As per present budget, VAT charged is 1 % of basic cost, Service tax is 10.8 % of basic cost and registration charges is 4.75 % of basic cost. For professionals, most banks do provide some special privileges as the source of income is stable and there is no need to worry for return back. There are many senior citizen's clubs and homes around the city which will fulfil your needs. Nowadays real estate sector is thinking much of retired people, as they are more prone to lack of safety and security in metros and are more financially independent now. Their are many contemporary homes and senior living projects coming up in the city. Some of the builders developing the same are Sobha Developers, Brigade Group, Ashiana Housing, etc. LIC Housing Finance has also participated into the sector with Care Homes in Bangalore.

I bought the property in Sriram Bhairavi in 2007, initially they were making all kinds of promises....still the property in not gated after almost 8 years...are there any one who bought in Sriram Bhairavi
8 years is quite a long time I think you should talk with the builder and ask for some compensation. Between what is the reason that they have not started the work for the project.

Q: I am residing with my family opp. your apartments since 2002 and have continuously been facing issues with these security at yours and even shravanthi pride apartments. They are worst then buffoons, hooligans! They have been repeatedly been requested to talk softly and to mind their own business but in vain 2 days ago they regularly talk to this military uncle another neighbor,who has warned my sister to go ahead and give police complaint he knows what to do his sons are like rowdies and he will make sure he will kick us out of bangalore. Is this what the watchmen do, go and make a team or group of people like a gang and take people for granted. We are the residents here not them, they are her for our security on a job not to mingle in others lives and disturb the neigbourhood by gossiping loudly like they are in a village and behave like rowdies.They don't even spare women they stare at them.What can you'll do or should i take legal action. Q: Hey Guys, I am interested in a 30*40 plot at ozone. Everything went well until I was told that I need to pay a maintenance fee every month for the plot 1 month after its been purchased. I find this ridiculous since there is nothing built there yet or the project has not even been completed. This one issue has been putting me off. Like many, this is an investment idea and I don't intend to build anything there as yet. The way I see it it needs a good 5-6 years before everything on paper can be seen in concrete. Has anybody else picked up a plot here? if yes, are you all paying the maintenance fee? Any feedback is much appreciated.

Janapriya 1st Avenue is an affordable project providing apartments within the price range of 19 to 27 lakhs. The units are budgetable and can be invested in. Due to poor maintenance of the flyover, it is threating the commuters life. The BBMP said that they will complete the repair work by the end of coming October.

Yeah right Bhargav. The flyover is in very bad with numerous potholes. 40 mm of tar will be laid here and the expansion joints has already been replaced.

The price of the apartment ranges from Rs 78 lakhs to Rs 1.73 crores approx. BBMP and all leading banks shave approved the project. The project is spread over 7.5 acres of land with 650 units in total.

Q: Hi, I have booked a flat in Alpine VIVA (603 Tagus). I have a doubt on the specification. The builder has mentioned the Flat type as N in all the layout plans but the sharing agreement (between owner and developer) says the flat type is N1. I have checked the layout of both type in the same block and found those to be exactly same. I am confused is there any difference in both flats and is there any legal difference in N and N1 type? Hi, as far as I know, some of the banks have reduced the interest rates now. However this is not permanent, the rates will increase again in an year or so. I would suggest you to choose floating interest rate if your loan period is a shorter one, say 2 years from now. Q: Recently I have been actively looking at Electronics city phase 1 and phase 2 to purchase a plot and build a house. However I was surprised by the number of unauthorized illegal layouts in that area. These projects are Neeladri layout, Tech city layout, KIADB layout, Sapthagiri layout, Pathy layout, Silicon town, a private developer next to TCS Phase 2, private developer near HCL and many more - I could count atleast 10 more like this. I am more appalled by the rationale of fellow educated engineers and MBAs who are purchasing plots on these lands. They do not have Bangalore Urban District Deputy commissioner's approval for conversion to residential use, any land used for purpose not meant for its use is illegal and unauthorized, and any document created after that khata, saledeed, plan approval does not stand in the court. Please bear caution while buying, buy only BDA or BMDRA approved layouts.

If you are still thinking, let me share my personal experience with you. I have bought two 2 BHK's in Asset Placid. Love the proximity, peace of mind the surroundings offer. Many may say "oh my that area has cows, but trust me seeing 1-2 cows is way better than a jammed road filled with honking". Another important point I would like to add is Asset Placid is a haven for the Mallu community (like mine :D ). I am not sure if I have to refer to my neighbors as friends or family. The unity found in this apartment campus is mind blowing. Now, coming to the builder, I would say, do not go by hearsay. Today, every one pays bloggers to write good and bad reviews about any builder be it Prestige, Mantri, or Asset for that matter. As per my experience, we did have a few small problems but the builder was always there for helping us. There is a lot of development happening in this area and finding an apt in Asset Placid in the next few years will be close to impossible. Best place to stay!!!

