Hi Rajeev. Earlier, as a property buyer in Coimbatore, you would have had to pay 5% stamp duty, 2% surcharges and 1% registration fees. But since 1st October 2013, Tamil Nadu government has introduced stamp duty and registration fee on the construction agreement as well for which you will have to pay an extra 2% of the construction amount. This is only for the property transaction deeds signed after 30th September, 2013.

Construction work that had been going on for setting up an underground sewage system. One side of the road is basically a long trench where the drainage pipe is being set up. Also, manholes are being placed every 30mts or so on the road. The onflowing traffic coming in both directions have to manage within the remaining half of the road, which is not enough.
Even though the corporation has tried to cover up some parts of the trench using gravel, it has not helped the situation. The possession date of this project has already been annlounced to be by the end of this year i.e. December 2014.

Yes of course, there will be a metro rail in Coimbatore in the near future, obviously. Statistics say that there are about 800-1000 buses that make their way through Coimbatore on a daily basis. If the metro rail is constructed, the streets will be much more free than they are now. And yes, there are also plans to upgrade the airport here to international standards. It is, of course, an international airport, but that is only for namesake. There is still a lot of upgrading that needs to be done. So work has finally started! Inspections in 28 buildings that have been specifically identified as having the danger of collapsing and breaking down. The Local Planning Authority has taken the help of the Public Works Department as the LPA and Corporation both lack the skilled engineers required for the job. Buildings that have more than 4 floors are the ones that have been chosen for inspection. And 40 more buildings were identified from Chennai which are also going to inspected soon. All in all it is good that the authorities are trying to learn from their mistakes and correcting them instantly. What happened to the 61 residents in Chennai because of inefficient building materials was a disaster, a tragedy and shouldn't ever happen again! So work has finally started! Hey man, so this according to me is an awesome place to live. I'm a biker see? And this area has some of the best roads in the city. There's the NH-67 that runs along the eastern side, the Thadagam road runs that runs along its western side. The 100-feet road connects the area to the Sathyamangalam road. The Marudhamalai road that joins the Thadagam road at the south western part of Saibaba Colony, connects the area with the western part of the city. Oh and there's also the NSR road which runs along the northern part of Saibaba Colony that is linked to Thadagam road with NH-67. I like riding my bike to the airport sometimes because it's only 12 km away along the Avinashi Road. Railway Station is even closer, just 5 km away. When you think about investing anywhere you have to think about the positives and negatives because there will always be plus points and minus points. Coimbatore's real estate has only recently been picking up and last year it faced a major boom period which is amazing! Sai Baba Colony is one of the best places in Coimbatore, with nice apartments, good infrastructure and important amenities. Road connecticity is excellent as already explained previously :) So seriously, consider this. They even want to beautify the entire area around the lake, so even recreation is provided for people to enjoy. The project is to be funded by the Corporation and it approximately costs 2 crore. It should be fully completed by the end of the year, if not sooner. They're also trying to get some assistance from the Chennai River Restoration Trust apart from the assistance they already have from National Lake Conservation Policy. I think they also want as much involvement as possible so the end result is a huge success. That's why they also have a private voluntary group focusing on desilting the entire lake as part of the rejuvenation process. There hasbeen no talk on the matter at all since the induction of the Modi government, but the railway budget on July 9th is expected to close the deal. The existing rail infrastructure of Ganapathy is also slated for improvements with gauge conversions between Pollachi and Podanur. Overall, there could be substantial change in infrastructure in Ganapathy with the uplift of the Mettupalayam railways, but that all depends on the funds for the budget.Hi. From recent developements I have inferred that the Coimbatore Corporation has decided to lay a pipeline from the Ganapathy’s main storage reservoir to the surrounding areas of Peelamedu, Avarampalayam, and some more. This should be completed in the next few months, after which the areas in and around Ganapathy should have more water supply. The pipeline is made of mild steel and measures about 1000 mm in diameter. It is capable of holding about 35 million litres of water every day to take it to the large water tanks of DJ Nagar, Avarapalayam and Peelamedu.

