Q: Its a fantastic project. But please watch out the vrushabhavathi drain flowing right behind this project. The marketing folks promoting this project, have made a great job by blocking the view towards the bangalore’s biggest drainage. They have camouflaged the view by putting a temporary boundary wall. But the biggest problem will be the smell from the drain. Imagine paying this much price and getting up to the smell of drain. Please do your duediligence before finalizing.

The Union Cabinet has approved the Real Estate Regulation and Development Bill in association with many other crucial changes trying to impose more responsibility and clarity into the real estate sector. Protecting consumer interest and offering clean performance of real estate segment for the convenience of realty developers have been the few key points that the government is keen to look into.
Hi Jay, As per the amended regulatory bill together with the new suggestions, the developers will be required to register the project and release each and every useful specification regarding their development, ranging from the status of the project to the accomplishment of the various approvals along with detailed particulars of the contractor, architect and real estate brokers in front of the regulatory body.

Thanks for the information Niketan & Jay, This Bill will now includes commercial real estate, as well as brokers and agents have been now been included under its purview, and are effectively made punishable in case of non-conformity with the authority's and tribunal judgment. All under-construction projects have to be compulsorily registered within 3 months of starting of the regulator, and developer cannot make changes to original plans or the structural design until he gets the approval of 2/3rds of the customers.
Right Sudhakar, Now, with this approval, the property brokers have also become responsible to be punished under the bill, if any kind of deficit is noticed when it comes to the guidelines set by this regulatory body. The key modification noticed with this sanctioning is that the promoters won't be further more permitted to implement changes in the structural designs and plan of the project, in the lack of mutual conform of a good percentage of consumers.

Q: Has anybody booked in Brentwood? There are quite a few factors - which I'm trying to get views from others. 1) there is a confusion whether the area falls under panchayat or bbmp 2) there is public garbage dumping place used by BBMP nearby 3) road is not constructed 4)payment terms - not based on development of the project rather flat 5% every 2 months. BrookeField has started seeing a boom in residential construction. A major four-lane road (Varthur Road) connects Bangalore city with BrookeField which has a positive impact on real estate. I feel the price is ok.

According to me the price is fine as the amenities look good – Squash, Tennis, swimming pool etc. Some jain temple is coming in the opposite side outdoor amenities area. There are even giving some discount in the price they are quoting. Their main selling point seems to be over 82% carpet area, which is good compared to most builders
HTW pass through the outside section. not through the apartment.

If you are still thinking, let me share my personal experience with you. I have bought two 2 BHK's in Asset Placid. Love the proximity, peace of mind the surroundings offer. Many may say "oh my that area has cows, but trust me seeing 1-2 cows is way better than a jammed road filled with honking". Another important point I would like to add is Asset Placid is a haven for the Mallu community (like mine :D ). I am not sure if I have to refer to my neighbors as friends or family. The unity found in this apartment campus is mind blowing. Now, coming to the builder, I would say, do not go by hearsay. Today, every one pays bloggers to write good and bad reviews about any builder be it Prestige, Mantri, or Asset for that matter. As per my experience, we did have a few small problems but the builder was always there for helping us. There is a lot of development happening in this area and finding an apt in Asset Placid in the next few years will be close to impossible. Best place to stay!!!
I feel you can get good returns from Chandapura locality if you are planning for long term investment as the area is still developing.

The widening of the Bannerghatta-NICE Road stretch has been approved by the BBMP recently. The centre of the road, the road will be widened to about 22.5 metres on either side. BBMP decided to widen the road by 35 meters and the proposal was rejected by the state government. The state government decided to increase the width to 45 meters. BBMP is planning to acquire the land through Transfer of Development Rights for which the project is getting delayed.

Hey Guy's, Have you heard the recent news? The international Finance Corporation (IFC), a member of the World Bank Group, will invest Rs. 160 crore along with Tata Value Homes (TVH), a subordinate of Tata Housing to finance affordable housing projects for low income group across India.
Really....... I think it's good move by themC. This project will really help to fill the country's significant housing deficit. At the same time it will help to increase availability of affordable and value homes in India.

