Q: Also I believe government had reduced the EDC/IDC rates 6 months ago. will the builder pay back the amount during final settlement. Builder is not entitled to charge anything beyond the government approved rate. Please comment.

Vikash, sector 82 is witnessing very good development. Mainly luxury projects and commercial projects are on top. Its a good place for investment as there is huge growth potential. The more prominent developers in this area are Supertech, Mahagun and Prateek. Out of these, Supertech is facing judicial problems. Prateek and Mahagun are trustworthy but Prateek is pretty new in the business and Mahagun is known for the timely delivery and value for money

As per sources, Crores & crores money has been paid by HUDA for the maintenance of sectors for the last 15-20 years. Then again, the MCG is charging house tax from inhabitants of HUDA sectors, since origin, yet is not utilizing the same for maintenance of HUDA sectors. Comparatively, HUDA is being loaded with maintenance costs of the sectors.

Hi.. if you are looking to buy property for around 60-70 lakh, in that case Sec 43 is not the place for you. In terms of price, the area has already reached a saturation level. So the property price will not increase further for another 1 -2 years. But if you are willing to buy for long term investment, say 5 - 7 years, in that case it makes sense, the property price would increase in this area.Hi.. if you are looking to buy property for around 60-70 lakh, in that case Sec 43 is not the place for you. The project is known to be approved by GNIDA and ICICI, Axis are the banks which have approved the project.

Q: Project was launched in 2008; means its taken 5 years, yet the flat is not deliverable. It takes no more than 1.5 years to construct one's own house on a piece of land having 4 floors (all with good interiors and the best of construction material). Ramprastha launched several projects since then, like, Atrium, View, Rise, Primera (@ Rs 6500/- BSP) and more. But possession has not been given for the Edge Towers even after 5 years since the project was launched. Is it not fraud on part of the builder that it launches projects; raises money from investors (obviously who lose interest as even banks give 9% per annum ROI on FD's), and then instead of putting all resources and manpower in delivering that project, the builder diverts the funds and labour to the new projects launched; and then once it acquires 50% project money from investors, a new project is launched and so on.

Hi, Vishal, true, there was an issue about the construction and i visited the site where the finishing work is fully swinging.Ramprastha Edge is in pressure from the sides and this might be there last chance to to stay in Gurgaon.
Every 3 months RP changes the possession date, called them in Jan ...they said by aug 13, called them in April they said oct 13, called them in June they said jan 14!! Hence the date is yet not fixed...

Ok,!! if you have bought it in this price.. then you should sell the unit in Rs.73 lac -Rs 75 lac. The price will depend on the units area. The recent price trend is more than Rs 5000 per sq ft. Hence you can match up, till that. Moreover you can wait for few months, as there are chances for the price to go up.

Guys i disagree, when you can get a 3 bhk at Rs 55 lac to Rs 65 lac, why to rent ??? Renting won't serve a purpose, whereas , you can have investment. A 3 bhk will cost you Rs 15000 per month rent, whereas the price will be Rs 61 lac…So guys buying is better. Hi guys help me with the connectivity of the area and list down few schools and colleges nearby the road.! Kindly share which has the best connectivity among all the sectors present there.
There are a lot of schools nearby and you also have airforce station nearby. The stretch has a lot of green zone opposite to sector 22 and Sector 23 A.Even you will get a golf course which is very famous and also there is an industrial area with 6 km. There are more than 50 schools in this stretch and few schools to name are: DAV,Rotary Public School, Bharatiya kendriya Vidyalaya,Government Middle schools and many more. All the schools are in 5 km radius. About the connectivity of the area, the road joins the Gurgaon Delhi Expressway near the sector 17. Hence sector 17 is a good area in terms of connectivity. Also there is a proposed metro station coming up . It is close to Dwarka expressway, NH-8 KMP and is 18 km from airport. Yes, one more thing there is an operational metro station which is in IFFCO Chowk which you can use.

