Even the site have not even been carved in the layout and the allottees who have got their property registered Are paying property tax for several years now. Allottees also mentioned in the letter that they have been waiting for the resolution of their problem for over eight years during which the cost of material and construction cost has doubled. Q: I'm looking for a general opinion on "DSR Infra Pvt Ltd" from ppl who have invested in their other projects all around Bangalore. What's the construction quality like? Do they stick to schedule? Legal issues (if any)? I would also like to know if anybody has solicited legal opinion on the land title, land-builder agreement, and other statutory documents pertaining to DSR Woodwinds. Eager to hear any/all opinions or info.

How big is this project and how many apartments are there? What type of configuration they are offering?
The project is spread over 3 Acre 2 guntas of land and there are a total of 256 units. The project offers 2, 3 bhk, 3 bhk duplex and 4 bhk apartments. It is a 2 basements + ground + 14 floors structure project.

DSR Woodwinds has got approval from BBMP and banks like Bank of Baroda, HDFC, Axis, LIC, SBI and Bank of India. Yes they have already got OC approved.

Nationalized banks are not providing any home loans against B-Katha property.You can go to the sub-registrar office to get the site converted according to govt. One look at the residential market of Electronic City Phase I and it seems like the area has been developed over a long period. The market is dominated by apartment buildings that have come up in the recent past, followed by individual houses and villas, and residential plots in Electronic City Phase I. But the property prices here are much lower than elsewhere in the city, mostly because of the comparatively low demand and its location on the outskirts of Bengaluru. Spacious 2 or 3 BHK apartment units are available at Rs 1,600-2,200 per sq. ft. for sale, and Rs 15,000-20,000 per month for rent. The locality is really good for investment purpose.
The presence of IT parks in close vicinity is attracting more people to consider choosing K. R. Puram for residential purposes. Due to the availability of a homely atmosphere and accessibility of good facilities, the area is experiencing a rapid growth in the residential sector as well. With many employees working majorly in the Whitefield and ITPL area choosing to stay close by, K. R. Puram has benefited a lot. The stretch along the Outer Ring Road which includes K. R. Puram is about to witness high growth with respect to IT space. This would also influence the residential sector in this area. With more IT parks, more employees would prefer staying closer and hence, there will be more demand for residential projects.

Mysore road, Kanakapura road, Bannerghatta road are state highways with 'agriculture' base and won't see a lot of investments. Karnataka govt would not be interested in strategic investment in Sarjapur and Hosur road side because that would be helping the cause of TN. They probably already regret electronic city. Hi , I booked a plot here after going through almost 20 - 25 projects in bangalore for 2 months . I felt them to be more professional , part of CREDAI , not far from ITPL , forum value mall ....I hesistated in the begining as roads were not so good but is just around 4 - 5 kms from varthur lake..so not an issue is what i felt...But compared to all other projects atleast this is not far away from center like others like sarjapur , jigani etc ....Best part is i felt them more professional unlike others i visited who were too opaque and not transparent ..
@Eklavya, Varthur is strategically located between the Outer Ring Road and Whitefield. The Sarjapur Road and NH-207 also provide clear access to the rest of the city. There is the abundance of auto-rickshaws and all round bus facilities are available that includes public transportation undertaken by the Bangalore Metropolitan Transport Corporation (BMTC) and other private travel operators as well. The locality is worth investing.

4) One should know when the apartment you are staying was constructed.
5) Alos do not forget to include the parking area allotted to you.

1) Visit the BBMP Area Revenue office and collect the application. Only one application for one property.

2) Do not forget to collect the handbook that is having all the information of zonal classification which may help you find out the UAV of your location.There are other columns as well in the handbook that needs to be thoroughly understood. The rates varies from a residential to a non residential property.

3) To measure the built up area you can take help from an architect or draftsman.

4) It is better to have all your old receipts as it will save lot of rework.

Q: We hear there is no Completion certificate, occupancy certificate even after 5 years, and expected to be obtained only after entire project is completed. Hi, Completion certificate is only obtained after the completion of the entire project. According to the telephonic conversation the project is having 3 blocks among which two are completed and one of the block is under construction. It is also known that the project is approved by BDA. B-khata is just a register maintained by BBMP official it is not considered as a valid khata. B- khata does not exist on paper and moreover for b-khata property you cannot avail for home loans also. I future also you may face problem in selling the property.

DSR as builder is reliable. construction quality is good. they have started the construction and possession date is may 2014 with grace period of 3 months. i have already done booking there in A block. they are saying that loan approval is in place but i have not applied for loan yet, so cant say about the loan but you can cross check the documents and then decide. you can talk to them, if you dont find documents in place,you can ask to refund your booking amount.

I am planning to visit the site this Sunday if at all I get time and i have done some research about the same. The project is under construction and possession date is by end of 2015. PNR Pride is spread over one acre of land and it will have 69 units with a choice of 2 and 3 bedroom apartments.
The project has been approved by BMRDA and banks like LIC and SBI. The current price per sqft going on is Rs 2800 and they are ready to negotiate slightly.

Bannerghatta Road is witnessing rise in residential and commercial real estate. Many real estate developers invested their money in the locality. There was a rise in the sale of property in the locality which has led to a rise in average capital values along the stretch. The real estate is slowly growing in this locality so if you are planning to invest in this locality invest now you can expect appreciation only after 3-4 years.
The disposal of garbage on roads and pavements has been a major problem for this locality, which creates a health hazard. Some citizens have taken this issue in their own hands by cleaning up the streets themselves. BBMP will really need to look into this issue immediately. The road-widening work has also created bottlenecks and traffic issues in this locality, although once complete, there will be smooth-flowing traffic.

