Buying a Haveli is not so easy and straight forward affair. You need to follow some aspects before buying a haveli, the title of the proper which is the most critical aspect. A detailed legal due diligence needed to be done before considering the purchase of such property. It is better if you conduct a general discussion with the surrounding people and as well as the police to get a feedback on the history of the property.
Hello Joydeep, Buying a house is probably the biggest and the trickiest plan of one's future. The steps involved in purchasing this house can be very exhausting and complex. Lack knowledge and experience can make it even more complicated. Since it includes a huge sum of money, it is very important that it is chosen very carefully and patiently.

I am in search of feedback about the locality (Devanahalli) as I have shortlisted this locality for investment purpose.
The region is developing fast due to IT-BT and Industrial boom which is currently in great demand and is expected to grow rapidly in the near future. Properties in Devanahalli have witnessed a record increase in demand mainly due to the presence of the Bangalore International Airport and excellent connectivity. A number of underpass and road widening projects have changed the landscape of this area. The connectivity from this place to Tumkur Road and Peenya has made this area very note worthy.

The price of the apartment ranges from Rs 1.25 crores to Rs 1.35 crores. For SBI home loan you have to check with the builder. I am not sure if the project has got approval from SBI or not.

@ Abhishek, In my point of view, only connectivity is not a key factor here for this location. The human resources (worker/labour) of Gurgaon as well as Manesar are watching at newly developing sectors , due to possibility of affordable price home. New Gurgaon is becoming a most desirable residential decent location amid purchasers. This new gurgaon is located nearby malls, hospitals, school & banks.

Also he said he has paid betterment charges to BBMP towards conversion of agricultural land to non-agricultural. However, my lawyer says that payment of betterment charges is not enough and he needs to have a conversion order from BBMP for conversion of agricultural to non-agricultural, which he does not have. Q: I am an exisitng house owner of Ishaan Green. Do not buy any flats from this builder. they charge heavily. The project in Deoghar was supposed to be complete by may 2009. It is still not complete as of Jan 2013. Also they had promised a deep borewell but water is a big issue there. Also the house is built of 3rd grade material. Please refrain from buying. He will ask you a price of Rs 30 LaKHS, if you buy from exisiting owners, they will sell it for just rs 20 Lakhs

The price of the apartment ranges from Rs 1.25 crores to Rs 1.35 crores. For SBI home loan you have to check with the builder. I am not sure if the project has got approval from SBI or not.

i work in WIPRO and i see almost every day this project, its almost 4 and half month since the work is started, the project is good compare to others in the same area. The project has got approvals, CC in place, BDA approved. I strongly recommend Mahendra Elena. so far everything is good. I know Koramangala is a posh area but is it still possible to get an apartment with a budget of Rs 50 lakhs to rs 55 lakhs.
Still you can get 1 bhk or 2bhk apartment in this budget in Block 1 and 2 but the same configuration will be costlier in 5, 6, 7 and 8th block.

As per a rule which has been passed recently mentions that a builder should calculate prices only upon carpet area; else it will be illegal.
No, the builder charge you on build-up are not in carpet area and it's calculation is very simple. If you are buying a 1000 sq-ft flat with carpet of 600 sq-ft, loading is 400/600 = 66.6 %. Although the builder would tell you to calculate it as 400/1000 and he wud calculate iit as 40%. it is a wrong method of calculation.

@ Abhishek, In my point of view, only connectivity is not a key factor here for this location. The human resources (worker/labour) of Gurgaon as well as Manesar are watching at newly developing sectors , due to possibility of affordable price home. New Gurgaon is becoming a most desirable residential decent location amid purchasers. This new gurgaon is located nearby malls, hospitals, school & banks.

Hi, Revathy, true there are few disputes about the project, but i had a word with the executive, they said they have resolved all the problems and now they have CMD approvals also.
I think as the project was not approved by the authority the water connection was also not provided,. But now as they have the approvals they are trying to get metro water connection.

