Hi friends.. one more important point associated with completion certificate is that the property tax for the property will come into effect from the date of completion of the building. To refer the date, the CC is required. Q: Sir, I have selected one flat in one of the project in Kanakapura Road, Bangalore and paid an advance of Rs.1 Lac. After that builder has given certain document set, in which there is no commencement certificate issued by BBMP. Once the new system is applicable, no promoter shall book, sell or offer for sale, or invite persons in any way, to purchase any property without registering the real estate project. This is a great thing to remove frauds. Without registration nothing could be done. I hope it will make the deals easier to trust and invest for buyers. Once the new system is applicable, no promoter shall book, sell or offer for sale, or invite persons in any way, to purchase any property without registering the real estate project. This is a great thing to remove frauds. Without registration nothing could be done. I hope it will make the deals easier to trust and invest for buyers.

I have booked a flat in EC P1. I have seen projects in phase 2 as well. In my view for short term EC P1 is better but for long term you can consider P2 as well. All boils down to what is in your mind. If it is for you to live then I will suggest don't think much about return and stuff. If the project you are planning is feeling all right, If you are feeling it will be nice to live there, if builder's reputation is good then go ahead. But investment is a difficult ball game. Q: As allottee have recently received letter from BPTP which encloses and addendum to the Buyer Seller Agreement. Addendum states that BPTP wants to reduce in writing the fact that it has never demanded installments at intervals less than 30 days. This is not correct. Yes there are disadvantages of a super luxury apartments. 1) Absence of good and quality labour is one of the rising concerns for the builders community in Bangalore. A special kind of building material is used to construct high-end living spaces, in order to give them an aesthetic touch. In Bangalore, there is a dearth of such type of material which developers need to make quality homes. 2) The heavy maintenance price of the luxury apartments often takes a toll on the finances of the investors. On an average, the maintenance cost for luxury apartments can climb up to Rs 35000- Rs 40000 per month, which includes charges for gardeners, security personnel, garbage cleaners, water body maintenance crew, 24-hours cleaners and sweepers etc. 3) To reside in luxury apartments, the domestic staff needs to be paid accordingly. Domestic staff includes maids, cooks, plumbers, carpet and sofa cleaners, electricians and other housekeeping personnel. Services provided by such staff comes at a high price, for instance, changing a bulb by an electrician can cost up to Rs 250 per visit and can go up by Rs 350-Rs 400, if its a fancy bulb. The high charges asked by the housekeeping members often makes residing in a luxury home extremely difficult.

What are the pros and cons of the Bill which will give some clarity on what it actually holds for the buyers?
The bill states that the developers can launch their projects only after getting all requisite clearances from the concerned authorities for the projects. The status of the approvals should also be displayed on the developers’ websites. Buyers will not have to anxiously wait for long as to when the developer gets all the approvals and when the project gets completed. With this rule, it is expected that the concept of pre-launch offers would no longer exist as the launch and promotion can only be done after seeking approvals which involves long time. And by the time of launch, it is likely that the cost of project would be very high. On the flip side, there is no rule stated for what has to be one to speed up the approval project by the government authorities. They have to follow a certain time frame in order to ensure smooth approval process.

Positives: The property seems to be priced very aggressive. Location is good and seeing lot of real estate boom . The property has a decent scope of appreciation & Weigh in on the rental income plus conectivity is good. Needs your attention: Legal should be verified.Needs through checkup. I find delays in completion date with Mahaveer in recent times which is common else where too. The house fittings and finishing should be personally monitored. With the builders previous record, i would go for 5.5 out of 10. Joshwa

For now it is for end use purpose but I may sell the property after five to six years span of time.
The locality is good for both investment and very good to live in. Many people are investing in this area, as the area is close to the Akurdi Railway Station, the Hinjewadi IT Park and numerous B-Schools and Sentosa Water Park, for entertainment.

