I bought a flat in the Sarovaram Green Homes Apartments, a project in Kondapur by the Satyavani Homes Ltd (who operate from Khairatabad, Hyderabad). I have already occupied the apartment and most of the flats have been occupied, but the builder had NOT finished the amenities on terrace as promised in the Sale Deed & what was in the original plan.
The association also has been formed many years back for maintenance of the apartments. Even after so many requests by association & flat owners to the builder, Mr. Surya Prakash, he has failed to even start any work on the amenities as promised.
People should be careful with this builder & the group, my learning is that we need to always see the history of the real estate builders before dealing with them. Because such builders promise first, and then they break it after taking all the money!

If the occupancy certificate is issued to the building and you purchase the property after that, then you need not pay service tax on the flat. but if the Occupancy Certificate is not issued to the building then you have to pay Service Tax on the flat. As far as VAT is concerned it is to be paid by the dealer i.e. Developer/Builder and not by the customer. so builder cannot claim VAT separately from the buyers.HELLO!!
