Also he said he has paid betterment charges to BBMP towards conversion of agricultural land to non-agricultural. However, my lawyer says that payment of betterment charges is not enough and he needs to have a conversion order from BBMP for conversion of agricultural to non-agricultural, which he does not have. I am an exisitng house owner of Ishaan Green. Do not buy any flats from this builder. they charge heavily. The project in Deoghar was supposed to be complete by may 2009. It is still not complete as of Jan 2013. Also they had promised a deep borewell but water is a big issue there. Also the house is built of 3rd grade material. Please refrain from buying. He will ask you a price of Rs 30 LaKHS, if you buy from exisiting owners, they will sell it for just rs 20 Lakhs

i work in WIPRO and i see almost every day this project, its almost 4 and half month since the work is started, the project is good compare to others in the same area. The project has got approvals, CC in place, BDA approved. I strongly recommend Mahendra Elena. so far everything is good. Hi, good to know that you are planning to come and stay in IDEB Springfields. It is definitely one of the best housing societies in Sarjapur area. What your friend said would have been right a couple of years back but things have improved substantially. See the problem is over dependence on groundwater. Secondly you will have to apply before the appropriate body in charge of the land records of rights and title or before the local appropriate jurisdictions collector tehsildara's office where the said properties are located. You have to give the necessary details regarding the transactions along with the objective and by paying the necessary charges as stipulated by law. After systematic verifications regarding the zone and other property details as per the property records and after checking the needed compliance by the officials, the agricultural property could be converted into non-agricultural property. In majority of the cases, the investor having derived Long-term Capital Gain finds that the house is not ready within the stipulated time by the builder although majority of the payments have been made. The Government should amend the law that in case the house is not ready within the stipulated time period, then also tax benefit will be available for the payments made within two years.Well Balwinder,

The dried leaves from their agricultural land are processed as chaaram, which is used as a fertilizer. I've bought a flat from Kashish Builders in Ranchi Sail City (Anchal-Ratu) and the builder is charging me a very high price for the registration fees. Can someone help me with the present rate for Stamp fees/registry fees in Ranchi? ... Also is this stamp/registry percentage calculated on the total cost for which I've bought or on some other charges fixed by govt. per sq ft on valuation of land as claimed by the builder. The details of my flat are as below:-
1. Total Cost of the flat - 36,04,000/-
2. Registration - 3,53,000/- (stamp+registry)????
3. Service tax - 10,051/-
4. Gas Connection - 25,773
5. Maintainence Agreement - 40,000 (as builder has yet not handed over the flat, then why I am charged with this fees????)
6. Holding & Mutation - 16,000
I would like to provide with any further information, if needed. I am confused about the registration fees and the maintainence cost that the bulder is charging.

how frequently can a sinking fund be collected? Is there a limit(0.25% of construction cost) per annum? We have a association that tends to collect less maintenance charge but pops up with requests for sinking fund often. This is a result of builder not completing promised tasks and quality of construction is poor. We cannot sue the builder as the association is unable to tackle and doing improvements from the sinking fund.

I shifted with my family to gaur Grandeur from Gaursons in March last year on rent. I want to share my experience with builder. Earlier I was living in indirapuram with some other builder. There were lots of issues related to security, maintenance and resident welfare. Every day there was some issue arises due to maintenance. But most frustrated part was that no one from builder maintenance team ready to listen from residents. There were so many security threats for the children and older family members. Condition of apartments was very poor. Everyday some thing gets damage either bathroom tiles, electricity boards or some other part. Residents complain in maintenance office but no action gets taken. That causes many families to leave the apartments and shift to others.
I also decided to go for some other property, so spent some time in searching a good place for my family. After some research, I decided to shift at gaur grandeur. I gone through various web portals for gaursons review and asked to friends who were living here already and on the basis of gaursons good reputation I decided to shift at gaur grandeur as it is also near to my work place.
Now it is more than 1 year for me and I can say my decision about gaursons was right. In last 1 year or so I have not faced any big maintenance issue or security issue for my family or even I never heard from any other resident such complaint. One plus about gaursons is that there is escalation system for resolving the complaints if residents. There is complaint log system at gaursons office through which resident can log their complaint and they just need to keep complaint id with them as each complain id should get closed. That helps to resolve problems in quick time. And now grandeur is handed over to RWA so now it will be more convenient for residents to resolve their issues related to apartments or maintenance issues.
So after living more than 1 years here, I can say my decision to shift at gaur grandeur was right. I am not saying gaursons delivering is best builder but on the basis of my reviews about gaursons I can say they are doing good job. They are giving good services to their residents.

But due to my transfer of job, i decided to cancel my booking. And I cancelled my property in august 2015. Also it has been 4 years since I have paid all installments on time. I mailed my details and concern to Gaurson’s team and to get my refund ASAP. But i was shocked to hear the response from them. As per the builder "what so ever money you have given to us , we have invested that same in construction , we can’t get money out from construction. I had selected an apartment in the project liking a particular balcony view and as the building size was less. However after collecting the booking amount and now nearing completion, the builder says he has altered the floor plan moving the balcony elsewhere and increased another 3 number floors for which approval is still awaited. To boost the growth of the ailing Real Estate Sector in Punjab, the Govt. removed 3 percent additional stamp duty chargeable as Social Security Fund through an amendment to Section 3-C of the Schedule & thereby reduced Stamp Duty on the Cost for Registration of property in urban areas from 9 to 6 percent. I need an advice, I had brought 1 plot in resale and cleared all due payments 4 months ago. I have all the documents sponsored from first owner of plot and physical possession from builder. I have full and final payment undertaking from the buyer of the plot.The builder is a RERA approved builder who promised me before deal that the plot id ready for possession and I can register my plot immediately after that.From last 4 months I am running behind the builder office and they are continuously delaying the registry of my plot without giving me any valid/legal reason. The builders office is giving me this verbal assurance that they will complete the registry from last 4 months. The delay leads to increase in registration fees by government. They delayed the registry even when the upcoming economic loss was conveyed to them. What steps I can take now? is there any legal way through which I can pressurize the builder and get the registry of my plot done? Please help and give your advice's

You can complain to the state RERA authority regarding this.
