Hi everybody, Foyer Infinity Investment Plus Points are Provides excellent connectivity to other parts of the city too with the ITPL bound Volvo bus services offers access to the proposed Metro Rail Line to Kadugodi, Just around 2 kms from Whitefield, road joining to the outer circle, Price is not too high, Close to ITPB and EPIP areas, good for those working in these areas etc.
Hi Rajkumar, I went to the site and saw one side boundry wall is not there and you can enter from some local land owners house. Also there is a local road going between the property, the sales person told me that they will contruct a over bridge on road. Right now its mud village road but what happens when BDA/BBMP decide to make it tar? Can someone clarify one this ?

Hi all, Yesterday I have visited Cordelia site , Block B 7th Slab work is in going on …. Block A Brick work is going on for 1st floor. Rachanahalli lake renovation work is also started .. and their sales executive told me that the possession date will be March'2015.
@Ramesh, Hebbal is an upcoming area in Bangalore. Though originally famous for the Hebbal Lake, it is now better known for several flyovers spread across the Outer Ring Road and Bellary Road on NH7. . The lake area in Hebbal is a well- known picnic spot, with a well-maintained park and boating facilities. Hebbal is close to several companies - AstraZeneca, Integra Micro Software Services, CEFA and MRO Tech. Due to the presence of a number of companies, its proximity to the international airport and Bangalore Cantonment railway station, Hebbal is classified as an upcoming area. The current residential property rate in the locality is between Rs. 5750-6350/sq-ft. A year ago the property rate in the locality was between Rs. 4900-5400/sq-ft.. So i would suggest that investing here for 3-5 years will give you a huge profit in the coming year.

Hi I am planning to invest in brigade orchads Devenahalli Luxury apartment, We are not from any high class family but since apartment is reachable we are planning to invest. Anybody let us know is it worth the money we pay to them and how about long term maintenance and other stuff they will charge us.
Investing in this project can fetch you good returns as the construction quality provided by Brigade is good but I heard that there is a delay in the possession. I would advice you to do some market research before buying a property.

In addition to this, middlemen are obtaining general power of attorney (GPA) from farmers for their plots. Q: Hi, My name is Vikram Rao and recently made a purchase of flat in the Mantri Premero property in Bangalore. All went well until the initial booking/ payments were made but finally when it came to a few minor modifications that were required all communications from the Mantri Premero Bangalore office have stopped. Q: The building plan with us shows that it is being constructed on two adjacent sites of 60x40 sq ft each. A well-wisher said that it is illegal to build one building spanning two adjacent sites. That apart, the plan says that there is a basement, a stilt floor, a ground floor and first and second floor. The ground floor(above stilt) has been made into four residential flats(originally meant to be commercial) each nearly 1050 to 1133 sq ft. The first floor and second floor have eight more flats. Finally he has started constructing a penthouse above second floor which is not sanctioned according to plan. Very little space has been provided as separation to the compound wall. I want to know what is the percentage of deviation in this property and which floor is safer to buy?

According to the latest market news, Bangalore Water Supply and Sewerage Board will not issue No-Objection Certificate (NOC) to housing projects and buildings, which fails to state a water source that can sustain its inhabitants.
According to the state government, construction of apartments hereafter will not be sanctioned if they could not specify their water source. In the last three years, BBMP has sanctioned the construction of more than 2553 buildings housing around 26342 flats.

The new guidance value was suppose to get hiked on 12th August. The guidance value for an area can be located: 1) on the Registration and Stamp Duty Department website 2) at the office of Sub-Registrar 3) Using RTI application 4) Via newspapers
For buying of properties, guidance value is charged, however, it is not applicable in case of rentals. However, if the government proposes guidance value for rentals, it would generate a possible idea which area is in demand and what is the premium range homeowners are asking over the defined rental rates of the government.

We have booked an apartment in tower 79 in phase 1. The construction work has not progressed beyond the basement in towers 78 to 82 while there has been noticeable construction in the other towers. No definite confirmation has been by unitech although we have paid around 40% of the total amount. Do we have a recourse.

If the builder make a suggestion for a lender please make sure that you talk with that lender directly. There are many reasons why they making such recommendations.

2) Dealing with a recommended lender is often very important.

3) ***Make sure you do little homework for your self to know the interest rates going on in the market and making sure your loan officer knows you are looking at rates from other financial institutions. Recently I had a word with the sales person and they said that there are only 4 BHK apartments available for sale in this project. Banks like ICICI, HDFC, LIC, Kotak, Axis and Deutsche have approved the project. The rate per sqft they are quoting is Rs 6800.

