The price of apartments here starts from Rs 52.65 lakhs on wards and the project has got approval from BDA. As far as I know you can avail home loan from banks like HDFC, SBI and Axis bank, as they have approved the project.

Splendid Times Square is a mixed used development. Ground and first floor will have office spaces and second, third and fourth floor will have 450 sqft studio apartments. The expected completion date of the project is by end of 2015.

The project was suppose to get completed by end of 2012. The project is located about 7km from ITPL on the Whitefield - Hoskote road. It is about 1.5 km from Sai Baba Ashram and just opp to Nitesh Forest Hills. The location is very promising as lot of development activity happening here. Luxurious project is not everyone's cup of tea and electronic city being an IT hub still offers affordable housing and this is attracting many investors.
I totally agree with you Mr Ravindra...Electronic City is better planned and developed with a wide segment of mid-level IT professionals and residential projects in Electronic City are really affordable as compared to other areas of Bangalore.

I agree with that to lessen the traffic congestion as part of metro Phase II, a new line will b e added to the existing Green line which will cover most of the areas on the Electronic City Corridor, and the project is expected to get completed by 2020.

Q: I recently booked an under-construction apartment (95% work done) of super built up area 970 Sqft. in Bangalore. The builder sales guy calculated Service Tax (12.36%) on 25% of construction value ( Flat Cost + Car Parking - Land Cost). But after booking during agreement he is saying that norms has changed now and service tax will be charged at 40% of the construction value. He is saying that norms changed since 1-Jul-12 however they did not get confirmation and now only got the confirmation. Please suggest what is current service tax rule is. He is making 2 agreements (1 for land and another for construction). And he did not reveal the modified service tax till I paid booking amount. Also he is asking for 4% VAT on Construction Value. Is it correct and is saying that later on he may charge service tax on maintenance cost as well. Please advise.

Both VAT and Service Tax (As on Jan 2013 ...Service Tax @ 12.36% on 25% of BASIC Price ( if Land Cost is included ) otherwise 12.36% on 33% of Basic Sale price ) need to be paid on no 2 and not on no 1. Make sure you get a TAX invoice for those if builder is not giving you the TAX invoice then dont give those amount.....rest of the things as KTPCL+BWSSB + AMMENITIES are chnarged at 12.36% ....BUT Parking could not be chnarged for service tax as , as per SC decision Parking slot is not an extra service but the part of construction itselfWhen you buy a flat you buy two things from the builder 1. Since the project is at pre-launch stage, there won’t be any bank approving the project yet. Once Prestige obtains all the approvals, they will also get the bank approval. It was told to that they will get the approval of SBI first, so that other banks follow. If you are planning for home loan, you can take loan once the project is launched. The marketing team told me that the schedule of payment will be revised if there is a delay in the launch of the project.

@ Adnan. If you are interested you can buy a property in Silk Board. The property price is rising in Silk Board because of the close proximity to educational institutions and IT areas. According to the data provided by a realty company, the sale price has gone up by 26 percent in October-December 2012 quarter because of the huge demand from genuine buyers. Hi Shankar, BWSSB and BESCOM differs from project to project and it also depends on the builder. When you buy a flat you buy two things from the builder 1. Undivided Land of Share and 2. The flat. Both VAT and Service Tax (As on Jan 2013 ...Service Tax @ 12.36% on 25% of BASIC Price ( if Land Cost is included ) otherwise 12.36% on 33% of Basic Sale price ) need to be paid on no 2 and not on no 1. Make sure you get a TAX invoice for those if builder is not giving you the TAX invoice then dont give those amount.....rest of the things as KTPCL+BWSSB + AMMENITIES are chnarged at 12.36% ....BUT Parking could not be chnarged for service tax as , as per SC decision Parking slot is not an extra service but the part of construction itselfHi Shankar, BWSSB and BESCOM differs from project to project and it also depends on the builder. I think it is a good option to buy an apartment in Chandapura Anekal belt as after few months you can expect appreciation as Phase II of Bangalore Metro has already got Chandapura circle included in the rail network proposed and is expected that Anekal will be included in Phase III. If you are investing in Electronic city better you invest in Phase I if it is for short term and if it is for long term go for Phase II. Investing in Phase I will give you good returns and if you are investing in Phase II then you have to wait for two to three years for appreciation.
EC Phase I is already developed and all big and branded builder like Ajmera, Concorde etc already have their presence in Phase I. But EC Phase 2 as this area will take time for development and till now no reputed builders have come up with their project. EC Phase II is getting developed slowly and the real estate is also booming. Once the proposed PRR gets functional you can expect a good return from Phase II