Hi Mr Gaurav i would like to add a piece of information, that all the flats are sold out . Secondly the builders sold 2 bhks at Rs 33 lacs The launching price was Rs 3000 per sq ft.
Mr Joydeep, this project was launched 2 years ago and this a completed project. Hence the appreciation already took place. Now per sq ft price for this project is Rs 3300. So if you guy a resale flat now, you might get a appreciation of 5%.

According to realtors, the stretch is more of an end-user market. Hence the price rises are not prone to speculations but due to fundamental reasons. Another reason for an expected price increase is due to the capital values of surrounding areas. Capital value in Dahisar is between Rs. 10,000-11,000 per sq.ft and between Rs. 15,000-16,000 per sq.ft in Kandivali. Mira Bhayander is expected to witness spillover impact. Noida to Greater Noida Expressway is a 6 lane which connects Noida with Greater Noida and is under expansion to Taj Economic Zone. Government has already approved many link roads and expressways with long boundary roads which will make the intra-city-road-traffic much easier and comfortable.
@ Vibhor, In my point of view, Delhi NCR has in the last year emerged as the most preferred location for investors and end users because of the high rate of appreciation and ease of resale of property. The developers find a great scope of investments as the Delhi NCR is now well connected (Delhi , Noida, Gurgaon, Indirapuram, Vaishali). And coming of metro connectivity helps the reach to the defined destination in lesser time.

Two plots were allotted to Nargis Dutt Charitable Trust and one plot was given to the Saishraddha Cooperative Housing Society. Dutt's trust was given a 10,000-sq m plot to construct a hospital and another 2,000-sq m plot for a school. They cancelled the allotment because of some payment issues.

As of now there are limited families those who were given possession in the first phase are living there. Clubhouse is ready but there are no real time activities as of now. As of now there is widespread construction activity going around the region and hence it is difficult to pass a judgment on the security measures but once the construction is over the security is bound to tighten. Nice to know that you are planning to shift in Shriram Smrithi soon. I think you would be part of the second phase with possession is likely to be given in November. Coming back to security issues, I have been living in Shriram Smrithi for the past year and I am largely satisfied. The outer boundary wall is well guarded and no outsider can enter without prior permission from the resident. ....:)
Hi as far as I know there is a plan to have security cameras all over the Township but that would be accomplished only after the construction is completed and all phases are ready. Overall Shriram Smrithiis well secured and you will not find any negatives as far as security is concerned.

Maids are easily available and talking to your immediate neighbor may be the best solution. Language should not be a problem as most house maids understand and even speak Hindi.

Hi, good to know that you are planning to come and stay in IDEB Springfields. It is definitely one of the best housing societies in Sarjapur area. What your friend said would have been right a couple of years back but things have improved substantially. See the problem is over dependence on groundwater. Yes no problem with keeping pets in IDEB Springfields. You need to notify the RWA about your pet and need to make sure that cleanliness is maintained and you take all precautionary measures. The byelaws are different for each pet and considering you are not planning anything exotic; laws are available from RWA’s office.
Hi since there are large number of kids and elderly in the society, anything that goes against the law may cancel your pet allowance.

As rightly pointed out by the above member you can choose from Indian International School and Delhi Public School. Both are well reputed institutions offering quality education.
If you want to focus on a school closest to Vakil Satellite Township, Bethany High School is the best option.

The Township is spread over 43 acres of land and has multiple security checks in place to avoid any unwanted people or trespassers. You can feel secure in Vakil Satellite Township by all means. If you are still concerned you can use some of the modern in-house security gadgets for your protection.
@Manjunath: There is no history of crime in and around Vakil Satellite Township. The area is largely inhabited and the boundary wall makes the Township free from any outsiders. Once the construction activity gets completed and state of the art security mechanism is put into place, Vakil Satellite Township would be one of the safest and closely guarded Townships in Sarjapur area.

