Q: This is Senthil. I have seen a property near Meenakshi mall, Bannerghatta Road. It is an apartment. The apartment has 'A' Khata (BBMP Khata certificate) in builder's name which is yet to be bifurcated into individual flat owner Khatas. The selling party informed that builder will try to bifurcate the Khata after 4 months. Is it wise to buy this property? Can I register the property in my name without Khata transfer now and try to get the Khata in my name later when bifurcation is done? Please help.

As Hoodi is close to Whitefield and ITPL, the land rates and property prices are quite high there. I think the rate per sq ft of properties would have crossed Rs 4000 by now. Q: Hi All, I am blocking an apartment in E-City Town by GM Infinite builder; up front it looks like a steal. Nothing is much said about them but there has been a buzz here and there about the builder. They could be intentionally posted by their direct/indirect competitors as well. Nothing very substantial on the net. Their project Springfields is running on delay of 3 years but it is the same dismal situation for all high rise apartment in Bangalore. Request you to do some recce as well and do not forget to post your comments. Please advise and suggest on the quality of construction and credibility of builder. Please Help !!! I am really not sure but I hope it is good. With Neo in the back drop it will definitely be a cheese cake provided they deliver in time and to what they had promised. There is no such list where you can see which are the projects in Bangalore are approved by BBMP and BDA. If you are buying any property you have to ask the builder about the approvals.

Usually all the maintenance work should be taken care of by the builder at-least for one year. Also he need to dispatch a cheque OR DD worth 0.1% of the Total Basic Sale Value of their flat for the e-stamp charges. Did any one get the same letter. Doddaballapur Road has been benefited from the recent infrastructure facelift given to the roads leading to BIA. With all due respect do not believe one real estate consultant before finalizing a property especially if it is for investment purpose. Central Silk Board Junction to Jayamahal Road is part of the five signal free corridors of Bangalore City. The project is definitely bound to act as a catalyst to increase real estate prices but the project may take a long time to get completed. As of now only the feasibility report has been conducted. The plan has been given a go ahead to extend the corridor from Central Silk Board junction via Forum, Adugodi, and Langford Road junctions to Vellara junction but BBMP officials are likely to announce new bids as older bids did not attract expected revenue returns. The project is definitely going to be delayed. There is no timeline when it would be completed.
Yes there are plans in place by the government to develop Central Silk Board Junction to Jayamahal Road as part of signal free corridors. The project is expected to be delayed and may even be squashed.

Usually buyers register the property after the completion of the project, just when they are ready to be occupied. So even if the agreement is old the stamp duty will be increased as it will be based on the new guidance value. Most builders could even demand the difference amount from the buyer.

I was considering between investing in a 2BHK appartment in Prestige St john's wood (around 1.3 cr) or buying a row house in Opal (around 1.25 cr). Am leaning towards Opal because it comes with a land area of 2000 sqft. Built up area of 3500 sq ft. (3BHK duplex). Mainly am interested in opal because of increase in land value in long run. Any thoughts on this?

Hello Nupur, Since the property is in Baner you need to go to the Baner PMC office and you will get a form there. Just fill the form and documents such as sale deed, TAX noc, Society NOC are important to be shown. Hi Brahamveer, I heard that the process is still going on. They have already applied for the connection and waiting for the approval. This project located in Kalamboli. Just 5km from the project there is Navi Mumbai International Airport. As far as I know it is good project so far didn't heard any bad reviews about the project.

Secondly agriculture growth is also low due to undesirable monsoon. Third reason is the depreciation of rupee against dollar. Fourth reason is manufacturing and mining has fell to 1.2 perc..
Yes Gurmeet you are right. A good and affordable housing can increase employment and educational opportunities. So Housing can increase GDP and can be the solution to most of the problems that government faces. But Government is not supporting real estate. As builder face many problems while getting approvals. They delay many infrastructure project which impacts on real estate sector. Atleast can reduce the interest rate for home loans etc so that people can do some investments or buy property.