Is this Project Have Occupation and Completion Certificates?
Do not know about completion certificate but the government has made it mandatory that the builder has to give occupancy certificate. Without OC none of the owners would be allowed to occupy their apartment. It is a completed project, do check with the builder about OC

Q: I recently booked a three Bed room flat in this project. The project is in pre-launch phase and I got a good deal in terms of price. If you look closely at the specification & location of the project, you will realize that it is indeed a property with a lot of inherent value. The location is in center of EPIP, just opposite to Sathya Sai Hospital. With the upcoming metro connectivity in Whitefield, and a possibility of a mero station just opposite to the property, makes it very attractive. The builder is new in bangalore but if you interact with them, you see the difference. They are a very professional lot. If you are buying a property near lakes you can get a nice view, greenery and ventilation. But the disadvantages is that you may get filthy smell, mosquito problem etc.

What if the builder does not provide Occupancy certificate? Is there any kind of risky for such kind of property?
Risk is definitely there. BBMP can take action against the flat owners and demolish the building. There is also a chance that the water connection and electricity could be cut if the owner does not have the OC. The law says no person can move into a building without the OC.

I agree with Mr Armaan but you can also check your for Bannerghatta Road, which is one of the first location in Bangalore to house some of the most prominent MNC’s, has come up as a residential hub and has witnessed rapid growth. Bannerghatta Road is also favoured owing to its proximity to Koramangala. Affordable land prices and availability of Cauvery water have made the area the preferred destination by those employed in Electronics City and Bannerghatta Road. Hey, How is the idea of investing in Electronic City Phase II?
If you are looking for a short term invest I would advice you invest in EC Phase I as the area is already developed and all big and branded builder like Ajmera, Concorde etc already have their presence in Phase I. But if you are looking for a long term investment you can consider EC Phase 2 as this area will take time for development and till now no reputed builders have come up with their project. EC Phase II is getting developed slowly and the real estate is also booming. Once the proposed PRR gets functional you can expect a good return from Phase II.

The factors that improved the growth of real estate sector in this area was the broadening of the State highway to Mysore, followed by the NICE corridor, which made the region easily accessible and drastically cut down the travelling time. The major locations in west Bangalore are Malleswaram, Vijaynagar, Tumkur road, Mysore road, Rajajinagar, Magadi Road, Dr. Rajkumar Road, Yeshwantpur and Uttarahalli. The region is expected to witness a huge uplift due to the two metro links. As far as I know the project is located off Sarjapur road. Cauvery connection is not there in this area but they have bore well and panchayat water will be there. So I do not think water issue will be there.

The project is spread over 20 acres of land and it is a B+G+4 floors structures. The rate per sqft going on in this project ranges from Rs 4100 to Rs 4200. The project is known to be approved by BDA and banks like HDFC, Axis, LIC, SBI and ICICI. Unitech Uniworld Resorts will have 2 club houses and 2 swimmingpool.

Forget about the BMRDA; The layout land is not registered on builder name. Thats why the delay for the people who have booked 1-2 years before.

Yeah I am planning to buy a 2 bhk in this project but the project is in soft launch. Once the project is launched and the booking is open I am definitely going to book one. Approvals from BBMP, BMICAPPA and banks are under process. They are telling that they will give the possession by 3 years and 6 months from the launching date.

No I have not booked an apartment but one of my friend have. Lavanya Serenity consists of elegantly designed 2 and 3 bedroom apartments. The rate per sqft they are quoting is Rs 5600.

How is HSR Layout to stay? Will it be a good idea to live in this locality with family?
HSR layout is one of the most happening area of Bangalore. The area is well connected to all parts of the city including Electronic City, Hosur Road, Sarjapur Road, Whitefeild Road and located by the side of Koramangala. The area has wide roads; very less traffic chaos is the beauty of the residential area. Only disadvantage of the area is there are lot of construction works going on which create some noise and dust around the area.

Q: I am purchasing a flat in Bangalore. The original Allocation agreement showed the flat in landowner share. Recently they got the document updated to show it in Builder share with signatures of all landowners. However this document is not yet registered. The builder says the registration has no consequence to my purchase and he shall do it at a later date post my registration. Should I consider it safe and buy the flat? The builder is reputed and has sold almost all flats.