The locality witnessed an average increase of around eight per cent with the Highest Locality Price clocking an increase of approximately Rs 5,000 per sq ft in mid 2013. No OC and CC, No Jogging Track , the whole building is NOT SAME as shown in the Brochure, there are MANY DEVIATIONS. Builder has not fulfilled many promises he has made to the residents. Beware of investing in any further constructions from this builder, or atleast please check with the residents of Bhavya pristine.

How about the connectivity to the city centre?
Bangalore International Airport is just 20 kms. The National Highway 7 which passes via the neighborhood and easy accessibility to major industrial hubs such as Doddaballapur, Peenya, Jalahalli and Jakkur as further added to the essence of the region. The closest railway station is Yelahanka Railway Junction, located at a distance of 8km. Yelahanka makes travelling a cakewalk for commuters.

In one year there was an increment of around 22% in property price due to enhanced connectivity and reduced time travel for the employee catchments in the Sarjapur-Marathahalli ORR and Whitefield belt.

Hebbal hosts several reputed companies because of which other residential areas around Hebbal have also grown rapidly. Hebbal is expected to see an average price appreciation of 94 percent. Hebbal has seen a complete makeover in the last decade. The area has gained importance as a preferred destination with the establishment of Bengaluru International Airport at Devanahalli. The area has a great potential and the properties have started seeing the appreciation. The Outer Ring Road, The Manyata Tech Park and Kirloskar Business Park are easily approachable from Hebbal attracting many IT professionals to seek residency in the area. I prefer Hebbal for investment purpose.
Consistent commercial growth and adequate infrastructure development has contributed to the residential real estate market of Yelahanka. Hey Yogendra I think since most of the apartments offer services of compulsory car parking, as a buyer you can ask for discount on the parking fee. You can save lot if you opt for uncovered parking for your car. Although most of the bank related charges are fixed, you can still reduce the price by choosing a suitable bank which can guide you and offer you the best loan scheme with the best interest rates and EMIs. Ensure that there are no hidden charges in the loan process.
Also various apartments and housing societies have an array of facilities. One among them is the club membership fee which is customary and varies in price or its functioning policy. You can negotiate with your builder to pay a lesser amount for the membership fee. If you succeed, you can save 20-30% on the fees.

Initially Mysore Road has not seen much residential development as there are no strong economic drivers for the area. But now due to Global Tech Village and SEZ by Tanglin Development, along the Mysore Road many residential apartments at this location are coming up.
I second you Mr Neeraj, the area gained the momentum in the residential and retail real estate market because of the close proximity to different educational institutions and industrial developments, and good connectivity from Outer Ring Road, and NICE Road.

Q: I have finalized a flat in north Bangalore & about to enter into an agreement. There are two agreements, i.e., 'Build' & 'Sell' agreement. In the sell agreement (for UDS proportion), the value mentioned is INCLUSIVE of service tax and VAT. I want to know if land (UDS portion) attracts service tax & VAT. Please advice.

