Q: I have been alloted flat in Tower-A and have paid amounts as per their advise. I have taken loan from HDFC Ltd. About 95% amount has been paid and still possession is not possible before year end. Though it may take another couple of years for the area to develop but I understand that at least 25% flats might be occupied once possession is given. I need to move by early next year. Let us be in contact with each other and those who wish to move soon after possession.

Why this initiative has taken? Because to ease the registration process. Hi Guys, Well, if you are planning to invest in Gurgaon then i will suggest sector 51 & sector 68. Yes it is true that some other sectors are developing in Gurgaon, but i am suggesting you these sectors , keeping in mind about the transportation ,connectivity , civic issue & ample amount of return in investment.
Hi Mr Pathak, As we all know that Sector 51 is approximately close to the Golf Course Road, Golf Course Extension Road, Sohna Road and NH-8 with well known road connectivity and the location also enjoys convenient access to the Huda City Centre metro station which is hardly about 4km away. Definitely i will suggest to invest on Sector 51.

Hi all, Here are the detail description of EDC/IDC . EDC means External Development Charges (EDC) and Infrastructure Development Charges (IDC) are in addition to Basic Sell Price and these are calculated on pro-rata basis as per rates applicable at the time of issuing of license to this Group Housing site and interest thereon at the rates payable till the date of payment. In case of any upward revision thereof by the Government agencies in future, the same would be recovered on pro-rata basis.
Hi Nishat, You are absolutely right and then these charges are paid to state government by the developer and builder for developing the infrastructure as well as external areas for project. The charges may be different from state to state.

Even, there is a probelm that if you do not give poroper tax and they are cleared , the authority is raids have been conducted on the premises of the contractors for the tax assessment under the provision of work contract. Q: I made a mistake of buying a villa at Media village, Greater Noida from Jamil Khan of Samiah Builders in 2008. I was foolish enough to pay all the money upfront. I was promised that the colony will be completed in 2009. It is now 2013 and the place still looks like a ghost town. Construction work stopped 2 years ago and Mr Khan is not owning up to his responsibility. None of the promised parks, swimming pools, common room, children play area sauna etc have been completed. I am still waiting for the interior work like fitted kitchen, bathroom, floors and decorations etc to be completed in my villa. As it is unlikely that Mr Khan would own upto his responsibility, my advice to everyone out there is to deal with another reputable builder and believe me Mr Khan is not one of them.. YOU HAVE BEEN WARNED

Hey i want to share some thing that, you should notice that , the EMI can be divided into two components, the principle and interest. This provides AMPLE Opportunities for employment. Hence the future return of the area will be super high. If you invest Rs 35 lac now, atleast within 5 years double will be your return

Hi, Manish, firstly i would like to say , Gurgaon-Sohna road, the fast developing stretch of the city, is going to be the next destination for commercial and industrial development in Gurgaon. The steep rise in industrial and commercial growth in this place is mainly due to the industrial model township set up at Manesar. Hence Sohna is a better place for residential investment.

Hi, If your are interested in Sohna road ... then you can go ahead for few sectors ..... as the investors are attracted to the projects in Sohna road and adjacent sectors like 68 and 69, which offers residential properties in the range of Rs 4500-6000 per sq ft. The price of properties in sectors like 47, 48 49 in the same road has reached to 8000-10,000 per sq ft.
and i would like to add that, Sohna Road and Golf Course Road are among the fastest growing stretches in real estate in Delhi-NCR. The problem is that real estate developers in Noida are still extracting groundwater even after a clear blanket ban which has been imposed by the National Green Tribunal as well as the Supreme Court.
To make matters worse, developers have installed long pipelines to empty groundwater which is extracted from their sites at other locations as well. Environmentalists are up against this violation of norms and have blamed the Noida and Greater Noida authorities for allowing developers in getting away with this.

Hmm, see my frnd,the project is located in a good place,hence connectivity is very good. The project brand is also reputed again no worry about the that. See for investment , Noida extension is the best place as per the experts. If you invest now , after the area is developed and all, you money will become double or more than that.

Guys the fact is true , i have gone through few reports that some real estate experts have also expressed a similar opinion about the issue.. :(
But my point is when buyers are not buying, investors start facing a cash-crunch which further tightens the cash-flow to developers.Hence the economy is slowing down...

