Q: Hi All, Recently i come across to the following new residential project near the Outer ring road marthahalli behind the Vrindavan tech park. Srivathsa Constructions now brings their premium experience into Mayfair Anthem According to me are the following are +ves and -ves +ves: 1. Location is good on close to main road, close to Outer ring road and many big it hubs. 2. Plans are good, no common walls and should be spacious and well lighted ventilated. -Ves 1. Builder is very new and it is their first project in bangalore, they said they have completed 10+ projects in HYD but look like many of them are small projects. 2. Not sure about the brand of the builder and quality of the construction will be? 3. I heard some instances of builder not completing the project and ran away in between, and since builder is from HYD it is difficult to catch and track them. kindly feel free to share more opinions and info if somebody has already booked.

Yes Project is good. Group buying will not work in getting you discounts. The current rate is Rs 4200 + Rs 75 for floor rise. Also amenities facing flats are Rs 200 extra. Location is good. Right now they have opened the booking for A and B block. Looks like construction is at pace and i am expecting this project to be finished by Dec 2014(even though they are saying Aug 2014). 3 series in A block is very good for 2 BHK.
Which local authority has approved the project and how many year it will take for the project to get completed?

According to Bangalore Realtor, Bangalore property price will never going to fall because of the different taxes and guideline prices imposed on property development.
Moreover, State Government have increased the guidance value by 35 to 40 percent in all the cities, for which developers and realtors do not have any option but to pass on the cost to the customer.

Q: The corridors(2) on our apartment's floor is considered common area. Recently, two of the owners have closed their side of the corridor with a metal grill in the name of security. If other owners were to follow suit it would look and feel like one were living in a jail.

Hello Reji.. this act was implemented in 1976 and then it was repealed by the Tamil Nadu Urban Land (Ceiling & Regulation) Repeal Act, 1999 (Tamil Nadu Act 20/99) which then became effective on 16 June 1999. Since your plots were purchased in 1995 i don't think so it will be applied those lands that were already acquired and possession of which was taken over by the Government as on the date of repeal. Hi Saran..it is good to invest i Pallikarani..but i think there are some issues running related to encroachment of Pallikaranai marshland. The existing water body is spoiled by builders and people as they are clogging up with construction materials and sewage. Hello Sir..i would suggest you to not take this flat. Such things have no guarantee...you never know in how much time the flat will be released..and never trust on builders in this case. Q: I recently booked an under-construction apartment (95% work done) of super built up area 970 Sqft. in Bangalore. The builder sales guy calculated Service Tax (12.36%) on 25% of construction value ( Flat Cost + Car Parking - Land Cost). But after booking during agreement he is saying that norms has changed now and service tax will be charged at 40% of the construction value. He is saying that norms changed since 1-Jul-12 however they did not get confirmation and now only got the confirmation. Please suggest what is current service tax rule is. He is making 2 agreements (1 for land and another for construction). And he did not reveal the modified service tax till I paid booking amount. Also he is asking for 4% VAT on Construction Value. Is it correct and is saying that later on he may charge service tax on maintenance cost as well. Please advise.

Q: For those who have opted to purchase flat from SI beware. Don't fall into the trap of this builder. Theie main intention is to cheat and not give possession to flat in time. All the projects are still pending. And they do not have any intention of completing. Those who have already invested are taken for a ride. SI is presently a sinking ship and capsize any time with all your hard earned money. The manager incharge trivandrum and his people are siphoning the money somewhere and are not completing any of their budding in the city. Those who have already invested in green hill height, Kempton manor and the upcoming projects beware fdo not get cheated. You better enquire with the other flat owners of this builder and you can know the real facts

I am a retired army person in one of their other project at Trivandrum. Even that also had some delay. But they had compensated me for the delayed period. In fact after it was handed over to me and started staying there I am very happy of my flat in its quality, design and its usefulness. My flat today is double the value. Later on I happened to understand the real reason for the delay. Most of the NRIs had defaulted their payments due to their job constraints but were not willing to give off the allotment due to the attractive price. Now as they have become my neighbours I know that this was the fact. I was also told that longer the delay the cost goes up. So delay means higher appreciation of your capital. In fact they used to intimate me the delays and it did not come as a sudden bolt.

There are good options for villas in both Rabindra Palli and Faizabad road. Personally I would prefer investing in Faizabad road as it is a tag cheaper than Ranindra Palli and offers more chances to growth in the near future. Although Faiuzabad Road is a little further off as compared to Gomti Naga, extension, Ranindra Palli and other Trans Gomti areas, it offers clean environment and well planned civic growth that makes it worth its weight in gold in the medium to long term. Yes Futures Builders and Developers have a villa township projects in Faizabad road. I have also heard generally positive reviews of the same. The prices in the area range between Rs 2000 to Rs 2500 per square feet.

