Hi all, 43 privet drive has possession issues + non fulfilment of promises in terms of amenities & open spaces within the project. In this location, Supreme Palms is good one. And I would again reiterate, that if you can get good flat in Aundh, buy in Aundh rather than at Balewadi based on panchshil towers.
Hi Vinay, Reason I am considering Balewadi is new road development work in progress & panchshil towers. I have budget of approx 1CR for 3BHK, Can I consider Aundh, Baner & Pashan as well. I did search in Baner Area & didn't find good schemes. I liked IRIS, 43 Privet Drive, Nandan Prospera/spectra, but availability & possession issues. What if builder delays the possession?

Hi Pravakar, I think you are right. Pune is predominantly divided into two parts; one across the river which is the eastern corridor known for areas like Camp, Koregaon Park, Kalyani Nagar, Hadapsar and the other around Deccan Gymkhana, Kothrud and Baner, areas comprising the western corridor.Pune west has been consistently growing in terms of infrastructural development, facilities and residential complexes.
Thanks Krishnendu for your valuable insight. I have read somewhere that the western corridor includes major locations like Aundh, Balewadi, Baner, Bardhan, Hinjewadi, Kothrud, Pashan, Pimple-Saudagar and Wakad, which has grown fast owing to its easy accessibility to PuneMumbai expressway and the Hinjewadi IT Park. City's western also has easy approach to cities like Satara and Kolhapur via the Pune-Bengaluru highway thereby attracting buyers from places in Karnataka like Belgaum, Hubli and Bengaluru.

Hi, The current price quoted by the developer is Rs. 3550/sq-ft and it is expected that the possession will be near around February'2015. Similar projects in the localities are Marvel Fria, Palm Atlantis, Mulik Luxuria, BA Vermont, Icon Imperio etc. in Wagholi, Pune.

Currently, Real Estate Bill has been referred by Rajya Sabha to a select committee on May 6 for its examination with instruction to submit its report by the last day of the first week of the current monsoon session. And it is expected that the 21-member committee headed by BJP member Anil Madhav Dave is likely to submit the report this week.

I would recommend not to book with this project. This is a trap. My friend had very bed experience with the builder. Heard there were many booking cancellations because of builder behavior. Even if the work is around 50% complete, they are recovering almost all the amount from you. They call you for payments like a bank recovery agents. This is really very very bad. PLEASE DON'T GET TRAP
Hi Kiran, Even i have searched a lot about this project and found that there is no listing ao advertisement anywhere in the websites. So, my advice to all the buyers as well as investors that before investing your hard earned money on any project, be sure about the builder's reputation, verify all the legal documents and if it is possible visit the site yourself.

Hey Bikram, not to disappoint you but I think Asttoria project will take a long time to start as the builder has many projects in his pocket but will take lot of time to deliver.. Q: Dear All, my query is about redevelopment of a chawl with ground + 1 structures in a private property not declared as slum yet. our landlord who is a builder also proposing a redevelopment. we wanted to know which DCR rules apply to this case or if DCR does apply. and while considering the area for compensation will the +1 area also considered for eg a room of 10*20 i.e. 200 sqft on ground plus 200 sq ft on +1 that totals to 400sqft , so while compensation will he give more than 400sqft or equal to 400sqft. please guide thanks and regards

Q: We had purchased two under-construction flats in Mumbai in the Central Line Suburb of Tilak Nagar in a redevelopment project. The purchase of 1st flat was in 2004 and 2nd in 2006 and as the building superstructure was completed to the 10 floor plinth, the bank loan of around 70% of the property was paid to the builder against the demand letter. Now 7-8 years later, the possession is still delayed due the fact that the builder did not have MCGM CC beyond the 6th floor but went ahead and constructed the 14 floor structure. The matter is now with the MCGM for regularization over the last few years awaiting penalty calculations and clearance. We wanted to know what legal action can be taken against the builder for all the hardships faced over the last 7-8 years be it rent and mental stress over the same period. We would like to know all options including the consumer court. Also it is possible to do this after possession as we fear legal action now could delay the possession further.

I know how hard it is to wait for the possession of flats for this long.. There is no cure for mental stress but anyways you can ask for proper compensation for the delayed period.. Q: I was staying at Kumar primavera B2,I had left the flat in april- 13. - Just near the main gate is a big dumpyard where there are lot of pigs, It can be seen any time of the day. - In all the kitchen sinks there is only one water connection(drinking water) where water is available only for 3 hrs morning 7-10. rest of the day you have to manually fill water from the bathroom and use it for kitchen. - There is no corporation water in the society, it is filled through tankers. This water is contaminated and most of the times oil has been seen floating on it. - Mosquitoes is a big problem due to river aside and there is no step taken to clean the surroundings. I've not seen any corporation vehicle which spreads the chemicals for killing mosquitoes. The cases of dengue and malaria are very common here. - If you want to go for public transport you have to walk long way, even auto stand is at a distance of one and half KM's.