Hello Arun, As far as i know when you buy a flat you buy two things from the builder 1. Undivided Land of Share and 2. The flat. Both VAT and Service Tax (As on Jan 2013 ...Service Tax @ 12.36% on 25% of BASIC Price ( if Land Cost is included ) otherwise 12.36% on 33% of Basic Sale price ) need to be paid on basic selling price of the flat and not on Undivided Land of Share. 1% office space required 3% of residential space which means if the demand for office space is increasing by x% in Bangalore, 3x% of residential space will be increased in Bangalore

Sonesta Meadows is spread over 5 acres of land and the project is having a total of 392 flats. Marathahalli is a suburb of Bangalore city in Karnataka state of India. Oh Okay :( When they are planning to start the construction work for the elevated corridor?
They are not going to do anything to the historic Windsor Manor bridge and the railway track. The elevated corridor will be constructed on the top of the railway tract and the bridge. It will be a 7 kms elevated corridor. The elevated corridor will have six lanes and it is expected to ease the ride to the Kempegowda International Airport from the City centre.

As far as i know when you buy a flat you buy two things from the builder 1. Undivided Land of Share and 2. The flat. Both VAT and Service Tax (As on Jan 2013 ...Service Tax @ 12.36% on 25% of BASIC Price ( if Land Cost is included ) otherwise 12.36% on 33% of Basic Sale price ) need to be paid on basic selling price of the flat and not on Undivided Land of Share.As far as i know when you buy a flat you buy two things from the builder 1. It seems they are going to launch the project by October and the pre launch price going on is Rs 1300. There will be around 508 plots in this project and the project is spread over 30 acres of land. For booking they are asking for 25% of the total sale price.

Q: Been living in this complex since 2012 and I'm moving out today. Reason: The most pathetic excuse for an apartment I have ever seen. The swimming pool has been a cesspool for more than a year; there is no power backup in the day, even for lifts or common areas, forget within the apartment. No security: we lost a courier worth INR5000/- because the security guard collected it despite instructions NOT TO while we were at home, and conveniently misplaced it; when we went to the association, they told us the security of our possessions is our own responsibility irrespective of whether their employees steal it! The septic tank has been stinking up an entire block for the past 6 months or more, and no measures to address this have been undertaken. There is no supermarket, auto stand, or other facility nearby. Most of the apartments here are empty because sensible souls would definitely hesitate to live here. You are better off renting an independent house without these alleged apartment amenities. There are many good apartments nearby, so don't settle for this dump at the exorbitant rent they ask for it.

Mostly probably you can buy a DC conversion land for building a commercial showroom. First you have to convert the land to non-agricultural land and a non-agriculture order has to be obtained from the collector of the district where the property is situated. Along with this, you need to take the latest receipts evidencing the payment of non-agriculture tax. In cases where the conversion from agricultural use to non agriculture use is not done within the given time frame, there should be an order from the authority concerned extending the period.

I agree with you Balaji but you can also look for Mahadevpura. Bigger homes are available on ready to move option as well as on under construction project. Mahadevpura has a winning edge over other localities, mainly for people who are working nearby. Righ Sir, It is advised to go register as per market value and have peaceful nights sleep. Why? Because, when you sell your property in future , you have to pay the tax on the profits made. Yes almost two years ago The BMRCL had launched a mobile app but that did not get much success. That app was available on Android with limited features and lacked a user interface. However, the new app will have an interactive user interface for travellers besides information about BMTC buses connecting the Metro stations, fare details, etc. Users would also get train timings.

It is always good to check the background of the developer, the architect or the seller whom you are dealing with. You can arrange second inspection of apartment at evening or peak hour traffic to check the noise at peak hour. Also check for any other disturbance in or around neighborhood. A non-agriculture order has to be obtained from the collector of the district where the property is situated. You also have to collect the latest receipts for the payment of non-agriculture tax. Even the online home rental platform saying that rental segment has been growing at a very slow pace over the past one year while they are expecting the quarter-on-quarter increase of 1% to 2.25% across Mumbai, Bangalore, Pune and Chennai.
Housing is no more considered as a permanent asset. Also, housing loans tied the individual for the subsequent 20 to 25 years. This may be a valid reason for people to move to affordable locations.

If you are buying it for end use the cost of row house will be around Rs 32 lakhs ( basic cost) but if you are buying from investment point of view it will cost you around Rs 25 lakhs.

