Hey, the stamp duty is 7.5% of the market value of the property. The market value of the property is not the actual value at which it is being sold to you. The market value is calculated by following a set of guidelines, which are available with sub-registrar. You can find out the same by visiting the sub-registrar’s office under whose jurisdiction the property falls. The registration fee is to be paid at the same sub-registrar’s office when you are registering the final documents like sale deed. The amount is 0.8% of the market value of property. The Singapore Green View flats are a part of the Singapore Green View project by the Sarthak developers. If you’re planning on living here, then I think this is the perfect place to buy a property. It is a bit isolated but not too much, you’ll still be well connected with all the main parts of the city. The Laurel School and the Shri L. K. Prajapati Public School are quite nearby, so if you have children and you want them to attend schools nearby, then you have options. The 1 bhk is 600 square feet and will cost you Rs. 10 lacs. The best part about the Shalimar Swayam project by the Mirchandani group is that you will get all the facilities of a gated community at unbelievably affordable prices. The amenities offered to you will be 24 hour power backup, excellent security systems, swimming pool, gymnasium, play area for kids and club house facilities. The location of the property is pretty good too, it is hard to find such low rates around such a busy residential area as Sukliya. Hey, the Tricone City project is a good place to buy a villa. The villas here are 3 and 5bhks, so pick accordingly. I think the 3 bhk is enough for a family with 3 or 4 family members. But if it’s more than that, then you might need the 5 bhk. Hey, I agree with these guys, I think you should go for the 4bhk villa too. It has a built-up area of 1960 square feet and a price rate of Rs 3550/sq. ft. You will have to pay a total of around Rs 70 lacs for this property. The other kind of villa, the 2bhk one, is also priced at Rs. 3550/sq. ft. It is much smaller though, just 926 square feet and priced at Rs 33 lacs. I don’t think this will be enough for your family. Hey, the Nariman City project is not in Vijay Nagar. It is actually located on the Super Corridor main link road, at MR 5. Still you can go for it, it’s just 17km away from Vijaynagar, and it will take you just about a half hour drive to get there. You can get 2 and 3bhk apartments here. But Nariman City is mostly known for its row-houses. No, the sewage condition has not changed much. Although the government has added two sewage treatment plants, there is still a lot of sewage present in the small streams around Indore. Most of the drains in Indore are open drains, and most of the sewage is released into nullahs. But, there are a few changes that the local government is bringing into place to clear the sewage problem. The Indore Municipal Corporation sent out a new order which made all new commercial and residential properties to get a sewage NOC before constructing a property. The municipal corporation have also come up with another innovative idea of using a sewage treatment plant to generate electricity in Kabitkhedi sewage treatment plant. The locality is very close to the main part of Mysore, and it will take hardly 5-10 minutes to travel there. No, it seems like they haven't started the garbage collection like they promised. Indore does not have a proper garbage collection system and even there is no proper drainage system also. The IMC have previously introduced garbage schemes in 2011 and 2013 which did not quite become successful. Even this year they introduced a pilot project in the Palasia area. The residents of the city have complained so many times to the authorities, but to no avail. The Madhya Pradesh High Court also ordered the civic body to find some solutions for the garbage problem, but there is not much being done.No, it seems like they haven't started the garbage collection like they promised. It's rapidly become a very convenient neighbourhood for families to live in. You don't really need to drive to the city for anything as there are hospitals, international schools, malls and supermarkets all located extremely close by. There are these new apartments by the Mirchandani group called the Mirchandani Shalimar Swayam Phase I. I know a couple of people who plan on buying a flat there and given the locality, it seems to be quite reasonably priced. I think it's pretty much the only gated community you'd find off MR10 near Changragupta Maurya Square. Houses are going to be available soon, I suggest you look into it before they're all gone. Theres a 2 bhk for sale right now if you're interested. Costs 29 lacs. You should def get in touch with the property owner and talk to her about it. Hey! So Khandwa road is a little unfamiliar to me also. But I know of this gated community that has really nice apartments with great facilities. It's called Countywalk Township. It has a swimming pool, gymnasium, club house, community halls, basketball courts and there's a lot of greenery everywhere. I think there are ATMS on premises itself. If you're shifting with your family this seems like the perfect place because you really won't end up having to travel much anywhere at all. Oh and there's also a supermarket within the gated community so it will be extremely convenient. Q: Hey, guys I am currently staying in a rented 3 bhk apartment in Pardeshipura. When, we moved in to the house, everything was going smoothly. But recently, my family has been facing a lot of problems in the apartment complex. When we shifted in, we were