cut their debt levels further and still do acquisitions with their strong cash flows.

Earlier this month, the company is looking to sell some of its non-core assets, including its highway projects, but will not do a distress sale. L&T's road projects are in the market for about 4 months and they will definitely sell when they get a good price. As per commonfloor report i found that the Balkum saw little bit down side in terms of price movement. The average property value was 8080/sq-ft. This locality has supplied 1200 residential units. Similarly, Ghodbunder Road has supplied 1000 residential units and move with a positive sign. Here, the average properties price was Rs. 7145/sq-ft.
@Khushi, Good connectivity, high rental demand and low prices are the major reason for rental demand in Virar West. It Hub, Educational Hub, upscale locality are the major reason for Powai which create a lot of job opportunity for the new comers in the locality. Andheri East is in demand for its industrial hub and strategic location.

Q: I booked a flat in Codename Epic by paying Rs. 45,000/- as booking amount on 10th October, 2015 who's possession is promised in 2018. Within hours on the same day I informed them about cancelling my booking as I would not have been able to manage flat cost due to some financial problems and also later on I came to know that site was quite far from Palava phase I. Marketing guys didn't even bothered to show site before the booking. Even on informing within hours on the same day, they are not returning my booking amount. They are not authorised to forfeit my booking amount as I haven't availed of any services by the builder as it was same day cancellation. Please someone guide me, how can I get my money back?

If you have valid receipt then you can claim from the builder, failing which you can send a Legal Notice that you do not want to purchase the flat and claim you money refund. Thanks Sunil, I heard that as service tax is charged only on the construction cost, the effective rate of service tax on the entire value of a property below Rs.1 crore is 3.50% (14% on 25% of property value) and 4.2% (14% on 30% of property value) for the a property valued above Rs.1 crore. Hello Lekshmi, If you are buying an under-construction property from a developer, in such a case, the developer is deemed considered to be the provider of construction services to the home buyer. So, service tax is charged to the home buyer on the cost of construction. It is not charged on the entire value of the property, but only on the cost of construction; land cost is excluded.

Yes, even the revenue department officials said that the land can be transferred without any cost provided the finance department approves of it. If it does work then the government would have subsidized the land cost.
As per state housing minister Prakash Mehta, the plots spread over the Mumbai Metropolitan Region will be used by the Maharashtra Housing Area Development Authority to create affordable housing.

In July last year, the National Green Tribunal had rejected an environment ministry office memo that allowed builders to correct their mistake by applying for environment clearance while construction was on. @Vinu, Yes, the issue was referred to the Additional Solicitor General of India and it has been suggested that in cases initiated under NH Act 1956 but award has not been announced by December 31, 2014, RFCTLARR Act 2013 will apply under section 24 are therefore requested to take necessary action towards settlement of cases.

According to sources, the main challenge in the present real estate market is lack of consumer confidence in builders/developers to deliver the projects on time, for which there has been difference in price between ready to move in and under construction properties in the secondary/resale real estate market.

As far as I know Amberpet has seen a down ward trend by 25 percent in the property price in this quarter ( Jan to Mar 2016). It has also affected the rental market in Amberpet.
According to investors, it the right time to buy in this locality as the prices are on the cheaper side 'and they can bargain for best deals which are already available in the market or ask for discounts.

Q: DDA L Zone first time came into existence when DDA announced MPD 2021. According to MPD 2021,DDA proposed a new zone L in West Delhi which located near-by Dwarka. As Delhi is the national capital and people from all across the country come to seek employment and live a better life. Hi Sujeet!! Stamp duty and registration charges in Madhya Pradesh for the current financial year 2016-17 is 8% and 1% respectively.
Yes, but remember that purchasing land or residential property has now become costlier in Madhya Pradesh as the stamp duty on registry of property documents which was now calculated on the basis of 0.125% of the property value is now raised to .5%. The Government wants to use the additional income that would be generated through this hike on creating jobs in the rural areas.
