Most of the time service apartments are visited by Business travelers of software industry and BPO sector. Q: Need some info on Geown developers, Bangalore. The farmlands they sell seem interesting but how good are the chances that they convert to yellow belt. Are these lands genuine?

You can visit to your nearest bank and check if they are providing home loan for this project or not. Even you can talk with the builder and ask them to help you in taking home loan for this project.

Hi, I was hunting to buy a flat in mahadevapura locality from 1 year, there are many properties in and around Mahadevapura ORR with low price and builders are ready to give it for very low price, as a buyer i did thorough survey on price, quality, amenities, return on investment or to stay in the apartment. then finally i found CMRS Sunny dew as per my requirement in all aspects. without much publicity almost all the flats were sold so finally decided to book a flat at decent price which fits my budget. Builders were crystal and clear to customers to share every thing about the project. so kindly make a visit before you buy an apartment and than decide.

Many property buyers have booked apartments or flat outskirt Bangalore when the guidance value in those areas were around Rs 500-Rs 1500 per sqft till 2012. But now the guidance values for apartments in these areas are anywhere between Rs 1500 and Rs 5,000 per sqft. I feel the hike in guidance value is going to hit the flat buyers.
The guidance Value in KR Puram in 2014 was Rs 1,750-3,000, the guidance Value in Whitefield in 2014 was 2,800-7,200 and the guidance Value in JP Nagar i n 2014 was 1,400-9,350

The increase in guidance value will be in between 10 % to 200% in some cases.

The builder seems to be good and they have successfully completed around 20 projects in Bangalore. The price of the plots ranges from Rs 22.20 lakhs to Rs 44.40 lakhs approximately.

They have started company named Adithya Construction and close the company and opened new company as Trifecta .. never ever purchase any flat . Hi guys, congrats to guys who booked here - but anybody has any concerns with there construction work here.. Mahaveer Group has lot of unhappy customers/reviews from past project and yesterday i visited site -construction itself and the contracter is same who has worked with them for last 6 years... I too am looking at this but construction quality is a concern to me. Any replies would be helpful. other updates: Builder has left space for PRR coming in the other end of the flat site - good thing. construction work was makng good progress - even c and d have been started.

I advise you not to compare Nitesh British Columbia with Mantri Serinity / Mantri Webcity as these two projects hold advantage in Location & Project Configuration. The rate per square feet going on in this project is Rs 4100. The project has been approved by BBMP and BDA. Loans can be approved from major banks like LIC, ICICI, HDFC and Axis bank. They are ready to negotiate the price as well.

What is more crucial is that for a normal home-buyer, who may not be equipped with the required knowledge about an engineer or an architect, will have the golden opportunity to analyze the materials used for construction, facilities and fitting by the builder. The price they are quoting I feel is Okay compare to the locality. Q: Never go for this Alpine group. They are big time fraud. Already all of their properties are in legal issues. I booked two flats in Alpine. But the plan that they should while booking during pre-launch was quite different from what BBMP approved. Further there was no mother deed for the land so we asked for cancellation of the flats and now they have deducted 50K INR from my booking amount though I never booked for the plan which was approved later and neither agreement was done...So investors please be cautious about booking in Alpine projects and particularly their co-coordinators one Mr. Srinivas and another Shilpi. There are so many other people who have cancelled their booking here and have been cheated in similar way.

Devanahalli is located 40 kilometres to the north east of Bangalore. The real estate market started booming when the new Bangalore Internation Airport was constructed. There is Devanahalli Business Park and many office spaces are coming up in Devanahalli which will again impact the real estate market.
I agree with Nagesh.... Devanahalli has gained importance as a preferred destination with the establishment of Bengaluru International Airport Slowly but gradually the area is emerging as an IT Hub with several technology companies and parks. Moreover Hebbal has good infrastructure like metro, upcoming monorail and high speed rail networks.

My suggestion would be not to buy a penthouse which are illegally built because first of all occupancy certificate is not there or the construction for which you may face hell lot of problems. Thanks Ashish and Sachin for the reply. Flat is ready for possession and they do not have a completion certificate.Builder says that the entire bangalore is full of illegal penthouses so no need to worry. I have dropped the plan to purchase because 1) Size of a 2 BHK itself starts @ 1413 sft which is huge. 2) No completion certificate with the builder. 3) he has built 6 penthouses with all the aminities at the top floor which are not in the plan. 4) Very bad attitude of builder to not respond properly.

According to me its a good idea to buy a property here for investment purpose as the proposed Metro station is just 200 yards away. Hi all, My question is do you think that BBMP will develop the model road within the given period? How will they handle the street hawkers? Is there any other direction given by the High Court to BBMP?
Well Sukumar, I don't think that the task is so difficult for them. But they have to work in a proper manner and refer one officer for this and make it a practice. If such steps are taken, pollution, which is high in many congested areas of the city, will automatically be reduced. The bench ordered BBMP to submit photographs of the work on the model road at the next hearing. Even the court asked the state government to submit year-wise data on cancer patients admitted to hospitals due to pollution. Street hawkers can be removed as per the Karnataka Municipal Act.