On the broader picture of having a good and secure environment for seniors, I think it clicks all the points in my checklist. A wells secured outer boundary wall, with a gated entrance having security guards round the clock makes it impossible for outsiders to enter.
Hey Vivek also Inside the Township there are dedicated walkways which are only for pedestrians as mentioned by above member. Elderly can feel safe and secure while walking around the Township. Each floor is going to have close circuit cameras linked to the security server at the base making it one of the most secure Townships in Sarjapur.

Reliaable Sunfields offers good connectivity to the international airport and Bangalore railway station. Schools and other educational institutes are also located at close proximity to the Township.

Vajra buses play between airport and various regions of Sarjapur making it easier to reach the airport and vice versa. As it is Concorde Teachers Town is located very near the Infosys SEZ tech Park and other corporate office. Reaching various tech parks may take less than 15-20 minutes even while using public transport.

This area is well connected with NH_8, Dwarka -Gurgaon Expressway & Kundli-Manesar-Palwa expressway . These major 3high ways made this area a hot spot destination for investors.

The human resources (worker/labour) of Gurgaon as well as Manesar are watching at newly developing sectors , due to possibility of affordable price home. Well Abhishek, You will be glad to know that the developer is offering its possession by end of this year i.e. December'2014. No, VUDA itself is participate in this project so no such issue with the project & has got all the legal approval. HDFC, Axis and ICICI are offering loan for this property.

The project is known to be approved by PMC and they are quoting Rs 5200 as rate per sqft. They are expected the possession by 2016 end.

Hi Harmeet, It is a PUDA approved project and has got all the project related approvals from banks and government authorities. Almost all the leading financial institutions and centralized banks are offering loan for this project. Only 1or 2 units are still for booking through developers but you can get through the invester as well who has already booked for selling purposes. This project is almost ready to move phase.

Hi Anita, I would like to tell you that one of my friend have booked 2BHK units of this project and he is always in touch with then. When asked regarding your issue he told me that they have shown him all the documents related to project. This project is a Gram panchayat approved and almost all the banks are funding. This project is under construction phase and in full pace. Even sample flats are ready for site visitors.

The project site happens to be in Sector 82 within Gurgaon. project can be reached easily via alternate routes through National Highway-8 (NH-8), Patuadi Road and Dwarka Expressway. Hi Harmeet, They are taking the measures into account for adjusting in taxes like minimum alternate tax (MAT) and dividend distribution tax (DDT), taxes that have actually reduced attraction of these zones may help to boost exports.
@Kaushik, Yeh, but the policy is not just for exporters but also other manufacturers. It will ascertain best utilisation of zones. Even it will give good returns to developers.

Secondly you will have to apply before the appropriate body in charge of the land records of rights and title or before the local appropriate jurisdictions collector tehsildara's office where the said properties are located. You have to give the necessary details regarding the transactions along with the objective and by paying the necessary charges as stipulated by law. After systematic verifications regarding the zone and other property details as per the property records and after checking the needed compliance by the officials, the agricultural property could be converted into non-agricultural property. Hi jyothi, The state government is working on a new policy under which it will give incentives for redevelopment of old housing colonies built by Gujarat Housing Board, Slum Clearance Board; and civic bodies such as Ahmedabad Municipal Corporation (AMC) and Ahmedabad Urban Development Authority (AUDA).

Hi Mr Puneet, In my point of view, you should check with builder regarding building plan, lay out approval, NOC (no objection certificate), Certificate of completion, basic amenities , clear title & Approval of conversion. You may ask why these are necessary to check, i will say that before buying any property, ensure that you are asking the builder or developer for all the above said documents to be sure that you are buying a property that does not and will not have any legal hassles in the future.
Hi Puneet, Yes Mr Joydeep, you are absolutely right about this. As per my knowledge, the building plan should be approved before construction starts. It is a graphical representation of how the building will look after the construction completes. The plan is submitted to validate that the building is designed adhering to all the building laws. Once the building plan is approved, the developer should start the construction.