If you are going to use the house for self then I would advice you to go for a flat in which all the amenities are provided which makes your life easier. Q: Saw their sample flat. Flats are too small. I don't like the layout. Too much rate quoted. No branded fittings. Unknown builder. No Kajaria Tiles. Kitchen work is below average. Omega lifts which is not reputed brand. Doors are not laminated. Sanitary fittings are of unknown brand. There are better projects available in this price range on other side of highway in baner. Not worth the money which is ask for this project. Avoid at any cost.

Hi, Even i was planning to buy and one of my friend told me that flats are too small, no branded fittings, sanitary fittings are of unknown brand, doors are not laminated, tiling is bad look like average tiles, local brand lifts, kitchen work is below average. He is not all happy with the works. So, before buying any flats/apartments talk to residents in Madhuban regarding the problems they are facing.

The price trend in Chakan is experiencing ups and down in current scenario. But as far as my knowledge the rate is around Rs. 3050 per sqft. As far the area is concerned it enjoys good demand due to well network connectivity and proximity to prime centers of the city. The price appreciation in this locality in the future looks very bright as many schools, hospitals, banks/ATM's, malls, restaurants and bus stops are all within a striking distance of approx 3 kms from Gawade Kulswamini Kasturi.

Oh yes definately, you will get good resale value if you want to sell in future as the locality is emerging as one of the hot property destination close to Expressway. Since the city is getting a saturating level, buying a property in Urban Forest is not a bad idea at all. Though at present it may look isolated and barren, but in coming years it is surely going to one of the happening localities in outskirts of Pune.
Yeah same was the case with places like Wakad and Pashan some years back. Look at these places now. The real estate has shown an upward trend in these places. So same will be the case with Urban Forest located in Mamurdi. Anyways will take some time for developments to happen.

Yes you can get a plot in Hadapsar and Ravet. In Hadapsar you may be able to find a residential plot in the range of Rs 450-550 per sq ft. There are locations within Hadapsar where one can find a 1,200-sq-ft residential plot, anywhere from Rs 5.50-12 lakhs. Ravet is another area where you can find plots in the price range of Rs 650-1,000 per sq ft.

Hello Deepti, Keshavnagar of Pune is a good place to live. It is also very close to Koregaon Park, Kalyani Nagar, Viman Nagar, Camp, Airport, Kharadi, Magarpatta and Hadapsar etc. Transport facilities are also the key factors of this area as one can get a easily transport through the day. The Current property rates of multistory apartments in the range of Rs.4600-5000/sq.ft. So booking Venkatesh Graffiti at this level can get a good appreciation after 3-5 yrs. fo time period. No, there is no discounts or negotiations at this price.

Since Pimple Saudagar is saturated in terms of new developments and available stock, buyers are spilling over to Rahatani. Apartments having 2-BHKs of upto 1,000 sq ft area, are the most consumed properties here. Since, the developers are offering properties in line with what is being demanded, Rahatani has grown at a fast pace. Within the last two years, the property values have grown by almost 35-40 per cent.
Hi, The roads in Rahatani are getting better by the day and are also being connected by the Bus Rapid Transit System (BRTS). Running from Kalewadi to Pimple Saudagar via Rahatani, the BRTS is expected to be open to the public by April 2014. We expect the prices to witness a major bump after the BRTS becomes functional.

As far as I know the project has been approved by PMC and banks like HDFC, ICICI, LIC, Axis and IDBI. The estimated possession of the project is by three years from now.

The builder has not yet revealed the price details but they are planning to give the possession in 2017.The project would comprise of a 14-storeyed tower totaling to 112 residences - with the super built-up area of each apartment ranging from 1,111 sqft to 1,284 sqft.

Yes you are quite right Dimpi, the basic sale price is around Rs 4600/sqft and have 2bhks of 950sqft and 3 bhk of 1200sqft. So if you are looking for a 2BHK and all inclusive will cost around Rs 52 lakhs. There are 2 buildings of 11 floors planed.

Well the locality is very good as it is very near to the Kharadi IT park and the Magarpetta city. Pune railway station is just 6 kms away while the airport is 7 kms away... I was also told by the developers that they are planning for a host of facilities like swimming pool,club house,gym, sewage treatment plan as well as landscapped gardens...

