Hi Neel Sharma, In my point of view, due to Dwarka Expressway is close to Gurgaon, there has been a huge demand for quality residential developments. Now a days several builders & developers are constructing their residential, commercial & residential cum commercial projects in this region. Definitely this region is providing luxurious world class projects . In fact not only luxurious but also affordable residential developments also.
@ Neel Sharma, I felt that, people can choose finalize this locality , but choosing a good project, for end use or investment is little problematic for them . Ok question is why?- Well I believe there are developing sectors & developed sectors too in this expressway region. Each respective region has different builder. So now buyers has to look two things before investing or purchasing property. First, check which sector it is? Developed or developing. Second, what will be the future of the project (which ever project you choose) , as per locality or investment or end use point of view.

The more prominent developers in this area are Supertech, Mahagun and Prateek. Out of these, Supertech is facing judicial problems. Prateek and Mahagun are trustworthy but Prateek is pretty new in the business and Mahagun is known for the timely delivery and value for money
Hi Guys, According to me, both are luxurious project & located in sector -78. In my opinion, sector -78 is a very prime residential location ,located in the center of Noida, suitable for investment as well as end use. All daily basic amenities are with in the vicinity . Schools, Banks, Hospitals are surrounded to this area. From connectivity point of view, metro & city transport are connecting this sector to other parts of the city. Best location, return of investment will be handsome.

Hi Sujan, this colony is developed by HUDA. But it is better to buy pots in a private builder developed colony as they provide all the facilities and proper infrastructure. While HUDA wont even provide the basic roads. You can go for DLF Garden, Sushant Lok or South city 2. How is the connectivity from this locality to the other parts of the city? What about the water supply and electricity distribution?
Narela was developed by the Delhi Development Authority (DDA) as an industrial extension of Delhi, with an intention of developing it as a sub-city of Delhi, similar to Dwarka. The area lies close to Sonepat and the Delhi arterial highway (AH)-2. The arterial road directly connects the area to Delhi and the NCR region. The area has very good water supply and electricity distribution. However, it currently lacks the necessary physical infrastructure and connectivity. There are few buses in the area but they do not provide the necessary connectivity to other areas.

See, Ghaziabad has been observing new levels in terms of real estate growth in the past few years. Although it did nt grow as fast as Gurgaon or Noida, Ghaziabad holds huge growth potential. Hi, one more suggestion i would like to give is , go for ready to move in will be the best option. keep your money in bank and get some interest. If you block your money in some disputed project it will cost peace of mind and money. If you calculate delay and hassle it will cost more what you think is cheap.
If all the issues are resolved, NE will be a very good location, Just about 7 kms from Noida City centre. and then it will come under GNA. Which is much better then UP authority when it comes to planning.

Yes, there is a building in New Town’s Rail Vihar has a tilt. The authority have measured it,and has been seen to be of 16 inches tilted.But the residents do not take pride in the distinction.
Firstly i would like to say that Rail Vihar is a housing complex situated behind DLF Building on New Town’s Major Arterial Road.The complex was built by the Indian Railway Welfare Association (IRWO) in 2009 and residents started moving in from the end of the year.

Hey. actually, Hero Honda Chawk is a messed up place. A crossing road was very much needed.Or else the traffic congestion is very bad. The new project that is Delhi-Gurgaon expressway, will relief this way a lot. The Union highways ministry and Haryana government have alas agreed for the construction of the highway.

Guys projects are all good in this area, but when we talk about investment purpose, investing in Noida extension is itself is a risk,.. because the land issue is yet not solve and there are many confusion about the verdict... there are still clashes between the builders, government and the farmers. but the area will boom up within 3 years. that time the future return you will get!!

For a 3 BHK with is expected to be between 3468 - 3468 sqft the per sq ft. rate is at Rs. 5730 which makes an apartment cost at around Rs. 1.98Cr - Rs. 1.98Cr. As per my knowledge they have housing choices like 2 BHK and 3 BHK. The size varies from 1700 – 15000 sq ft. Yes they have decided over the price, he price range across all from Rs 85 lac and goes up to Rs. 8 crore. This is a luxury segment project and they are targeting, the age group of 30-50 years. They are all top-notch businessmen and professionals from various industries. Hence the demand of the units are also good! Yet to come up with the payment plans and they have not started the construction of the project.