BMRCL has invited tenders for executing civic work on this stretch. The work on Phase II is expected to beging in another three to four months which will connect RV Road and Bommasandra.

There will be five stations constructed on the 6.34-km stretch which includes Central Silk Board, BTM Layout, Jayadeva Hospital, Ragigudda and R V Road. BMRCL has already taken up civil work on Yelachenahalli-Kanakapura Road stretch and Mysuru Road-Kengeri stretch. A few weeks ago, the legal body had invited bids for civil works on Baiyyappanahalli-Whitefield and Nagasandra-Bengaluru International Exhibition Centre stretch. The Gottiere-Nagawara line work has not seen much progress.

A lot of home buyers are nowadays buying properties in Infantry road as the area is close to MG Road Metro Station. The area is even close to the Bangalore Cantonment Railway Station which is at a distance of 3 km and Shivaji Bus terminal about a kilometer away.

Q: I purchased a flat on 11th floor in a under construction property in mira road in 2011. Total number of planned floors are 21. I registered my agreement in Aug 2011. This project is yet in construction phase and currently builder is awaiting for the CC till 16th floor and further till 21st floor. Tlll now builder has CC till 9th floor. Located in the heart of the Garden City, HAL airport operators are accountable to issue NOC on height limits to developments stationed at a 5 km(approx.) radius in and around the airport.
Till 2010, the builders were issued with the same old NOC by the AAI (Airport Authority of India), however, things have undergone some serious change in recent times. The government has made a plea to the center, to push up the radar height at HAL airport that would offer a helping hand to the taller buildings to find their presence in central business districts of Bangalore.

See, i think there was plan B also recommended by the authority, that they will come up with 400 houses in Gottigere which will be built under the Ashraya scheme. But if this was to happen then Bannerghatta National Park would have been in danger as the place will cover up that also and raising wildlife concerns forced the authority to drop the plan. Yes the builder is going to give A Khata for this project. It is advisable to go for properties having A Khatha as in case of B Khatha you are not entailed to have building license, trade licence or loan from banks or any other financial transactions. B Khata is a temporary measure which will allow you to buy or sell a site, but you will face problems when you go for construction.

A 2bhk apartment will cost you around Rs 42.78 lakhs excluding registration. The project is known to be approved by BDA. If you want to take home loan you can go for banks like LIC, SBI, HDFC, Axis and ICICI as they has approved the project. :)

Right now the rate per sqft thye are quoting is Rs 599 and it has been approved by DTCP. The project is spread over 120 acres of land. It is hust 30 mins drive from Mysore.

Q: Hi, We had visited Krishvi Gavakshi in Jan 2013 and had some questions in mind. As the sales team at Gavakshi were giving contradictory answers, we wanted to know from the forum members: 1. We noticed good quality tiles, electrical and bathroom fittings, doors, etc. How about the construction quality, material used for construction (cement, bricks, wood, et al)? 2. In some forums we discovered that there are some problems with the paper work of 3 BHK penthouses. How about 2BHK papers (Khata, BBMP approval, bank approval, etc.) ? 3. We know that this area has water problems, but we got contradictory answers, we needed clarity. Does Gavakshi have their own 'WORKING' borewell ? Do they have cauvery water coming ?

Phase I is also under construction and it is expected to get completed 2014 end. The project has been approved by BMRDA and banks like HDFC, LIC, Indiabulls, SBI and ICICI.

As far as I know the project was launched in 2013 and the estimated possession date of the project is by 2015. The rate per sqft they are quoting is Rs 3500 which is slightly negotiable. It has got approvals from BBMP, A Khata.

I would say "NO" It is not a good idea to buy a flat in any project when the approvals are in process. Once the project gets approvals you will get the documents as well as know which all banks has given approvals and same about the local body.

JP Nagar is a well-planned BDA layout, there are all kinds of basic amenities available. The infrastructure is good too with parks, wide roads and excellent water supply from Bangalore Water Supply And Sewerage Board (BWSSB). It has excellent connectivity to the rest of the city and has some water bodies in the vicinity too. The phase II of the Bengaluru Metro rail will offer better connectivity to the people in J. P. Nagar, which will connect it to Whitefield in the east, Kengeri in the west and Nelamangala in the north. The areas around the metro are bound to see a rise in demand for properties.