Hi Shweta, Yes both are same name. Visited their office last week for the first time after project was renamed to 'Life montage'. My previous visit was when it was 'Air Highlands'. This project is ideally located at Sus in Pune. It offers 2/3 BHK residential apartments. 1BHK in 978 sq-ft and 3BHK from 1009-1255 sq-ft. The current price quoted by the developer is Rs. 4450/sq-ft. It is a G+13 storeys apartments consists 7 towers.

Welcome Shweta, I had a word with them and they said same thing approvals in process. But somehow i heard that Sanjay Ghodawat Group is big player in Maharashtra - so apporval should be done without any issues but still suggest all to wait for final approvals before investing. But it is must for everyone be strictly professional in real estate dealings. Hire a lawyer, check the papers and N/A sanction, EC clearances if applicable and so on.

@Shweta, It is expected that the possession date will be December'2016. And almost all the nationalize banks and financial institutions are offering this projects. Sus is an upcoming locality in Pune located very close to Hinjewadi. Locality is quiet from hustle-bustle from traffic and noise but not so far from city. Shivajinagar is just 10 km from there. Road connectivity is also good. Very close to Mumbai-Pune Highway. All the basic amenities such as schools, colleges, hospitals, markets and banks are nearby the project sites.

Hello Sir, I would like to highlight few more useful information of this project that it has 2 seperate buildings A & B. In B, there will be 3 seperate buildings interconnected to each other (but specious) with reserve parking. Almost all the leading banks and financial institutions are funding this proejct and date of possession will be September'2014.
As far as my knowledge is concerned Undri is fastest developing locality of South Pune. It is sophisticated and elegant area has good connectivity to all major places of the City. There are 5 schools in the radius of 5 km Delhi Public School, Bishop School, Hill Green, EURO school & Vybgyor. Corinthian Club is easily accessible from Undri. Magarpatta City can be reached by 25 minutes from Undri via Mohamadwadi Road. The expressway is easily accessible & has good connectivity to all major important places of the City

Hello Sir, Even i have booked a 2BHK flat of 1326 sq-ft and i have to pay only Rs. 54000 and rest of the amount in slap wise. If you get information from reliable sources than it is wrong they have a payment plan and you have to pay accordingly. Nobody can ask you to pay the entire amount within 6 months and payment plan is also mentioned in your agreement. Secondly if you bought that flat through loan, in that case you will have to pay through EMI. But according to me Dhanori is home several under-construction and ready-to-move-in projects available in wide price range of Rs 20 to 80 lakh. It lies in proximity to Pune airport and have vacant land parcels for developers. Hence the supply is ample. As far as price appreciation in concerned, the locality grew 23% in past two years but only 7% in last one year.
@Deepti, But the average capital values in the locality range from Rs 4350-5350/sq-ft. Price of 1BHK apartments having 550-600 sq-ft ranges from Rs 20-30 lakh. The capital values of properties in Dhanori have increased by 23% in the last two years.

Hello Deepti, Dhayari is a suburb of Pune, situated near Katraj-Dehu Road Bypass, about 12 kms away from main city Pune. It was a small village with its economy was largely based on Agriculture but now it has grown diversely to become a stirring suburb. It is surrounded by Pune Taluka and Pimpri-Chinchwad Taluka towards its North, Velhe Taluka towards its West and Purandar Taluka towards the East. Pimpri-Chinchwad, Sasvad, Talegaon Dabhade are the well known cities that are found close to this suburb. Hello Vatsa, I am still open to Rohan builders & Developers and their projects. He is in the market since last 20 years. And most of their completed project are in good shape, what I can see. So you may be right at your point for that particular project. But if I look from your eyes, then no builders are exception. Hi Harsh, RL stands for Reduce Level. It means you will be the owner of 1600 sq-ft property but you have to construct the house/flats within 1400 sq-ft. 200 sq-ft you have to leave for the road. Finally found a good prospect for investment. Skies Punawale is a better project located in this area. It is offering largest carpet area which for me is very important. Negotiate with builder you can get 4425 rate easily. A better project than twin arcs I recon.