Hi, I want to contradict this statement that, modern day STP's do not have any smell. Also even in Sec 168, next to Lotus Zing and Paras Seasons their is a planned STP but look at the resale rates in Zing skyrocketing. Hence this will not be an issue for projects to get stagnant..
Sector-121,119,120 lost its charm due to this dumping ground. Noida Authority has sabotaged these sectors completely. Hope the flat buyers will put a spirited fight against the inhumane Noida Authority. This dumping ground is not justified.

Yes true there are some issues about the land !!! See if private land is acquired for building such a facility, then the land alone will cost around Rs 1,000 crore which will increase the price automatically!!! So i think their is a dicey situation for the Government!

Well Mr Singh it seems like the name has not been decide as it is still referred to as the new project by SS Group... the basic price is Rs 7500 per sqft and now there is an inaugural discount of Rs 501 so its effectively RS 6999/sqft.

The greater noida authority has approved the plans and other paperworks are in place. Private banks like HDFC and ICICI are funding , there are some nationalized banks like the Bank of Baroda that has given out home loans.

Hi, Whenever one buys a property from a builder in Haryana there would be 2 typical heads charged by the builder under the Government charges. You will find out that the unit price per sqft of these 2 components would vary from project to project. Even if there are 2 projects in the same vicinity the unit price of these 2 components would be different. isn't it surprise? EDC – External Development Charges IDC – Infrastructure Development Charges
Hi Nishant, You are absolutely right. External development charges are levied by the developer on the buyer for developing infrastructure within the complex, these charges are levied by the government on the developer and, in turn, passed by the developer on to the buyer. This charge includes development charges for water supply, sewerage, storm water drainage, roads, street lighting, community buildings, horticulture, public health, road maintenance, and street lighting maintenance. Electricity and water connection charges are levied by the developer on the buyer for availing of electricity and water connection on behalf of the buyer. The calculation of EDC and IDC is a function of FAR (Floor Area Ratio).Current FAR allowed for high rise in Haryana is 1.75. HUDA defines the per acre EDC charges to be paid by the builder. This depends on the following 3 factors: 1)Potential of the region in which the project falls. 2)Type of projects.3)Year when the license was granted.

Hi Manu, Yes you are right. I too saw the news and i came to know that Noida authority is building a landfill (SLF) or waste-to- energy processing plant in Sector 123. People are not happy because thousand of like are in stake. This plant is very near to five Schools including play schools, residential sectors & highly populated villages of Noida. This plant will produce 1500 metric tons of waste everyday which will create unhealthy atmosphere for everyone.

@ Samar, Infrastructure developemnt is like development of city. It was expected that infrastructure development will designate Gurgaon to be one of the smart city in Haryana. But you see , opposite unexpected thing happened. It seems like this place is neither a place for worth living. Whose fault is it? Who is responsible for this?

Hi Anurag, Only one tower is being constructed - the structure along with the brickwork is almost done for that tower, wring and electricity work is going on. Construction of the rest of the towers is just beginning. The commercial is already up to the second floor. Hi Bhaumik, Sector-69, is a developed locality. It is located in the south of Gurgaon City. This locality is very close to famous Sheetla Mata temple. Palam Vihar, Tikampur, Kherki Majra, Garoli Khurd, Sihi, Narsinghpur, Behram[ur, Ravi nagar, Devi Lal Colony, Kadipur Village,Civil Lines, Patel Nagar are its neighbouring localities. There are three main road namely Delhi Road, New Railway Road and Pataudi Road passing through the locality which further connect it to the NH48. Gurgaon Railway Station is located at a distance of 11 km from the project site. all the daily basic utilities are with in 1 km distance. Overall, localities is good for both investment as well as for end users.

No, it will spoil the aesthetics of the building and you should not do any modification unless the society members agrees for it. You have to give the society a written complain and call for a meeting. Put your problem in front of the society members and secretory too.
Right Sandhya, Grills are must in balconies for safety & protection of kids. It would be better if all builders provide that as a part of standard specification. If not, an uniform design/ colour is advisable for aesthetics of the building.

Q: I have been asked by my builder to get Rs 20,000 cash as some fees in the court for which I will get receipts. These are supposed to be some donations done while registering the house in Haryana. Is this correct ? Can someone please throw some light on this ?

Hi Vishal, I would like to tell you that there is no such fee of Rs.20000. You will only have to pay stamp duty and registration charges for the said property.