Well Tarun, with end use as the main objective the area is quite good as you have market,shopping mall, health club and parks as well as schools and institution nearby. Popular among the shopping hubs ae area like the Ansal Plaza, Palam Triangle, and vyapar kendra. There is good connectivity with local buses and the newly rolled out routes and buses enhances the connectivity. The area is quite peaceful without the hue and dinn that comes with industries and factories. Overall, safe and secure area with facilities and amenities at doorstep, road conditions are also good.

Well the area does have offices of software industries like the IBM,Oracle,TCS, Alcatel and Sapient so young software professionals can find employment nearby . The area is also close to the ITM university and has engineering and IT courses. The area is good for families, students and young professionals.

Well Ranjeet, some of the schools are The Maurya school, Shemrock kids zone, Chiranjeev Bharti public School etc Hospitals: Metro life line, Metro heart institute, Max hospital, Columbia asia hospital etc Ranjeet the pros are definitely the accessibility that the area enjoys to Delhi, NH8, railway station and the airport. the locality is well planned and the prices are reasonable in comparison to say DLF or Sushant lok.

Well,some of the projects here are Bestech Park View Residency, Cosmos Executive Apartments, JBH Apartments and Yadu Apartments which are fully developed residential societies with higher occupancy rates. you can also look at Ansals Palam vihar with property in price ranging from Rs 19 L- 6CR, ansalas has another property called the celebrity homes. Mahindra lifespaces Aura is also here in price of Rs 77L.

Well, the price of multileveled apartments here was Rs 10324 in Dec 13 but fell by 16% in 2014 to an average of Rs 8695 in March 14. The plot here are priced at Rs 88321 /sq yards. so the prices are good and has shown appreciation in the past and is expected to rise as well. The rentals here are in the range of Rs 20-21/sq ft and so a 900 sq ft 2 BHk will get you rentals of approx Rs 18000 per month.

Well it has been a long time now.. since the project was launched in 2009 and was to be delivered in 2012, already 2 more years have passed and still there is no sign of completion... it is very genuine that buyers who have double burden of rent and EMI are in a very sticky situation....
I think the developers should be made responsible and there ought to be some provision in judiciary to get compensation from builders for delay in delivering at promised time.

Ok.. what are the appreciation seen here and the price trend??
The area has definitely appreciated in the last 4-5 years and the prices have been fluctuating heavily in the past year.. it has gone up in the last quarter of 2013 but has now slightly come down. The average price here was around Rs 6200 in Oct- Dec 2013 while its around Rs 5500 in the quarter of Jan to march 2014. Once the projects are completed and ready to move in the prices are sure to increase many folds. Now the apartments are available in the price range of Rs 75 Lakhs to Rs 1.6 Cr.

Well this Rs 8 Crore project will consist of designing and construction of a road network covering large areas of Phase V.
The connectivity is a major factor in development of the area and having good road with connectivity to the city as well as the residential areas will help the area gain more prominence for both commercial office spaces and industries as well.

Gurgaon sec 66 is located quite strategically at the intersection of the golf course extension road and the Sohna road and is near to the BadshahPur village. This is an upcoming locality in gurgaon with many good projects and reputed builders. The residential locality and commercial areas are well defined as well as well connected. The area is now a hub of luxury high end projects with all facilities nearby like schools, malls, markets, banks, and ATMs.
Well i guess the airport is hardly 25 mins from this area and its just 10-15 mins drive from the HUDA city centre, existing metro stations and the faridabad road. The area has proximity to NH8 and the upcoming metro stations along the Dwarka expressway and many other planned infrastructures.

Hi shabnam as far as i know in this project there is availability of 140 sq yards plot at the price of Rs 19 lakhs.. This is a gated community with many features and possession is expected by 2016 Dec.

well yogesh the plan is the extend the blue line from the current station at noida city centre. This 60km loop will bring in parts of noida and greater noida into the line.. there by providing easy commuting to residents of this place as well...
Yeas pranjal is right the loop line will be linked with the Janakpuri West-Botanical Garden line of Phase-III by a 9-km stretch connecting Sector-143 and the proposed station near Kalindi Bird Sanctuary on the banks of the Yamuna. there are more such extensions planned....