Olympia Enchante is an ongoing project by Olympia Group. The project is expected to get completed by 2015 and it is known to be approved by BBMP and all the leading banks. There is only one apartment available for sale in this project for the time being.
Olympia group after having a good track record developed residential and commercial spaces in Chennai and Kolkata. Now they have entered the Bangalore real estate market. The name of their project is Olympia Enchante and it is a super-luxury villa project at Whitefield. They are not quoting as rate per sqft but the villa that is available for sale will cost you around Rs 7 crores.

Hi Varun, In my point of view, this project has subvention mode of payment. For which Tata capital Housing Finance is only approving loan . In this plan-You have to pay-10% for booking, 80% -Bank will provide loan , 10% - At the time of possession. Builder will pay interest to bank till project possession on behalf of buyer . Apart from this plan, if you want ,you can loan from HDFC Bank, ICICI Bank & Axis Bank.

As far as I know The Kannur International Airport in Kerala will be ready for trials by 2015 December. Commercial operations will being after four to five month from the date of trail run. As per the latest update 1,843.18 acres of land have been acquired for the project. The third phase of the land acquisition is now in the final stages. Till now 10% of the work has been completed. L&T is going to develop the runway and work on the airside at a cost of Rs 498.69 crore. Aecom Asia is the integrated project consultancy for the project and Kitco for the terminal building. Green building concept is being employed for designing the airport project.

The project is still under construction and the estimated possession date is by 2016. Banks like HDFC, Axis, LIC Housing Finance Ltd, State Bank of India, Indiabulls and ICICI Bank have approved the project and the builder is going to provide A Khata.

Hey Guys, As per news, Mr Alok Kumar, president of FedAoA, said many numbers of conflicts recorded in the past between the builders and flat buyers are because of darkness & uncertainty in the builder buyer agreement. The idea of minor deviations, as suggested in the model builder buyer agreement, has been brought up by FedAoA for absence of clarity.
@ Hey Dhiraj, FedAoA members requested that the panel to alter the ratio of shops permitted in a housing society. Mr Kumar said Ghaziabad Development Authority's building ordinances confine the total area for shops to 5% of a project area, yet builders develop more shops under the rule of 5 shops per 200 flats. Ascend in the quantity of convenience shops prompts more pressure on open base.

Hi Rituraj, Haryana government on November 9 announced of implementing a new policy to check corruption during immovable property registration at revenue offices in the state. By the help of this new policy, buyer or seller wanting to get property registered or transferred will just have to deposit requisite stamp duty in the tehsil or revenue office while the owner will get registry at home .
Hi Rituraj, In my point of view, this new law/policy has implied because people have lots of complaints regarding registry of immovable property in tehsils. Work has already started on the new arrangement under which people will get registry at their doorsteps.

Hi Sangyukta!!1 You can use this stamp paper as their is no validity period mentioned in Indian Stamp Act. A stamp paper can be used at any time after purchase of it, The Indian Stamp Act only fix a period to ge the refund of unused stamp papers i.e. six months from the date of purchase but it does not defines any where the time period for use of stamp paper.

You are right Samrat, Delhi NCR realty market is showing some signs of improvement after a slow patch of 2 years. Number of queries have very much increased, however, the transaction volumes are still low.
@Ritu, Do you know that Surajpur in Greater Noida topped the return on investment charts for Delhi NCR in October-December 2014 with 20% rise in the capital value of residential flats. This was followed by Sector-31 in Gurgaon and Mayur Vihar-III in East Delhi with an appreciation of 18% each.

It's a good thought Bablu, if implement ......."Thoda Khaye But Achcha Khaye" .....Govt. should think over this policy first.... If we look at the list of cities which have been selected as smart city, many of them would already have annual municipal budgets running into multiple times of this figure. On the other hand, there are few states which have shown doubt for implementing the scheme and if there is not enough support from them in terms of funding and administrative help, it would be difficult to take this scheme to its reasonable result.

What about the real estate in Bodh Gaya-Gaya? What criteria they have set for both places for declaration of a smart city?
There are not many properties available in Bodh Gaya or Gaya. One may however find a good number of residential plots of various dimensions. Property prices may vary from Rs 8-60 lakh in Gaya. A house may be bought for about Rs 30-60 lakh. Both qualify in some of the criteria set forth for declaration of a smart city.