But NH alone cannot determine the development and liability of the area… Gurgaon and Manesar is most liveable with internal roads developing rapidly and having provision for basic amenities.. but it still will take 3-4 years to be actually livable. The Gurgaon-Manesar Master Plan-2012 had given a lot of importance to Dwarka Expressway and this 18 km stretch connects Dwarka to palam vihar and will lower the travel time of commuters from west Delhi to Gurgaon....
Chintels Group also has over 500 acres here and they plan to develop the area systematically with townships, group housing, IT park, commercial and retail space, a hospitality project, IT park and a professional campus.

Hi Shailja, sonipat is quite strategically located close to Delhi and along many upcomming infrastructural developments..this is the reason for thinking that the area will grow in future. Delhi is anyways facing a crunch in housing and even the nearby areas like noida and gurgaon are not affordable by a common man....

wellyou have plots starting from 120 sq yards onwards and the price advised to me some time back is around Rs 12000- 17000 per sq yards...

well the plots are given out as per the vaastu and there is provision of 24 hour water and power supply. security is taken care of inthis compund and there are ample greenery and opens spaces and parks for kids to play. Primary school is there and so is commercial space so it is self sufficent , your daily needs will be met inside the compund.

Hi puneet, there are 2 projects of mahagun in noida extension one is the managun mantra and mywoods.. both are good...in terms of location mywoods come first on teh link road and so is nearer to noida city centre and shipra mall and say fortis hospital.. the mantra project is a little bit further near the knowledge park V.. but both will appreciate equally and which suits ur budget and layout better as per you can be a deciding factor.

Q: BPTP has stopped progress after taking 80% money from customers on their project Park Spacio at sector 37 D in Gurgoan. Every time you ask , they give stereo type reply that the contractor has run away and work will commence in few months time . looks they have diverted the funds and now simply misguiding the customers . Hi All, As Mr Jitendar & vrinda said this OC (occupancy certificate) is granted by plan sanctioning authority.But this document is given after verification that the construction has been carried out in accordance with the approved plans. The builder is not entitled to give possession and the unit buyer is not allowed to occupy the unit till the OC has been obtained. Further, the property comes into existence on and from the date of granting of OC. Property taxes are also levied as a unit from the OC date.

Fixed carpet area by Govt. of Haryana. This project offers 1BHK & 2BHK apartment, area ranging from 583 sq-ft to 600 sq-ft. Quoted BSP is around 4000/sq-ft.
@ Inderpal Jhita, As per sources, booking has been closed. Allotment draw for this project by Haryana Govt has been completed in April. No need to pay additional charges for EDC or IDC or Car parking or PLC or Car parking. There will be no maintenance charges for five years after occupation. Q: Hi all, Just wondering if any owners here have received notification from IREO of the changes in transfer rules recently. They plan to allow transfers only till July end, post which the transfer charges are being unilaterally revised to a draconian 500 per sq ft for towers A and B! I would like to solicit views on whether such amendments are legal at all? Are builders allowed to set arbitrary transfer charges for under construction properties?

Hi Aditya, As per the current rules, Societies can not charges more than Rs.10000 as ownership transfer charges in Gurgaon. And it will not applicable on builder/developers societies. Earlier many Co-operative societies in the country charge an Ownership Transfer Fee every time someone sells his apartment. These charges may differ from Rs.10000 to few lacks in some case and they are generally referred as gate money / entry fee / development fund / transfer fee / common good fund. Till date, these charges are arbitrarily decided by the societies and are mostly included in their bylaws. Good evening Mohit, Vatika The Turning Point, Gurgaon is a HUDA approved project and IOD and Commencement Certificate are in place. I visited this site last month. Construction work was going on at decent pace. As far as bank approval is concerned, Axis, HDFC, IIFL, PNB Housing, HDFC, Indiabulls, LIC HFL, Tata Capital etc have approved it. Booking amount:- Rs.3 lakh for 2BHK, Rs.4 lakh for 3BHK and Rs.5 Lakh for 4BHK.
