untrained security staff , untrained clerical staff,lack of security inside orvi (any one can enter from any side without main gate due to lack of security person) , not proper security,, no cctv at block entrance and main gate, no seperate providion drinking water, cheap and risky inverter,so many crecks in building within 4-5 yrs,

The current buyers were promised completion in Feb 2013 end. But possession has not been given till date. Few people have started illegally occupying the flats. Builder has not yet obtained completion certificate. It is not clear whether the application has been rejected, or whether the application for the completion certificate was even made. The completion certificate is supposed to be issued by 'Hinjewadi Town Planning Authority' but the contact details of this organization are not clear.

The Lake District Project is delayed beyond comprehension. We have booked a 2BHK Flat in Bldg C4 in Jan 2011 which is a part of the Phase1. As per the agreement the Apt should have been handed over by Dec 2012 considering all the grace periods of more than 6 months. The building has only reached 6th floor out of the 12. I purchased a house in Wagholi, Pune in Oct 2011 (date of registration of the house) and got the possession in Jan 2012. All formalities, payments & documentation were completed before possession except the deed of apartment, which the builder (& broker) said will be done soon. After much persuasion, the said deed was given to us by the builder in July 2013. Now, in order to get the apartment deed registered, the builder is asking us to pay the change in stamp duty which taken place since the time we bought the house (stamp duty has changed from 2% to 5% since). My qs is why should we pay for the fault of the builder? the onus of the delay completely lies on the builder. What is the way out?

Under the Consumer Protection Act, a consumer is entitled to compensation for any service that turns out to be ‘deficient’. Since delays in the delivery of any service constitutes ‘deficiency’, one can demand compensation for such delays. I would suggest that you please go through the order of the National Consumer Disputes Redressal Commission.Hi all,

We are a group of 4 individuals. Some working i.e. Salaried and a few in Business. We plan to buy a plot approximate 4-5 Ghunta within the PMC limit and construction a Building having 2BHK Flats within the permissible limit - may be 4-5 units.
We want this to be a financed project and AFAIK Banks offer something called a Composite Loan (Plot + Construction). Few queries based on this.
The Loan has to be taken by all 4 of us to buy plot and construct. How is this possible? will the banks allow a joint borrowing based on our Income Tax from our source of income?
How does the Down payment etc work. Does the Bank expect us to have a project plan etc and then approve this?
For Disbursement, Does the bank pay us off in one go? We may take 2 years to construct the property? no use of having all the money at one time.
We also welcome any VC's who may want to invest with us. We are planning to construct it at A quality.
How easy is it to sell such properties?
Is there anyone who has done projects like these? could you please get in touch with me. Could get to learn from your "Lessons Learned"

You are absolutely right. The Grampanchayat sanction does not have any sanctity. It is illegal and you will not get any loan. The Town planning sanction is legal and you need to see all approvals from Town Planning and the N.A order from Collector Pune. The Environmental Clearance Certificate is mandatory requirement for the project activities included in the Schedule of EIA notification dated 14th September 2006 under Environment Protection Act 1986, before initiating any project related activities on the site .
There is no connection between EC certificate and Bank approval. As you have mentioned above that builder has not provided possession letter yet. Inquire, whether the builder has got the completion certificate or not. Better, take the advice of legal expert and then proceed.Hi,

Hillock towers reviews, hillock towers by artharaj realty, Somatane phata, Artharaj realty reviews is fraud/ cheat builder. I request all you to go through below points before making any advancement with this builder.
1. While booking flat he showed Hillock Towers Town planning approved plan of A&B wing, Also you can see B wing in model, brochure, internet etc. Now he is claiming that he is not getting B wing land as original owner is refusing to sell. At the time of booking flat he claimed to have that land.
2. Possession date committed for A-wing with amenities as Dec 2014 but yet there is no progress on that.
3. He wont give you approved Plan/ TP sanctioned plan / Parking layout etc with the agreement as he dont have it yet.other builders would give you it upfront.
4. Also he will not send / show you agreement copy in advance so that you could get hidden clauses. such as possession date after 30 months no exact date.
5. He will just take away your money and start another site with your money. we almost group of 40 people have paid 90% amount yet to get clarity on possession.
6. This builder has no good background Jaydeep/Ravi/Abhay no one would want to see you once you make agreement instead always buy from reputed builders.
7. If you don't believe go to site and ask him above questions and see the progress of Hillock towers which was suppose to be ready with amenities in Dec 2014.

My Sister and myself are looking to invest in properties in Pune. For her it would be a first home and for me it will be an investment. We had a look at the Kolte Patil Life republic township project. On the outset it looks good with the number of units and the facilities and the space around it. However I have seen quite a lot of negative reviews on this project with regards to timely possession and the quality of the materials used.