Q: Hi, I live in Pune and own an apartment flat and a small 200 sq-ft outhouse which is separate from the building but in the same premises. I gave this outhouse on rent a few months ago and now the rest of the residents want me to pay an extra maintenance fee. Firstly, is this true? Because other flats that are in the building are also on rent but they are not paying any extra fees. This they say is because mine is an outhouse. Is this fair? And even if it is, I want to know if there are any guidelines on how much extra I need to pay? Because first they said 'the rule' says I have to pay 10% more. But now they are saying 'the apartment rules' have changed and I will have to pay a full maintenance fee i.e 100%. Are there any official guidelines under law as to how much maintenance will I have to pay extra? Or is it just a majority wins situation, since there are no detailed apartment laws, like society laws? Is there any law I can read or show them to defend myself? Any help will be appreciated. Hi Vinay, Now a days, cementing, false roofs and other methods are being used to cover shoddy workmanship and even mistakes. When constructing a wall, if the bricks are precisely kept and cemented, you do not need more than half an inch of plaster on the walls. Recently I have read in the newspaper that the new IT Policy, residential properties around IT companies are expected to witness a surge in demand and prices. The state government has proposed that companies can develop critical infrastructure like approach roads connecting to highways besides providing basic amenities such as water, sewage etc. In lieu, they will be given rebates in property tax and premiums paid to the government for higher Floor Space Index.

If still builder is not taking any action regarding your matter you can move consumer forum against the builder for deficiency in service . Builder is compel to furnish plans duly sanctioned by municipal corporation . Hey, Now-a-days it is very difficult to check the credential of a builder. We only buy property seeing the locality, connectivity, infrastructure development and basic amenities. We forget the track record of the developer. Builder knowledge is also necessary for investment or property buying.

Hey Rohan, I have not experienced this, I have got a very good service and a proper support from Sukhwani Palms. All legal stuff and other things are cleared of the project. Possession got delayed only by a month in my case that too they have told me that it happened due to poor response from MSEB, for which it is understood no one can help it.

Deals are not being started or are being placed back as value of these depend on the probable development that will be governed by the recommended regulations. According to guidelines from the state government, the civic body will be using the strict of the 2 development plans. Good morning Shalini!!! For that Maharashtra Govt has appointed a committee to look after a plan for best utilisation of salt pan lands in Mumbai. The fact that the master plan will consider the possibility of housing projects, to build affordable houses for people, on areas that are not ecologically sensitive is also welcome.

@Shalini Parikh, I have always felt that the powers that be, from the Centre to the State and the Local Self Bodies not to forget bodies like environment Clearance, or the DGCA for height clearance of structures from a flight path viewpoint were more of regulators than facilitators. Yeh, It is really a good initiative by the Maharashtra Govt. that the ecologically sensitive salt pans lined with mangroves in the eastern parts of the city may be opened up for development, but it will only happen if the city's proposed development plan get its direction.
Right Ashish, Earlier, the salt pans fell under the No Development Zone but now it has been have included under the Residential Commercial zone. It is really a good start by the Maharashtra Govt. a move which can open them up for development in the future.

Well Saurav, As per me the location of these salt pans makes them lucrative for real estate development. As they lie on both sides of the Mulund-Airoli bridge, a critical link to Navi Mumbai. The road link's significance will only grow in the future, after the Navi Mumbai airport is built.
Right Suraj, As indicated by the proposed development control rules, such a Residential Commercial zone can include anything from hotels to workplaces, restaurants, shopping centers and also resorts. Whereas the BMC has defined an RC zone as one that is mainly residential, but also in some measure commercial.

Not sure when builder will give possession to Phase 3 buyers. This is 4th year is running for phase 3. Flat owners took home loan and they are suffering financially due to possession delay. Builder should give compensation for this delay to phase 3 buyers and give possession earliest. Good builder like these must give possession on time. If you are getting ready possession flats please book but big NO for under construction flats whether it is current or new projects.

Generally when someone wants to build a structure on a land and avail a bank loan for the construction process, they need to obtain Non-Agricultural certificate. This certificate confirms whether the land is unfit for cultivation or not. Under laws stated in Maharashtra Land Revenue Code, land must be deemed non-agricultural before any development is allowed on it. Hi As per my understanding about Nashik real estate ,Nashik is know for Kumbh Mela or production of grapes and onions, industry or infrastructure, or India's wine capital, Nashik with all these qualities is considered to have great potential of becoming the future city of India.
Hello Deepti, I think you are right but adding more information like Nashik, being a part of the golden triangle and geographically most preferable location, it has proper infrastructure in place for the city locals. From proper sewage treatment to sufficient water supply, from good hospitals to well constructed stadiums for sports activities, the city has good infrastructure in residential as well as commercial aspects along with good connectivity with other cities and extensive agricultural growth.

