Proview team manipulating calculation to get extra money from apartment buyrs. There are private buses but they are being rude to customers. Also they charge extra amount than regular fares.. The recent rape case is an example of how safe is our nation to step out. Hello Richa, Latest news about Delhi Metro Rail Corporation (DMRC) is that they are planning to run trains at a higher average speed of 40-45 km per hour on the approved extension from Noida City Centre to Bodaki village. Hey Vibhor, actually the story is bit long about circle rates, like circle rate is referred to the minimum rate fixed by the civic authorities for valuation of immovable properties in a particular area. Moreover this rates are considered by the competent registering authorities during the registration of documents related to property transactions.

Yea, even i had a word with the brokers , they commented that in Noida Extension, French Apartment is the 1st Residential project by this group. Not a big project, they have entered into the residential sector with a 'must do' approach. This project is gonna decide their future in Residential part of the Real Estate sector thus they are in with 'do-die' approach.

Hi as per records,Greater Noida West is one of the best planned regions of NCR, with a comprehensive. Master Plan for Urban Agglomeration. The city has well-developed civic infrastructure, that includes an excellent road network, drainage, sewerage, water supply and underground power infrastructure, with a futuristic vision :)
See roads for now are almost broken, as construction is going on.. now water supply is there , electricity also has no problem. the place needs one to two years to get cleaned up for people to go there and stay..

Why can't we let people do , what they can. by snatching the land and giving new opportunity will not help them to develop their life. you are taking away their land, their work.. what they can do.money and bill won't compensate the farmers land.True i agree with the previous comment. Guys i think the government must identify tracts of land to build new urban projects. Once identified, the change of land use from farm or fallow land to commercial or residential must be automatic, involving no bureaucratic meddling. Hi, compared to any other sectors of Noida Extension, sector 4 has a very good connectivity. Noida Extension homebuyers now have another reason to cheer as the Metro line is going to be extended till Eco Village-III housing project giving them the much-needed connectivity. This route will come as an extension of the Sector 71 line.
According to my knowledge , Noida Extension, group housing projects are also being constructed in various areas in Noida, especially Sectors 74, 75, 76, 77, 78, 79, 112 and 119. The Metro extension will even cater to these areas where nearly 50 housing projects are being constructed.

@james, Super Built Up Area is the built up area plus proportionate area of common areas such as the lobby, lifts shaft, stairs, etc. The plinth area along with a share of all common areas proportionately divided amongst all unit owners makes up the Super Built-up area. Hi Himangi Deshmukh, As per my knowledge, Delays in construction, delivery and false promises by developers are a few problems that real estate buyers are facing today. Most of them don’t know how to deal with the situation. In India delay in project possession is common now a days. Developers are including grace period which is generally 6 months ,in their agreement with buyers. Still there are some projects which are taking more that 1-2 year to give possession.

Hi Tushar, As per my knowledge, recently, CREDAI recommend strongly to developers in the NCR to complete their existing projects before starting new ones. Definitely it is a good step taken by CREDAI. Perhaps, the developer fellowship needs to take the indication. Till that happens, buyers need to be aware of their rights.
Yes , I agreed with you. There are a lot of builder buyer dispute cases still pending in court. This delay in possession is likely a known issue with almost every buyer. Builder blaming buyers for not following payment schedule & buyers blaming builder for paying huge tax.

Hi Sufia, Delhi-Amritsar National Highway 1 will be completed by May next year as the contractor has started construction work on the remaining portion of the highway. The 470 km long Amritsar-Delhi national highway would be completed by May 15 next year except for a 20 km stretch which would be finished by March 2016. Definitely this road will have positive impact on Delhi real estate market as well as connectivity between Amritsar to Delhi.

Hi James, The recent amendments to the Right to Fair Compensation and Transparency in Land Acquisition, Rehabilitation and Resettlement Act, 2013, is expected to ease the way for creating new hubs, townships and cities. The amendments are also expected to check the usual delay in development of any infrastructure project and will take the country a step closer to achieving the ‘Housing for All by 2022’.

Q: Please help me. I have purchased a residential land property in New Delhi, RAMA VIHAR area, North West Delhi, Pin code - 110081. This is a power of attorney property and the colony has not yet been approved by DDA. It has been 3 years since I purchased this property. Now I found that there are some people (GUNDAS) having fake documents of any property and they claim to have any property their own property. WHICH IS ALL FAKE. Now can you please help me to take some necessary steps so that I don't fall in this type of situation in the future. I just want to ask what are the points/steps I need to keep in mind to have full legal control over my property? Can filing property tax of that land benefit me? Please help. How can I have full control/ownership LEGALLY on my property in this area? Thank you.