I think the location is quite good. It is located in Old Airport Road. Just 5km from the project there is Byappanahalli Metro Station. Hey Rameswari... the fares in this regard will be fixed by the Airport Economic Regulatory Authority, though companies associated with the project are apprehensive that there is no such to fix rates. So there are chances for increase in fares or it can remain stable.
@Gajendra, Rameswari, According to me..privatization will affect air travelers. The cost of services, user development fee and airport development fee at least by 20 to 50 % and this will increase the cost of flying...So I think fares will be increased

Q: I have booked a flat at Green Jasmine , Sunderpada with Green India Infre Projects , Bhubaneshwar. The builder assured that the appartment will be completed in 2 Yrs time, I last visited the site in July'13 but the work was in halt, no progress at all , will any one has any update , is the construction work going on ?? Hello Rakesh, this project has 3bhk for price for Price 95 Lakhs for size 1720 sq ft. Almost all units is sold out, but you can get for resale. I think one unit is available for resale.

Q: Few reality checks of CVK Meenakshi Elegance: 1 No Kaveri water supply available for drinking. You have to depend on container water. 2 Tanker comes everybody to fulfill the water for other stuffs. 3 No 24hrs water supply. Supply of water is stopped from 11 AM till 4 PM Mon thru Sat, except on Sundays and public holidays. 4 No 24hrs power backup. Only after dark, if power goes away, then only backup is provided. 5 Swimming pool structure is made, but no efforts been made to complete it. 6 No specific parking lot available. If you use your car everyday, after coming back, you have to look for space where to park.

Having an apartment owners association in every apartment is a vital part of a community living. The RWA have to take care of the power back up issues, parking issue and water as well.
Water is a common problem in Bangalore and every one is facing water problems. 90 percent of the apartments in Bangalore are dependent on water tanker for water supply. So BWSSB is trying hard to solve the water crisis problem.

Hi Bhargav.. yes even I heard that the state revenue minister offered allotment letters to 1239 applicants of Economically Weaker Sections housing scheme by Ahmedabad Urban Development Authority (AUDA) in 2000-01. At that time minister proised to people that the housses will be handed over as a new gift gift from Narendrabhai Modi.
He is doing a decent housing for poor people. I think that is really nice ofhim. I think people will vote him to become next prime minister.

The price are like for 2BHK is Rs 35 lakhs for 929 - 1031 sqft , and for 3bhk is Rs 41 lakhs for 1219 sq ft. The price per sq ft is around Rs 3,350.

Maverick Holdings has signed a joint agreement with BBMP on Jan 2012 for the development and growth of 15 odd acres of land, however things did not go as planned. As per the Economically Weaker Section (EWS) Residents Welfare Association, around 1512 residents are still hanging on to their hats for the selected builder to begin with its construction of a multi-storey complex.
According to some of the allottees, a number of them have been living in rented houses dealing with a lot of issues. In addition to it, some have paid Rs 50000 to the BBMP for the allotment of EWS quarters, however, they are still in line.

According to the allottees, the assigned builder had problems in land conversion. The site was a completely residential area and to construct a commercial complex on it, it became a mandate for the builder to lay its hand on-change of land use, as per the Comprehensive Development Plan (CDP) 2015 of BDA. However, no strings were attached between the project and CDP.
To make land conversion trouble-free, a joint affidavit has been registered between the BBMP, developers and the allottees, with all kinds of clearance from the High Court. The High Court is keeping a track of the project and the State Government representative have signed the memorandum with the developers and other related parties.

As per the guidelines issued by RBI, a NRI can purchase any residential or commercial property without any specific permissions from RBI. However he / she is not allowed to buy any agricultural land, plantation house or farmhouse without permission from RBI. RBI has given permission to banks and other Housing Finance Companies to grant home loans to NRI's for the purpose of buying residential property in India. Yes you can sell the property after few years. If you sell the property after 3 years you will be liable for long term capital gains tax of 20%. If the property is sold withing 3 years of purchase, you will be liable for short term capital gain tax.As per the guidelines issued by RBI, a NRI can purchase any residential or commercial property without any specific permissions from RBI. Hey James, If they are having Occupancy Certificate that means the building has been constructed according to the approved plan. You can take the help of a legal expert to double check the documents. Hi Harsha, i was also looking at the apartments and was advised a basic price of Rs 4500/sqft and they have options in 2 bhks and 3 bhks.. i was looking for 3 bhks and so the sizes are 1590sqft,1735 sqft and 1600 sqft... An all inclusive 1735 sqft will cost approx Rs 86 lakhs... The location too is quite nice ....:-)

As far as I know it is Rs 1 lakh for 1 bhk, Rs 1.5 lakh for 2 bhk and Rs 2 lakhs for a 3 bhk apartment. You have to pay Rs 3 lacs for car parking and Rs 2.25 lakhs for club house. The floor rise price is Rs 20 sqft per floor.