Hi Javed, Almost every one are going for home loan while buying any kind of residential property. So bank will not see the customer face or property and give you loan. Definitely before approving any loan request, bank does a check – on the property, the credential of the builder. This is done to ensure that the market value of the collateral does not reduce.
Hi Javed, Yes Gurmeet, you are right. For every loan you take, you have to give something as a security and in this case, it is the home that you are going to buy, which plays the role of a collateral security in exchange for a home loan. So suppose you are taking loan for under- construction project. Then bank will check the quality of the project or aspect of the project.

Another area where govt. should take a look that the exemption in respect of investment in the house for tax purpose is if the flat is ready within 2 yrs. In majority of the cases, the investor having derived Long-term Capital Gain finds that the house is not ready within the stipulated time by the builder although majority of the payments have been made. According to me, most households in Kerala go in for vermiculture of biodegradable waste such as kitchen dump. The dried leaves from their agricultural land are processed as chaaram, which is used as a fertilizer. Hi, The Budget 2015 has been discharged within which several tax laws connected proposals were created by the finance minister. Some realty trade participants are in their favour and a few feel they'll impact the property buyers pocket. These embody, termination of wealth tax, additional deduction u/ 80CCD of Rs 50,000 (this is over and above the Rs 150,000 deduction available) on NPS contributions, company tax rate to be reduced to 25 per cent over next 4 years from the current 30 per cent, increase in commission tax to 14 per cent from 12.36 per cent.
Those people who have plenty of investments in plots, physical gold, etc. shall benefit from abolition of wealth tax. The government intends to recover an amount equivalent to the annual wealth tax collection by way of additional surcharge of 2 per cent from those who earn more than Rs 1 crore of taxable income. Given all this, I think that abolishing the wealth tax is not detrimental.

Hi Harmeet, I remember the story of Mumbai Trans Harbour Link. J R D Tata first dream up the idea of a 22-km sea-link to decongest Mumbai by connecting the mainland with central Mumbai, in the 1970s. The state government initiated the project in 1990. The 1st bids were in by 2007. The Mumbai Metropolitan Region Development Authority rejected bids of the Ambani brothers on technical grounds.
Bids were called for again and 5 submitted their offers in July-August 2013. The bids were thrown away again on technical grounds. MMRDA has now decided to develop the project on its own, with help from the private sector for the construction.

Earlier, they would have got Rs 1320.21 crore but now with the new proposed formula they will get Rs 1475.22 crore. From open lands they would have got Rs 460.32 crore but can now, as per the new proposed formula, expect to get Rs 595.98 crore. On residents the increased burden would be only 11.74%.

Although the step was encouraging step, none of the enquiries have translated into actual sales. Can someone help me with the present rate for Stamp fees/registry fees in Ranchi? ... Good news !!!!!!!! The NDA government has finally started moving on the Draft Model Tenancy Act 2015. A change is in the Tenancy Act after almost 70 years is a good sign for rental market is concerned. We hope so. The latest draft will make things much easier for the landlords who were short-changed by the previous law. It is an improvement on its outdated pre-existing, the Rent Control Act, 1948. The Rent Control Act was applicable only to tenancy of more than 12 months, had put a cap on rent and made it extremely difficult to throw out a tenant who did not pay the revised rents in spite of living in the same premises for years.

Well Balwinder, Apart from the benefits to landlords, the new draft Act will also works well for tenants. As per the draft, rent ceiling will be fixed in consultation with the state government to avoid arbitrary hikes. In addition to this, landlords won't be able to evict tenant as per their urge and fancies, as there will be a written agreement.

Q: how frequently can a sinking fund be collected? Is there a limit(0.25% of construction cost) per annum? We have a association that tends to collect less maintenance charge but pops up with requests for sinking fund often. This is a result of builder not completing promised tasks and quality of construction is poor. We cannot sue the builder as the association is unable to tackle and doing improvements from the sinking fund.