The major highway passing through the locality is the Western Express Highway (WEH), which is part of NH-8 and the Delhi-Mumbai Industrial Corridor (DMIC). It is also close to the Sion-Panvel Expressway which connects Mumbai to Bangalore. Andheri has two metro railway stations in its proximity: one at WEH and one close to Azad Nagar. It has close proximity to several business and industrial parks. SEEPZ is just about 1.5 km away while Bandra Kurla Complex (BKC) is just about 7.5 km away.

Hey Neel Sharma, As per latest news, a few residents are planning to protest at the CM window. Those homes lie near to the water body and it is in the lower range. The normal stream of the water is towards the range. If the encroachment by authority proceeds with, it will be difficult to abstain from flooding in those homes.

Yes, but you didn't mention that how many brothers and sister you have. In presence of them you have to get the Release deed from them and register it. Then you will become the sole and absolute owner of the property.

It is true that have delivered about 4000 flats in the last 3 yrs with over 2 million sq-ft. of developed area and yet they are planning to develop 3 million sq-ft every year starting 2019.
Hi Ashish, The company has identified few land parcels and are planning to acquire it which will result about 1500-2000 flats this year. Even they want to raise this delivery rate by about 40-60% in the next year.

I will suggest you to check all the legal approvals, about water and electricity, check whether it is NA Plot or Non-NA Plot, verify it by a lawyer, whether they have paid conversion charges or not, see the current infrastructural development and the development is about to come in the near future, check whether the properties has any legal issues or no, then go for it.

I think this is a good deal for the Rahejas as they are buying a single block of land and already have a major presence in Navi Mumbai. Raheja has Mindspace properties in Airoli and Juinagar.
Though prices are little higher in the area, there are not many takers for large plots for information technology parks. Ghansoli is a residential belt so there is a doubt that commercial real estate will develop in the locality so soon.

Yes, Assembly Elections are scheduled in these states and Union territory for April-May. The counting is on May 16. A committee of secretaries constituted by the prime minister had recommended flexible land laws as a measure to achieve 4% growth. I think this time around instead of bringing a central legislation the land reforms would be tried through states where the BJP and its allies are in power.
A laws on ''Right to Fair Compensation and Transparency in Land Acquisition'', Rehabilitation and Resettlement (Amendment) Bill, 2015’ was allowed to lapse after the govt. realized that it was impossible to pass it Rajya Sabha where the NDA is in minority.

Good Morning friend!!!! Real estate markets all around India is still facing trouble as the sales volume are still weak. In spite of that, there is a profit in January-March Qtr.compared to a year ago due to limited project launches, weak cash flows and weak consumer sentiments. The property markets in the NCR are remains under pressure while Mumbai continues to sales volumes only in select residential projects. Demand for Rs.1crore plus homes is weak in Bengaluru and Pune while mid-income housing continues to see reasonable pull.

What are the future prospects of buying property in electronic phase II?
In my view for short term EC P1 is better but for long term you can consider P2 as well. All boils down to what is in your mind. If it is for you to live then I will suggest don't think much about return and stuff. If the project you are planning is feeling all right, If you are feeling it will be nice to live there, if builder's reputation is good then go ahead. But investment is a difficult ball game.

A 2BHK from 842-1076 sq-ft. will cost you Rs.1.07 Cr to Rs.1.37 Cr. while for a 3 BHK in 1434 base price is Rs 12750/sq-ft. with a carpet area of 921 sq-ft. will cost you Rs.1.82 crore. The current rates in the area are Rs 20000/sq-ft.. I am not sure is it because of SRA project or property is in less demand in this area.

@Abhishek, Info Colony-1 is a ready-to-move project and Bhubaneshwar Development Authority has approved it. Yes, it is a NA plot and you can see the conversion certificate once visit their office. As far as loan is concerned, as we all know that bank doesn't approved loan for plot but there are few banks offering loan facility like IDBI Bank, HDFC and State Bank of India.