Hi everybody, The project is located on Kannamangala Road, Off. Kadugodi – Old Madras Road and located close to Sobha Amethyst and Adarsh Serenity. The project is a collaboration with another company called Axis Spaces. VBHC Serene Town will be a high rise project offering 224 apartments on 2.6 acres. It offers 2/3 BHk residential apartments from 957-1312 sq-ft. The current price is Rs. 3900/sq-ft, he approximate sale price ranges from Rs 37 lakhs to Rs 50 lakhs approximately all excluding. But it came to know that the this builder looks to be too rigid in terms of agreement clauses. All clauses are to protect their interest. Any one wants to share his/her experience around agreement details?
Hi Manjunath, This builder is far better than any others. Refer to my earlier comments in this page. Initially I also felt agreement is one sided. After series of discussions they amended the agreements for all. They listen to customers. You can check with anyone who booked. Now the rate has been increased to 4000 Sq.ft. I enquired now and they said it was 46 Lakhs for 2BHK(Including Registartion,Tax). SInce budget was out of my hand,i Skipped this..

Hi all, I am confused between Salapuria Celesta and Pashmina Waterfront project. Pashmina doesn’t have a brand name like Salarpuria. But the plan looks promising. Price wise they are similar for us. Hi Venugopalan, My suggestion to you that don't go on brand name, always think on quality of construction and on time possession. Pashmina has a substantial pipeline that includes a group of redevelopment projects in Central Mumbai’s Dadar area, a second residential project in Bangalore and a 100-acre land project in Pune for developing a township. So far, Pashmina’s land acquisitions are self-funded.

Q: I am truly upset with DLF. Because, they keep promising delivery of flats. Its more than 2yrs and 9 months. Still the flats are not ready. This is for the DLF - Westend Heights, New Town in bannarghatta road.

I went to visit my fat today....So called customer service (DLF's service) treatment was not acceptable. In spite of defaulting, THEY FELL THAT THEY ARE RUNNING SOME SERVICE TO US.
I have read somewhere that the project has got delay by more than 5 yrs and the builder is not giving nay specific reason for the delay. @Sanjeev, Do some market research before booking an apartment in this project?

The main reason why people in Bangalore prefer to go for 2 bhk apartment and not 1 bhk is the negligible difference in the sizes of 1 and 2BHK units as compared to other metropolitan cities. :) :)
Home buyers in Bangalore don't have an issue upgrading to 2BHK units and shell out a little more as in future it gives a better opportunity or you can say benefits while selling or renting.

You can look for projects like Innovative Oak Garden, Citadil Sun Shine, Nester Harmony, Krishvi Dhavala and Sriven 205. All these projects are by good and reputed developers.
From the above listed it project i would say that you can go for Innovative Oak Garden. The project offers 2, 2.5 and 3 bhk apartments and it has been approved by BBMP and all major banks. The builder is going to provide Occupancy certificate and A Khata. The rate per sqft going on in this project is Rs 3490 and there will be 290 apartments

Q: Hi All, I have question regarding khata transfer, hope some one will definitely help me in this. I bought an apartment in ISRO Layout and we have 24 flats in the building out of that 22 has been sold out. Remaining 2 are still available. Here my question is can I get the khata for my flat or do I need to wait for the other 2 flats for sold out. I heard as per BBMP new policy they can only do khata transfer for whole building and they cant do it individually. Is this true? If that is the case then how I can pay the property tax for my flat. Any way our apartment constructed on BDA approved site which is A khata and I am not expecting I will get A khata for my flat. I am fine B khata also, Please any one from group help me on this. I visited both phase-2 and phase-1 but i liked phase-2, the one which is closer to railway track but didn't like phase-1 as there are lot of revenue land patches. Well the project is almost ready and I must add three more adjectives for the property and the builders- Honesty, Quality and customer centricity. The project seems to be good and it is in Hennur road, which is coming up as a popular residential destination because of the close proximity to the International Airport. Yes definitely Metro Reach 3B going to push the realty market in corridor. The city will be seamlessly connected with the outskirts through metro. This will lead to all-round growth in the peripheral locations.
Reach 3B is expected to be operational by March. The stations in this stretch are Jalahalli, Dasarahalli and Nagasandra, which were earlier considered to be the outer limits of the north-west. Development in these areas will boost the real estate market.