HI, Yes you are right. As per my knowledge ,it is a good locality, full commercial sector total IT hub, public facility easily available. The rate of investment in this location is high. It is one of the better-planned IT hub in Gurgaon. It is surrounded by other sectors like Sector-43, Sector-45 & Sector-41. This sector includes many major schools & colleges. In economical point of view this sector has plenty of hotels & restaurants & malls near it's vicinity. In my point of view this is a better commercial place having all amenities & high class infrastructures.
@ ayesha, Major schools like K R Mangalam World School which is 1km away , Shalom Hills International School is 1.4 km away & Amity International School is very near to this Sector. Colleges in & around this sector are Unitedworld School of Business & National Law College . Well bhawna, In my point of view , in year 2010 ,the price was 3700/sq-ft in this sector , which increased rapidly in year 2012 & 2013. Currently this location average residential price touched 7950/sq-ft. This is because of better connectivity & major infrastructure. This location has all the basic daily needs in & around it's vicinity. For investors & home buyers this location offers best price appreciation. Currently in this location 3 BHK rent is around 25,000/- to 30,000/-. So for rental investment this is a good location.

Hi Mr Pathak, As per my knowledge, go to your local registry office of local jurisdiction along with the xerox/photocopy of documents. And just apply for a certified copy which is as equal as original. Yes if you are not sure that it is stolen or misplaced , then better to make a complaint to your local police station of such deed. And this number will be very helpful for you in future. That deed number will be present in your copies.
Hi Mr Nishant, As per my knowledge, approach to the registry office and file an application with duly stamped and requisite fee for issuance of duplicate paper. There is a fixed procedure in issuance of duplicate registry paper. Registry office will publish it in news paper and on the local area where property situated. It'll wait 60 days for any objection. If no body objected then duplicate copy of the registry will issued.

Buyers have taken the cue and therefore there is a lull in the market. Who can say what will happen ? So my opinion is better to concentrate in Golf Course Extension Road and New Gurgaon.

Expected return from this project after 1 yr will be around 500/sq-ft to 1000/sq-ft. As this project possession is around December 2016, I hope it will reach around 7000/sq-ft.
Hi Mr Dhawan, My opinion is you hold this project. No need to resale now. Project is situated in Most Prime location of Gurgaon. Definitely the sq-ft price, value of land will increase. According to me, when this project launched it had 4000/sq-ft price. Now it reached 6000/sq-ft or 6400/sq-ft. So why selling now? You can hold it for 1 yr.

I think you should visit at sec 82, Vatika India Next. It is a well known real estate developer and providing individual homes with all modern facilities in your budget.
Hi Mzondi, I agreed with what janvi singh said here. Actually sector 82 is one of the prime residential location with decent residential environment. All daily basic amenities are near by . The area enjoys good demand due its proximity to important centers of the city and beyond. The price appreciation of this locality in the future might be very good.

Hi Anamika Sinha, As per my knowledge, Ramada Affordable Housing project is coming under Haryana Affordable Housing policy 2013. This project is located in Sector 102 Gurgaon. This project offers 1BHK, 2BHK apartment, area ranging from 364 sq-ft to 596 sq-ft. 4000/sq-ft is fixed rate by Haryana govt. Expected possession of this project is around 2019 August.
According to sources, there will be no maintenance charges after possession for 5years. EDC/IDC, Car Parking, PLC or club charges will not be charges. Here you can get 42months payment plan. This project has spread over 5acres of land, approx 838 units will be constructed. Plots will be allotted by HUDA. Banks approving loan are HDFC Bank, ICICI Bank, DHFL, Indiabulls, Oriental Bank of Commerce & Punjab National Bank.

The project is located just 120 m from NH8 , there is already a metro station and ISBT bus stop is also within 1 km. As per data, about 79% of the units were launched in the locations of Dwarka Expressway, New Gurgaon, Southern Peripheral Road, Sohna, Noida Expressway and Noida Extension in NCR. Out of which half of the total new launches in 2015 were in the mid segment at about 12400 units.
It also indicates that housing prices of newly launched projects fell by up-to 10% in Delhi/NCR during last year compared with 2013 rates. While in 2015, the Dwarka Expressway and Southern Peripheral Road saw the largest fall in launch prices in NCR of 10% as compared to basic selling price of 2013.

HI all, While to attract buyers, developers have tried to bring down the ticket size of their offerings by either reducing unit sizes or reducing capital values or both. Such efforts from developers have been witnessed across sub markets especially in Southern Peripheral Road, New Gurgaon and Noida.
On southern peripheral road in Gurgaon, the primary prices in the sub-market has dropped by 10% compared to 2013, while the apartment size offered by developers in recent projects also in good order to around 1200 sq-ft from earlier 1-400 sq-ft making it slightly affordable for end-users.