Hi Wasim, Preferential location charges are commonly connected with real estate projects. These are additional charges that are levied over and above the basic sale price of a housing unit and thus put an extra burden on a home buyers.
PLC is charged per sq ft. of the total area. In order to calculate PLC, multiply the super area of the apartment with the rate specified in the developer's rate card. This means that as the apartment size increases, the PLC multiplies and really it is a burden to the buyer.

Thanks you friends, I basically preferred 2 BHK unit which is easy to get and also easy for sell in future.2 BHK is the most commonly chosen unit size across cities. Because of its popularity, this unit size is easily available in both small towns, as well as big cities. It is also the ideal unit size for couples.
Absolutely true!! 2BHK unit is best suited for a couple. Despite a high demand for 2BHK unit size, even if it is relatively nominal in price, it is not considered cost-effective. Also, families may find it difficult to get comfortable as this unit size generally caters to couples and is slightly congested for three or more people living together.In my families, there are 5 members and I too have 2 BHK units in Pune but we are facing little difficulty in personal space.

In my point of view the best time for investing in a newly launched project is at the time of the official announcement. Hello dear, I think your budget is quite low to get the good builder project in this locality, if you try and search some local builder in this area, might be you get one or two projects.I am not so sure !! The average rate per sq ft is approx Rs 5500 to Rs 6000 in this area.
Hadapsar and Undri has emerged as favored residential places close to Pune. These areas are witnessing speedy real estate progress as a result of the demand from the IT professionals. In past two years, property values in these two areas have recorded an upward trends.

@Shrabani, The current property rate in the locality is Rs.5890/sq-ft whereas Nagpal Marigold is offering 3900/sq-ft., so, seeing the big difference in the rate, i can suggest you to go for this project as the price is quite reasonable. At the same time, locality is well developed too.

Q: Think, is builder really responsible for the delay or you as a Indian consumer have encouraged him to behave in the way he is behaving.I would ask you if you were given money say 100 crores at the annual rate of 1.8% per annum with the condition that you should return the money by two years what would you do would return the money at the earliest possible or continue to pay the interest and find excuses for delaying the return so that you can continue to earn extra income from the interest you earn from the bank.

Or if property prices are rising, the developer may deliberately not give possession in the hope of making buyers pay more even if the agreement has been signed at older rates. This will not reflect in the sale agreement. Delays can also happen if the developer is out of funds, or the bank is not ready to finance his project. Go and talk with the builder or visit project site and ask to engineer at the project site. Try to know the exact cause of delay. Then proceed further for legal action. Hello Sneha!!! Mont Vert Vivant is a Pune Municipal Corporation approved project and have all the required approval in place. Without IOD and CC, a builder can not start the construction work and this project has finished the 50% construction work. Almost all the leading banks and financial institutions have approved this project for housing loan.

Q: I sold my house on 31st July(registered on the same date),and received the cheque on the same day which was cleared on 3rd August. Before the sale deed was done it was agreed verbally that i will vacate the house within 25 days after the cheque is realised. However, the purchaser now wants me to vacate ASAP. Is there any legal way to stop this from happening?

Hi subham, As i know, when the new owner gets possession of the property, he issues a 3 days notice to vacate the property. Leaving before or during the 3 days period avoids an eviction lawsuit by the new owner. After that notice, the new owner files an unlawful detainer lawsuit with the court in your county of residence. You receive five days to respond to the lawsuit. A trial is schedules within 20 days of the notice. Hi Mahesh, When is the project date mentioned in your agreement? If the possession date is December 2017, then you should wait for few months, otherwise if builder is getting delay, they you can take the legal remedies. But i think possession will be on time. As i did not get any negative review against Giriraj Groups by any existing buyers.So, it is a sign of a good developer.

RL stands for Reduce Level. Suppose, you have 1600 sq-ft. plot but you have to construct the house or flats within 1400 sq-ft. 200 sq-ft you have to leave to leave for the road and the drainage system. Hello Gautam. I am living in Mundhwa last 13 years. Being a local resdent, i can tell you that Mundhwa is a suburb situated in the eastern parts of Pune city. It is bordered by Kharadi on its north, Hadapsar in the south, Koregaon Park towards west, and Manjari towards its east. The locality comes under the jurisdiction of Pune Municipal Corporation. Mundhwa is benefiting from its close proximity to major IT Parks of Pune including Magarpatta and Kharadi IT Park. Some of the best residential projects in Mundhwa, Pune are Geras Misty Waters, Vertical Oriana, Oxford Florida River Bank, Mantra Insignia among few.
I am agree with Sunil. Mundhwa is benefiting from its close proximity to major IT Parks of Pune including Magarpatta and Kharadi IT Park, which are the biggest IT Parks in the eastern part of the Pune.