Hi all, At last Parliamentary Committee on 31st of August 2015, recommended a slew of measures favoring property buyers and submitted its report in the House, which consist a 3-yrs jail term or a fine for a defaulting builder under a new law which will now cover projects of 500 sq-mt or 8-flats.
Hey Navin.....good afternoon!!!! It means that the committee did not agree with earlier proposal that a person holding more than 2 apartments or plots in the same project should be treated as a promoter. Am i right? Now, it has become a burning topic for the country. Every next day you will get some news on it. Even i heard that the panel recommended that promoters should get their accounts audited within 6 months after the close of every financial year by a practicing chartered accountant.

I think it should be acceptable.......earlier, the NDA government had reduced it to 50% or less and allowed the state governments to lower the amount further. As per the AIADMK and Samajwadi Party states should be given the liberty to decide if they want to allow lower the percentage. Member from the Congress have given a difference of opinion proposing the said percentage be increased to 70%.

Hey Manjula, Currently the rate per sqft going on is Rs 4000 and the project is expected to get completed by March 2016. Banks like SBI, LIC, Axis and SBT has approved the project.

The area is well connected to all parts of the city including Electronic City, Hosur Road, Sarjapur Road, Whitefeild Road and located by the side of Koramangala. The area has wide roads; very less traffic chaos is the beauty of the residential area. Hi Krishna, Sai Suraksha Marvella is an ongoing project by Sai Associates. Till date Sai Associates have successfully completed 14 projects. Currently the rate per sqft going on is Rs 4200 and they have got all the necessary approvals.
The project has got approval from BBMP and all the leading banks. It is a A Khata property and the builder is going to provide OC and CC for this project. The expected completion date of the project is by March 2016.

Well Praveen, Lodha is a very intelligent and clever builder. They have an umbrella of projects but the marketing policy for each project is unique, just the way an FMCG company deals with its products. The IPO way helps in demand aggregation for example, and allows buyers in Mumbai, investors and NRIs to participate.
But in the case of high-end projects, customers are not taking the decision fast and one needs to create an emotional connect with them. Here, they are telling them that we may have to stretch our budget a bit, but they are also giving you more space in return.

I have seen this project and I could see that the project is loaded will amenities. Moreover, Kanakapura Road lies close to the Bannerghatta National Park. Q: I am considering a site for purchase. It's facing a Naala. The slab covering the naala is the road to the site. What are the factors one needs to keep in mind when purchasing such sites? Some said, usually developers use construct Naala's with lower width than they are supposed to. Artha Neo Smart City Serene offers plots and it is spread across 10 acres of land comprising of 170 plots. The project will have three types of plots 1200, 1500 and 2400 sqft.

The project is in pre launch, the pre launch price quoted is Rs 3499 and there will be a total of 187 units. Yes the builder has received CC from BMRDA and the plan is also sanctioned by BMRDA.

They have not revealed the date but soon they are going to launch the project and buyers can avail home loans from banks like Punjab National Bank, ICICI, State Bank of India, LIC Housing Finance and Axis Bank. Pragathi Amber is spread over 2.32 acres of land.

Q: I heard that the transformer wire will be placed underground? But the sore point is also the water body outside.. It was stinking when i got there. Although Mantri was stating that they would beautify the lake. any views?

The price of apartment depends on what kind of configuration you are looking for. The price of a 2 bhk ranges from Rs 63 lakhs to Rs 81 lakhs and the price of 3 bhk apartments starts from Rs 82 lakhs to Rs 1.03 crores approx.
The project is located off Kanakpura Road and it is 3 km from metro Kanakpura Main Road, 4.5 km from Meenakshi temple. The nearest landmark is Metro Cash and Carry.

The project is spread over 28 acres of land and it is a G+14 floors structure. There will be around 103 units here. JP Nagar is a beautiful residential locality situated in the southern part of Bengaluru. Because of its close proximity to major residential areas like Banashankari, Jayanagar, Bannerghatta Road, and BTM Layout, this area was developed by the Bangalore Development Authority (BDA) for the convenience of the growing population in the city.

Thanks for the detail information Pratap. Are all approvals are in place? Which local body and financial institutions have approved this project? Have they got approval from State RERA? If yes, then what is RERA Registration number?
Well, Nagesh Rohan Upavan is a BBMP & BDA approved project. And all the major banks and financial institutions such as Axis, HDFC, SBI etc have approved it for the home loan. As far as RERA approval is concerned, PRM-KA-RERA-1251-309-PR-180507-001646 is its RERA Registration number.