What is the capital value in this area and how is the traffic? I heard that people have to face a lot of traffic congestion.
Presently the average capital values in the area ranges from Rs 2,600-3,500 per sq ft. Silk Board Junction is the city's worst traffic bottle neck. You have to face traffic issues during peak hour. Buit once the Electronic City Elevated Expressway is completed it will reduce the traveling time between Silk Board Junction and Electronic City but will also help in decongesting the area.

Right Vaibhav..... And if failure to do so would lead to a penalty of 10% of the project cost. For subsequent violations, they will be charged another 10% of the project cost or sentenced to a three-year jail term. This decision would really protect buyer interests and encourage investment in the real estate sector.

One of the major consumer protection measures proposed by the 21-member committee, headed by BJP MP Anil Madhav Dave, is the mandatory condition that developers have to deposit 50% or more of the home buyers' money in a bank which shall be released according to the progress of the construction work. Right Pratap, The Congress members have also demanded that the regulatory law be made applicable to all realty projects without making any exceptions. The panel has recommended inclusion of smaller - sized projects under the ambit of the regulatory authority but it has restricted it to plots larger than 500 sq-mt or with 8 apartments or more.
If i am not wrong, Congress want to divert the mind of the UPA because their view in the form of dissent note by Congress has surprised many, as even the original bill that UPA government had brought to the Parliament had the provision that all projects could register with the regulator only if these were developed on plots measuring more than 1000 sq-mtr.

Thanks Komathi, The number of fights have seen between home buyers and realty developers due to delay in project completion and it can come down if the bill is making it mandatory for the builder to maintain 50% of customer advances in an escrow account within 15 days of receiving the money from buyers.

I totally agree with you Komathi...... "All's Well That Ends Well" is a Idioms that suited this market perfectly. It is true that the bill can help farmers but at the same time it will not harm the real estate sector or developers if it is handled in a right manner.
Currently, Real Estate Bill has been referred by Rajya Sabha to a select committee on May 6 for its examination with instruction to submit its report by the last day of the first week of the current monsoon session. And it is expected that the 21-member committee headed by BJP member Anil Madhav Dave is likely to submit the report this week.

To book a flat in this project you have to pay Rs 1 lakh. I personally do not feel it is safe to buy a property which is not having Khata. For further clarification you can talk with your legal expert.

This is one of my favourite projects in Bangalore, as an NRI, I was looking for a spacious property and good architectural standard. Windchimes is great, not to mention Mahindra’s NRI facilities are great, they helped me buy flat with no stress and it was a smooth process.

Sanjeev, the project is well connected to other parts of the city. Such as MG Road is 32 kms, Devanahalli Railway station is just 1.2 kms, KIAL is around 6 kms, metro station is approximately 30 kms and nearest Ring Road is 30 kms. Investing in this project can fetch you good returns as the project is close to shopping malls, schools, hospitals and metro stations.

Hosa Road is the stretch extending between Electronic City Flyover and Sarjapur Main Road. Q: DO NOT RENT HERE. You will repent. Many Issues are there: Maintenance fees: Crazy calculation of maintenance which can amount to 8K - 10K per month. Greedy Owners: Just to trouble tenants, association asking for huge maintenance for 6 months in the past. No RWA: Without an RWA, Association asking for maintenance which is illegal. Traffic Issues: Although traffic issues are everywhere in Bangalore, but many times, you will spend 30-40 min just to get out of Adarsh onto Ring Road because of offices. Degrading quality: In spite of huge maintenance being charged, the maintenance & house keeping quality is degrading everyday.

As far as I know the project has got approval from BIAPPA and the project will be ready for registrations within 2 months of time. A 1200 sqft plot will cost you somewhere around Rs 26 lakhs.

Be careful about the developers and its project. There are many bad reviews against the builder and his staff. Do your all due diligence before investing or buying anywhere in India. Yes, you can also check out old Mahaveer projects like Calyx etc does not have OC. In fact, they have deviated more than 50%. Be careful while buying their properties. Though I have no idea if their ethics and company have changed over these years or not.