As told to me they have completed 60 % of the work and by Feburary 2016, people buying a property here can start with the construction work. Currently the rate per sqft going on is Rs 2500 and the builder is going to provide E Khata for this project.

I have seen an advertisement about this project. The project offers 2, 2.5, 3 and 3.5 BHK apartments with area ranging from 1170 sqft - 2000 sqft. The project is located at ECC Road, Just behind GR Tech Park, Near to ITPL Tech Park.
Currently the rate per sqft going on is Rs 4199 till 2nd April and the amenities provided in this project are Yoga/ Exercise Lawn, Reflexology Path, Skating Rink, Basketball dribbling court, Nanny's Corner, Gazebo/ Pavilion, Fully Equipped Club House and much more

Q: Hi common floor, I have property about 1.2acre purchased in 2011 and constructed buildings with farmhouse approval from town panchayath and running business as hotel. First you have to convert the land to non-agricultural land and a non-agriculture order has to be obtained from the collector of the district where the property is situated. Along with this, you need to take the latest receipts evidencing the payment of non-agriculture tax. When I enquired about the project....the concern person told me that the project has got approval from banks like HDFC, ICICI, AXIS, Indiabulls, United Bank of India. We can not judge a builder by its name. As you have seen earlier that most of the prominent builder across the country are fraud and involved in cheating case. Most of the reputed builders are do not care for their customers once they book their units in their project. May be Mountain Group is not a big builder but who knows after imposing RERA, all developers across the country is bound to give the possession on time. Otherwise, they have to pay huge amount as compensation to the buyers.
Yes, Mountain Group is not a prominent builder in Bangalore Real Estate Market. I think they are new to this field as they have only projects and both are under construction. But i would like to suggest to buy only those properties or project which are registered under RERA. In absence of RERA approval, a project is consider as a illegal and basic amenities such as water and electricity will discontinue.

Yes, Vajram Esteva is a KNRERA approved project and its registration number is PR-KN-170729-000254. BBMP and BESCOM has approved it and banks like HDFC, LIC Housing Finance and SBI are offering loan for it. As per builder, its expected possession date is July 2019.

Q: I had purchased an apartment at Vivansaa Baalsam from Dubai in Aug 2016. The sales team here insisted on going for the Tri-Party Loan Agreement with Indiabulls, whereby the builder agrees to bear all interest till the time of possession. I found the offer to be too good at that time, so I went ahead. Things were going smoothly till two months ago, when Indiabulls debited the monthly interest from my account, stating the reason that Vivansaa have defaulted. They again debited the same amount last month. I have been trying to reach Vivansaa since the last two months, but they are not giving a propoer response regarding the refund. Also, numerous e-mails sent to their management team have not yielded any response. Can anyone suggest a way out of this situation?

Hi, Please consult a reputed lawyer for such complicated issues. Based on what you have said, In my opinion, It is absolutely NO from mine. The Reason why I say so is, the seller does not own anything in his name. There is absolutely no premise why you should ask the bank to issue the cheque for the complete amount in his name. What if the builder denies registration and you are not able to recover the money back from the seller?
I am agreed with Somesh. The agreement between the seller and builder should not concern you. Any money that the seller has given to the builder will collect back directly from the builder. If the seller is ready to exit, let him initiate a name transfer or let him cancel the booking and bear the cost imposed on the builder. It is better to look for original resales than such investor flats.

Variants are available from 1070-1175 (Build-up area) in 2BHK, from 1080-1113 sqft in 2.5 BHK, 1225-1978 sqft in 3BHK, and 1889 sqft in 3.5 BHK. Its current asking rate is Rs3600 per sqft. The project as per RERA will be completed only by Jan 2020. Well, S2 Homes The Water Grove is a BMRDA approved project and almost all the leading banks and financial institutions such as HDFC, ICICI, and Axis Banks have approved it. Yes, S2 Homes The Water Grove is a KARERA approved project and its RERA Registration number is PRM/KA-RERA-1251-308-PR-180222-001666