That's true! Recently we listed out all the faults of sai Baba Colony. Number one problem is the mosquito menace. this has been going on for a while now. A burst drain pipe or something was the cause of sewage and drain water to be leaking out onto the open streets. This was disgusting to look at or smell. What was worse was the mosquitoes that immediately accumalated in the area as a result of this. This is really unhygienic and gross and if something isn't done about this soon, diseases like malaria are going to spread across the city. We want all our underground drain pipes replaced so we want a good underground drainage network that doesn't cause problems like this in the future! The Seeranaickenpalayam centre run by Humane Animal Society is the only place that is functionally implementing the ABC program. But now civic authorities have said that they have signed MoU's with 2 animal NGO's to help with the proceedings of sterilization. They've also increased the monthly target from 250 to 500 in order to catch up. But this is hardly going to dent the city's street dog population which, according to the estimate of animal welfare organisations, stands at around 70,000 to 1 lakh dogs. Also the civic authorities have decided to take on sterilisiing street dogs as per residents in trouble and not per geographical pattern. yes yes you are right sir. Gandhipuram is one of the few business places in Coimbatore that has continued to be resilient. While other locality real estate prices were depreciating, gandhipuram's value did not fall but did not rise either. This was between 2008 to 2010. But post 2011, there was always a slow but steady growth. This sort of rise is perfect to undertake businesses. Also I don't think the locality faces many civic issues and all that. I think a case was filed against the builder by the corporation with the city police, and the constructions are going to be demolished, I’m not sure exactly. Can someone verify? Normally 10% of the total area of a layout of a city has to be handed over to the municipality as a reserve site. Last I heard the corporation had taken steps against 15 such cases of land encroachments by simply demolishing whatever constructions there were on these sites, and then reclaiming the land. Yeah, I was one of those who complained actually. And you’re right, it took the corporation about a year to sit up and take notice. Haha.. yeah! You’re talking about the Siruvani water. It is pretty good, the second sweetest water in the world. But not everybody in Coimbatore is so lucky to get this water all the time. We are suffering from water shortage, and the corporation never supplies water to you on a daily basis. You must always keep a back up plan ready to go whenever you don’t get water here, which will be very often. There was barely any supply during the summer months, since the water level in the Siruvani reservoir had fallen drastically. We were all dependent on other water sources for a long time. The land is occupied otherwise, and money has to be spent even on the demolition and clearing of these lands, which could have been utilised in a more fruitful way. The problem was with the fact that Selvapuram had lack of proper garbage disposal system that further led to blocked drains. People used to throw waste anywhere and everywhere because there were not enough public dustbins, and because of this plastic and other debris used to fly away and clog the drains. That's why the sewage problem became so intense and drastic. The residents themselves should know better, even the civic authorities should act fast. Fault is on both sides. You should still move to Selvapuram though because at the end of the day it is a good locality. These issues have drastically declined since 2 years ago :)The problem was with the fact that Selvapuram had lack of proper garbage disposal system that further led to blocked drains. Hey if you are planning to go for a 4 BHk, then I would suggest you look compare Crimson Dawn with other properties in and around the area, you will get similar 4 bhks in similar gated communities for 10-20 lakhs lesser, by just compromising on like 100 sqft or something. Actually, even 3 BHKs for that matter, you can easily get for like 1.5 crores and all, here I think you will spend 1.3 crores on 3 BHK. Now, because of that hole that was made, the problem of the residents of the area and nearby areas arise. There are the typical issues like bad odour and mosquitoes. But, you can be assured that these houses will be like nice bungalows, that’s why rent will be higher. Normal apartments in multi-story buildings are normally rented at like Rs.9,000 to 15,000. I think they started giving possession by June 2013 itself, so the property has been active for over a month. I also think that majority or actually all of the flats are sold out by the builder. You might find resale flats here by individual people. Anyways, the building has just one block of 4 floors, but is built brilliantly with ample space. You will find 3 BHK Flats here. People complained a lot about foul smell, overflowing dirty water during monsoons. I've never been to GV residency, so I don’t know if they fixed it or not, but I hope they did.