The amount can be increased as well as decreased if the general body deems fit so. Hi Neeraj, As per current news, Ahmedabad Municipal Corporation (AMC) has arranged the first arrangement of 2696 heritage properties in Ahmedabad, spread over 18 wards. As per different grades, those properties are sorted. AMC officers assess that around 150Cr can be produced from sale of trad-able FSI of buildings which have adequate heritage price and will be provided a trad-able FSI of 0.3.

The rate per sqft going on is rs 3700. The price of a 2 bhk apartment will cost you in between Rs 40 lakhs to Rs 51 lakhs approximately. The booking amount they are asking is Rs 2 lakhs but as the construction is 80% completed so right now you have to pay 80% of the total amount.

Hi Puneet and Harmeet, But this trend is not seen everywhere as domestic price is not that cheerful. Local property brokers in Mumbai also look less convinced as markets continued to be slow.
Right Puneet, And the result is infront of us. A price correction of sorts has already happened and given that the capital values have not gone up in the last 2-3 yrs. in spite of an annual inflation of 5-8%. Fence sitters have started taking calls on purchases.

I heard that ffter a series of mess up auctions at various sites, the Greater Mohali Area Development Authority (Gmada) is again planning to go ahead with the exercise for more than 23 commercial, residential, and institutional sites on 5th February.

Hi Harmeet, Do you know that the reserve prices of almost all the sites to be auctioned have been cut by 20% to attract real estate buyers in slow property market. The reserve price for the sites falling under institutional areas, like nursing homes, has witnessed a drop of 10 to 20%.

One of the project which got approval is the Water Supply and Underground Drainage Project for 110 villages coming under BBMP at a cost of Rs. 5018 crore approved with JICA loan. It includes components to reduce unaccounted for water of 180 MLD.
Under Bangalore Metro Rail Corporation Limited, Phase-1 project will be completed by mid of 2016. The contracts for two reaches of Phase II have already been in process. These projects would be completed by the year 2020.

Yes, and builders openly refuse to obey rules in Ludhiana and officials are turning a blind eye. Despite of the fact that authorities have records of above 1300 unauthorized colonies, the municipal corporation and Greater Ludhiyana Area Development Authority have failed to take action against them.
Hi Lokesh, But i heard that the state government came up with 3-golden chances for builders to get their colonies regularized until February this year. According to data available, Glada got applications to regularize 1200 colonies. and MC received applications of 120 colonies. Out of these, only around 20 builders fulfilled the requirements. Some of the violators submitted 10% of the total amount, but then never deposited the remainder.

Good evening all, As per Glada chief administrator Kamalpreet Kaur Brar, regular action was being taken, and in the past 2-3 months, the authority had demolished around 50 illegal colonies, and was also planning to lodge FIRs against the builders.

And for VAT:- VAT is levied on the sale of goods (movable properties). For any sale to attract VAT, it should involve transfer of goods from one person to another. In case of under-construction properties, it is the transfer of ownership rights from the developer to buyer in the form of a sale agreement, in select states. VAT is charged at the rate of 1% of the ‘agreement value’ in Mumbai and Pune and 5% in Bangalore, but there is no VAT levied for apartments purchased in Noida-NCR, Chennai, and Kolkata.

Q: I shifted with my family to gaur Grandeur from Gaursons in March last year on rent. I want to share my experience with builder. Earlier I was living in indirapuram with some other builder. There were lots of issues related to security, maintenance and resident welfare. Every day there was some issue arises due to maintenance. But most frustrated part was that no one from builder maintenance team ready to listen from residents. There were so many security threats for the children and older family members. Condition of apartments was very poor. Everyday some thing gets damage either bathroom tiles, electricity boards or some other part. Residents complain in maintenance office but no action gets taken. That causes many families to leave the apartments and shift to others. I also decided to go for some other property, so spent some time in searching a good place for my family. After some research, I decided to shift at gaur grandeur. I gone through various web portals for gaursons review and asked to friends who were living here already and on the basis of gaursons good reputation I decided to shift at gaur grandeur as it is also near to my work place. Now it is more than 1 year for me and I can say my decision about gaursons was right. In last 1 year or so I have not faced any big maintenance issue or security issue for my family or even I never heard from any other resident such complaint. One plus about gaursons is that there is escalation system for resolving the complaints if residents. There is complaint log system at gaursons office through which resident can log their complaint and they just need to keep complaint id with them as each complain id should get closed. That helps to resolve problems in quick time. And now grandeur is handed over to RWA so now it will be more convenient for residents to resolve their issues related to apartments or maintenance issues. So after living more than 1 years here, I can say my decision to shift at gaur grandeur was right. I am not saying gaursons delivering is best builder but on the basis of my reviews about gaursons I can say they are doing good job. They are giving good services to their residents.