Hey guys, Good News.........CIDCO plans to start the pre-development work, including rehabilitation of power transmission lines and betterment of land site, for the Navi Mumbai airport from January. Chief minister Devendra Fadnavis has said that work for the Navi Mumbai International Airport will commence within 6 months. According to him, all formalities have been completed and the tender bid will be opened soon.
Hope so...... I also heard the news yesterday evening. According to Maharashtra CM, most of the permissions are in place and all development including that of the airstrip will get completed in the next 3 yrs. They are confident that the first flight will start in 2019. This aspiring projects will reduce the burden of the existing airport.

Great work by our PM, we should salute Them.........tremendous performance by any PM after Indira Gandhi...... There were so many issue with this project and in less than a week, CIDCO received approvals that had been awaited from the ministries, as well as from CRZ and others. Issues related to CRZ permissions, technical obstacles, land acquisition with the environment ministry, funnel zone, etc had been stuck at the center for quite some time.

The MHADA Act however does not have any provisions for de-acquiring an acquired property. The chief promoter of the proposed Shree Dattaprasad Cooperative Housing Society has sent a legal notice to MHADA against the government's move. The notice said that cancelling the acquisition would be against the interest of the occupants. It says that almost 80 housing units had changed hands illegally, as chapter 8A does not allow tenancy transfers. The notice also says that pressure for de-acquiring the units may have been exerted by vested interests. De-acquiring the property can be made legal only if amendments are made to the act without which, it would be illegal. MHADA is the state agency responsible for low cost housing in Maharashtra. Redevelopment of a cessed colony by MHADA is expected to keep housing units affordable. @Lekshmi, But one thing keep in mind that for successful land investment, it is important to buy plots which are large enough to support developments of sufficient size in the future. The ideal condition for land investment is to purchase a plot with marketable title in a location towards which real estate development will in the end be pushed, and which is currently in demand by second home buyers.
But it is always safe to buy agricultural land. The costs are much lower than residential land and this provides a large upside potential if it is re-classified as suitable for housing layouts. Hi Ravindra, Jaipur Development Authority (JDA) would demolish the apartments of developers, who failed to construct the mandatory houses for economic weaker section (EWS) and lower income group (LIG) category within the given time frame. The agenda was approved in the 169th building planning committee, chaired by Jaipur Development Commissioner Shikhar Agarwal and forwarded to state government for final nod.
@ Mr Singh, As per my knowledge, it was decided that if developers fail to construct the EWS and LIG apartments as per township policy (2010) within two years JDA will impose a penalty of Rs 200 per square for one year. If the construction for these categories is not done till three years, the entire project will be considered illegal and JDA would demolish the project.

@Lekshmi, The official twitter handle of the Aam Aadmi Party posted the decision taken by the government. Delhi govt issues order prohibiting any demolition in the city! Nobody should be deprived of shelter until proper arrangements are done.
@Suresh, You are right.....The Govt. had decided to review the existing policy governing demolitions, which it intended to complete as soon as possible. Till then, various agencies associated with carrying out such demolitions in Delhi were cautioned against carrying these out.

Do you know Lekshmi? A group of residents from hutments in East Delhis Shahdara had put up a demonstration outside Chief Minister Arvind Kejriwals Kaushambi residence against the demolition of their homes a week earlier.

The declaration will prompt the premium based on RR rates significantly going up from an average of Rs 800-2000/sq-ft to an average of Rs 3000-12000/sq-ft. The maximum increment in rates would be in areas, for example, Bandra, Juhu, Santacruz and Andheri in the Western rural areas followed by Chembur and Ghatpokar in the Eastern rural areas where the RR rates are relatively higher.
Well Ravindra, And this additional FSI won't be applicable to slum redevelopment schemes and constructions in Bandra Kurla Complex, both of which already enjoy a high FSI, and to Coastal Regulation Zone areas where development is restricted.

According to me ,structural engineer is in charge of that, not the modeler. Hi Uday, You might have aware of the Suraj Parmar case, a prominent builder in Thane who ended his life due to the repeated demands for bribes by the government department. You can not blame a builder every time. If he is not getting the approval then how can they start the work. May be your builder is facing the same problem. Nobody want to lose their reputation.