The interiors will not be the same neither these kind of high end luxurious homes are not so easily available for rent like regular houses. For such kind of properties there is no change in property prices. Though there are not much takes for such kind of homes but they are happy with even 10% appreciation they earn from the property. :) :)

How much do we have to pay for car parking and which are the banks providing home loan for this project?
One compulsory car parking is available with with every apartment purchase. An additional parking space also available with an additional payment of Rs 2 Lakh for a covered parking space. As far as I know banks like SBI, Axis, HDFC and LIC are tied up with this project.

The price quoted includes everything as said to me by the sales person of Nitesh Estates. Yes the booking is open and for a 2 bhk the booking amount is Rs 3 lakhs.

How is Hennur as a locality because according to me the locality is bit far from the city?
Hennur Main Road is a good locality and the prospect of investment returns are quite high. The road branches off the Outer Ring Road approximately 6 kilometers northwest from the Benniganahalli Flyover. Extending northwards from the Outer Ring Road towards the new international airport in Devanahalli, the Hennur Main Road runs past a couple of neighborhoods on its way. Real estate prices are still relatively low in Hennur but are on the rise, as well-known builders have already begun their land acquisition and construction of residential projects.

I have booked a 2.5 BHK Flat today at Bollenini Silas, Whitefield, Bangalore project. I think with the promised amenity and with the rates that they are offering is best in the area and definitely make sense now to invest here as tvhey project seems to have made a decent progress. The A and B block is already plastered and the flooring has started in these 2 blocks. Today I saw that there club house building is also started. Its current asking rate for a 2.5 BHK flats from 1320 - 1415 sq.ft will cost you Rs.56.74L - 60.83L onward at the rate of Rs.4298 per sq.ft

These days the peripheral areas in Bangalore are doing real good in terms of real estate. But which are those area that are most sought after.
The first and foremost is Mysore Road, has become a real estate hotspot in Bangalore. NICE corridor, proximity to outer Ring Road and Metro Phase I and II are giving a major boost to realty growth. In the Northern periphery of the city, Yelahanka and Dodaballapur Road have been gaining a lot of momentum. Many areas such as Yelahanka, Bommanahalli, Mahadevapura and Hoody, where property tax is charged at a lower rate currently, is proposed to be revised. Property tax was not revised in areas coming under IT Corridors, despite of increase in commercial and residential activities.

I completely do not agree with you. In this locality everyday you have to face traffic congestion at peak hours which I feel it is a big headache. Indiranagar can be a good option. The locality is well connected to job hubs mostly in the IT and IT services domain. The area has social hangout spaces, eateries, international brand stores, designer wear boutiques and salons, educational institutions and Metro. I agree that properties in this locality is bit expensive but then you are going to stay in one of the posh localities of Bangalore.
Malleshwaram can be another option. It is hardly 4 kms from Majestic and provides you with quick access to all kinds of commercial outlets. Home buyers who does not want to spend more are largely concentrated in East Malleshwaram while upper middle class preferring the West part of Malleshwaram. Capital values are in the range of Rs 70 lakh to Rs 3 crore. Prices differs with respect to sizes.

Q: Brigade Buena Vista or Prestige Tranquility or Sobha Dream Acres? Which of the above is recommended for investment purpose? Tranquility is ready possession and Dream Acres and Buena vista will take one to three years Rental on Tranquility is not very high so I am thinking rather than investing lumpsum on a ready possession flat I should go for something which will be ready by the time area (Budigere) is developed even more. Meanwhile I can put the balance money in FDs, MFs etc. Dream acres appears promising as well but I did not like the road leading to it from Varthur.. goes through a narrow village road. The road on the other side is good and will be widened by Sobha itself. Another drawback I thought was that this was away from the airport though close to some current IT offices Budigere will get more IT people in future.

Sobha Dream Acres is a nice project and it is by one of the reputed builder in the industry. Some or the other disadvantages will be there in projects. But within three years of time frame you might see appreciation. I am looking for an apartment for end use purpose so I want to know the pros and cons of the locality.
Pros: The strategic location of K. R. Puram at the intersection of the Outer Ring Road and the Old Madras Road has been a silver lining for the people here. The brilliant connectivity this place has to all other localities of Bengaluru favored the commercial growth in this area immensely. Cons: The road below the hanging cable bridge at the K. R. Puram junction is very narrow considering that it’s an intersection for three roads. This has created a lot of traffic congestion issues in this area causing a lot of chaos and inconvenience. There are many water problems that have been reported in this area.

BSCPL Bollineni Silas, Whitefield, Bangalore is a RERA approved project and its RERA Registration number is RM-KA-RERA-1251-446-PR-171019-00027. As per RERA guidelines, a project get approved by State RERA only when it has all the required approval. In delay of delivery, builder has to pay huge penalty. So, you can go with this project as all the required approvals are in place. Yes, it is a OC compliance project.

I think with the promised amenity and with the rates that they are offering is best in the area and definitely make sense now to invest here as tvhey project seems to have made a decent progress. The A and B block is already plastered and the flooring has started in these 2 blocks. Today I saw that there club house building is also started. Its current asking rate for a 2.5 BHK flats from 1320 - 1415 sq.ft will cost you Rs.56.74L - 60.83L onward at the rate of Rs.4298 per sq.ft

Hi Gopi, Investing in Nandi Hills will fetch you good returns as the locality is close to new International Airport and the government has also announced the set-up of a 10000 acres ITIR Park. The locality is good for long-term investment.
I think Bannerghatta Main Road has the highest percentage of consumer demand for home purchase, followed by Begur Road which provides good connectivity to Electronic City. People working in this area prefer to stay here as it is very close and also has an alternate link road to Electronic City. The road also has better water facility as compared to other corridors. Most parts of the road are serviced by BWSSB (Bangalore Water and Sewerage Supply Board).