But due to my transfer of job, i decided to cancel my booking. And I cancelled my property in august 2015. Also it has been 4 years since I have paid all installments on time. I mailed my details and concern to Gaurson’s team and to get my refund ASAP. But i was shocked to hear the response from them. As per the builder "what so ever money you have given to us , we have invested that same in construction , we can’t get money out from construction. We will refund you once the flat allotted to you is sold to someone else. Can you believe this?Yes, don't invest in any of their projects otherwise you will loose your hard earned money. Hi Harmeet!! I have visited the developer's office and had a word with him as well as his sales team. They have given me a payment plan sheet and i have seen that there is a huge difference in price? Can anybody provide me the payment plan details both construction linked as well as Down Payment Plan? And which all banks are offering loan for it? Thanks
@Balwinder!! 1) In construction link plan:- within one month from booking - 10% of the basic cost, within 1 month from booking - 15% of basic cost, On Start of Excavation work : 5% of basic cost, on construction work reaching DPC Level : 10% of basic cost, on casting of GF roof slab : 10% of basic cost, on casting of FF roof slab : 15% of basic cost, on casting of SF roof slab : 10% of basic cost, on start of Block work and Plaster : 10% of basic cost, on completion of external plastering : 10% of basic cost and on offer of possession : 5% of basic cost. 2) Down Payment Plan : Booking amount : 10% of basic cost, within 45 days from the date of booking : 85% of basic cost and on offer of possession : 5% of basic cost. As far as bank loan is concerned, HDFC, Indiabulls and PNB Housing are offering loan for it.

Q: If you buy any of the property from Barnala Builders, you are dealing with goons. They use muscle if you demand what you paid for, you get no facilities as the residents have lodged multiple cases in High Court against the builder.

Q: I had selected an apartment in the project liking a particular balcony view and as the building size was less. However after collecting the booking amount and now nearing completion, the builder says he has altered the floor plan moving the balcony elsewhere and increased another 3 number floors for which approval is still awaited. Can this decision of the builder be contested?

You can avail home loan for construction from banks like State bank of India, ICICI bank and as mentioned above by Mr Neeraj, HDFC banks also provide the same.

To boost the growth of the ailing Real Estate Sector in Punjab, the Govt. removed 3 percent additional stamp duty chargeable as Social Security Fund through an amendment to Section 3-C of the Schedule & thereby reduced Stamp Duty on the Cost for Registration of property in urban areas from 9 to 6 percent. Q: I need an advice, I had brought 1 plot in resale and cleared all due payments 4 months ago. I have all the documents sponsored from first owner of plot and physical possession from builder. I have full and final payment undertaking from the buyer of the plot.The builder is a RERA approved builder who promised me before deal that the plot id ready for possession and I can register my plot immediately after that.From last 4 months I am running behind the builder office and they are continuously delaying the registry of my plot without giving me any valid/legal reason. The builders office is giving me this verbal assurance that they will complete the registry from last 4 months. The delay leads to increase in registration fees by government. They delayed the registry even when the upcoming economic loss was conveyed to them. What steps I can take now? is there any legal way through which I can pressurize the builder and get the registry of my plot done? Please help and give your advice's