Q: My lawyer is saying- since the property is an SC/ST Land, the builder should provide a document which proves that the land has never been granted by Government. But they are not co-operating in this regard. Does anyone verified on this aspect? If the property is a goverment granted SC/ST Land then it cannot be sold without prior approval from Government authorities. And no such document is there. If we purchase this then in future we might face issues as per PTCL Act, 1978. Please check and respond.

Q: The whole house was filled with toilet water of all floor. This happened due to the negligence of society residents. All the rubbish like hair and other unmentionables are put in the bathroom sink due to which the water got logged and all the dirty water flooded in. It's a request to all the residents to maintain hygiene and cleanliness. The sewer and tank should be cleaned at least twice a week. Please cooperate.

The average property price in Begur Road are around Rs 3500 to Rs 4500 per sqft. The real estate is booming in this locality is due to affordable rates when compared to other areas in Bangalore. Apart from this, Begur road is well connected to the Bangalore city.

Riva Residences is the first senior living project By Tata in India. The 4.5 acre project, placed within a larger 25-acre township, will sell both one and two bedroom apartments.
The price per sqft is around Rs 3949. The occupant of the flat have to be more than 55 years.

They have increased the price per sqft from Rs 3949 to Rs 5625. So the basic selling price of a 1 bhk apartment will cost you around Rs 44 lakhs and 2 bhk will be around Rs 66.76 lakhs approximately

Well after having a look of the master plan I m little disappointed as none of the units available in DLF My Town project will be having a Lake view. However few units in DLF Maiden Heights have the lake view. There is a cluster of 5 blocks beyond My Town which is not yet open for sale by DLF will be premium block as they will have the lake view at one side and lush green garden view on the other side. Maiden Heights was launched at the basic price of Rs 2800 per sq ft in comparison to the basic price of Rs 3500 per sq ft for My Town. They are selling this units first and taking the advantage of the location by telling that this project is along the lake . Hey I called the sales person and he was going all ga ga about the project telling that they are getting a huge response and all... he told me that project has all the required approvals and is approved by BIAAPA, BDA, BESCOM, BWSSB, KSPCB, BSNL Home Loans are provided by almost all the reputed financial like Corporation Bank, Bank of Baroda, HDFC Bank, Axis Bank, LIC Housing Finance Ltd, State Bank of India, Kotak Mahindra Bank, Federal Bank, HSBC, ING Vysya Bank, Standard Chartered Bank, Dena Bank, Deutsche Bank, Indiabulls, DHFL, Karnataka Bank, Indiabulls Housing Finance Ltd, Central Bank Of India, Bank of Maharashtra, Citibank, HDFC Home loans If you are interested in this project we can go for the site visit together.

A 3bhk will cost you around Rs 2.04 crores. The project has got approval from BBMP and banks like LIC, HDFC and SBI.

Hi Bhargav.. I second you that they are keeping transparency in telling the slabs for the payments but they also have a clause that in case the construction cost or the labor charges will increase the difference will be payable by the buyer only... now i wonder that in the time span of 2 years it is almost impossible for the prices not to increase.. so we should now only consider to pay 5% as the additional charges of the total price... :( what is your view about it?
i believe it is a normal clause and almost all the developers have it in thr sales agreement.. but i also feel that they have over priced the property... that is why i want to know if they are giving any discounts.

Earlier it was proposed to have two stretches, RV Road-Bommasandra and Gottigere-Nagavara, which had to intersect at the hospital's parking lot with an interchange facility. Hardoi Road located in the CIS-Gomti region zone 5 is indeed a good investment opportunity. The future of this locality is good on two counts. Firstly the whole Trans Gomti region is going to be well developed with modern amenities and state of the art civic infrastructure. Secondly the close location of Hardoi Road area to the premier Indian Institute of Management is a big plus. I have invested in the region in en Eldeco housing project and I am quite happy with my investment. You can also check out the residential apartments offered by Sahara housing in Hardoi Road. They have received a good response overall.

If high tension power cable are there then it may create health hazards. So before booking talk with the builder of the project.
There are no known health risks that have been conclusively demonstrated to be caused by living near high-voltage power lines. But science is unable to prove a negative, including whether low-level EMFs are completely risk free.

Also On the residential front, the biggest push will be on the BMIC itself. BMIC is being developed by Nandi Infrastructure Corridor. The same company is planning to develop five townships spread over 2,000 acres along the expressway.

