In the present forum also there is a person who has not got his flat after booking in 2007. Has anyone signed a penalty clause agreement that we can force the builder to pay penalty for delay in delivery?

The VAT tax was introduced in 2005. It is derived by multiplying 12.5% out of 70% of the cost of apartment plus cost of facilities it offers. In certain areas of Bangalore the condition of the roads are horrible and the dustbins are overflowing with garbage. The reason is that the number of sweepers are less. Since I stay in Outer Ring Road I can say that ORR is becoming the leading residential development as a result of the commercial growth, making the place self reliant and also metro rail will be connecting. ORR is the better option to travel to Whitefield and Electronic city. I have booked a flat in Grihasta Villas recently as I had this villa in mind from beforehand and after seeing the model version I was quite impressed which helped me make up my decision. The only problem as you said is the distance. I also work in an IT company and distance will be a problem for me also. But the sales guy told there will be shuttles to the city on regular basis. Hope that will solve our problem. The area is also not developed but I am sure many IT companies would come up in 4-5 years. Hope I took the correct decision by booking a villa here! If you get to know any review about the project then please let the other buyers know. Hi Senthil, Please speak to the owner of the flat above yours and ask him to repair it as soon as possible. If he is unwilling to do so then take this matter to the builder or management of the apartment and ask them to take care of it. The road from Anekal Circle to Chandapura Circle has already almost become wide. Meanwhile all the builders and developers there on that road, are planning to hike the prices of their properties because the road is now huge, broad and wide. VBHC has come up with their project in this area and there are as many projects which are under various stages of construction and planning by different builders.
Still now property prices are affordable :) Once the area is fully developed it will be impossible to buy a property there as the prices will be almost double than what it is now.

Q: They are cheaters. There is no swimming pool in the complex and there is no space left for the swimming pool. Play area and garden are one and the same, and is very inadequate for 100+ apartments. One of the two lifts for each building remains down most of the time. Lifts are of poor quality. Many incidences occurred where people were stuck in the lifts. Builder is very arrogant and does not ever look into your complaints.

Hi they are giving a discount of Rs. 21 lakh if you are paying 95 % of the total price of the villa with in 30 days of the booking.... personally i feel if you keep that 2.5 crore lakh rupees in bank for another 3 years it will give you more than 3 times of this 22 lakh rs.... and more over i dont belive that One can trust DLF with such a big amount of money...

If high tension power cable are there then it may create health hazards. So before booking talk with the builder of the project.
High voltage power lines have a larger and stronger electromagnetic field surrounding them which can cause health problems such as genetic mutations and cancer as a result of long term exposure to them.

Today I had a talk with the sales person they said that the projects was launched two months ago and the price per sqft is Rs 8,625 and they can increase the price in the future. But they are going to negotiate in the time of booking.

First Blue Home Finance, LIC HFL, State Bank of India, Axis Bank and HDFC LTD are the financial institutions which have approved the project. The rate per sq ft is Rs 3400.
As per my knowledge, two more projects are coming up in the proximity but they are in the initial stage and will take some time to get completed.

Sarjapur is slowly and steadily blooming into a commercial sector. A lot of IT companies are settling in and around the locality. This has given a lift in the Real Estate sector in the area. Almost all the popular developers and builders are investing in Real Estate of this area. The investment in the area is liable to be fruitful and turn out as smart money.
It is a good idea to go for areas like Sarjapur road, Whitefield and Koramangala for investment purpose.

The impact would definitely be positive as good infrastructure facilities movement of goods and commercial activity. The prices along the stretch on the highway would see appreciation. Even the areas closer to the highways would have a positive impact. But for all that to happen, the project needs to be completed. The way things stand as of today, I don’t expect NICE road to be completed in the near future. The other proposal of widening the four lane highway to six lanes looks more promising but it remains o be seen how the project unfolds. Once the road is completed, it will connect NH4 and NH7 which is Chennai in the south to Mumbai in the west without crossing central Bangalore by a fast, grade-separated peripheral road.
The six lane expressway connecting Bengaluru with Mysore is under construction. Only peripheral part of 56 kms has been completed till date.The expected completion date is by late 2017.

I think this is a good place for living in, there are schools around and there would not be too much of small shops etc coming up around this locality. The project is not too far from City or the airport. Hennur is one of the hottest residential destination in Bangalore.

Sarjapur road is one of the booming areas available for resale, is equidistant from the Electronic city and Whitefield and has more than 11% of the properties available for resale. The resale percentage is 10.9% and 6.9% for Whitefield and Bannerghata while for JP Nagar and Marathalli it is 4.9% and 4.6%.
If you are planning to buy a home, this could be your chance for some bargain hunting as around five lakh apartments are expected to be delivered this year, shaking up an already oversupplied home market and forcing investors to sell them in a hurry.

If you have enough money then go for plots as land always appreciate whereas apartments appreciate on the land where they are built. :) :)
I want to advise people who are buying a plot is that ever battle with land buying in the beachfront and finish the deal. Always get into the depth of it and understand the standards involved. Be wise when you are buying a plot! HAPPY PLOT BUYING :D :D

Adithya Constructions is into real estate industry from 2003 and they have constructed around nine projects and two projects are under construction in Bangalore. But there is hardly any information available on internet.

