About builders , you can try the small builders , who are just starting or will start their projects , they will give you good returns. Q: I have made a booking with Kashish Manor ONe, Sec 111, Gurgaon. The agreement talks about a Price Escalation Clause. Whatever be the construction cost of the facility, at the end of 3 yrs, a buyer shall have to pay for inflationary cost. This can increases the price significantly more than the agreed price. Say, Inflation is 7% pa. This makes it an additional increase of 30% in price of apartment. I am contacting the management but to no avail. Request other KASHISH MANOR ONE owners to take note .

Q: I made a mistake of buying a villa at Media village, Greater Noida from Jamil Khan of Samiah Builders in 2008. I was foolish enough to pay all the money upfront. I was promised that the colony will be completed in 2009. It is now 2013 and the place still looks like a ghost town. Construction work stopped 2 years ago and Mr Khan is not owning up to his responsibility. None of the promised parks, swimming pools, common room, children play area sauna etc have been completed. I am still waiting for the interior work like fitted kitchen, bathroom, floors and decorations etc to be completed in my villa. As it is unlikely that Mr Khan would own upto his responsibility, my advice to everyone out there is to deal with another reputable builder and believe me Mr Khan is not one of them.. YOU HAVE BEEN WARNED

Q: Ascent buildtech first project satya ville de in rajanagar extension is a worst project delayed a lot and low quality, poor customer satisfaction and looted customer a lot and still doing so. 1. One of the oldest project 4-5 years old but yet its first project's first tower is not complete and possession just started even if building is not complete. 2. cheated people on high rate saying possession would be given 2011 but yet possession is not provided not building is close to completion yet. lifts, flats common area etc are still in progress. 3. False claws written in sales deed e.g. the entry area to society and common area will still be owned by Ascent Buildtech and can be reused by them. there are many more clauses like this further. 4. Very poor quality and water leakage all the places even if project has not started yet and people have not started living in it. 5. High maintenance asked before giving possession 6. Charging heavy interest on all flat owners on no basis.

Q: the project is already delayed. The builder has issued letter of possession on 28th aug 2012 but the units are nowhere close to completion. The possession letters were issued even though the basic infrastructure, such as approach roads, sewage system, electrical connections and water supply system, were not in place. People who have purchased units in princeton floor, pls share your views on this incomplete project & possession letter issued. we can form a union and take legal action against the builders. The Metro will be extended up to Noida Extension via Sector 72 and this 7km stretch will cost around Rs 1,400 crore. True even the area is not properly developed, slums are around and roads are very narrow and broken.. cars moving is a big problem :(
Even this place was in news due to illegal building ... also there were some issue about the multi storey buildings also, hence do check all the documents if your are going for projects in this are.

Located at the edge of Greater Noida, I think Sector 1 enjoys the best connectivity among rest of the sectors. Just a half-hour drive from Delhi - via the DND Flyway and six-lane expressway to Greater Noida. Just 35 minutes from Delhi by the state-of-the-art Taj Expressway, Greater Noida.
Guys , you should also note that, NH-24 from Greater Noida sector 1 is very close by and a new 60 m wide road from industrial sector Ecotech- III to NH-24 is also gonna be there and now it is under construction. This shall facilitate the industrial development of the area and shall also provide an alternate route to National Capital.

hmmmm, the sector is well equipped with metro and Expressways. The Noida metro will be extended and it will cross Sector 143. Also you have FNG expressway, which will directly connect the major cities with the sector. Yes, Neelima Sector-62 is very well connected with all other parts of Noida and sector 50 . It is well connected to Delhi both via the DND as well as NH 24 and it is also quite close to Indirapuram. The Metro will also soon be extended to Sector-62. As per the news updates all approvals are already in place and the construction will start soon.
But Subho, you should also speak about the traffic congestion. You will have very bad traffic on the main road that connects Indirapuram and also the residential pockets of this sector is yet to be developed. Indirapuram is just 7 km from sector 61, it should take maximum 15 min to reach but due to traffic it takes an hour!!!

Hi Aloke this project is in pre launch. They are launching 6 towers, where 4 of the towers will be of g+8 and rest two towers will be of g+6. For end the project will need time to develop, as the sector is not yet livable ! Need around 4 years!

Prasad is right... the noida extension is planned over nearly 3,635 hectares of land and is abuzz with activities. many new project is being launched in this area with more than 70 projects by well-known developers already under construction.

the area seems good and ready for being a hot spot....its being planned as a well planned metropolis with modern facilities and amenities.. well planned area for schools, hospitals , wide roads,provision for sewage lines, it is also staetd to benefit from the DND and the metro expansion to Noida
yeah the area is expected to cater to the housing needs of over 10 lakh people. Moreover, it is expected that in the next three years of time more than 2.5 lakh housing units will be delivered here.

Well Kajal, I only know that RBI's guide line for every bank is same as UBI and PNB are providing loan for this property then it must be by LIC as well. Because you have to pay the EMI not Unitech. It might be differ in some other ways but not an issuing of loan. If your paper is up-to-date & you have a clear record then you will get a loan easily. So my advice is that you should go for that project.

Hello Aloke, as far as i think , the project is quite good especially in terms of location as it is hardly 2 kms from the NH8 and has a magnificient view of the Neemrana fort... it is also equidistant from the Japanese Zone and has all facilities nearby..even the market is just walking distance.

Q: Flat in P-tower. Builder to pay for additional 105sq ft amounting to 2.5lakhs. As per contract 775 sq ft is the carpet area. Measured today and found it to be 770 sq ft. they are not able to justify. please suggest! We need to fight this together!

Hi Mainak, i think you should get an independent third party architect and surveyor to measure out your flat and then you can compare it with the size mentioned in your agreement and finally register an FIR with the Police or the Consumer court.
Hi, Tushar is right , there has been some cases that has been reported in Mumbai where the owners complained against the builder and got compensation,will suggest that you approach a lawyer and also get a surveyor to measure the flat.

Hi Mr Kumar, i was speaking to a broker some 6-7 months back and was advised that they have all concerned approvals, however i think that this land is in Shaberi not in lal dora.