This is being done because this road is one of the major lines of connectivity and so the road is being converted into a national highway. The main connecting roads are the ones that get acclaimed as the national highway. However this work might take some time for the change of the road into a national highway.

I think it is a good option to invest in Chandapura Anekal belt and after few months you can expect appreciation as Phase II of Bangalore Metro has already got Chandapura circle included in the rail network proposed and is expected that Anekal will be included in Phase III.
Kanakpura Road will be a better option and you can also expect future appreciation in this area as the area is surrounded by many educational institutions and the connectivity is also very good.

Rental values in Sahakar Nagar rise by 26 percent. In 2012, the best performing area in Bangalore was Sahakar Nagar. This location has seen the highest demand and appreciation during the year. So investing in this area is a good idea. :)

The project is on pre launch stage they are planning to launch the project by this Diwali or later. The project is located at Electronic City so you can expect appreciation after few years when all the infrastructural development get operational

According to sources, The projects include grade separators, public transport, storm water drains, etc. The estimated cost of the projects is Rs 5,265.22 crore
The projects have been examined by the Karnataka Urban Infrastructure Development Finance Corporation (KUIDFC) and submitted to the Union government for approval. It is said that some of the projects might be approved soon.

My question is that KR Puram does not have any IT Park and all then what is the reason home buyers are moving to KR Puram and not to Sarjapur road and Whitefield. Please explain.

Cost of plots in K R Puram ranges between Rs 3200 and Rs 5500 per sqft The going rate for villas in KR Puram falls between Rs 8500 and Rs 13000 per sqft depending on the amenities provided. While the prices for apartments here has appreciated by 2.9% but unfortunately the prices for individual homes has come down by 9%

The current rate per sqft they are quoting is Rs 3300. The project will have panchayat water as well as borewell water so do not worry about the water supply.

A study has been conducted by the Directorate of Urban Land Transport after which they decided to introduce the paid parking system again. The study revealed a parking demand for 4,800 cars and 10,000 two-wheelers in the region. It is said that the demand will increase in future and recommended a paid parking system.

Positives: The property seems to be priced very aggressive. Location is good and seeing lot of real estate boom . The property has a decent scope of appreciation & Weigh in on the rental income plus conectivity is good. Needs your attention: Legal should be verified.Needs through checkup. I find delays in completion date with Mahaveer in recent times which is common else where too. The house fittings and finishing should be personally monitored. With the builders previous record, i would go for 5.5 out of 10. Joshwa

According to government reports, the practise of allotting ownership of government land to individual owners is not carried out anywhere in the nation. Furthermore, even in Karnataka, no other department offers sale deeds to the leasee. According to officials of commerce and industries department, land will be offered to industries on lease for a period of 30 years and renewed later on
The Karnataka Industrial Areas Development Board has passed on absolute deeds for around 11350 acres of land to nearly 7600 industrial units. Further market data confirms that the government has offered sale deeds to nearly 2418 units in Bangalore, majority of which belongs to MNC and IT companies.

Sure, they havr 3 BHKs ranging between 1894 sq ft to 2092 sq ft area. Right now the price is Rs 5490 per sq ft and there are good chances for the prices to go up!!!

Hi the price for 2bhk is around 48 lakhs for 1030 - 1060 sqft and for 3bhk is around Rs 58-60 lakhs for 1320-1365 sq ft. The price for per sq ft will be around Rs 3,500.

State elections has already wracked-up the construction cycle and the general elections are only going to deteriorate the situation. According to property consultants, the election fervour is likely to send back a large number of workers to their towns to cast their votes, especially in MP and Bihar. This will contribute to 25% shortage of labor in the country and make matters much critical.
Along with the developers, a labour vacuum will take a toss on the buyers as well. Though temporary, the grim situation will lead to a slowdown in the realty sector and projects that are running behind schedule will be adversely impacted. Market experts suggest that more than 930000 under-construction housing units in the country will hold-up by 18 months due to lack of labour supply. This will compel the buyers to take possession of the apartments and flats at a much later date.

I agree with you. Before making any investment people look for good location. Varthur’s biggest advantage is that it is located strategically between the Outer Ring Road and Whitefield. The locality is going to see an upward trend once the PRR is operational.