promised full power back up, a clubhouse and basically a luxrious and healthy environment. None of this was given, The swimming pool is not maintained at all. The garbage dumping area is unkept. The full power back works only at times. But the main problem, is the termite infestation. As I cant stay here for too long, I am look for a nice and clean place to buy an apartment in the near future. I am looking to purchase an apartment in Ras town. But some of the above comments area tad frightening. However, I met with builders and checked out the locality. You might be having a lot of problems in your complex because of the area you are living in. Ras town is located in ab road and that is one of the best and cleanest places to be in Indore. There are many families that would agree to that. Even the municipality are taking an extra step to ensure the surroundings are kept clean with proper garbage disposal facilities. I would suggest Ras town for the amenities they are providing, but there are many other options in ab road to choose from. I am looking to purchase an apartment in Ras town. Right now Indore is doing extremely well, real estate wise. In the last 6 months alone, the minimum property price rise has been by 2 lakhs. And what's really good is that even if you own a house or an aprtment, when you sell it in the market there will most definitely be a gain! Indore also is famour for its afordable housing all over Madhya Pradesh. Actually that's why the upcoming projects i.e The Metro Rail and Super Corridor are going to help hike up the prices of houses all over Indore. Especially in areas like Ujjain road and Mhow. Hey good news! The project completion is said to be in October of this year! Check out the place for sure. I would say it is a good choice. Relatively cheaper compared to other localities like Mhow and Super Corridor. Price per square feet is only Rs 1700 and in due time, the property value will go up. I think all facilities are there except for a swimming pool. That is sad because what is a gated community without a swimming pool? But anyway other things like club house, play area, health facilities, maintenance staff, 24 hour power back up and rainwater harvesting are all there. Hey good news! The issue regarding this matter is that the centre has granted allowance to the Gujarat government to elevate the height of the Sardar Sarovar Project which is already causing controversies from the beginning. This decision is in bad taste because it will be affecting about 48,000 in need of serious rehabilitation. If the decision was made after fulfilling the preconditions of environment and rehabilitation, it would have been a good one. The Narmada Bachao Andolan which is led by Medha Patkar is planning to launch protests against the Narmada Control Authority for giving approval soon. Hello. Protests have also been staged in front of the Narmada Control Board Office recently by the residents of the Talawali Chanda area, but to no avail. This led to some protestors damaging some of the office furniture of the office out of anger. They have a lot of plans for the corridor. They're also planning on installing signals because of the traffic congestion in that area. They're also going to increase the number of buses from 8 to 15. And when the buses go up to 20, all other transportation in the corridor will be strictly prohibited altogether so that it is only reserved for the BRTS. But plans to construct the elevated road from Palasia to BRTS has still not been decided as experts are against the idea, but I'm not sure why.They have a lot of plans for the corridor. The civic authorities haven't got a move on because apparently no contractor wants to do the job. Hopefully this project will not be thrown aside just like many other development projects of Indore. The latest news related to BRTS has talked about how it violates the state law of purchasing diesel vehicles. About 4 years ago the law passed stated that, by the year 2013, all public transportation vehicles must switch to CNG. All auto rickshaws made the switch. When BRTS first came out, they promised us that pollution would decrease but to this I laugh out loud! 1300 trees were cut for the BRTS corridor and the law requires the project to plant 5 trees for every 1 tree cut. But that never happened! And the pollution is just going to increase if BRTS decides that it will stick with the diesel bus. Very hypocritical of the Indore civic authorities for allowing this to happen. Bottom line is that Indore really doesn't need so many buses. The plan is to construct a 50 feet high and 600 get long dam in Ratvi village near Kalakkand in Mhow tehsil. It is costing them around 250 crores for this project. I think this project will benefit Indore because there are always some problem or the other with Narmada water supply. And doesn't seem like linking of Narmada Kshipra is also going to happen soon. Yes heavy rains are upon Indore. There is a horrible waterlogging problem that is blocking all the drains. Debris from the streets are chocking the pipe and is not allowing the water on the roads to drain. It is becoming almost impossible to go outside because of the dirty muck on the streets and the insane evening traffic. A heavy rainfall should be a good thing! But why is the IMC making it so difficult for us to enjoy it without having to suffer because of it. I also think water logging issue has come because of poor garbage disposal system. Seriously, our garbage is not picked up for a very long time and there is so much litter on some streets like Talawali Chanda and Palasia even though they are supposedly prominent localities.Yes heavy rains are upon