Hey Kanthi this project is approved by BBMP, A khatta. Currently 2bhk is available for 45 lakhs 1100 - 1100 sq ft. Heard that out of 41 flats around 21 is sold out, and only 14 is available.

The Garuda Sky Field is a project by Garudachala Estates . This project includes 2bhk and 3bhk . The price for 2bhk will be around Rs 45 lakhs for 1037 - 1235 sq ft and 3bhk will be around 60 lakhs for 1452 - 1674 sq ft, and it is slightly negotiable.

Nakshatra Villas is one of the under construction project by JSV projects. The builder is young and they have done few other project in past but the quality of construction of apartments was just ok. Nakshatra project is to get in high end homes
The rate per sqft the builder is quoting is Rs 5500. The rate of a villa in Nakshatra Villas starts from Rs 1.92 crores.

Yes you are right @ Hanif.... Around lakhs of people who make their bread and butter from construction activities, will become jobless. Ban on crushing of jelly industry and lack of even ‘M’ grade sand have put the construction industry in doldrums. To get the construction industry back on track, the CREDAI has made an appeal to the state government to declare the policies for quarrying of sand, without delay.

The registration of sites in BMRDA and BIAPA areas have been on a standstill, since the last four months, solely for the reason that the Khata extract( used for registration) is now done in electronic format. Lack of facility in the panchayats to avail computers have led the registration process to hold off. To untangle such a situation, the CREDAI has asked the government to allow properties for registration which are certified by BMRDA and BIAPPA.

A 2BHK available in south Bangalore comprises of two bathrooms, a living room, two bedrooms, a kitchen, a utility area, separate room and toilet for the servant and two balconies. An average 2BHK, measuring 1200-1500 sq ft would value somewhere between Rs 35-Rs 50 lakh in such localities.

Hello Omar, if the property price exceeds more than Rs 50 lakhs in any case whether there is more than one buyer or seller. It is mandatory to pay 1 percent TDS on property sale under section 194IA.

By paying betterment charges you can convert B-Khata to A-Khata. Live Spacess Symphony was launched on October 2014. The project is still under construction and the expected possession date is by March 2016. Presently the rate per sqft going on is Rs 4100 but they are offering Rs 3900 as on offer.
You have to pay Rs 1 lakh to book an apartment and there will be 59 flats with a combination of 2 and 3 bhk apartments. The size of the apartments ranges from 1016 sqft to 1505 sqft. It is a B+G+3 floors structure.

ORR is the best option I feel as it will fetch you good appreciation. ORR has generated much buyer interest. ORR unveils a range of options starting from as low as Rs 18 lakh goes up to Rs 3.5 crore. The only problem in this locality is the traffic woes.

I would suggest you to invest in Uttarahalli because proximity to Kanakapura Road and the upcoming metro at Kanakapura is just 5 km away from the area which is a value added point for this locality. Many developers are coming up with new projects and the area witnessed good social infra. Uttarahalli looks promissing.
Sahakar Nagar is another option. When you see the supply and demand scenario in this area you will come to know about the popularity of this locality. As an expert correctly quoted "High-end properties in this area make for good rental stock"

Agree with you dear but I think the best thing about the Nallagandla locality is that there are no major civic issues in this area like waste disposal and water scarcity in this area as well. The power in this area is also really good. There are some good lakes in the surrounding as well.

Earlier the demand for plot project was not that great but suddenly the demand for plot project rose in Bangalore and many leading or reputed builder are entering this segment. The plot project has seen an up ward trend mainly because of the sluggish market where people are interested to commit for the lower investment tag. Secondly, builder are giving lots of amenities to get better resale value of such units.

Bhagyashree Apoorva is located at Veerapura Village, Doddaballapur Road, Bangalore North. The project offers 30x40, 30x50 and odd sites. It is ready for registration and construction.
As far as I know the project was launched on May 2014 and the rate per sqft they are quoting is Rs 1550. The project has got approval from BIAPPA and all the major banks.

This policy will be an improvised, practical and a better version of the Centre's "Housing for All by 2022". Maharashtra is nearly 50% urbanized and the state's urban needs are different compared to that of the rest of the country. The proposal will be brought before the cabinet soon for approval.
But remember that this policy will have self certification that the beneficiary does not own a house anywhere in the country.

Q: One of my friend wanted to take home loan but this loan got rejected because of less credit score. Please explain what is credit score and what are the basis of credit score.

Credit Score is a three-digit numeric summary of your entire credit history. The report is prepared using the credit history in your Credit Information Report. The credit score depends on many factors such as: a) The credit score depends on a number of factors, b) Total amount of debt held at any point in time, c) Types of loans availed home loan, personal loan, car loan, credit card loan etc, d) Number of applications made to different lending entities for a loan and e) Number and frequency of default or delay in repayment.
Check carefully your CIBIL score before applying for home loans to avoid problems later. If you have higher credit score you have better chances of loan getting approved.