You are right Karthik. I have invested in Unitech Fresco, Sector-50, Tower-15 in 2008 that was due to be completed in March 2010 and it has been 8 yrs. i am awaiting for my flat possession. I have been informed that possession will be in March 2015. We have been cheated by Unitech. After years of delay and constant follows up there is still no sign of possession. Month after month i am getting information that possession is further delayed. Only the God knows when is the project going to complete. If you have any further information plz. update us.
Yes, the last reply we got from them was that our flat will be ready for possession in September 2014. Each time we contacted Unitech we are given the standard reply that work is in progress, and possession has been further pushed to next quarter. Over the last 5 yrs. rent rates in Gurgaon have increased at at least 60-65%. Current rent rates in Gurgaon for a similar accommodation are approx. Rs. 32-35/ sq-ft versus the Rs 5/sq. feet that Unitech has committed to pay. In last 7-8 yrs. property registration cost, service tax and other regulatory payments to have also increased causing a bigger hole in our pockets.

Q: I have some doubt in Builder Buyer Agreement of Signature Global Grand IVA project. I am asking below questions since 28th July'16 but they are not giving reply. Point 3.6: "the Allottee agrees that the Developer shall be liable only to refund the amount received from him/her without any interest or compensation whatsoever". Question: Developer is charging @ 15% per annum from due date, if Allottee does not pay any demand on time. Is there any penalty clause on Developer, if Developer not able to deliver the flat in 48 months without any FORCE MAJEURE mentioned in the Agreement? Point 3.7: "The Allottee, before taking possession of the said flat, shall completely satisfy himself regarding the construction, facilities and amenities in respect thereof and hereby agrees not to raise to any dispute on such account thereafter, either individually and/ or by joining as member(s) in the society/association and or otherwise, in any capacity. The Allottee, after taking the possession of the Said flat, shall make no claim against the developer in respect of any item of work in the Said flat, which may be said not to have been carried out or for non - compliance or any design, specifications, building materials or any other reason whatsoever or on account of any Common Services and Facilities". Question: How can I assure that Developer would not compromising with quality of construction (internal as well external of flat), facilities and amenities? Who will be responsible for quality check of materials as well as construction, facilities and amenities? Point 4.3: "The charges for providing external electrification, electric wiring in the said flat, firefighting measures/equipment in the common areas as prescribe in the existing firefighting code/regulation and power backup, shall be payable by the Allottee in addition to the basic Total Cost, as prescribe herein." Question: What would be the total or near about cost because noting is mentioned about the cost in agreement? Point 7.6: "The Insurance of said Unit as well as the interior/contents inside the said Unit shall be the responsibility of the Allottee(s) and Developer shall not, in any case, be held liable for any damage or loss occurred on account of any theft, loss, neglect or omission of the Allottee(s) in the regard". Question:What would happen, if internal plaster start creating problem. seepage in the said Unit. few months after possession because, as per point number 3.7, I can't check construction and material quality before and after the possession? Point 23: Question: Does it means that I can't choose Arbitrator and Arbitrator decision shall be final and binding upon the parties (Allottee and Developer)? It is very much possible that I would not be satisfy with Arbitrator's decision because Developer will only choose the Arbitrator. What would happen, if I am not satisfy with Arbitrator's decision?

You will be free to challenge this in court and you know the Indian judicial system, truly Pathetic. You will waste time, energy, money and at last will gain nothing. Even after 8-10 yrs, court gives a judgement in your favor, then it will "Penalty clause to be paid plus 50,000 Rs extra". Hi Richa, The project is located in Sector 110 A, Dwarka Expressway, Gurgaon. Aura consists of luxurious 2, 3 & 4 BHK apartments. The project is located on Dwarka Expressway, just 2 KMs away from Delhi Boarder.It is very close to all modern ameneties & conveniences. The construction of the structure of all the towers is almost complete. The project has four phases of construction. First three phases are completely sold out. The possession of first phase will start in June 2014. The possession of fourth phase is in Feb 2016. Only 4 BHK apartment of 2397-2428 sq-ft. are available. There is no 3BHK available.
Yes, i am agree with Shefali..... Rs. 7000/- PSFT in Possession Linked payment plan (Pay 15 % now, Balance on Possession in Feb-2016). Get an assured rental @ Rs. 25000/- per month for 3 years after possession.

Yes, there are several benefits to buying a property in a woman name, either as the sole owner or as a joint owner, with governments and banks offering several benefits. some of the obvious tax benefits of buying a home in the wife name include an extra deduction of interest up to Rs 1.5 lakh every financial year if the house is self-occupied.
Apart from that, if a husband and wife are the joint owners of a property and if the wife has a separate source of income, then they can both claim tax deductions individually. The tax benefit will depend on the ownership share of each co-owner.