The company has already built a pre-cast plant near the new township project in Jigani Industrial Area. The technology is usually used to make ready-made components such as wall panels, beams, columns, etc that can be directly used in the construction of the project. This concept is also going to reduce the construction time.

This will be an 81 acres township project project in Balagere, Bangalore. The new project will have 10 mn sq ft of developed area and 8 mn sq ft of saleable area. Akme Encore has got approvals from leading banks like ICICI, HDFC etc. The project is spread over 8 acres of land out of which 5 acres is for residential purpose and 3 acres for commercial purpose. There are around 243 flats in this project.

Yes cauvery water connection is there and there will be 48 apartments in two blocks with a combination of 2 and 3 bhk apartments. The size of the apartment ranges from 1020 sqft to 1470 sqft.

The BBMP approval is expected within one month and banks like SBI, SBM and HDFC have approved the project. They are not dealing in rate per sqft. The price of the apartment starts from rs 29 lakhs on wards.

Right now there are 6 tax zones in the city from A to F, properties coming under the A zone are paying high tax and those under F zone paying lower rates. The guidance value for the properties in these areas has been revised thrice – 2009, 2013 and 2014, but the property tax, fixed on the basis of the 2007 guidance value, was not revised since then.

Thanks. I have tried talking to them. They say there is a case going on. That they have won. but BIAPPA hasnt released their approval papers. When I mail their legal team they dont respond. in 2011 they said that registration will be done after a year. They kept postponing.Their managers said last in feb 2015 to come after 7 months we may have something by then.. Its become like a government office if you know what I mean. I was wondering if anyone else any experience dealing with those folk.
Then there is a huge delay. You can ask the builder to refund your money or give some kind of compensation

Yeah it is highest actually. In Bangalore if I am not wrong that the maintenance charges will be around Rs 3500 on an average. You can check with the society as why they are asking so much. When MUDA going to sign the MOU and what are the sizes of plots they are going to offer? How much they are going to take to develop the satellite town?
The layout will be developed in 18 months. There will be a total of 6166 sites out of which 10% will be reserved for the poor. The sites will be of sizes 50x80, 40x60, 30x40 and 20x30 sqft. Muda will sign a MoU with farmers to partner in the project and instead of cash compensation they will allot 50% of the sites to them.

Never ever buy anything from Gruha kalyan . Fake promises , they said the construction will be finished by Dec 2016 but even if it extends it can be aug or july 2017 . But now they have said dec 2017 . So next time they would say 2018. Beware of Frauds .Booking that I cancelled was 1 bhk and 3 bhk both in Rose

Hi, Thanks. This is the first project of the builder, others are still being developed. This property is in hosur road. The builder has power of attorney from the land owner. Is this aspect a problem. They proposed to check documents after submission of post dated cheque. Any suggestion
You can give them a post dated cheque and check all the documents. If documents are in place then go ahead or if you feel that the documents are not good to go, you can cancel the booking. Anyways it will be a post dated cheque.

Phase I has been handed over completely and Phase II is going on. Go for a site visit, choose the apartment you like and go for a bank loan. The legal stuff is in order here I guess as most banks are giving loans; if you like the area and the construction, book an apartment here. Whitefield is witnessing a lot of development and Sanvi seems affordably priced.

Q: Their Hospitality was very good till I book the Flat and Paid 1 Lakh in Jun-15 for Lotus project. They told that we will refund your money without any fees and within few days, if you are not interested within 1 week. I received their legal documents and verified with my personal Layer and found that the basic agreement between landlord and Gruha Kalyan itself was not valid. I discussed with them, they started telling stories every day. After 25 days, they agreed to give me a legal agreement with my own conditions with interest for my deposit money. Finally I got call on 27 day and they said my superiors are not agreeing your terms, you can claim for refund. I visited their office more than 5 times and even I discussed with GM, they used to tell only one thing that we will regularise all legal documents until then please be patient and it will be good investment. I irritated myself because of their attitude and behaviour. I decided to go for Refund. I paid 1 Lakh in Jun-15 but they gave me postdate cheque to be cleared only in 28-Sep-15. I did not argue because their response was very poor and no valid. I waited 4 months till the date of issued cheque and I went to bank and try to deposit the cheque, do you want to know the shocking information told by Banker? The banker told that “No Balance in their A/c - it was NIL balance”. Again I went to their office and politely requested for my money and finally I got money back only in end of the month of Sep-15. Everybody has to know that my mental irritation started when I paid 1 lakh in Jun-15 and it was ended only on end of Sep-15 So Guys, “BEWARE OF INVESTING YOUR MONEY”

Hi Ramzi, how much is the current rate per sqft going on? Which all banks and legal authority has approved the project?
As far as I know the price of an apartment in this project ranges from Rs 37 lakhs to Rs 1.76 crores approximately. Banks like Corporation, HDFC, Axis, State Bank of India, Union and ICICI are providing home loan for this project.

It is an ongoing project and the expected completion date is by 2019 and all the necessary approvals are under process. Q: I stay out of Bangalore, I bought the Greens by Indya estate as an investment. It has been one of the best decisions I have made. The sales representative that I had spoken to earlier was very polite, he put me on the right people to speed up the process and they send me updates on the apartment regularly making it easier for me to coordinate and follow up