Finalize a locality based on its social infrastructure, and check if the locality has all kind of amenities that meet your demands and needs. While investing you should also check on the resale value, materials used while construction and also cross check that the developers give you all the titles and that only have the right to sell the property in future.

Q: I have selected a property on 4th floor of the building. The building plan is approved by grham panchyata. The land is approved by BDA. Is grham panchayat authorise to approve any plan for the fourth floor. The property is B kHATHA and the dealer is not ready to provide me the occupancy certificate. Panchayats have the power to approve layouts and residential properties within the boundary of their village. But before buying property cross check all the documents with the help of your legal expert.
I agree with Govinda, The rural development and panchayats have been granted permission by the government to approve layouts/residential properties that are within one acre of land within the village boundaries. Lands that are outside the above purview are to be approved by the directorate of town or village planning.

Doddaballapur Road has been benefited from the recent infrastructure facelift given to the roads leading to BIA. The planned PRR and the aerospace park coming up near Devanahalli are also expected to work in favor Doddaballapur Road. Doddaballapur is a good bet if investors are considering a 3-5 years' horizon. In short the area is good for long term investment.

It is an ongoing project and the project is expected to get completed by May 2017. The project is coming up on 1 acre of land and there will be a total of 80 units with a combination of 2 & 3 bhk units. It is a G+4 floors structure.

The builder as well as the project seems to be good. It has got approval from BBMP and you can avail home loan from banks like LIC Housing Finance, DHFL, SBI and PNB Housing Finance. Q: Hi , I bought a flat with reputed builder, but the property is not registered under reara ,It was in prelaunch and he took the 20% without the contract was ready , then they asked for 85% within 6 months and then for 15% work they took 2 years , the possesion was in August 2017 but even after saying project is goign very fast to collect the 85% money they moved to grace period and by then GST came in picture , they applied for OC on APRIL 2017, as per my understanding the OC is only applied when property is complete an hence GST should not be applicable , but these guys are saying that GST is applicable on full 15% . Is it legal and where I can approach to complain the same? Is going to consumer forum will help? they are asking 230000 extra ,

Hi Ajay, Yes, you can file a suit in consumer forum as well as with your state RERA authority. Just sen him a mail and ask for the clarification on your issues within 15 days. If you are not getting any proper response from the builder, then use the soft copy of your mail along with payment receipt you have got at the time of booking the apartment. In my opinion, the best time to buy a property is when you feel it is necessary- It is that simple. Increase in prices will not have anything major to do with a comparison of construction cost and taxes. The increase will happen when choice flat and apartments will not be available, on the other hand, where a limited number of choices will be available for homebuyers. The price trends are slowly but surely not moving any lowe side but also show the potential to start moving in an upward side.

Q: I have a plot (with the house built) within a gated community on the main road which is open to public and the road is a connecting road between neighbouring layouts. The road is become a very busy road, and noise and has no longer viable for resident purposes because of the noise. I have been trying to rent it out for the last 2+ years but unable to get tenants because of the exact reasons mentioned above. I live outside the city because of work reasons and cannot occupy the property myself. The association says the property cannot be converted to commercial, with the given situation this cannot be rented out nor can we sell the property. I believe BBMP has given approval for other properties outside the layout (in the same road) for making them commercial. Please advice what are the rules around BBMP to get the property converted to commercial and what takes precedence over the property BBMP or the association. Appreciate any suggestions.

The conversion should also be permissible under the master plan of the area. A conversion order permitting the change in land use will then be issued. Also, a conversion certificate will be issued. The fee charged for the change in land use is to be paid as per Rule 107 of the Karnataka Land Revenue Rules 1966.