@Lokesh, The Cabinet also approved the Conformation of the International Labour Organisation (ILO) Convention on the Seafarers Identity Document. A biometric based seafarer's identity document will be developed, mainly, to make sure a foolproof security system to repel the possible risk of violation of security and possible terrorist attacks.

Hi Folks, It is came to know that Maharashtra government is thinking over its own "Smart City" project with an aim to provide development opportunities to cities that have not been selected by the Centre under its ambitious programme. As per the State Urban Development Department, the project is at a beginning stage for now and nothing has been finalized on paper as yet. However, the Chief Minister has in-principle and given his approval to go ahead.
Yes Manis, Mumbai, Thane, Kalyan-Dombivli, Nagpur and Aurangabad are among ten cities selected from the state for the Centre's "Smart City" project. State had chosen 33 cities for the Smart City project. However, according to limitation of 10 cities, state had to drop other cities. The preparation of these cities was admirable and hence, the state government has decided to introduce its own "smart city" project so that they can change the face of these cities.

Then it should be a good news for both home buyers as well as for the NRI. Because social and civic infrastructure is being developed in most of the larger cities, which means that more hospitals, schools and shopping malls as well as improved connectivity and availability of utilities are resulting in higher comfort of living.
But don't forget that the investment opportunity lies less in the Indian real estate sector's speed of growth than in its overall dynamism. As such, it is the right time to investment in Indian real estate but your investment period would be long-term which would liquidate very well indeed as long as healthy investment decisions have been taken.

Q: They have handed over about 75% of the flats over last 2 years. They are not handing over the project and common areas. Now they are asking for additional maint charge without giving any accounts of the one year maint they have collected. Want to make maint their business. Kindly suggest what can be done.

Delivered a house that does not comply with the specifications agreed upon. 2. Did not provide for free parking space within the compound / complex. 3. Charged higher than agreed amount. 4. Did not form co-operative housing society and handed it over to its members. 5. Did not provide for water storage tank. 6. Did not give a receipt against the paid amount. 7. Delivered a poor quality construction. 8. Did not deliver the house within the agreed time limit. If time limit not mentioned, it is assumed that the construction will be finished within maximum of 2 years from the date of start of work. 9. It is heard that the work on the model GST laws is on in full swing, and the Centre plans to consult industry and States on the draft model laws once the Constitutional Amendment Bill gets Parliament's approval.

Q: I have been struggling to buy a good home in bangalore after hearing many issues from my friends and colleagues about the construction quality in bangalore. I found one a couple of wks back and I am very much impressed with the quality and the folds who are actually running the show over there. The project is names as Srimitra Lifestyle, owned by Srimitra construction company which is well established both in bangalore and hyderabad. I visited the property with my family and the construction is 100 % vasthu. Price quoted is also reasonable. A real value for money. Mr. JKReddy the one who we meet is cool to deal with,friendly and very honest about what they give. It is worth taking a look at the project.

This is because of the gap between demand and supply which has been increasing continiously. The supply is very good in the city, but demand is so poor comparatively. Around 4000 ready flats are lying idle in the city due to lack of demand from the consumers.

Right Pranab, I have seen that in many projects, the developer may get the occupancy certificate phase-wise, and the completion certificate once the whole project is completed. Such disputes were more common in the jurisdiction of Municipal Corporation of Greater Mumbai, i.e., BMC. Therefore, the ministry specially brought this clarification to the tax authorities in Mumbai on 23 October 2015.

Hello Lekshmi, If you are buying an under-construction property from a developer, in such a case, the developer is deemed considered to be the provider of construction services to the home buyer. So, service tax is charged to the home buyer on the cost of construction. It is not charged on the entire value of the property, but only on the cost of construction; land cost is excluded.

Yes, and with the closure of this fund, ASK Group's real estate private equity assets under management and advisory stand at Rs 3500 crore. The fund is looking to deploy this corpus fully over the next 18-24 months. They have already committed 25% of the corpus through two transactions from this new fund,

Yes, and as per A CSE analysis, it is estimated that as much as 530 million tonnes of construction and demolition waste is generated annually. The waste is inert, but bulky. It is either dumped in city landfills or in open spaces, water bodies and flood plains.
But it will be a big task to implement the rules and assign proper financial and human resources to local authorities. The PMC will take immediate steps to implement the rules. Mayor Prashant Jagtap, PMC have already asked civic officials to take action against builders and developers dumping construction debris in open.

As far as I know presently the builder is quoting Rs 3750 per sqft rate. Hoysala Habitat offers 2,3 and 4 bhk apartments with size ranging from 1058 sqft to 3165 sqft