Q: Hi - not sure if anyone has bad experience with these 2 people. I got their reference from Jaya from CRM team. They said they can help me with property Tax Payment. I immediately transferred Rs 3,300 for Property Tax and Courier fee plus commission, Gave them Khata Number. It's been 5 weeks now and they still have not paid my property Tax. The project offers only basic amenities such swimming pool, children's play area, well equipped gym and multi purpose hall. The locality is provided with adequate water and electricity by Bangalore Water Supply and Sewerage Board (BWSSB) and Bangalore Electricity Supply Company (BESCOM) respectively. Several schools, colleges, and hospitals are located close to the locality. Few malls, multi-branded apparel stores, and restaurants too, adorn the area.

Begur road is one of the developing localities in Bangalore, which is close to Hosur Road, Bommanahalli and Bannerghata Road. It is about 3 kms from Bommanahalli Circle and 7 KM from Electronics City. The reason why the area has witnessed a growth is that it is far away from the hustle and bustle of the city. It has also witnessed a growth in the high-end and mid-segment properties.

The tax rates remain the same for the financial year of 2014-2015 as the previous year. If entire tax is paid before 30th April, you will earn a rebate of 5% on your incurred tax amount. If tax of 1st half of the year is not paid before 30th May, you will be charged an interest of 2% per month after that. In case of payment in installments, for interest-free payment you need to make the 1st payment before 30th May and the second before 29th November. If your tax details starting from 2008-2009 to 2013-2014 are available online, you can pay your BBMP property taxes online using your credit/debit card through the BBMP website. In this case, no transaction charges will apply. You will need your BESCOM & BWSSB connection R.R. Numbers or Meter Number while filling the online form.
The latest update about Bangalore property tax is that BBMP is planning to increase the property tax by 20 percent from the financial year 2016-17.

The project is expected to get completed by end of this year. There will be a total of 48 units with a combination of 2 and 3 bhk units. Yes the builder is going to provide covered car parking

Q: I have been cheated by Confident Group in Bangalore who took money from me for advance booking of plots and after cancellation and ninety days as per MOU ( it is now 100 days) have not returned my money back. Mr Ganesh from accounts invited me to their office and took signatures and I returned the Memorandum of Understanding I had signed with them with promise that they are going to deposit / transfer money to my account. Now after three weeks I still havent got my money back and no one from accounts including Ganesh are picking up my phone. When contacted they simply say no the person is not in their office and I should wait. But having given back all original documents related to my booking to them I feel cheated now that I havent received my refund back.

Thanks all for inputs. Yes finally I decided to file a complaint with police today and eventually got the cheques though have been advised not to deposit them till Sept 30 since the account holder hasn't left behind sufficient funds and has gone on pilgrimage. Will wait and see how it all turns out. Got some special help from an energetic policeman at the Madivala police station (ShivShankar) who followed up on my petition in a timely manner and demanded builder group to settle the matter immediately with me following which I got my cheques in the evening.
Okay so finally you got your cheques back.. Thats great.. Now-a-days, it has become very difficult to decide which builder to go for

Q: I heard that, SK Aster project residents file case against the builder, for not following guidelines, illegal drainage connections, faulty construction as the local authorities sent notice to residents.. I am planning to buy a flat, is it safe?

When you know that residents have filed case against the builder then I think it can be risky buying property here. You can ask the builder to show you all the necessary documents and check if everything is in place.
As far as I know the project has got approval from BBMP and all the leading banks. Moreover I have not read any complaints about the builder earlier. From where you got to know that the residents have filed case against the builder

I think government is fully committed in meeting the fiscal deficit targets in order to combine the gains achieved by the implied inflation. RBI Governor Raghuram Rajan had also affirmed that the central bank aims to get the inflation rate down to 5% by the end of fiscal 2016-17.

Phase I is having 300 residential plots with excellent infrastructure on a land of 13 acres where there are more than 50 houses, which are all occupied, and further constructions are in progress. Phase II is spread over 30 acres of land, which started a year back, which is also fully sold out. As far as I know BIAPPA has approved the project and you can avail home loan from Syndicate bank. The project will have all the modern amenities and some of the proposed amenities offered are as follows: Mini Train for joy rides. Boating Vatican palace type back - ground near the boating area. Trivi fountain with falls and swimming pools. Cinderella Castle type theatre with auditorium. Fairy tale Park featuring Gulliver travels. Giant "He-Man" and much more.

Q: Did any of the owners at Skylark Royaume get clarity on the GST tax being levied on flats purchased prior to July 1st? Did the builder share anything ?

From July 1, GST has been applicable on under construction properties at the rate of 12 percent but not on completed, ready-to-move-in apartments.
The central government pegged the GST on under-construction real estate at 18% that will be applicable on two-thirds of the value of the property. The Government has allowed the discount of one third of the property value as land value. This will bring down the effective rate to 12% when calculated on the entire value, which was the rate announced earlier after the crucial meeting of the GST Council.