Not only this Richa, this will also open up way to the provision of land for industrialization, which is fully within the state's jurisdiction and allow the landowner to retain ownership of land. It is a significant step after the Land Acquisition Act of 2013 that got stuck in Parliament.
Hi Kunal, This whole idea is to simplify procedures for government to take land on long-term lease while the landowners keep ownership of land, earn an assured return and retain the option to renegotiate the terms once the initial terms of the lease expires.

Q: hi , I have been informed by the builder the as per the new notification of the service tax department , under group housing society , they have entitled to only 70% rebate , on 30% value they are required to pay service tax , means the new taxes in 4.5% (15%*30%) irrespective of the value of the flat , however as per the Govt notification , it should be 25% , and value of the tax would be 3.75% hence please guide me what is correct

Hi, Let us understand via simple case, if a Legal Lawyer, provides services in the capacity of a case to ABC and the his fee is Rs.100000 then the service tax chargable (including of Swachh Bharat Cess and Krishi Kalyan Cess would be 15% on Rs.100000 i.e. Rs.15000. Thus, the total billing to be done by Lawyer to ABC will be Rs.115000. I agree with Rahul.... It can be done either on voluntary decision of the company or forcibly done by SEBI on account of some wrong doing by the company. There are certain norms which a company needs to follow while listing on the stock exchange. In case the company fails to do so, then SEBI takes the action which generally leads to delisting of the company from the stock exchange.

Hi friends!! Good news for Burgundy flat buyers. Supreme Court on 31st July, 2016 directed Unitech to compensate the buyers in its Burgundy Society in Noida by August 12. According to news agency ANI, SC has asked Unitech to pay interim compensation of Rs 5 crore.
Good decision by the Supreme Court. I think our Judicial system has active now. In a harsh warning, the apex court also said if Unitech doesn't compensate the homebuyers by Aug 12, its directors could be sent to jail.

Q: The time has arrived where we no longer have to feel envious of the amazing farm houses or country homes that UK and US have. Our own Delhi is coming up with revised plans for farm houses or now called as LDRA (Low Density Residential Area). The notification for this plan came up in June 2013 but in the recent months, it has started to pick up popularity due to massive curiosity around Land Pooling Policy (LPP). You must know that thousands of farmhouse owners are waiting for clarifications on the rules for sanctioning and regularizing their property today. In 2012, the government has made a regularization policy under which farmhouses could get legal status by paying charges to the corporations but the norms required people to leave setbacks, which was not possible as construction had already taken place. They want their farmhouses to be regularized on as-is-where-is basis.
Yes, this issue has been pending for almost a decade. Now, farmhouse owners want some clarity on it so that that can live without any problem. Corporation officials say DDA is yet to clarify whether the existing farmhouses can be approved. At present, only the regularized farmhouses can benefit from the LDRA scheme.

Hi friends, But in April, 2015, following a protest by farmhouse owners and objections by municipal corporations, Delhi Development Authority (DDA) has simplified the provisions for low density residential plots (LDRP) in notified villages. According to the clause, the minimum setback requirements in case of LDRP was 10 metres on front side abutting the approach road and 5 metres on other three sides. "In case of farmhouses prior to February 7, 2007, the existing buildings were not falling within the prescribed setbacks. So, it has been decided to amend the clause.
You are right Sunil.... And now, minimum setback on two sides shall be applicable for regularisation (i.e 10 metres on front side and 5 metres on any other side). DDA has also tightened clauses related to the floor-area ratio, especially for bigger plots.

Q: Hello, I have two 1 BHK flats attached internally. However as per Index 2 and property tax bill it is a single flat. Now I am using one 1 BHK and second one is rented out. Please tell me, as per law can society charge me double maintenance. Thanks you.

If you have one flat in your name then society can technically send you one bill and you have to pay only one bill. One solution for the same is convincing society to raise the bills on per Sq-Ft (on area) basis. In this case, almost all maintenance heads are apportioned on flats carpet area and thus bigger the flat bigger is the bill. This is very fair system which is adopted by many societies.
Yes, I am agreed with Abhijit.......If the sanction plan of that building shows one flat only for the same premises which you have purchased under one agreement, then you can prove them it is one flat, not two.

Hello Vivek, No, a builder cannot ask for the maintenance charges and club membership charges individually. And you do not need to pay any GST on it. In June 2017, a homebuyer of Amrapali Leisure Park, Greater Noida, invoking sections 420 (cheating) and 406 (criminal breach of trust) of IPC for the delay in possession.