Indore. Yes even property wise, Vijay Nagar has so many options. Multistorey apartments, luxury apartments, residential complexes, independent houses, gated communities and plots. Most of the home buyers are attracted to resale projects now because no new residential project is coming up. So this will again, I think increase the prices in the locality. The price per square feet has gone up from Rs 2762 per sq ft to Rs 3034 per sq ft in the past six months alone. People are more interested in buying bungalows and low rise structures over here. Definitely a good locality for you to live in. Especially if you have a great, well paying job! :PYes even property wise, Vijay Nagar has so many options. As many as 16,000 people can get an education here. And employment opportunies are a lot, around 78,000 for a residential population of 50,000. That is really good for the township. I don't reallly like the interiors at these gated communities too much. They seem so modern and uptight. Apparently this place is different though and it makes you feel warm and welcome! They usually say that about every gated community but this one has so much greenery and water bodies all around, you feel extremely peaceful. The trains are a pretty good option but I'd also suggest the bus. You can just go to the main Ujjain road bus stop and buy tickets directly. There's a bus that leaves every half hour or so. The buses usually get there on time without any delays. There are AC and non AC buses available. Don't take a cab for sure. They'll rob you blind. First of all I'd like to say that it is a wise decision to purchase a property than rent it. The money you spend on rent can contribute to your monthly EMI on the house loan. Talking about Niranjanpur, investing here will not require a lot of capital. In around 30 - 40 lacs you can own a nice luxurious 3 BHK apartment. But, this project was immediately rejected by the Divisional Commissioner. He said it would be of too much inconvenience to the people there. I think they should have atleast given this proposal a thought, a BRTS corridor in the area would have been nice you know, in term sof both convenience and real estate growth. Hi. Kukatapally is a very good area that takes care of everything that you would need within a 2 km radius. There are lots of bus stops along the area and connectivity by public transport is very strong. You should find a bus in every 5 mins that include TGSRTC, RTC and private busses that cut through the area. There is no MMTS service available in Kukatapally but if you prefer to travel by rail, the closest station should be Hitech City apart from Begumpet and Secunderabad stations. There are also a lot of hospitals around the locality. In fact, there is a street called doctors street that is famous for clinics and hospitals.Hi. Q: Hey, guys I am currently staying in a rented 3 bhk apartment in Pardeshipura. When, we moved in to the house, everything was going smoothly. But recently, my family has been facing a lot of problems in the apartment complex. When we shifted in, we were promised full power back up, a clubhouse and basically a luxrious and healthy environment. None of this was given, The swimming pool is not maintained at all. The garbage dumping area is unkept. The full power back works only at times. But the main problem, is the termite infestation. As I cant stay here for too long, I am look for a nice and clean place to buy an apartment in the near future. I happened to visit the village once. acute problems like electricity failure, lack of proper roads, drains, as well as other infrastructure is very persistant there. even the road joining Potlod to Chandravatiganj is a mere dirt track. There are no bus service, health centres or any other facility. i believe that this project will bring end to all these problems. the real estate of the village will also become active.Oh, for now the village is filled with problems. Till now the service tax that was applicable was 12.36 % but now it has been increased to 14%, and so basically, the price of most of the commodities will increase. Hi, i am pretty sure the plots you are talking about are still under construction and will only be complete by the nid this year. The posession dates have come out and the expected completion dates come out in June 2015.

I am guessing that the developers of the gated community are new in the field of real estate and I think this is their 2nd venture in residential projects in Indore. They are still working on these two residential projects in Talwali Chanda residential area. Yes. Indore Metropolitan Corporation has decided that enough is enough and have decided that the rivers around the city needs a lot of saving as it has been polluted for a long time now and IMC are not ready to let that happen from now on.

I was checking floor plans for the project and found these apartments spacious enough. A 3 bhk in the building has 3 bedrooms with attached toilets. Yeah..this is because, ever since railing installation started on the AB Road and the widening of the AB road to six-lane as part of BRTS project in 2012, there has been a tremendous traffic jams on this road. Hi Naveen, the first and second step is related to selling or buying agreement. The property needs to move from the name of the Seller into the name of the Buyer. First, the Transfer Attorney, who is appointed by the Seller, prepares all the documents needed for registering the property transfer. The most important documents include the Title Deed and cancellation figures from the Bank, and a rates clearance certificate which serves as proof of payment for rates and taxes from the relevant municipality.
