It is very true that the real estate agents are tieing up with the banks but I think the bank will realise soon that they cannot go on with the situation and it is an advice to the buyers who want to buy property to wait for the time when the price of per sq. ft falls as the developers giving freesbies with the apartment are not going to last long.

As far as I know the consumer forum asked the construction to pay Rs 25,000 because of failing to execute the conveyance deed to the housing society. The builder also failed to provide waste disposal system to the residents of the apartment. We have a flat booked in this project. We failed to pay one of the installments on time of about 4 lacs when we went later with the amount, they did not accept the payment. They asked us to cancel the booking or pay the new higher rate. Although, as per the agreement we pay 24% interest. But they just wouldn't agree. And if we cancel, they would deduct 50% of the booking amount. This is just not fair. For people who are looking to buy flats in this project, I would say avoid it.

Suppose I sell a residential flat in 2013 for Rs 1.62 cr approx. (going market rate) which was purchased in 1985 - 1986 for Rs 2.55 lacs:
1) What is the VAT / Service tax / TDS tax / any other tax me / buyer will have to bear / pay (if any)? It seems some new rule is come into effect from June 01, 2013 regarding service tax. I request clarification.
2) What is the long term capital gain tax I have to pay on sale of the flat?
Likewise, if I invest the proceeds of sale in part or full in purchase of residential flat (new / resale) what will be my tax outgo (VAT / Service tax / TDS tax etc)

It is neighter Gunthewari , nor N.A. plot. It is just a r-zone plot. Plot size is 2R.
There are houses in left and right side of this plot. There is small road in front of this plot. Back side is open and an apartment scheme would come there in future.
I wanted guidance about it.

Later when I did my Sale deed in April 2014 I was demanded 1% LBT .I paid that amount as well. Hillock towers reviews, hillock towers by artharaj realty, Somatane phata, Artharaj realty reviews is fraud/ cheat builder. I request all you to go through below points before making any advancement with this builder.
1. While booking flat he showed Hillock Towers Town planning approved plan of A&B wing, Also you can see B wing in model, brochure, internet etc. Now he is claiming that he is not getting B wing land as original owner is refusing to sell. At the time of booking flat he claimed to have that land.
2. Possession date committed for A-wing with amenities as Dec 2014 but yet there is no progress on that.
3. He wont give you approved Plan/ TP sanctioned plan / Parking layout etc with the agreement as he dont have it yet.other builders would give you it upfront.
4. Also he will not send / show you agreement copy in advance so that you could get hidden clauses. such as possession date after 30 months no exact date.
5. He will just take away your money and start another site with your money. we almost group of 40 people have paid 90% amount yet to get clarity on possession.
6. This builder has no good background Jaydeep/Ravi/Abhay no one would want to see you once you make agreement instead always buy from reputed builders.
7. If you don't believe go to site and ask him above questions and see the progress of Hillock towers which was suppose to be ready with amenities in Dec 2014.

This 4 storey building is newly constructed, excellent construction, very good ventilation and light. There are a total of 11 flats. 4 1BHK, 4 2BHK with on WC and 3 2 BHK with 2 WC. It is on Pashan Sus road o the west of Highway but on the newly developed 120 ft road which goes to Hinjewadi without having to go on highway. Excellent as company guest house
