Hi there, I think that the Green Vistas are providing the apartment project called Prakrriti. They are actually offering 2 bhks, 2 bhks+Study room apartment, as well as 3 bhk at phase II block 3. There is also 2 + study room apartments and 3 bhks at phase I block 2 also.

Q: Hi, I was looking around a couple of housing options in the Kakkanad area of Kochi. I’ll be moving to Kochi for work beginning of next year, 2015. I particularly like the idea of getting myself a 3BHK apartment in the DLF New Town Heights apartments building. I know the pricing, it is 70 to 78 lacs. And since I am moving in with my family and children, I would like to know what kinds of facilities are available to me and my family. And also, can someone tell me which banks should I approach for getting a home loan for buying an apartment in this project.

In most of the situations, the maintenance charges are paid by the possessers ( Rs.1/2 per sqft) after the RWAl/local authority is elected which generally happens after 2 years following possession. Also there is a lot of traffic problem here. The roads are narrow, and they are all buckling under the pressure of the huge number of cars and buses that ply in Kochi now. Even the interiors of the house seem very nice. Was just browsing through the project specifications. Each apartment has quartz surfaces and anti skid tiles. The balcony doors have UPVC frame work with glass. It is done up very well. there's ceramic anti skid tiles for the balconies and all the floors of the house. Yes the Kochi smart city project will be done soon, by mid next year. Actually the prob was that it was stuck in a lot of environmental clearance issues, which got approved only very recently. Sponsors are needed for that, and unfortunately the renovated Durbar Hall is failing to attract sponsors. I also dont think this can be considered as a real estate landmark, because it doenst look like Ernakulum is going to become the next cultural hub. The price of apartments and villas is increasing in North Paravur, which is at around 3.100 per sqft and going up till 2 crore for semi furnished villas! So yeah, the real estate market is booming there and it should give you good returns even in terms of investements. I suggest you visit the locality once and see the projects that are coming up.
Yes, and also plans are underway to make North Paravur the satellite town of Kochi, so this will only make the price go up! And the employement rate is also said to go up. And yes, new bus services from Vellarpadam terminal road to kochi.

hello there, i have heard about this project. It is an eleven story building that has almost around 55 residential apartments in it. They provide both 2 bhk and 3 bhk apartments. But i think the prices are different according to different variants of this 2 and 3 bhk.
yeah, exactly, the price for 2 bhk starts from actually Rs 58.75 lakhs onwards. You can also get the 3 bhk at around rs. 76.59 lakhs onwards. I think this pricing will come under the category of affordable luxury no? they have good facilities also, i guess.

The square foot rate averages around Rs 4100 psf now. SFS Boulevard, Fern Kensington, Meridian Sovereign, Starlit Suites etc are all nice apartment projects that have good investment prospects. I think this place also has some other facilities. This place is adjacent to the District Collectorate and Special Economic Zone in Kochi. Yeah..i too agree with you. The development is mostly due to the proximity of the kochi city. There is a good connectivity to the city and other parts of the city. The Pandit Karuppan Road passes adjacent to the locality providing connectivity to the city.

Ok the property that you're looking at is pretty decent. As of now it is yet to be launched. That's why not too much info is available on this. But the builders and all look dependable enough to make the investment.
Also I think protection is certainly one of the biggest issues while purchasing an apartment. The project has pretty tight security, so I feel confident about its high security functions. The neighbourhood is also definitely good. There are so many schools and hospitals nearby.

Though their selling price will be different because their sizes are so much different, the per square foot price rate of both the 3 and 5bhk villas is the same - Rs 7100 per sq ft. Hi mr Nair, the project has completed construction and is ready to move in. But thing is only if you have made bookings, you can move into this apartment. If you get in touch with the builders, you have to pay 50% advance and then only they will start construction. And the current square feet price is Rs 6850, so price appreciation has already taken place by 100 rupees. It seems like a good investment. And also Kakkanad is a nice place to stay in. All the best! The locality has some very good commercial developments going on. You know, here we can see a perfect blend between the commercial as well as residential locality. There are some very good shops here like GCOM, Cherukattu Stores, Sunday Shop, Pappadavada: An ethnic tea shop, Malini Enterprises, etc.
Even though most of the developments we can see in this area, the educational infrastructure can be called weak inside this area. But, when you take into account the possibility of going to nearby towns, you can see that there are some good schools like St. Joseph's Upper Primary School, Sree Ramavarma Government High School, SAMS Academy of Management studies, Bharatiya Vidya Bhavan etc are nearby only.

He's right. There are 2 bhk apartments here, which vary between the area sizes 1153 and 1431 square ft. These are quite large and thats mainly bexause these are all luxury apartment units. Actually there is just one more type of 3 bhk villa under the project. The area size of these villas are 1495 sq ft. Hey the place is great and all but the amenities they are offering is not upto the mark. The price that they are quoting when there isn't any good amenity worth mentioning is depressing. I dont think that the commercial infrastructure of this are is that good. It is a pure residential area. Hey, you can also see that the parallel bridge work is also about to complete soon. It is actually in the vypeen area that I would like to mention it here. Yes. The Kochi Metro Rail contractors have been running out of granite because of the works. The Managing company DMRC has seeked the help of the state government of Kerala to help with the smooth availability of granite to ensure the completion of the work on time.

There are not many shops and all in this region. You can only see some very good provisional stores here, that cater to the requirements of the residing population. I am of the opinion that the proposed plan will hinder developmental prospects of Edappally area. the railways will now allot funds to construct the ramp and it would be done within six months. I am from this area and I am of the opinion that a letter sent by DMRC to KMRL stated that the estimated cost of land per cent is Rs. 35 lakh and the total land proposed to be acquired is 46.4 cents. The acquisition cost is estimated as Rs. 16.24 crores. The KMRL has been put in a very bad position. Actually, you know, from being hailed as a milestone, the Vallarpadam International Container Terminal has turned into everything that is wrong with the Indian port sector. There is a grave situation that is going on as the international container is lying idle now.
Why is it like that? Is there no government measure to activate the project? Wasnt it one of the ambitious projects of the government at one time?
